My move-in was easily the most seamless experience I've ever had, thanks to the incredible team. Khadijah and Mike Miracle in the leasing office made the entire process stress-free and welcoming. I was even greeted with thoughtful move-in gifts that still sit on my counter as a daily reminder of the care this team takes to make you feel at home! On my second night, before I'd even had a chance to grocery shop or buy dishware, a gentleman on the concierge team offered me bottles of water--I forgot your name but not your kindness. I did "attempt" to "look" around at other locations in the city and quickly realized how much OneEleven is better than the rest. Although this building is "full" it never feels that way and it's a very adult building! Yes the fun is still here but no frat house type situations. Special thank you to our concierge staff: Victoria, Ray, Devante, Andrea and Leo (cleaning) they are all equally amazing and make coming home special everytime. My boyfriend and I have lived here 3 months now and we've truly loved it so far. I'll update this review if anything changes. Pro's: - Leasing office is easy to work with and very responsive!!! Definitely one of the top 3 leasing office we worked with when we were apartment hunting - Front desk is nice - Amenities were open during COVID-19 to residents - Very pet friendly - Lots of great virtual events or individually packaged food items in the lobby form time to time (there must be at least 3-5 events per month!) - In unit washer / dryer and dishwasher - Maintenance requests are dealt with very quickly :) - Views (we have a northwest facing unit and it's amazing, but I have heard stories of other units not getting enough sunlight) - Floor to ceiling windows - Haven't done any but they offer workout classes a couple times a week Con's: - Not enough elevators in my opinion and when one is broken or reserved.. it's painfully slow to get upstairs or downstairs - Can't get to dog run directly (19th floor) if you live on floors 28+ as the elevator banks are separate - We live on the 45+ floor and honestly the windows are not that sound proof, I can't imagine what the sound is like living anywhere lower.. - Venetian blinds for otherwise gorgeous floor to ceiling windows. - Packages aren't taken care of as well as we were told (probably due to COVID-19) and are just separated by floor levels in a room - We hate having to tap our key fob in the elevator each time and having a door with a regular key lock (Marquee had the key-less entry) Honestly though, all the pro's so far outweigh any of the con's. I held off on writing this review because I wanted it to truly reflect our experience rather than writing about the "honeymoon" phase of moving in to a new place, but I honestly can't say enough good things about OneEleven. We moved in mid-December, but had been touring apartment buildings searching for the best one since June of last year. We were probably the biggest pains to deal with because we asked to tour several of the units in OneEleven several times, but it was never an issue. In fact, the leasing agents offered a measuring tape and print outs of the layouts we were viewing so that we could take down all of the information that we wanted. My husband and I have experienced our share of apartment annoyances at previous locations that were considered to be among the best, and coming from those to here has been awesome. Not to mention, the rent is comparable to luxury apartments in the suburbs except here the city is at your fingertips and the view is unbeatable. People who are complaining about the price either haven't looked at comparable properties or do not value what you are paying for in a new luxury apartment building. The reason that we decided to pick OneEleven instead of the rest was because we really felt like it was the perfect balance for our almost impossible to satisfy checklist. New and practical indoor/outdoor amenities, upgraded apartments, *closet space*, AWESOME views, floor to ceiling windows, super dog friendly, and great location. There are only like 5 apartments that have balconies, and we were so bummed to give ours up, but it has forced us out of the apartment more & they have really nice outdoor common areas. You're LITERALLY right on the river walk. Cross the street & you're in River North. You're only a 5-10 minute walk from anything you could possibly want. We love walking to the dog park at Lakeshore East (10 min walk) and there's also a Marianos right there. You can also walk to Jewel in River North (10 min) or Target in the Loop (10 min). If you love brunch you have all the best spots at your fingertips, and if nightlife is your thing you can walk 5 min to Hubbard (this is huge because as a girl who wants to dress cute, but hates walking in heels the distance is very manageable). I really like that while it is so close to everything, the river makes it feel a little more spaced out and less congested. It's nice to grab a coffee and sit on the river walk after work. You can sit at City Winery and have a glass of wine, or you can grab gelato from the gelato shop. If you want to go for a longer walk you can take the river walk into Streeterville & completely avoid the chaos on the streets above. This is awesome if you have a dog or just want to get away from the craziness and walk along the water. We don't have children right now, but we do have a 90lb puppy and she is more spoiled than most humans. It was so important to us to find an apartment community that not only allowed dogs, but welcomed them (any size). The 19th floor has a "dog spa", play room, and potty area. It is kept clean and is super nice in the Winter because you don't have to go outside. They also have doggy daycare and grooming services onsite through Baroo. All the dogs and pet owners are super friendly and the dogs love seeing each other for some playtime. So many of the complaints I see on here are location based or city issues, and not an issue with OneEleven. It is the center of the city. You will hear sirens and horns more than you won't, but this is the case in most apartment buildings and honestly part of the city charm. The windows are really great for keeping noise out though, there is a huge difference between having them open and closed. You ALWAYS have hot water no matter how long you shower, what time of day it is, or how many of your faucets are running at the same time. I am a crazy person and like my water hotter than most, so I am pretty hard to impress about this. The front desk is (wo)manned 24/7 and the staff are so friendly and helpful especially Joyce, Andrea, Donnica, Amega, and Ryan! We utilize the in home package delivery and also use the onsite dry cleaning service that will drop your dry cleaning back in your apartment when it is done. Also Olga and Rodrick are amazing and work really hard to take care of any maintenance issues and to keep the building very clean! The only complaint I have is I wish there was a yoga room and sauna. Almost all other new apartments in the area have a sauna and designated room for fitness classes. Classes are currently held in a vacant apartment which is not practical. I would also love more class variety. Many other apartments offer pilates, hip hop classes, boxing, etc. I am really surprised & disappointed that there is not a sauna or hot tub near the gym/pool. I lived at 111 for a little over two years. The property itself is beautiful and great location, however I do have a lot of complaints: - Noise. Yes, you are in downtown Chicago, however, you are close to the fire department, so don't be surprised if the ambulance/sirens wake you. The train also runs right next to the building, so I hope you aren't a light sleeper. Lastly, if you have neighbors that like to party, you'll hear everything. - The residents and amenities. Please prepare for a "douche" crowd that is some of the residents of One Eleven. They tend to overcrowd the gym and the balcony. If you ever want to lay out on a chair in the summer be prepared to listen to a group of 10-15 jersey shore type people listening to EDM. A note to the staff: consider limiting how many "friends" are allowed at the pool. It makes it a miserable experience for everyone. - Renting out entertainment suite. Don't do it. $400 for 4 hours. We did this twice, once for a work function and once for a personal party. We got kicked out at 10pm and continued a quiet party in the main 27th floor area, the staff would not let us stay, even after spending a large amount of money. -Cheap finishes. Looks fancy, made poorly. You'll discover this after living their for a month. And my apartment was brand new... +A positive: The staff is great! We loved Andrea at the front desk and the girls who helped with packages in the back. You all are great! OneEleven is ok for the cost. There's some issues, and they continue to take away services or charge for new ones as time goes on. They raised our rent $420/month on a one bedroom after living here for four years, so we left for Marquee. The elevators never work, they don't have a dog service anymore, and now they charge for printing. Bozzuto, the management company, is disorganized and very corporate with high turnover. They don't care about the residents, we're just another number. read more

