    I would recommend considering other places to live. I had many challenges renting with First Lake. The problems ranged from unprofessional staff members to sanitation issues on numerous occasions. I had to request pest control multiple times a year throughout my leasing terms, as my apartment was infested with small roaches due to unsanitary conditions at the complex. The managers were slow to resolve these issues. Additionally, there were multiple instances where my air conditioning stopped working, which is very inconvenient given the warm climate year-round. To receive a prompt maintenance response, I had to attach pictures and contact corporate directly. Based on my experience, I would not recommend staying here.

    No stars !!!! Please people don't live here !!! Stay away from 1lake properties !! Horrible management . They don't care about you or your needs only to collect your money. Pest control will never happen and horrible appliances. No se queden aquí . Este lugar está infestado de plagas y pestes . Ratones mold y muchas cosas dañinas para los niños .     I moved into 2100 Sawmill Rd# Apt 13-203 on September 1, 2022, at which time I requested and was denied a physical walkthrough of the property with the leasing agent. The Leasing agent informed me that it is 1st Lake's policy not to perform a walkthrough with the tenant. The agent then provided me with a move-in checklist to complete within 72 hours. I finished and returned the Checklist on September 2 within 24 hours. Unfortunately, management did not remediate any issues on the Checklist. On January 15, I emailed 1st Lake notice that I would terminate my lease effective February 15. The rent for February was paid in full, and my apartment was leased and occupied on March 1. On March 10, I received an invoice from 1st Lake Properties with charges of 5,027.61. Charges included: $2,904-Rent $350 -Security Deposit $1,632.27 - Flooring Repair $25 Sheetrock $37.70 Discard Items $73.64 Bathroom Mirror Replacement $5 Photo Documentation A. Rent On February 1, I paid the entire month's rent of $1,452, although I moved out on February 15. Therefore, 1st Lake should have credited me with the $726 already paid for the entire month of February. I was also billed for two additional months of rent when another tenant leased the property on March 1, 2023. B. Security Deposit 1st Lake charged me an additional $350 for Security Deposit. 1st Lake's Collections Agent said this resulted from the non-payment of rent. See A above. Rent was paid for the entire month of February, and the property was leased and occupied on March 1, 2023. C. Flooring Repairs I was charged 1,632.27 to replace the laminate tile for the kitchen and dining room area for one laminate tile. When I requested evidence, I was given a picture of a 1st Lake employee placing their finger under one tile. The front of the tile was not damaged, but the bond from the glue was compromised underneath the tile by a 1st Lake employee. In the documents provided, you will also see I document existing issues with the tile upon move-in. D. Sheetrock I did hang pictures, but it is my right to do so as a tenant. The nail holes were small and should be classified as ordinary enjoyment. E. Discard Items I thoroughly cleaned the rental unit before turning in my keys. The evidence included photos of 1 cough drop, 1 hanger, cleaning solution, and fly swatter. I admit to overlooking these items; however, I do not believe the charge is reasonable. F. Bathroom Mirror Replacement On the Checklist provided, I noted the missing medicine cabinet. The front office staff told me that the cabinet was on backorder. I periodically checked with the office about the cabinet and was repeatedly told it was on backorder. How is it possible to damage something I never received? G. Photo Documentation I did agree to pay for photo documentation. On February 15, I requested the 1st Lake Office Staff to perform an Exit Walkthrough with me. I was denied and asked to leave the office.

    i am planning on moving out if this can't be resolved at spring brook. they out me through hell since moving in , in september.. i gave them all the documents they needed for my esa and they still digging up more information they need even when all my proof is coming from my therapist.. they denied my dogs certificates because they were register online after being prescribed since 2021 and said that it wasnt enough. got the document signed that they made up and it still wasnt enough!! and they are slow responders!! none of this was in there application form of what all i needed so it just sounds like they are digging things up to be sure that im not faking a mental disorder. its completely irrelevant and stupid. don't recommend this company at all.

    I would leave no stars if I could. The property management at Spring Brook apartments in Baton Rouge never completed work orders for maintenance until I spoke with the regional manager, and even then the issues persisted. It is a wonderful place if you like to have leaking AC units and mold growing in your AC vents.

