Stayed here thru relocation service. First introduction to San Francisco. The building is well maintained and we had a great view of the Bay Bridge. Can walk everywhere. The best part about the building is the staff - Jai and Jennifer in particular. Jennifer was super cool and down to earth. And honestly, Jai treated us like family - he always went above and beyond to see how we were doing, if we needed anything, etc. My son and my dog really really loved him - and he was always so very warm with them. He sent up a 'get well' bag with us when I was sick - with tissues, etc. He really is a find and the building is lucky to have him. We've moved closer to husband's work and son's school - but will always remember Jai and his warmth as our introductory experience to San Francisco. read more

My roommate and I were charged for carpet replacement after we moved out. As part of the pre-move out inspection we were not notified of carpet staining nor did we have the change to remedy it under California law. Management (Lisa) would not accept that they had the responsibility to inform tenets of potential charges,and started it was only our responsibility irrespective of California law. Conversations with her were aggravating at best, she accused my roommate and I of losing paperwork when the burden for notification and proof was on them. A demand letter for payment as a precursor for small claims court has changed their mind as we should have a refund incoming. Once again, be leery of 388 Beale. They have no sense of customer service and will play games after your move out process. I have never seen customer service this bad and confrontational. read more

We lived in this apartment community for over 5 years. When we arrived it was owned and managed by Avalon. The last 18 months we lived there it was owned and operated by UDR. Most staff members stayed on with the transition and then left for one reason or another. The staff there means well and does try hard to make things right whenever they can. Lisa is the onsite manager has come to our aid several times and fixed xyz for us. However, its funny that we would even have to seek her assistance in making something right. The property is marketed as a Luxury Property. The only luxury thing about this is the location and if you are lucky to get a bay view apartment. We stayed at the property longer than we originally thought due to the amazing bay views. The building is quiet. You almost never hear your upstairs or downstairs neighbors due to the concrete between floors. Side neighbors are seldom heard as well. There is a major problem with smells going from one unit to another. If you have a smoker around you the smell can be smelled in your apartment. We had someone adjacent to us that smoked cigarettes and pot so much I think I had a contact high and buzz going whenever I was home. Discussions with the management didn't yield any solutions besides acknowledgement that their was an issue and they would look into it. The building is getting older and there has not been any updating since it was built. Sure there is some fresh paint here and there but its truly not enough to compete with the glitz and glam of the new apartments and condos in the area especially when you are paying the same rent.... The biggest downer at 388 Beale is the lack of appreciation for long term renters. Do not expect any consideration when your lease comes up for renewal. If you decide to move you will often find your apartment on the market for less than your renewal offer......that sucks. Every year the rent increases majorly. The complex is not bound by rent control and you feel it whenever the lease comes up for renewal. Don't even think of going from a 12 month lease to a month to month as your rent will go up about 30%. Once the rate has been increased and you try to sign a lease the rent is no longer in the same ballpark as you were originally paying. Just saying.....be aware of big increases in rent. Water, gas and trash are not included in the rent but paid to UDR with your rent. You do not have the ability to negotiate or choose supplier for any of these charges. They are what they are and you pay - period. Expect to pay about $100 to $150 more for these services on top of your rent.... Parking is $350 a space per month. Renters insurance (mandatory), cable and electric are not included and you pay this directly to your selected vendor. The overall property needs cleaning, painting, updating, SECURITY, new spa and landscaping. Security was a big issue while living there. Many cars were broken into and items missing. Its very easy for someone to walk into the garage and break into cars. Also, the doors to the elevators were always propped open which allowed direct access to the towers and apartments. LOCK your door even when you are home. We had five instances where someone walked directly into our home and would say...wrong floor or apartment. Move out is a BEAR! If you move in here take video and photos of EVERYTHING. Keep the video and photos in a safe place and make sure you document anything that is wrong with the apartment. Scratches, stains, etc.,...DOCUMENT. If you don't you will be on the hook when you move out. When we were moving out we opted for a pre move out inspection. We were advised that they would need to pull up the carpeting to look for pet stains. This would not be done till after we moved out. WHAT? Well, thats not right and illegal since they are required to provide you with an itemized list at the time of the inspection. An email to Lisa set our minds at ease and there was no such inspection required. There were other renters who had the same issue as we did. Not sure what their end resolution was but you are advised to know your rights. read more