As a brand new resident I have nothing but amazing things to say about this building. First off, the building externally is beautiful! The inside is just as gorgeous, pool is amazing, gym designed by Equinox, and common spaces that are more like a fancy hotel than a residence. I have been told several movies have been filmed here! I also have seen several celebrities walking around (Oscar winners too...need I say more). The management staff was extremely kind, caring and never forced the sale. They bent over backwards to help me move in, including a welcome basket full of goodies! My biggest reason for moving are the amazing social events! You truly get to know your neighbor which I love! My old place I had zero social activities, and OneEleven has had at least once a month since I moved in. I lived at OneEleven for 3 months, in two apartments. Here is an honest review of my experience there. The Good: 1) Best concierge staff, ever. Everyone at the concierge desk was kind and professional. I can't say enough good things about them. They were nice to see in the morning before work and nice to see in the evening when I came home. 2) The management/leasing team was also kind and professional. I had no issues with them personally. 3) If you like a busy area, living on the river, this is a great location, close to many great restaurants, shopping, etc.. The views were great. The Bad: 4) Someone near the first unit I was in smoked and I could smell the cigarette smoke while laying in bed. They offered me two other units (but wouldn't let me out of the lease). 5) The second unit had really great views, but I terminated my lease with a 60 day notice (and had to pay a month's rent too) because the building is close to where the L (that runs about 24/7) crosses the river and it was so noisy that I averaged about 2 hours of sleep a night, even sleeping in Bose noise reduction headphones. That part was a nightmare. I spent most of the last month at a hotel. I realize this problem isn't unique to OneEleven - many buildings are close to the L, and probably have this same issue, but if you don't like noise, beware. Some people can live with that. I could not. 6) The finishes (cabinets, etc.) are cheap. The shower rod was so high up that a standard shower curtain/liner was not long enough, so water would get on the floor. I asked if maintenance could lower the shower rod but they could not - they are screwed in. What I think is really unfortunate is that the laws are on the side of the owners/management companies, not the renter. I relocated from out of state/didn't know until I moved in about the noise from the L, and I had no recourse except to live with cigarette smoke for a month, then switched apartments, gave my notice for 60 days and then paid a month's rent penalty while staying at a hotel so I could sleep). When management sent my termination letter, the amount owed was also incorrect, which I didn't know - they calculated it and then they made me pay the corrected amount when they discovered it 60 days later (the original letter/amount was off by about $850 dollars). They should have honored their mistake that was in writing, not send me a revised letter later. My experience at OneEleven was not good primarily because of the L and the fact that Bozzuto would not compromise/let me out without a 60 day notice and one month's rent (or honor their own mistake). I would never rent at a Buzzuto property again. Yes, I wrote a favorable review previously (because the people were at least nice) but want people to know, you won't get any sleep there, they won't let you out of your lease, and when they make a mistake (about $850), they won't honor it/make it right. read more

