I do not even know where to start about 750 N. Rush. If you don't want clean common areas, a pool that is open for more than 1 month a season, terrible amenities this is the place for you. By far this was the worst place I have lived in my life. Very noisy neighbors everywhere, never any peace and quiet. Even during so called quiet hours. Doors being slammed just echo through your apartment continuously. Sirens from ambulances, fire engines and police cars is non stop. The windows can never be opened because it so loud. When they are closed it's still loud enough to wake you up from the sirens. I haven't had a good nights sleep in a year unless on vacation or traveling for work. DO NOT MOVE HERE! If you look at any positive reviews they are all from people taking tours and most end up not even renting here. Any other positive ones are FAKE! Look very closely at their availability, so many units are available for a reason. They con you to live here and you leave in year, counting down the days until your lease is up. There is so much more to warn you about, but what I've covered should be enough to keep you away from this place. If you're looking for a place that doesn't check backgrounds or verify income (because PPM doesn't care where it comes from) and worry about how many people live in an apartment apply here. You will be welcomed with open arms. The tenant base here is changing and getting worse every month. Since I moved and realized the terrible mistake I made. Worst living experience in my entire life! The leasing agent, David not only lied about everything but it also took him 3 times to write up a legal and correct lease. The amenities are ridiculous. Pool barely opened last year. When it did, it was barely usable and dirty. Grill stations have to be reserved and often times people are double booked. Constant noise in the building either from ongoing repairs/construction or over populated living conditions. PPM admittedly does not follow Chicago guidelines and laws. They have multiple families living in 1 bedroom apartments. Tenants are running illegal daycare out of their units. I have witnessed unsupervised toddlers nearly falling into the pool several times. Very concerning!! The amount of children and adults in a single unit at a time is a serious and dangerous fire code violation that needs to be investigated. There is prostitution allowed in this building. Maintenance has access to tenants personal information violating privacy laws. There is 24/7 noise from ambulance, fire and police. . Chicago Ave is an emergency route so you will never have quiet. PPM is one of the worst management companies. They need to be shut down for their continuous building code violations and ignorance and disregard for tenant rights. 750 N Rush is NOT luxury living. As for all the positive reviews....FAKE! Pool has been shut down the entire summer so far as of July 25, 2024. This is one of the main amenities and unacceptable. Owners/management has offered nothing in compensation to the tenants for this failure. I will be moving when my lease expires due to this terrible experience. The Chicagoan @ 750 N Rush Street PROS: - Conveniently located near the Red Line (Chicago stop) ~2 blocks away next to Loyola and Northwestern, and NW Medical Center - 24 Hour Security Desk. The lead desk operator, Brian, knows everyone by name that lives in the building. - Staffed mail room that doubles as a dry cleaning service. You get text message alerts once your package has arrived. - Multiple quick dining options within a block of this building (McD, Chick-fil-A, Potbelly, Flaco's Tacos, Taco Bell) - They have a flat fee for heat/AC and water. Fee varies by unit style and occupants (they don't tell you this up front!) They also changed the fee mid-lease which was incredibly annoying. - Parking garage connected to the building (owned by third party) - Maintenance staff is very prompt once you submit a request CONS: - No garbage disposal in the kitchen sink - No ventilation fan in the bathroom - Pricing for the location. Since this building is close to Northwestern Medical School, it's also near a hospital. Meaning, there are constantly sirens headed down Chicago towards the hospital. It was definitely hard when I first moved in, but within a month, it just became background noise. - Pricing for the location. The management company claims this as a River North apartment thus higher pricing. I personally think the pricing is a bit higher than it should be. - The Leasing Office wasn't as helpful as I would hope - many time I would run in circles and wouldn't be worth my time Things I would like to see: - More "community" events. This building is filled with people, why aren't more community events held to make new neighbor friends. I have friends that pay less in Streeterville and have weekly building events. Advice of Caution: - The building has an HVAC system that is either AC or Heat, which I've learned is typical for most buildings. I just wish I could have controlled the option of heat/AC myself. Each unit has its own control. - Free wifi in all of the apartments...but don't let this fool you! While it might be great to use if you're in the gym, it's absolutely AWFUL in the units. I recommend carving out $$ for your own provider Would I live here again? The apartments are definitely cozy, and make you feel at home, but the pricing structure would have me look somewhere else - especially the year over year increase. read more