I've lived here for a little more than a year, and am moving out soon. My roommate and I chose 388 Beale because we both work in SOMA and value being able to walk a few blocks to and from work. Living here has been a generally unpleasant experience, though to be fair, some of the negatives are not really the fault of management or the staff. Pros: - The location is good if you work in SOMA or the Financial District and you prefer walking to work to public transportation. It's also walking distance to AT&T Park and the Ferry Building. - There is a gym, which was remodeled a few months ago. It has weights, treadmills, and a few stationary bikes, and it's usually not too crowded. - The units themselves are fairly nice. Ours was recently remodeled before we moved in, everything was new except the washing machine and dryer. Cons: - The construction noise. This is the big one, and is the reason I didn't even consider staying here. There are big new apartment buildings being built on three sides of 388 Beale, and they go from 7am to 8pm, every day. It is extremely loud, and they've recently even started working Sundays. Additionally, they sometimes work 24/7 days, so you cannot sleep even at night. The projects ongoing now will not be done until mid-2016, so if you or your family/roommate like sleeping, you cannot and should not live here. - The cost. It's downtown San Francisco, so it's going to be ridiculously expensive no matter where you live, but given the unpleasantness, the cost here is prohibitive. Also, when our lease was up, the renewal offer they gave us was an increase of nearly 25% in cost, so if you plan on living here more than a year, count on paying a lot more in your second year. - Parking. The building has parking, but they charge you a ton for it, it's cramped, and it is a roundabout garage so if your spot is on higher floors, it takes awhile to get in and out. - Security in the garage is a bit lax. There have been a number of bikes stolen, and every once in awhile I will see a creepy homeless person wandering around inside the garage. In summary, I do not recommend living here at all. Personally, I am moving back to the east bay and resuming commuting - the cost savings and ability to sleep when I need to trump the location convenience. read more