Elevators keep being out of service every other day, got on one couple days ago hit my floor number but took me all the way up to the 57th floor and then down to the lobby again. Internet DOESN'T work in the lounge with is very frustrating if you have to work from home but don't wanna spend all day in your living room. I'll update with a new screenshot. Door guys are my favorite ( Ryan, Ruben) two thumbs up! but not so much the management of this place, which from what i have come to notice I'm not the only one moving out or breaking my lease early due to them. Im currently in a Alcove which is the fastest leasing floor plan they have, i decided to transfer to a two bedroom just recently and since i have only been here since september they will not allow me to. apparently they have a policy of waiting 6 months and paying $1000 transfer fee, Pretty bogus to me. My thing is I'm willing to pay more to be in a two bedroom, this unit will lease out quickly..they always do so why is this becoming an issue? it just so happens to be a lose lose situation for everyone which is sad. My rent is always paid on time unlike some people who are being evicted already..i have also heard they have bent the rules for other people on this, unfortunately not for me. i can finally say how disappointed i am with one eleven.. i WILL NOT recommend this place like i had before and i have made sure my realtor friends who help people find apartments know about this issue as well. You can do better for the money. I have only lived here for only a few months. Here's what's happened: - An elevator broke down right after I moved in. It just isn't being fixed. - 1 price hike. The "heavily discounted" maid service basically DOUBLED in pricing overnight and unexpectedly. - 1 service downgrade (packages will no longer be delivered to your apartment except on a couple days a week). - The office staff spams residents with email offers, trying to squeeze every dollar they can. The building is beautiful, the gym/pool/movie room/dry cleaner/ATM were really nice perks and I enjoyed the central location near to the Clark/Lake stop and grocery stores. The front desk staff was absolutely phenomenal! The reason for the negative review is the leasing staff. On multiple occasions I had issues paying rent on the online portal and was assessed late fees despite it not being my fault. I also tried to move units on multiple locations and the leasing staff sold ones I viewed and expressed interest in right from under my feet. It's clear they cared more about the sale (and bigger commissions) than their existing tenants. I was also charged nearly $100 for "extra cleaning" upon move out. The pictures they provided had crumbs on the counter top. Honestly there are better priced, very nice buildings in River North on less hectic streets than Wacker Drive. If you're looking at OneEleven as a potential residence, this review will be important to you. As with most luxury apartments OneEleven has many excellent things about it (it should, it's paid for in your rent every month), However OneEleven has a major, and extremely visible issue, this OneEleven Leasing/Management office is Terrible. There's many examples I could give to warn you about how horrible they are but looking at a recent response from OneEleven Management that can be seen below reading other reviews. There's only 1 statement that truly matters, and will certainly apply to you if you decide to live at 1-Eleven. "I do apologize that we were unable to accommodate your recent request.. we do have certain requirements that we have to apply to each and every resident." 1-Eleven's leasing/management office will be equally detached in your future request, firmly sticking by their arbitrary "policy" mandates as if they were some sort of infallible reference guide on how they should treat residents, and their future circumstances. But don't worry I'm sure they'll find a way to apologize to you in the nicest way for the inconvenience while simultaneously detaching themselves from the reality that this protocol is somehow satisfactory. If you choose to move to OneEleven their incompetency will be a burden that you have to bare for the duration of your stay. If you come from a building with any halfway decent management or leasing office, or you don't know how significant this is, I empathize, I was there thinking those exact same things, I can assure you it means a lot, because life happens, things will pop up, circumstances will change, and when they do, 1-eleven, and their team will make every effort to show you how easy it is for them to do absolutely nothing. I have been here 3 years and will be moving out when my lease ends- I did prefer Related Management and the option of paying rent with my bank account or with my card without being charged a fee-Yet Bozzuto has taken care of any issues I've had and the front desk and valet are always great- Yet I need to move on from here....for the most part it's the noise-I understand I live in the city, I have lived downtown since 2009, but this is different- CONS: 1) The Street Noise I've been here since the building opened in 2014, and remained in the same unit-I don't know if there is more traffic on Wacker Dr. but the traffic and noise is making me go INSANE! The windows are not thick enough at all to be in this location- I actually stayed in a very loud part of San Francisco last month, on the 19th floor and did not hear a single thing-Like that Ace Ventura movie, you open the window and it's there, close it and peace...they need that here- Starting every weekday morning from 7:00-9:30 I get to hear all the honking from drivers, and then it starts again in the evening 4:00-7:30, along with the 20 so fire trucks/cops that go by here daily- I do work from home, so that is part of the reason I am going insane here, but seriously...I feel like that Michael Douglas movie where he goes nuts-That is how I feel with the noise out there-I've worked from home at almost every job I've had since 2006 and here I have to mute my phone all the time due to the noise- Just to educate that I am not making stuff up and have sensitive ears; there are 4 lanes of traffic out there on Wacker Dr., then there is Clark St. which has been having the bridge worked on for what seems like forever-Back in 2014 and 2015, they removed the paint and repainted LaSalle to Clark St. bridges so that was fun to hear at night- As well keep in mind this building is next to the Thompson Center, Daley Plaza, and the Courthouse, so when protests happen they start over here-Oh, and some parades, nothing like getting woken up to marching bands practicing- 2) The El I used to live in Wrigley, Sheffield and Waveland, and I never wanted to live that close to the el again-My current place I face Wacker Dr. and the Wells subway track is so annoying...thump thump...thump thump...thump thump-There is also the one behind the building, which luckily I don't hear-However I have talked to residents that live on the Clark St. side and they do hear it- 3) Street Racing (cars and motorcycles) When it warms up, it's like every Fast and Furious fan decides to come to Chicago and get on Wacker Drive, so lame but they do-Since there is a light out front people will sit and blare their music until the light turns, then they burn out and race... 4) Drop Off Area In Front I am surprised no one has been hit out there for it's a mess...At every other high rise I've lived at there is a 15 min standing period for cars, here there are no parking signs so people can park here and not get towed, so residents here if they need to park and bring in groceries, a pet, etc. you can't b/c someone is using it a parking spot-I have been told it's the city that is to make that change but 3 years and it's been this way? 5) Delivery people/Fobbing It gets annoying for say there are 4 people waiting for the elevator and Domino's comes along, well the front desk has activated it for them so everyone gets in and no one can push their floor b/c it's only programmed to go to one floor now-So only one person can fob their floor, then the next person can and most people spazz out and push their button but it doesn't stay so then the elevator is just siting-Now I just wait for the other elevator b/c if you get in you start having this battle of the buttons with the delivery person for they don't understand-This is trivial but I think the 3 years of dealing with it, it's gotten to me- PROS 1) Hot water...glorious hot water, I love that no matter what I will have hot water-I can take a bath and get out looking like a lobster-Oh and the pressure is good, I can fill a bath in about 3 minutes-Even the sink, there is no way germs can live for it's volcano type water that comes out, which I love- 2) Maintenance, they are on top of any request lickity split, and always so nice- 3) Your own AC/Heat option, all the high rises I've lived at don't have this, only forced Heat/AC switched on during the year- 4) For the most part having quiet tenants- read more