    My relationship with JW ends next month. The owner of the property we are renting from wants to…read moresell once our lease ends. We were given two months notice. Still a scramble to find new housing, but that's double the legal requirement for notice. In our two years together, I felt I was well taken cared of. The house is gorgeous and OLD and things happen. Maintenance requests were responded to promptly. Usually by the following business day, we'd already get a call from the maintenence team. Nine times out of ten, they came the same day to either view or address the issue. A few things have had to be replaced and that was also done promptly. The maintenence team, LOVE THEM ALL! My favorite experience with JW is their response to post-hurricane damage. We've had a couple big ones pass, including Ida. Notices were sent out saying they'd come to inspect exterior damage on all properties, no need to submit requests. On two occasions, our fence in the backyard was knocked over or knocked out on certain parts. Since Ida was so bad and we didn't have any urgent repairs needed, we waited to contact maintenence. One day, Ben knocks on our door to inform us he cleaned up the storm debris from our yards. Whaaaa?! A few weeks later, our back fence was repaired. Again, no maintenence request submitted. They were on it!

    So far I've been really lucky with rental properties. I've been blessed with most of the time I've…read morerented a place being rented from family so getting things fixed, working out if I'm a day late on rents, etc. was incredibly easy. Needless to say, shifting to renting from a property management company had me a bit worried that I'd get stuck with an uncaring company that wouldn't get things fixed or address any issues I had with the property. I'm happy to say that Properties Preferred is definitely not uncaring. Let's start at the beginning. I started a new career and decided to look for a new home. Rather than living with two other bachelors in the back half of a tiny duplex I decided to find a place with lots of space for me and my girlfriend (and all of our junk). We looked at a lot of places before coming across one being shown by PP. We pulled up at a nice townhouse in Old Metairie one evening and were greeted by Todd who warned us that the previous tenants had recently been evicted and damaged the property; he then apologized for the state it was in and promised anything wrong would be fixed before we moved in. I admit, my first reaction was to be wary, as though I was dealing with a used car salesman. However, we loved the place, its big open spaces, and its great price on rent, so we leased it. True to his word, Todd (and his partner Blanche) got the place together for us. We're talking replacing most of the carpet upstairs, new lighting fixtures in most rooms, a new ceiling fan (the evicted tenants had torn the old one down!), even electrical work. Now the place looks amazing. Things like carpet and fixtures were done before we signed the lease. At signing Todd just told us that he was sure there were things that were missed and would only turn up as we moved in and lived there and that all we had to do was put together a list for him. Sure enough, things like a non functioning outlet became apparent and we put together our list. Within a week everything was fixed. Overall Properties Preferred has done a great job managing and addressing my concerns as a renter. My only complaint is that I would like to see a faster response on emails, but I know we're not the only tenants and not everyone relies on email like I do. But I always get a response within a business day or two, or a phone call to check on things.

They helped her find her apartment, so we used their free apartment service. They rented us a property on Lake Ave. in Metairie. Everything was decent for just about three years. We were good tenants and paid rent loyally even through the pandemic. When our air conditioning unit began to have problems we were informed that even though the a/c professionals advised in the replacement of a part to fix the unit, the owner of the property REFUSED to adjust or fix the a/c unit. This is july in New Orleans so it's really hot. We decided to move! Be cautious if you find this property in your search for a rental in 2021. Make sure the a/c unit works correctly prior to putting down the deposit! We did not get our deposit back even though everything was clean. In fact it was cleaner than when they rented it to us.

After 5 long months I received 3 padded bids. We had a major plumbing problem, called it in and were informed they didn't have anyone available to call. I had to hire a plumbing company to come out after hours and make the repair. They held our condo dues in their banking account and waited until after the 24th of the month to make the deposit in our business account which put our bills behind schedule. The stairway needed repair, he presented a bid, the board gave the go ahead to make the repairs and since it became an emergency repair, he only completed half the work on the bid and charged us for the complete job. I found out the worker was billing $1500 and the bid was $2125.00. Brent with Certain Management padded the bid. It took over 5 weeks to get half the job done. His worker placed the concrete steps in our dumpster, I was contacted by River Parish Disposal that the concrete was in our dumpster and until it was removed our garbage collection was ceased. I made several request for the concrete to be removed from our dumpster, as our garbage would not be picked up. We missed 3 garbage pick ups due to Certain Management/Brent not abiding by our rules nor request.The garbage was overflowing and a pungent smell permeated the back parking area of the premises. Meanwhile, I hired a contractor to change out all the rotten wood on the front and lakeside of the building, prime and paint the entire front and inside of the courtyard, prime and paint the stairway, change out the lanterns. Something this management company had a YEAR to accomplish. A zoom meeting was scheduled to elect a new board and to address the failures of Certain Management, I was the President of the association at the time, Brent muted me from the meeting after roll call so I could not participate , no one could hear me. This made his deficiencies go unnoticed to the owners and his failures could not be discussed. He displayed his spinelessness ,unprofessional conduct and dishonest ways. This is a fair warning to all that may consider using his services. We as a board were very hopeful upon hiring CMC, Brent Coutoure, unfortunately it was an all around fail in all aspects of his management. Wendy Enright