We moved in with such high expectations and excitement to be in the heart of the city. The apt was expensive but was a good size and a penthouse view with amazing views of the bay bridge and lights. There was a business center where we could use private offices if working from home and needed the space, and it was dog friendly. Now, we have to keep our blinds closed to keep the sunlight out so the apt doesn't get over 90 degrees cause we can't open windows during non-stop construction noise, and I mean nonstop. It is 7 days a week, regardless of the fact the leasing off says its Monday through Friday. The construction is on all sides of the apt and starts every morning at 7, many mornings at 4. We haven't had a good night sleep in months. I am also sensitive to heat so miserable all the time. They also have taken away the ability to use the business center offices. My husband has sent several notes to the district mgr with no response, I have also sent a note to central UDR. No response We can't wait to move out, which is unfortunately a few months away since the lease locks you in regardless of noise. I wouldn't consider moving here for another couple of years, unless a. They lower the rent b. Put in AC and c. Soundproof the doors and windows That said, the lobby staff are awesome. actually on 2nd thought I wouldn't move here for any of the above. It is a miserable place to live as there is no opportunity to relax. UPDATE: The heat is not just during the heat waves. There is no chance to cool down the apartments given windows have to be shut due to noise and construction dust. And once we gave our notice, our requests for service take much longer to be resolved. Have lived here 3 years and have consistently loved the experience. Things generally get fixed quickly and properly, the building is fantastically dog friendly, and you can feel that there is continued investment into quality of life for residents. In particular, Jai at the front desk is a standout - my dog's favorite part of every weekday is coming home from her morning walk and getting her treat and pets from Jai. Often, it's hard to even get her to go home - she just wants to stay and be around him. I've lived at 388 Beale for about a year. I am also a previous homeowner and can speak with knowledge about maintenance, etc. 5 stars without hesitation. * The apartment is extremely well-maintained - new wood floors, brand new kitchen, new carpets in the bedrooms, fresh paint, modern fixtures. * Clean. Not only is the area visibly clean, I run into the cleaning staff almost daily. They keep it top-notch. * All of the staff are above and beyond. The concierges are amazingly patient and friendly, no matter how bad of a day they have (Ron, Jennifer, as well as all of the other professionals). The office staff (Lisa, Tron) are prompt and helpful. The maintenance crew (Dave and his team) are some of the best I've seen -- truly friendly, jovial, and immediately responsive people. The people at 388 make a huge difference. * Services - receiving and shipping packages, grocery delivery service, dry cleaning, etc. Even food donations. The services they offer to help with are tremendous. (Thank you Ron, Jennifer, and all of the concierges!!) * Ample storage - I have two large (paid) storage units along with generous, safe parking. * Notice before rent is due. While I have direct pay set up, occasionally I have additional charges (for example, parking, storage, etc). If I forget to pay these, I get an email BEFORE I get charged a late fee. I can jump onto the site, pay online, and avoid being late and incurring a fee. Super convenient and helpful. Things you should be aware of -- 1. There's major construction on almost all sides. Yes, it can be loud. Yes, it can be dusty. Yes, it sucks. But the staff help out as much as they can with various requests, and they keep us informed of what's going on. They can't stop the construction, but they can (and do) help with us tolerating it. 2. The bathrooms are clean but not updated. They have new floors and new cabinets to match, but the shower/tub, toilet, sink, and counter tops are not brand new. Is it a deal-breaker? Absolutely not. They offer good space, clean surfaces, and are perfectly fine. Just don't expect granite counter tops. 3. The rent is top dollar. Yes. It's top dollar. But for the services we get, the parking, the storage units, the apartment, etc, it's worth it. The access to the city is great. It's worth it. 4. It gets hot occasionally. And yes, we keep the windows closed because of the construction. It's the drawback of having big windows. Fans help. (Admittedly, ceiling fans would be nice.) 5. There's a business center, but its use has been limited from what it was when we moved in. I don't know why they limited it, but it is too bad. It's a great space. My husband and I have been living at 388 Beale St. for about a year now. We are both new to the city and cannot say enough good things about this apt complex! We feel so lucky to have found it. The location is unbeatable (short walk to the Embarcadero, Woodlands Grocery Store across the St...not to mention the amazing view from our apt) The building is always so clean and the 388 Beale Team is top notch. Amy (one of the property representatives) has made our stay here so enjoyable - she will go out of her way to help you with whatever you need, and you can tell that she genuinely cares about the residents and the property. We lived in Beale from July 2017 to Dec 2020 in both a 1 and 2 bedroom. Below are the pros and cons. Pros -spacious apartment with natural light and view -great location -great front desk staff (Jai, Sharon and Amy) - really friendly and are always willing to help out with whatever problems one has, they provide amazing customer service. They also know you by name -maintenance team - Judy and William are really friendly -well organized Luxer packages pick-up -nice amenities (business lounge and garden area with jacuzzi) Cons -things constantly broke - patio doors, weird smell from laundry place, toilet (toilet overflowed and replaced), sometimes no hot water/water shut offs, upgrades to place with construction noise -noisy by the bridge and road construction -poor management - Kayla didn't reply to e-mails and didn't meet us to give keys to our new apartment - the recent management became better with the new leasing agent Brandon -management got details wrong with our lease contract (wrong end date still after I updated them) and once even forgot to send us an updated copy of our lease renewal, so for a whole year we were living without a signed contract -with previous management - wouldn't respond to phones or e-mails for issues, had to always walk into the office to catch them -took off $700 from our deposit for small things such as painting, broken drawer in fridge and item in dishwasher and oven cleaning - this is after I hired my own cleaner and they cleaned everything - really expensive move-out cleaning -theft - especially in 2020 it got pretty bad - there was no security at the garage or cameras so robbers would just walk in on several occasion (even during day) and steal bikes/luxer packages - my bike got stolen -recycling area always looked messy and it wasn't pleasant to always have to exit/enter via the garage instead of a nice front door -the staff weren't willing to negotiate for a lower lease renewal for 6 months, kept it the same after we refused to accept the higher rate increase -sometimes the front desk staff was off to lunch - it would be good to have someone always as a back-up as people call and come in constantly -business lounge - computers would either be broken or no ink -during Covid and up to leaving, everything was closed and rent should have been less because of that, but the price stayed the same -the walls were thin, so we heard neighbors upstairs and next door -the building is old for the price one pays -appliances were not the most modern, especially the laundry -many fire alarm testing -smoke from neighbors, and bad quality air filtration system -sometimes issues with delivery service due to the 5th floor, not intuitive read more