Truly high-quality place. Lived there July 2014 - December 2016. I was the first tenant at my unit. At the time, it was very underutilized (few tenants in the building), which was fantastic. The apartment was originally owned/operated by Related Management, but switched in middle of my lease. The units have good quality built-in appliances, etc. The walls and ceilings must be thick, because I never heard any stomping, banging, etc. I was actually on the floor that had the dog run... Not having a pet and hating noise, I was worried this would be a problem, but it didn't create even a minor inconvenience. I lived on floor 19 and there was no street noise. (The exception is once per year, some Eastern-European parade would start at Clark and Wacker and be noisy, which was actually pretty entertaining. Also, I saw/heard movies being filmed twice). Opening the window is of course a different story; when the window is open, you can hear a lot of activity, as you'd expect. The staff is very friendly. The common area is kept clean as can be (infrequently, there might be some dog smell, but that's unavoidable when pets are allowed). Some of the more friendly staff left when Bozzuto started managing instead of Related. But, this place was altogether a 5-star experience. I recommend it to others all of the time. read more

Without question the best place I've rented! The building is fantastic- clean, always in great working order. The gym is awesome, well stocked, clean, bright. The pool is clean and perfect temp. The social area is always maintained - the views are spectacular. Does the location get any better? Restaurants, Riverwalk, Theater and shopping - all walking distance. The staff really makes the place home. The door staff absolutely ROCKS! They are beyond excellent. My only, tiny complaint - they need a sauna or steam room and yoga studio. I have lived in over 5 luxury apartment buildings spanning 3 different cities and this building is by far the nicest one I have lived in. Aside from the unbeatable views and location, this building has some of the nicest amenities I have ever seen. I have lived in the building for over a year now, and I am very happy with my relocation to OneEleven. Pros 1. Amazing views - my friends who visit the building are in awe of the views. There are not many apartments in Chicago that provide both river AND lake views. 2. Maintenance staff - for the few maintenance requests I have had to submit, nearly all are taken care of and fixed within the same day, and usually within a few hours. They are very nice and helpful. 3. Rent prices - I understand that some people have posted the rent prices as a con; however, I am pay a great unbeatable rate for the loop. Like any building, prices can fluctuate based on vacancy, and the time of the year, and I recommend everyone to check the rates on a weekly bases for open units since they can fluctuate high and low. 4. Concierge/Staff - The staff is very friendly and getting packages delivered has never been so easy. They will literally deliver packages straight to your apartment. 5. Finishings/Appliances - the finishings and appliances in the apartments are very nice and high end. I have enjoyed using the kitchen, and friends are always blown away by how nice all of the finishings are throughout the apartment. 6. The Gym - BY FAR THE BEST APARTMENT GYM I HAVE EVEN SEEN. Not many apartment buildings have a gym of this size. The dumbells go up to 100 pounds which, again, is not something other buildings have. I have been able to forgo a gym membership, saving $150/ month. 7. Community Events - OneEleven, and Bozzuto as a whole, is very big into organizing resident events. There are countless happy hours, events, etc that are open and free to residents. For St. Patrick's Day, the building hosted a free brunch (food and booze) for all residents. 8. Amenity Spaces - The views from the 28th floor terrace, availability of grills, year-round pool access, the media room, etc. all make this building the perfect spot for entertaining. I cannot stress enough how amazing the views are. Cons 1. Outdoor Space - I wish the outdoor space/furniture was more accessible throughout the year. During the winter months, some of the spaces can be closed off, which appears to be the norm for a lot of the Chicago apartments. It would be nice to have this space open at the very least for those random warm February days 2. Elevators - While the building is a tall building with many residents, sometimes waiting for an elevator can take a few minutes. This mainly happens during busy times such as the morning or evenings when everyone is leaving/returning for and from work. All in all, I highly recommend this building. While all buildings have their cons and rooms for improvement, I have never been so satisfied living in an apartment building and looking forward to renewing my lease. read more