Cute and functional apartments with a very convenient location and pleasant staff. The downside for us is that it's pretty noisy even on a high floor. Early morning garbage & recycling trucks come to Giordanos every day and you hear police and ambulance sirens all the time. They are putting in wood floors which significantly increased the noise from our upstairs neighbor, and we have the misfortune of living next door to people who play loud music late at night on a regular basis. I was expecting street noise but we were told by our leasing agent that there are never noise complaints about neighbors "except on St Patrick's Day" which we took to mean that there is great sound proofing between apartments. That is definitely not the case, at least on the one side. We never hear our neighbors on the other side, so maybe it's a firewall thing. read more

I moved into 1111 n Dearborn this past August. I really like pretty much everyone who works for the building. Sam has been great with maintenance requests and Tiffany always greets me by name at the door. If I have any questions they are both more than happy to answer them or refer me to someone who can. The building hosted a party for us on the pool deck during the air and water show which was pretty awesome. The only downside I see so far is the elevator wait time. They are old and slow and take a decent amount of time to come to the floors. read more

Caveat: I've only lived here for 6 months. I will update as I go on, especially when it comes to lease renewal and price hikes. I LOVE IT HERE. We have a 2bedroom 2bathroom with floor to ceiling windows. I couldn't be happier (except if they were dog-friendly). I initially thought the price was high, but after comparing it to other apartment complexes and given the "extras", I don't think that anymore - in fact, I think it's a pretty good deal! Each apartment comes with an in-unit washer and dryer Pros: in unit washer-dryer. No pet fee (up to 2 cats). Great door-staff. I've personally never had a problem with elevators. Amazing views. Floor to ceiling windows on most odd numbered floors. Nice enough pool. LOCATION LOCATION!!! Guest suite (1 bedroom) for $200/night with TV and cable. Office center with free printing and faxing. 5 minute walk to NMH children's hospital. Cons: Not dog-friendly (PLEASE PLEASE CHANGE THIS - and don't have breed restrictions!!) Gym is small, but has the essentials. No jacuzzi (not a con for me, but might be for some). Central heat/air. My master bathroom is a bit awkward with regards to door placement. Small bathrooms but probably comparable to other complexes. No rooftop deck. read more

I loved living at The Chicagoan - I had a gorgeous one-bedroom apartment facing Rush Street with a view of Lake Michigan from the bedroom. Rent was a bit steep, but absolutely in line with rentals in the area. The Chicagoan has a very small fitness center in the building. The size becomes a non-issue because there are rarely more than three people in there at a time. They have a great patio with swimming pool as well. I would have given The Chicagoan four stars, but I've now moved to the South Loop, where I pay exactly the same price per month and live in a much better finished and more recently updated apartment with floor-to-ceiling windows in every room. I'm not advocating everyone move to the South Loop, but I do realize now that I was paying for location more than anything else. Still, The Chicagoan is a great starter apartment in a busy but convenient location. If you're looking for a rental and want to be close to Michigan Avenue, I would definitely recommend taking a tour. read more