I've been living at 388 Beale for a year now. It has been an absolutely incredible experience. What stands out the most to be is the team and staff that service the building and tenants. They're all incredibly kind, welcoming, nice, and hard working. They go above and beyond to accommodate us and really make the place feel like home. I wish I knew everyone's name so I could thank them for their incredible work and kindness. The concierge staff is super welcoming and friendly and always brighten my day. In particular, Jai is one of the most incredible human beings I've ever met in my life. Stayed here for a few months in corporate housing provided by my company. The unit was nice - 1 large BR/1 bath with tons of closet space, 2 balconies, 2 TVs, and a large kitchen. In unit washer/dryer (but poor quality appliances as I had to run the dryer twice for every load, and it was load and clunky). I also agree with the review below re the smells -- there were smokers in an adjacent unit, so I would wake up to smells of smoke lingering through the vents (yuck). Gym was a bit small and didn't have much equipment. But a plus was steam room and hot tub outside. Common space had a kitchen, pool table, TV. Parking was a bit cramped -- there were several non-compact cars squeezed into compact car spaces... they need to correct their parking assignments! Staff at the front desk was generally friendly, and always made sure warm cookies were at the front desk at 5PM. Easy to get mail and packages. Close to the Embarcadero and a short walk to downtown SF/Market Street, but the 5 block proximity of the bldg is generally quiet and dead on weeknights and weekends. Overall, a good experience. Not sure how I'd rate if if I were paying the rent on my unit though. read more

I have been living here for approximately a year now and have found to genuinely really love it. The staff has been exceptional, always friendly and cheerful willing to help me with anything I need. It is the perfect location that has allowed me to stay focused in school with respectful/calm neighbors, meanwhile also providing a space for me to distract myself for a while through some of the amenities in the fifth floor such as the jacuzzi, gym, etc. It has also been very convenient living here in the aspect that it is close to Embarcadero which facilitates the access I have to transportation or restaurants. The most amazing apartment complex I have lived in and I absolutely love my apartment. We've have been here for over a year now and really enjoy it. The staff here are amazing, leasing, concierge, maintenance. Lisa, Tee, Justine, Jennifer, Kayla are the best!!! Everyone is friendly, down to earth and go the extra mile for there tenants. If there is ever a service order put in for an issue with the apartment it is always fixed the same day. The apartment complex and apartments are beautiful and modern. Great amenities. I have used the business center on several occasions to hold business meetings and it is perfect. Love relaxing in the spa and sauna, working up a sweat in the gym that has up to date equipment, and the lounge area is great for sitting reading a book, or playing pool with friends. I couldn't ask for more.... well maybe a bike fixing station would be nice. The four things sold us on this apartment, besides everything else. The most important thing was to be able to get a good strong internet and I only wanted to go through WebPass, and thankfully WebPass is available here. The next important thing was to be close to an area that I could take my dog to go potty, and Rincon Hill dog park is half a block away, and the grassy area by Embarcadero. Another thing that sold me on this apartment is the fact i have a washer and dryer in the unit...... makes doing laundry so much easier. (I never want to have to deal with out of unit laundry again.) And lastly the ablility to be close to public transit, MUNI, BART, buses, and well the Transbay Terminal is on the next block, and walking distance to BART... oh and just around the corner is the on ramp to the 80. I highly recommend this place if your looking for a great place to live in the city. read more