Very nice building with great amenities. The apartments are very modern with a minimalistic style. Very European. The staff is great and extremely accommodating. Rents are rather high and I don't anticipate renewing for that reason. I can have dry cleaning and packages delivered to my apartment. Parking is pricey as expected for the loop, but the garage is not private so a lot of commuters share spaces with residents. I do have a dog and the building advertised as dog friendly from the start. While there is a "dog run" inside the building, it's not very useful for any dog over 20 lbs. There is also a dog spa where you can get grooming and daycare, but after only a few months the person running it went part time. I've never seen anyone there. There is really no place to walk a dog either and with all the pedestrian traffic in the area the sidewalks are kept nice and salted. Great for us, but not dogs. For the person who wants a separate elevator for dogs, that would be nice. My dog doesn't like sharing elevators with humans who don't like pets. The fact that there would be plenty of pets in the building was not a surprise and you could have lived elsewhere. 8/3/15 revising this review. We moved out at the end of our lease. In the last 2 months living here the building lost a package, the dry cleaner lost some of our clothes, and the month after our leased expired we were still charged rent. Payment processing company said that One Eleven authorized the charges and that they would have to refund our money. We also had to figure out on our own how to unregister from their payment processing company. The management staff takes no responsibility for anything and heir follow up is horrible. I'm only giving 2 stars because the doormen and concierge are great. The rest, not so much. I would not recommend living here and you can definitely get comparable living for a lot less. read more

Outstanding community. The management team is thoughtful and responsive to even the smallest request. Jonathan is my goto guy when I have questions about the apartment or the city. The staff team in the building is incredibly attentive and helpful. My neighbors are great. I've lived in 5 different cities and 6 apartment buildings, and OneElven is by far the best. I've lived here for almost a year. It was promoted as "the height of luxury." The apartments have great design - hardwood floors, upgraded kitchens with sub-zero freezers, etc. there are floor to ceiling windows for great views, u-verse is the internet provider for the building and some movie channels are standard with rent. There's a dry cleaner on the first floor, and they will deliver your clothes to your apartment when done. That's where the luxury ends. We've been through two management companies already, and both sent monthly emails reminding everyone of the "rules." The "dog friendly" building has a dog run on the19th floor - a very small room with faux grass and fresh air and ventilation right to the dumpsters in the alley. If you live on the highrise side of the building you'll have trouble getting the service elevator since it will be locked down by deliveries or cleaning staff throughout the day, so getting to the dog run requires two elevator trips. The "rules" emails will remind you that you must change elevators in the lobby, because no dogs are allowed on the community 28th floor - the only other place where the two different public elevator banks meet up. The lobby elevators are routinely broken or reserved for the penthouse, so elevator wait times are long. If on these long elevator trips, your pet has an accident, your "rules" emails now say that it's a $100 fine. I guess too many dogs failed at the long elevator waits. There are no other dog parks nearby, so dogs spend a lot of time in planters on the sidewalk. Your "rules" emails remind you you not to let your dog use the bathroom in front of the building, because it looks bad. Your "rules" emails remind you that you can't replace shower heads. The reason everyone does that is because the water pressure in the showers is so bad. In all plumbing in the apartment, there is no "warm." Adjusting the faucets will get you freezing cold or scalding hot. Putting the faucet in the middle gets you an alternating of the two temperatures. We've had the shower in the guest bath "repaired" four times to stop it from leaking onto the floor and into the hallway. We're told its a design flaw that the manufacturer has to fix. Your in-unit laundry is closed by a slatted door which doesn't block sound, so be prepared to turn the TV up loud while doing laundry. Your "rules" emails remind you about quiet times, though, so be cognizant of those. The "complimentary" coffee bar on the community 28th floor costs a dollar. Air conditioning is controlled by the building, so the "rules" emails remind you that you shouldn't adjust below 68 or above 72. During the summer, the halls are freezing, and during the winter, bedrooms are suffocating arid desserts of hot. You have to close the blinds on the floor to ceiling windows if you don't want your apartment to heat to 80 degrees during the day, no matter what the AC is set to and no matter the season. The front desk "concierge" is really just a doorman. They don't leave the desk often, and have been known to be absent altogether pretty often. The group of doormen who remained after the management sale (Shawn, Ruben and Nathaniel) are great and very helpful and engaging. The new doormen don't wear name tags and rarely speak and don't come out to help at all. Their girlfriends and buddies are there a lot, too, chatting at the desk. Elevators require key fobs to operate, but don't worry - if you find yourself in the elevator because there was no one behind the desk or the doorman just told you to get on it, a helpful resident will just let you up. Restaurants are slim pickin's around the building, most Loop places close at 6 and aren't open on the weekend, and there are no pantries or grocery stores close - there are delivery services you can pay for. Add to all this the routine smell of pot in the halls, the insane barking dogs placed directly across from the lobby elevators you have to use to get to the dog floor, the smell in halls and apartments from the garbage chutes, the noise from the air conditioners in the unit, the shared public parking garage, the routinely broken fire pit on the deck, the lack of available treadmills in the gym ... It's more like dorm living than the height of luxury. Save yourself about $500 to $1000 a month for a comparable place in another building. We will be come renewal time. read more

