In my correspondence with Gene K., a representative of Scope Environmental (cut and pasted from Yelp chat room) mentions "We can definitely help. Our asbestos inspection, survey, and lab results pricing is very competitive. It's $625 for the inspection and report. Each sample is $35. No other fees. Generally, results and reports will be available within 24-48 hours". Gene K. also mentioned the following "Some samples have multiple layers, and that can not be determined prior to taking the physical sample. You are welcome to call in so that you can properly comprehend the procedures". However, UNDISCLOSED FEES can creep into the price charged to the customer, e.g. such as the need to test "multiple layers" of one material; so, "No other fees" is (deliberately) misleading and therefore, deceptive. A field inspector (Daisy Flamenco) of Scope Environmental, arrived at the project site and upon seeing the area that needed sampling, asked the homeowner for a ladder to get her modest stature to the sampling material areas. When sampling the ceiling, Ms. Flamenco was barely able to reach the sampling surface (needed to be on her tippy toes), even with a step ladder (provided by the homeowner). ALL sample takers must come fully prepared for all conditions at the work site and not rely on the homeowner to provide tools, equipment or assistance of any kind to do THEIR job! Ms. Flamenco was dressed casually, no respirator or other appropriate protective equipment or gear, which is not only hazardous to herself, but sends the message to the homeowner (overseeing the work), that asbestos is really not that harmful. Even two and a half years following the end of the COVID-19 pandemic, it is appropriate if all workers who enter a home, to wear a mask or at least offer to wear one, but Ms. Flamenco failed to show the occupants of the residence, such consideration. Most (professional) people return to bad pre-pandemic habits, even if to protect the home's occupants from the common cold. What is really inconsiderate and unprofessional, is that Ms. Flamenco had disturbed suspected asbestos containing materials by scraping and cutting away material from parts of a furnace and its ducts, leaving the furnace and ducts out-of-order, i.e. if no asbestos or other harmful materials were found, the furnace and ducts could not be safely and effectively used without first repairing them. Leaving carcinogenic materials exposed (cutting, scraping or otherwise removing and exposing asbestos) to those who live at the work site, is hazardous and unprofessional and should never be done this way. Exposing harmful materials puts people and animals at risk of exposure to carcinogens and asbestosis causing particles! Asbestos sample takers should take measures to seal or otherwise cover, exposed asbestos containing materials (when they are through sampling them), to protect home occupants. This experience was a wake-up call to how incompetent workers can make a bad situation, worse!

When I wanted some testing done, the deceptive thing they said was that I can do multiple tests for one price. So I clarified that if I were to test 3 rooms, it'd be the same price as 5 rooms and they said yes. So I literally said to the representative " so whether I test 1 room or 5 rooms, it's one price and she confirmed yes. Lo and behold I get slapped with a charge 5 different rooms. Well I called to clarify, they told me it was one price but per room. I was frustrated because that was my default assumption. It's like going to a restaurant and ordering something and the server says "all pastas are for one price whether you get 1 or 10, it's all one price" and you order 4 pastas for the family and 4 more to go to take home and they slap you with a bill for 8 pastas and tell you it's one price but for each pasta. Well duh! That's everyone's default assumption. You making that qualifying statement serves to confuse the customer. It feels like a deceptive tactic to make it seem like all tests are for one price in order to bait you into more tests. It left a bad taste in my mouth honestly. That being said, the worker was nice and the job was done which why I can average out the score to 3 stars. Would I use them again.... Maybe, but I may shop around a little more.

It was surprising to see that their lowest package (Plus) already included so much, such as a interactive 360 inspection summary and repair estimates! My inspector Maxwell was nice and thorough. He gave a brief summary after everything was complete which was appreciated. To my surprise, we also received his inspection report the same day at almost 11pm. I hope he wasn't working that entire time, especially since he was at the property working for three hours already! Despite their report claiming the inspection was "complete," significant water damage and mold under both the kitchen and bathroom sinks were completely missed. These were not minor issues--we're talking about rotted wood, warped cabinetry, and mold that required thousands of dollars in remediation. Not only was none of this called out in the report, but there was also no mention that the inspector was unable to inspect certain areas due to obstructions. That kind of disclosure would have allowed me to investigate further or delay the close. Instead, I was misled into thinking everything was fine. Even worse, the owner admitted on the phone that they couldn't see everything because there were personal items present--but again, that was never mentioned in the report. And let's be honest: if you can't inspect an area, say so. Don't check it off as complete and leave the buyer to deal with the consequences. I'm now paying out of pocket to re-inspect the entire home to figure out what else they might have missed. Absolutely unacceptable. This experience cost me real money and created unnecessary stress. If you value transparency and professionalism, look elsewhere.

The first message is very welcoming and they already tell you what packages they have with the prices and even extra services like termites and general pool inspection. I messaged back and her reply is almost immediate at a very strange time. I think I messaged her late at night. I just copied and pasted their message to my agent and there, appointment is set.