Stay away. I've lived here for 5 years. They recently switched management companies from DK apartments to Planned properties. DK had lovely people, doormen and managers and the corporate office was easy to deal with. The new management company is incompetent, and trying to call the corporate office is like talking to a robot - no one seems to work there. All billing and lease inquiries have to go through 3 different people. The gym is run down - bike seats are cracked, there's so much dust in the gym it's like an abandoned lot. I lived here from late April of 2014 to 8/15/2014 in the one bedroom 824 sq. ft. apartment with my close friend from college. 1). Door Staff- Valerie is the head of the door staff along with 5 other people working different shifts. Valerie and one other AA woman were always so kind and welcoming during every encounter my roommate and I had with them. For the most part the male door attendants were fine or even friendly on occasion EXCEPT SAM! This permanently scolding man was by far the rudest person I encountered at the Chicagoan CONSISTENTLY. He gossiped to another staff member like a hormonal school girl about how my roommate and I shouldn't be living here while I waited in the lobby to pick up my keys from the office. I was absolutely mortified a man I just met was behaving this way I felt so unwelcome. This first encounter set the standard for how this man treated me for the remainder of the months I lived here. I wished the Chicagoan had a second exit just so I could avoid his presence. Even when I tried to greet him with a simple "hello" he proceeded to ignore me. The fact that this man is hired here and is able to behave like this says a lot. 2). Pool/Deck Area - The pool is standard and although the website advertises that it is a heated pool I personally believe otherwise. Every time I came to swim or tested the waters it felt cold. It's better to swim in the early hours of the day because the pool gathered its fair share of bugs during the late evening hours. Whatever you do just don't look next door at the Bernardin pool area that happens to be situated on the same level as the Chicagoan. You will become green with envy when you see their Oasis style swimming pool/hot tub, it's absolutely beautiful. The deck/grill/fire pit additions were added 2 months into my stay, so the time frame was pushed back several times. The additions were nice to have although I did not use them frequently. There was a wristband rule added for guests once the renovations were made, however I never observed anyone actually wearing one ever. The upkeep of this area by the staff seems to be going well, but the pool could use a little work. 3). Business Center/ Free Wi-Fi- This area is underwhelming but efficient and manages to serve its purpose. It consists of two Windows computers along with an Apple desktop .The printer is normally stocked with the necessary ink and paper so I was pleased. Since I only lived here short term I did not bother buying my own internet connection. The Wi-Fi is consistently spotty and was out for 3 days straight in July but hey it was free! If I had stayed here any longer I would have simply purchased my own. 4). Management Staff- I paid rent online which limited my time spent in the management office which was preferable. Dan was great to work with along with the other female assistant property managers. The few times I did drop by the office I was treated well and everyone was always friendly. Kellee is the main property manager and treated my roommate and I kindly AFTER we were officially residents. She was even willing to waive the Cat fee for us when we had planned on fostering an animal from PAWS Chicago which was so kind of her! 5). Residents- The demographics at the Chicagoan seem to be mainly young Caucasian couples in their late twenties to early thirties. On occasion I did see a few families, but mainly just couples or roommates like myself. Most residents at the Chicagoan are friendly and speak to one another when passing by in the elevator or gym etc. I never saw another person on my floor at the same while I stayed here, so it is a quiet building. 6). Maintenance workers- I did put in several work orders and every maintenance man who came to my apartment was always kind. When I encountered them in the building they always spoke or held the elevator door for me. 7). The apartment- I thought the apartment amenities as well as the granite counter additions were great! The floor length windows in the master bedroom were nice and offered some great views although they were slightly obstructed by the Bernardin building next door. The appliances are stainless steel and worked efficiently .We did however have issues with our washer machine, but the maintenance staff did their best to handle it. The only major con was the mold development in the washer/dryer closet due to a leaking refrigerator pipe. The Chicagoan staff handled this issue with urgency and care which I am grateful for. Overall the Chicagoan is a good place for young professionals who desire to live near the Mag mile. Everything you could ever need is located only a few blocks away. Although I now plan on living in Lincoln Park the third year of my undergrad, the Chicagoan was a good experience for my first rental. I imagine this building will only improve with time and hopefully handles Sam because he is awful. read more