I toured the building, and the facilities and amenities are fantastic. In particular, the fitness center and the indoor pool that is open year round are really nice. The location is also very convenient to multiple CTA lines only a short 5-10 minute walk away. However, the energy of the building was not to my taste, because it felt like a busy hotel. If you are looking for a lively environment then this building might be for you, but having so many people coming in and out and having people everywhere was a little bit much for me. However, to each their own. As I said, the amenities are pretty great. read more

This is a great building that I'll call "good" given its extraordinary rent prices. Some important points below. (Keep in mind we stayed here for two months on a sublease, but I think the observations hold true nonetheless.) - Expect to pay thousands of dollars for rent, even for small units. This is the market at work - so I'm not knocking management per se. - The units themselves: amazing views! High quality fixtures and appliances. Great water pressure (not sure why you'll read reviews to the contrary). You'd be surprised at how much you can hear from other units and the hall however. - Awesome door staff for the most part. Shawn and Reuben and Trevor were particularly helpful and always friendly. I also really liked talking with the young overnight guy - can't recall his name - who always had a great attitude. - Keep in mind this is not an overwhelmingly friendly community. Lots of people just want to come and go without interaction. This was a change from our cozy Lakeview roots! - Amazing common areas on 28, including decks, grills, pool and gym. The best part? Half the time you'll be alone in the pool and among few using the gym. It's amazing how seldom these areas are used. - Regarding dogs. HORRIBLE: the "dog run" on 19. Don't blame management for this - they do work hard to clean it. But the stench is ridiculous and many residents don't clean up after their dogs. I think the building's designers should be chided for the lack of ventilation here - ironic given that one wall is exposed to the outdoors. On the other hand, I can see this being the lesser of two evils during winter months or inclement weather. - The neighborhood is getting better and better. It's not like 10 years ago; the loop is still relatively quiet but it's no longer dead. And River North and the Riverwalk are literally in your front yard. - Very, very fast elevators. - Finally, the "Penthouse Kid" - as we called him - has the coolest Segway-type contraption that he rides around the building all the time. read more

When Related managed the building, things were great. The management team was friendly, accommodating, and on top of their game in general. Bravo Related! Then Bozzuto took over. I'm not sure if it was the people they hired or if they started cutting costs, but the service seemed to drop off. Little things here and there. To be fair, I had grown accustomed to the high level of service Related provided, and even though Bozzuto was probably adequate, they just seemed that much worse in comparison. That being said, things were okay post-acquisition, no biggie. Here's my biggest beef: I subleased my apartment the final 3 months of my lease due to relocation. As I finalized the paperwork with the subtenant in the leasing office, I notified Bozzuto that I would not be renewing my lease. Everything seemed fine. Weeks pass. Then, TWENTY DAYS BEFORE the end of the lease, I receive an email saying that they had not received written notification. Okay, that's odd, I thought. Why didn't they mention the fact that I needed written notification when I notified them originally? I quickly fill out their form and send it back the same day. No response, so I assumed everything was fine. I fly back to Chicago a week before the lease ends to make sure everything is in order. I stop by the leasing office to ask some questions. Again, they tell me again they haven't received my notice to vacate. Again, that's odd, I thought. I forward the email that I had sent weeks ago and they send me on my way without a word. The last day of my lease finally arrives. I clean out the apartment, shut off the utilities, and pack my bags. Before I head to the airport, I stop by the leasing office to turn my keys in. Only THEN do they bother to inform me that SORRY, YOU'RE ON THE HOOK FOR ANOTHER MONTH OF RENT. I was in shock to say the least. Now, I realize that it is ultimately my responsibility because the "written notice" part of the requirement is in my lease. BUT: Why didn't they say anything when I first told them that I would not be renewing? Why didn't they say anything when I stopped by the leasing office for the second time? Why didn't they send me just ONE email reminder BEFORE the 60-day period instead of 20 days before? Not getting ANY SORT of reminder is, to me, at the very least, disingenuous. It must be their way of collecting additional rent, and laughing at the people who forget about the 60-day window. I have probably sent 5 emails to management to make sure that everything is squared away, ZERO RESPONSE. Radio silence. Not even confirmation that they saw the email. Isn't there a courtesy 24-hour response period? I guess not with these people. I rarely write Yelp reviews but after weeks of radio silence, I thought I'd come here. Maybe they'll see this and finally respond to at least one email I've sent. read more