I been living here for over three years and even though I have encounter issues, the maintenance crew here his "top notch". Whenever William comes to do repairs from unclogging sinks and toilets to fixing appliances he's always quick and leaves no mess behind. What I really appreciate is that he removes his shoes and has slippers to put on. Also because my apartment is right next to the trash chute, my neighbors always throw things down the that get clogged but William always works to make sure after the clog is remove he deodorize it so it's fresh again. I totally love my life in 388 beale street. We moved here almost three months ago and since, I have been completely happy with it. The location is perfect, very central near embarcadero muni, busses and Bart which is fantastic especially because all lines go through embarcadero station which makes transportation a breeze. It is also walking distance from the center and clothes shops etc. Additionally, it has a little groceries shop 5-8 minutes walk which is great and has nice salad bars, so I go there for lunch:) The building has a lot of nice areas that are actually in excellent condition all the time. The gym is wonderful, not too big but certainly enough for everyone as I have been many times and I always find the machine I love. Its worth mentioning that I go many different times of the day so it is usually in good availability. There are also classes such as zumba/yoga but I haven't really tried them yet - I am more of a machine friend in gym lol! It has a nice jacuzzi, me and hubby used it three/four times and we really enjoyed it especially during the evening hours when is quite and peaceful. The flat itself is very spacious - in fact one of the most spacious flats i found in SF. It has lovely bright windows which make the flat very bright and I really enjoy it. Everything works nicely and the people of the building helped us significantly in during the move as they made sure everything was clean and helped in bringing the furnitures to our room which was out of their responsibility but still did it and helped us :) Thank you!!! We have two balconies which are great as we can have breakfast/dinner on them and I really enjoy it. The floor we live (9th) is very quite too! In general there is not a real complain I can make for the flat, in fact I think it is even better than what I imagined - the highlight is that there is a heater in the toilet/bathroom so you are not cold after your shower lol - I use it all the time ha! Before moving here, I read the reviews about noise, and indeed there are constructions which are noise. I was scared and sceptical in renting it too! However, I spoke with the previous flat resident and she was a self employed lady similar to myself, who worked in home. She told me that if you closet he double glaze windows you can't hear them and that is true. It is not something you pay attention/hear if you close the windows - at least for me is not. I do not even notice it. I work from home daily and I had no issue at all. The door/security staff are amazing too as they are always picking our packages and always smiling and helping:) They are so polite and in great energy all the time:) I really like the cookies they offer us and the free coffee daily in the morning:) The leasing staff (Lisa & Team) are very friendly and helped us very much during teh process of moving. Lisa showed me a couple of flats and even arranged a last moment view at the flat with my hubby as I wanted him to see it too. She gave all information with honesty and I really appreciate that as she is always happy to help. Overall, if you ask me if I recommend it, I say YES! go for it :) read more

My main problem with the 388 beale apartments was for our move out inspection. Even though we spent about 10-20 hours to clean up every bit of the apartment, including painting the walls, cleaning up every dark dot in the bathroom area and counter tops of the kitchen they charged us 200.00 cleaning fee. 100 of this was for cleaning the balcony windows. I think it is ridiculous that they expect the tenants to clean up the windows even though we didn't use the balcony at al during our stay, the windows had stains because of the rain. In addition they charged us 100.00 for carpet cleaning, Note that this fee was not because of a stain on a carpet, this was because of the fact that we had our bed was on the carpet during our stay. All things aside, another major problem I had with the management team is the $130.00 utility fee per month. This includes a ridiculous cost of 37.00 a month ``garbage disposal fee''. Note that even though we paid so much for garbage disposal in the last 2-3 months of our stay the trash shoot was out of service. Just to give you a point of comparison, we moved to another luxury apartments in SF which is only charging 35.00 utility fee per month. As a summary, I liked the location of 388 beale, but I think the management team is doing a bad job of service, it is far from the standards of a luxury apartments specially at such a high price. read more