I moved here from the west coast about 5 years ago. I looked at a few places in the Gold Coast and River North area, and decided location was more important to me, having never lived in Chicago before. The door people are friendly. The rooftop pool is a nice place to relax and hangout with friends. And, I loved the location. I would have ranked it 3 stars, for being an average, overpriced, nice place, but I took into account the management staff. It's changed a lot over the years (I have to wonder why that is), and it's very unprofessional. They are not flexible, lazy, and handle things in a very inefficient way. For example, I was leaving the country for a month for a business trip, and they told me it was "my problem" if things weren't removed from the work areas where they were installing an in-apartment washer and drier. I loved the idea of the washer and drier, but they basically told me they'd throw my stuff out if it was in the way and I couldn't move it in time. I almost never complain to a business when something goes wrong, but in this rare case when I explained that it was not possible for me to meet their requirements, one of the staff became very rude and, instead of working with me, turned up the arrogance and told me it was my problem. Another story is that they sent me a bill 1 year (yes, 1 year) after I moved out indicating that I owed them about $15. And, if I did not pay, then they would "forward the matter to a collection agency". As far as I knew, I settled everything when I signed my exit papers and all balances were paid. I happily would have pulled $15 out of my wallet 1 year ago just so I wouldn't have to be threatened without even a warning first. How about this instead: "Thank you for choosing the Chicagoan, and hope your new place of residence is treating you well. We apologize for this inconvenience, but our records show that we missed $15 on your account for utilities when you moved out. We appreciate your timely response, and hope you enjoyed the 3 years you spent with us." Instead of something like that, it came across like I was squatting there to take advantage of them for a miserable $15. The issue is, it's kind of like dealing with children... they don't even understand how their behavior is bad. They actually believe the way to run an effective business is to intimidate instead of maintain a warm and friendly relationship with the people calling the place, where they come to work every day, "home". On the contrary, the lady who first showed me the place seemed to know the value of this, and that's part of the reason I chose to live there. However, I was told in a pretentious kind of way that "she no longer works here... she didn't work out". Another unnamed staff member, who often dealt with my account, was warm and friendly, but she met the same fate in less than a year. No wonder, because it was obvious that the staff values bad attitudes more than anything. It doesn't seem to end there. There was also a time when my lease was approaching renewal, and paperwork arrived at my door, which indicated the new rental amount. However, when I called as just a friendly confirmation, closer to the deadline, they said there was a mistake, and it had gone up since then. Is that even legal? I guess so, since I didn't sign anything in that time period, but that's just bad business. There's a couple of other stories I have about the nonprofessional management staff, but you're probably already sick of reading such a long rant... Anyway, when I was looking into living here, I actually read similar stories, but I ignored them because I liked the area and the property. So, if this isn't important to you, it is a decent building and place to live. However, if you are fan of tact, and it really bothers you that your hard earned money is being funneled into a place to people who treat you like a piece of dirt, then I suggest looking elsewhere. My husband and I moved into The Chicagoan in March of this year. We are from out of state, and the management and door staff were very helpful in our transition. Currently we are in an 824SF, one-bedroom apartment. While you can sometimes hear other tenants on your floor if you're in the hallway, the minute you step inside your apartment it's very quiet! We have never had an issue with noise from any of our neighbors. The amenities (pool deck, grills, business center and gym) are well kept, and very convenient to have in the same building. There is also a dry cleaner in the building that we frequently use, and are consistently pleased with. One thing that we love about living at The Chicagoan is the 'extras' they do for their tenants. There's always coffee/tea service each morning in the lobby, and frequent treats, such as wine & cheese parties, drinks by the pool, deals from local businesses, etc. We also love the location! It's very convenient to hop on the red line train, and make it to the Loop for work, or to transfer to another train. All in all, we are very happy with our decision to make The Chicagoan our first home in Chicago! read more