I lived at OneEleven for a year and a few months until the end of my lease. A beautiful building with great views if you pay the substantial premium for a high floor unobstructed by nearby buildings, but it was not such a great place to live. Annoyances: 1) Reserving a grill is $100! You can use open ones but if entertaining it is risky. 2) Noise. The Wells Street bridge makes incredibly loud clanking sounds as each car of L trains crosses the center. This starts at 5am. Make sure you check it out before signing and can live with it. Other L sounds are a problem at the back of the building. 3) Elevators are often full of dogs, which is OK, but the inevitable puddles not so much. 4) No porches (obviously) and windows limited to a crack. Window repairs can wait for months if you are unlucky and one decides not to latch properly. 5) Management office is focused on renting and collecting rents and fees and not particularly welcoming for anything else. 6) Exercise room is welcome, but make sure you can live with the limited numbers and types of machines available. I ended up joining a club. There is a lot of choice available in this segment of the rental market. There are better places for less. I found several and moved into one. read more

I've been living here since summer and so far so good with a few "glitches." I think it's a good choice if you work in the loop like me and are paranoid about safety (or are not extremely picky) . However, given so many choices in Chicago, you may want to shop around a bit. Apt: + Stunning view facing the river. Mostly quiet. The walls are pretty sound proof. - However, the construction and the sirens are not pleasant, though i can clearly see there are double pane windows. If you live in a studio like me and put ur bed in the alcove, you'll def hear the hall way because the gap under the door. I live next to a few girls who like to go out on the weekends and stumble home laughing at 3am in the morning with guys...I can understand but yes i hear them loud and clear every morning on the weekends. +Amenities are awesome...descent quality or at least good enough for me. - AC is hard to understand/use and Washer/Dryer are super loud (the building wants to keep it "environmental" so the washer only fills water up 2/3 full - i've had that same model of washer before so yeah i notice) Trash: + trash chute contained in a small room. - still smell horrible. sometimes it's so bad i can smell it in the hall way. Some people leave giant bags of trash because they are afraid of clogging up the chute but that leave the rest of us with sticky floors and bad stench. 28th floor : + it's pretty awesome...24 hr gym, 24 hr media room...most of the stuff is underutilized so if you come home late like I do...you can end up pretty much having the 28th floor to yourself. - loud parties. Yes. those do exist. There was once, before the elevator door even opened, I heard people laughing and drinking and loudly chatting. Do keep in mind that it's not always the young people. I actually saw a few girlfriends in their 40s having loud chats with their screaming kids. [seem like some ppl like to talk about spoiled kids living in the building...a dollar is a dollar...a person's rent is just as good as another's regardless where it came from.] Parking: + I actually really like the parking. It's not the cheapest in the loop, but the spaces are pretty easy to make it in. I am not the best driver and I have no issue finding a spot that I can park in well and getting out w/o any scratches. Prob the best garage I've seen in my apartment hunting in Chicago. Staff: + Couple of the front door people and ladies at dry cleaning office are very friendly and accommodating. Most of the maintenance people are very friendly and efficient. - The building managers are friendly but you have to call them to remind them things...when i moved in it def took many many many phone calls - i've lived in many apartments before and none was this hard to get paperwork confirmed. There are a few people who are not friendly and talk to you like you are an idiot. I have had a girl at the front desk call me and said "hey your delivery is here. you gonna come down or what. i'll send them up." before i even responded....i mean everyone has a bad day but fyi...i've seen the "rudeness" that people talk about... Dog: - they send you this looonnngggg list of dog breeds you can't have. In my book a chihuahua can just be as bad as a german shepherd if not worse...so.... read more

I live in this building currently, and I love it! I was a little skeptical of living in "The Loop", but a friend insisted that I get a tour. I have now been living in the building for 6 months. The management staff is so nice and efficient. They are on top of everything. They have great facilities (gym, pool, internet in public areas, dog run, computers and printers, great outdoor and lounge spaces), beautiful views, and lots of free residence only events. They deliver all packages including dry cleaning to your apartment! They will even put groceries in the fridge and dry cleaning in a specifically requested closet! It feels like they really care about the well being of each resident. I almost feel like I live in a hotel! They also accept rent payments with a credit card without a fee. The pluses of living in this building are endless. read more