When I arrived, great management and security/concierge staff. Then new management comes in - huge rent hikes, the last that exceeds my salary. I meet with rep who admits rent hikes were intended to meet market value or you should leave. The apt will be renovated but he suggests a$250 clean apt charge. I ask 4 times for final walkthrough that they not only don't schedule with me but they charge $350 for lock change and painting baseboards. When I engage an attorney there is absolutely no response, and the charges are unsubstantiated through due process and against civil codes. How does the building owner explain this treatment of a steady paying tenant? Oh, did I tell you the rent increased from $3600 to $4420 in 2 years living in a "classic" apartment with peeling cabinets and appliances older than 10 years? You judge... read more

I moved into 388 Beale recently however it's felt like home from day one. Right from the day I saw the place for the first time. And the credit for that primarily goes to the team working relentlessly to make this the nicest home for us. I've lived in this building for 7 years and it's been nothing but a positive experience. The staff have always been very friendly and helpful, from the doormen to the management. Anytime I've had a maintenance issue it's resolved within 24 hrs. My apartment recently received new hardwood floors and appliances, making it feel almost brand new. And the gym and hot tub are we're recently renovated. My only complaint would be that there's a lot of new condo construction in the neighborhood which has taken away a lot of the street parking and is a little noisy at times. However that's only temporary, and when it's all finished I'll be living in the hottest zip code in SF surrounded by new restaurants, shopping, and transportation options. read more

Just moved in from Channel Mission Bay writing a longish review because I'm stuck at a airport and ran out of stuff to read on hackernews and reddit... We moved into a 19th floor penthouse unit 2beds, 2.5 bath 1600 sqft. The place is HUGE and the price per sqft calculation is near impossible to beat and was a strong factor in our switching UDR properties and moving. The unit faces 333 Rincon Apartments, The Bay Bridge entrance (ours you can't see the lights of the bridge but the other units you can for a premium, I'll just plug in balcony christmas lights), 399 Fremont, and the Bay near A&TT Park (you can only see the scoreboard). There is some direct sunlight depending on where you apartment is located, just take time to think about where the sun rises. From the 19th floor with open windows the noise outside is very tolerable general city 'white noise', this means the occasional honking, with the windows closed you hear nothing and can sleep with good quiet. Recently high traffic on the bay bridge(construction on the bridge + overflow from a Giants game has been causing drivers to be terrible honking humans) be aware that the traffic can bleed all the way to the highway exit that is nearest to the Beale residence. ### Staff is great so far as others have said Judy Mar, tool dude, - efficient tool bearing dude, helpful in figuring out the mounting of a tv on the metal studs, on point Stephanie, leasing - responsive and helpful leasing, on point Kayla, concierge head - Cheery, Helpful, on point Curry (was that his name), chill staff dude, on point ### Amenities - Gym has gym stuff and a yoga/cycling room, minor wish they had a squat rack or heavier free weights but I think they don't have it because insurance/noise/risk. - Hot Tub is a Hot Tub it is hot. - BBQ - can be chilly if you bbq in the evening so far in my experience, 10/10 will cook a steak there again. - LuxerOne package lockers are a GREAT and a must if you order tons of stuff online. - Zip Car - 3-4 cars on premise and a few more in adjacent buildings. Nice for Costco runs and unpacking. - Getaround - offers less practical nearby cars (teslas/porches for $25+ hr) ### Other minor considerations there are ~5 units on our floor, less people is a pro or con depending on who you ask Hardwood laminate flooring exist in the bathrooms we have, gotta be more conscious if you drip water everywhere carelessly (I'm just generally used to seeing tile floors in a bathroom i think) There is no separate a trash chute so recycling/cardboard need to be brought down the elevator, the chute itself not far from any apartment entrance which is a plus for the lazy like me. I mentioned at the beginning that the unit is huge, if you don't have a lot of furniture to utilize and fill the space, budget to add furniture. read more