I moved here from SoCal last summer and had sticker shock when I saw what I could get for my money in the Gold Coast area. I had two "musts" on my list including in unit washer and dryer and indoor parking. I found the Chicagoan my first day in Chicago but booked another trip to the Midwest to make sure I was making the right decision. Nothing else in the area compared to the homey feeling I had here. The unit was much larger than the other units in the same price range. Hannah was my leasing agent and Bonnie was the property manager and both ladies were wonderful. I was doing everything from the west coast so their flexibility was greatly appreciated. Since I moved in, there has been some changes in management and so far my experience has been great. The door-staff is so friendly and Jacob, the new manager has made himself available to meet and greet the residence. The pool deck is refreshing and the staff always responds promptly to requests for repairs. This is a very busy area but I love it and can't imagine moving anywhere else during my time in Chicago. read more

Update 2/13/2014 - The weight machine and heavy bag have been replaced. Elevator service has continued to be spotty with frequent outages. The game room is not happening, and the new leasing manager (yet another staffing change) claims to have no knowledge that one was ever in the works. I wasn't surprised when the lease renewal form came with a rent increase, or that the management refused to budge on the number despite such a lackluster experience. But the hassle and cost of moving weigh heavily on me, and my gf and I are all settled in, so I guess I'll just spend another year venting on Yelp. read more

I moved into a Convertible unit (640 sq feet - truthfully more like a 1-bedroom) in The Chicagoan in June 2014, and I couldn't have chosen a better building. The door staff, especially Shoniva, made me feel welcome and made my move-in process so easy, whereas other buildings can make it seem like you are an inconvenience. I was initially a little concerned with moving to a smaller space (because I have a lot of stuff for only one person), but everything fits perfectly. I was able to rent a storage locker for $20/month for holiday decorations and suitcases, which has been very convenient. Any maintenance requests are always handled timely, and the the building seeks real-time feedback for how they are doing to meet our needs. The workout room is satisfactory (a couple treadmills & ellipticals and some weights), and the newly renovated pool deck made for some fun gatherings of friends and family over the summer. My only real 'complaint' is that the in-building dry-cleaning service/package room's hours are a bit limiting for my work schedule; however, this is more of a 'me' problem. They also do have weekend hours, but if I need something through the week it takes some planning. Overall I am very happy that I picked the Chicagoan - it offers a great location, great building, and great neighbors. read more

Beware this apartment building has been under CONSTANT construction several years I've lived here. There is usually only 1 elevator working, so I often have to wait 5-10 minutes for it. They are remodeling all units, so if you will ever be at home 9am-5pm, you will get a terrible migraine from the drilling, pounding, hammering etc. it starts at 9am on the dot (or earlier I've had to complain waking up at 8am to it). Building also being old has heat that barely works, non working fan in bathroom so you can't close the door while showering, toilets that haven't worked etc. FYI they will not give you a fair price on rent- they increased mine very year then I found out they were offering lower rent to new residents! Location is amazing, so it's too bad. Once you live here, they unfortunately do not care if you are inconvenienced read more

I had just recently moved to the Chicagoan the past month. With my extensive search for a new place I was happy with the amount of help the agents gave me in finding the right fit. When I was taken to see the one bedroom at 750, I fell in love with it. In room washer and dryer, it had hardwood which I was looking for, and more amenities then I could ask for. Plus the location worked for me because I work downtown. Like I said it's only been a month but so far the building has lived up to my expectations, they even threw a party the other week with a DJ, food, and drinks which was pretty cool. I'm looking forward to enjoy the pool this summer, so I highly recommend this place! read more

I told Frank I would give him a review. I did not live in the Chicagoan, but one of my good friends lived there last year. I'm graduating this spring and I'm definitely considering moving into the Chicagoan. It is in a great location and will be very convenient for getting pretty much anywhere in the city. Whether you want to go south towards the south loop and loop, or north towards the beach and Wrigleyville, it's perfect. One of the other great reasons to live here is because of the doorman Frank. He is the BEST! Frank was always professional and made a point to socialize with me and all of my friends that came to visit. read more