First of all.. the property is GORGEOUS! It is both contemporary and comfy at the same time. The units feature sleek, high end finishes. The floorplans are designed to maximize space. The common areas are top notch and feel much more like a 5 star resort than an apartment building. The location is amazing, right in the heart of everything - with beautiful views! All of that said, the real reason that I am writing this review is to commend the staff. From the gentlemen at the front desk to the leasing professionals - everyone is the epitome of professionalism. Particularly, Tess in the leasing office. She made what could have been a particularly anxiety producing scenario almost stress free. She offered solutions. I once read that the most stressful things in life are moving, starting a new job and having a child. Well we were doing 2 of the 3 things listed here and Tess went out of her way to help. I would recommend One Eleven or any other Bozzuto property to anyone looking. We looked at alot of places in the city and it came down to two properties managed by this company and that can't be a coincidence. read more

I highly recommend this building to anyone looking for the best staff and service in Chicago. Not only is the building spotless 24/7 the amenities are incredible. Best views in the entire city. The front door staff are the best they greet you by name every morning and help with anything you need. When I toured the building I had Jessica do my tour and she was one of the main reasons I signed my lease. She was very helpful and made the experience effortless going above and beyond with questions and explanations while I was moving from out of town. As a real estate professional in downtown Chicago, I've had the opportunity to work closely with many new, high end, luxury buildings that have popped up post-recession. When it came time to sell my condo on the North Side, it also came time to choose my new home. The past year working with OneEleven has been a fantastic experience. It's one of the few buildings where everyone remembers your name, is friendly, and is truly a pleasure to work with. OneEleven was my building of choice to become my own home. Tess, Michelle, Xander, Andrew, and Pariece in the leasing office are a joy. In my experience, the front staff have been friendly and willing to help in any way possible. I've gotten to know Nick, the manager, along with Ruben, Shaun, and Trey (and others) pretty well. I often work from home, so the amenity space is extra useful for me. Grabbing a laptop and working over top the Chicago River is an experience you can't really replicate. All in all I think OneEleven is a great downtown luxury option. Where do I start? I have been extremely impressed with One Eleven and Bozzuto from the day I called the leasing office to inquire about available units. From the get go, the management and staff were willing to help me find the apartment that suited my needs and answered all questions along the way with a smile on their face (no matter how annoying the questions may have been). Management was extremely transparent about lease terms, cancellation policies, etc. They were also very informative about the move in process and made sure that my roommate and I had a smooth move in process. We were very pleased to say the least. The amenities are fantastic and surprisingly no one is every using them. Due to the size of the building, we were a bit nervous as to how crowded the amenities were going to be but we were pleasantly surprised to see that this is not the case. There is a ton of outdoor space, grills, lounge areas and you can't beat the indoor year round pool. In addition, we were also extremely impressed with how fast the elevators run - we have never had an issue with the elevators or are left around waiting for one. The maintenance team is also fast at attending any issues you may have. It's as easy as putting in a request online and within 5 minutes they'll be there fixing the problem. You also cannot beat the location - there are a ton of L stops, restaurants and convenient stores/pharmacies nearby. And most importantly, if you work in the loop or river north you're just a short walk away. Although we have only been living here for a month, I can honestly say we see ourselves resigning our lease when the time comes. read more

We lived at 111 West Wacker for 19 months and only left once we closed on a new home. Everything about this property and living experience was exceptional. First, the building itself is first class from the finishings and fixtures of the units and floor plans to the highly regarded amenities on two floors. Next, the staff in the leasing office is always helpful and responsive to our periodic requests. We moved units and while there are rules, they offered flexibility and options for us. The staff organizes events all the time and really cares about the residents. Bozzuto is obviously a well managed company and their leasing and property management staff has been there the whole time since they took over so they know the residents and the property very well. If anything comes up, they are on it. We did live on an upper floor so the views are just amazing and being across from The Riverwalk means we had direct access one of the best recreational activities/sites in the city. Sometimes we would go out just to sit and read on the steps or go to one of the several establishments for drinks. City Winery is right there. Our floor was very quiet and the neighbors were always pleasant to each other. The service levels at this building are very high. We carefully checked out other buildings and there is always at least two people on duty all the time and they are so helpful whether it is unloading your car, delivering packages, or taking care of your guests. They are not just there to watch the boards but to be of assistance as well as security. The residents are mostly professionals and across all age groups. They also get the visiting actors and entertainment/sports professionals needing temporary housing so it was kind of fun to be in the elevator with actors you see on TV or local professional athletes. Anyway, I have taken the time to write a very positive, 5 star review because it is deserved. If you are thinking about an apartment building in Chicago, the security, amenities, quality of the finishings, fixtures, and service levels guarantee you will have a very positive experience here. We looked for 6 months and there is really no comparison to any other top end places we visited or experienced. read more