I lived there for two years and this review is long overdue. At first everything was fine, the only complaint was cheap materials and things keep breaking like toilet, washing machine and dish washer and the bill you for the broken item. The second year they increased the rent but no maintenance or replacement of items that was malfunctioning. We tolerated but it turned to be nightmare very quickly. My apartment was broken into and very valuable jewelry was stolen and it broke my heart. Kayla ( management) was uncooperative and rude even to talk to us and help us solve the crime with the police. She stood me up multiple time after making appointment to meet with her and I had to come early from my work but was notified she went home. I believe she is incompetent manager who doesn't know how to manage. We asked multiple times for surveillance since they claim they claim the building is secured. She was not cooperative at all so we had to talk to higher manager. Soon after we came home one night to find our apartment flooded And all our belongings socked ! My cat was injured badly and lots of items was lost. And later notified it was the toilet broken ( we were asking for permanent replacement) That was the last straw for me we run from that place. I feel like security is a joke and they only care about the money! read more

My husband and I have been living here for about 3 years and absolutely love it. Our apartment is everything we need and the 388 Beale team is more than we could imagine. Warm and Friendly (some feel like family), attentive to detail and willing to help as soon as we raise our hand. Ive been renting in SF for a decade and 388 has been the best experience by far. read more

UPDATED REVIEW! Please note this is not reflective of the concierge or maintenance staff as Jai & Judy Mar as well as others are amazing. However, similarly to other reviews on here the move out process is a NIGHTMARE. I have lived in multiple management buildings across all over, including NYC and have NEVER dealt with such a disaster process that comes across as unorganized and sleazy for cash. I moved out in mid May and I am still disputing incorrect and invalid charges on the account. In addition, they had my lease end rolling over to the next month by 1 day versus end of month just to get additional utility and rent days from me post move out (even after notifying them of my move out in February). Beware of this if you do decide to brave yourself and sign a lease. I was a tenant for 4 years at Beale and am shocked at how they treat their tenants during move out. I am in the process of notifying the San Francisco Housing Department because I feel very passionate to ensure this behavior stops from happening to existing and future tenants. read more

The 388 Beale team is a special one; choosing an apartment in SF had us pessimistic, but we could not have chosen a better place to call home. Starting from Kayla, CeCe, Jai, Jen, Sharon, the maintenance crew, and all of the lovely members of this community, we realize it's the people who made us feel welcomed and taken care of. Completely dependable and sincere, the team ensured to the best of their ability that we felt comfortable and every question we had was taken care of. This could be packages (well maintained Luxer system), maintenance requests (immediate and efficient), 24/7 concierge (believe me, other so called luxury buildings don't have people staffed 24/7 despite being led to believe there would be), or anything else you could ask of them - they will try their best to take care of it. For context, when I was still across the country, I had a bedroom and living room's worth of furniture in boxes shipped to my unit. Instead of holding my packages, they brought every single bit into the unit. There are honestly no areas of improvement I could think of. And the units themselves are incomparable in terms of size and price to the buildings around the area. read more

I've lived in many apartments in the past couple decades of being out of the house, 388 Beale is hands down has had the best staff and property management of any of them. I've been in huge complexes, other high rises small and large - any request or question I had was answered within the same day. If it was a maintenance issue, it was ALWAYS handled the same day. Our fridge went out after an AmazonFresh delivery, the building management REFUNDED my next month's rent for the cost of the groceries yet they still got the fridge replaced with a new and larger model later that day. Just one example of why I was so happy to live here, I would definitely recommend 388 Beale if you're looking to rent in SF! With the prices we have to pay to live here we should have a top notch company managing our building. read more

Building is lovely, however the UDR management company gives no respect to its tenants. Due to an auto-pay issue, a late fee was assessed to my account. 4 emails, 3 voicemails later to 3 staff members and no reply or acknowledgement of their faulty system. Shame that such a small fee and a lack of attention to detail can put such a damper on my sentiment. read more
