I cannot say enough positive things about the staff of 95 Wall, their attention to the tenants, and their promptness in responding to issues. We have never had a problem getting something repaired or otherwise handled, and every single staff member is courteous, and efficient. Communication during the after effects of hurricane Sandy was excellent during a very difficult time, and the entire UDR team was on site and worked endlessly to get us back in the building as quickly as possible. Regarding what some other reviewers have mentioned, we have not had any unusual problems with anything breaking, and when we have had issues, they've been handled immediately. Recently had Mario come in to do a touch up on drywall and paint in one spot, and he said while he was there he was going to touch up the entire apartment, which he did unprompted by us. The only thing keeping 95 Wall from a five star review is the rent went up 6% AFTER hurricane Sandy, and UDR doesn't offer leases longer than one year. Otherwise, we can't say a bad word about the building. read more

This is my first apartment in NYC and it is AMAZING! I am irresponsible and chose to start looking for an apartment the week that I needed one. I had awful and tedious experiences applying to other places nearby. But I applied here and was approved very quickly and because I was so pressed for time, everyone in the leasing office helped me move in the same day! All of the amenities are great and always kept clean. There's a basketball court!!! My friends love it here as well. Building looks high class, however, after living there for multiple years and having less than great encounters with the staff, I wouldn't recommend the apartments to anyone. Appliances are always breaking down, and when maintenance comes to fix them, they often leave a mess or just say it's fixed when it is not. The leasing office was absolutely terrible to work with, especially during the move out process. Once got stuck in the freight elevator and they didn't even care. DO NOT MOVE HERE THERE ARE SO MANY BETTER PLACES IN FIDI FOR A BETTER PRICE. read more

Leased there for a year. Exorbitant fees. Make sure you read the fine print in your lease. God forbid if you're 1 day late on the rent, be prepared to pay through the nose. Make sure you give 60 days notice you are leaving even if you sign a 1 year lease. Left the place spotless but they still charged a cleaning fee. Charged $1,200 in labor to take down a temporary wall that could not have taken more than 5 minutes to take down. Horrible experience. Money hungry landlords, stay away! read more

95 Wall Street - the hidden gem! I'm not one to make a review (as you can tell from my history of reviews) however I made it an effort to review 95 Wall Street. This hidden gem offers outstanding amenities, stunning apartments, and an elegant entrance. But most importantly, as with any home, the people make it livable. I give special recognition to the staff at 95 Wall Street. They make it feel like home. As a returning tenant of the building, and with many options to live in other buildings, it was a no brainer to come back to 95 Wall Street. I want to give special thanks to Harold Burrows for making it such a smooth transition and for his attention to detail. He truly listens and cares about what the client wants, and finds the "right" unit for them. He also has a wealth of knowledge about the neighborhood and the property. Also, I commend the manager Josh for keeping 95 Wall Street an outstanding property. I can only imagine how much work it is to keep up with the consistency in excellence. My husband and I enjoyed every bit of living at 95 Wall for six years. The building is beautiful, it's in an awesome location but most of all, the staff are what makes this place run so great. Everyone from the main office, the front desk staff, the maintenance crew, porters etc. are all amazing and such hard workers. The building online portal was really easy to use, most all service requests were done almost immediately. You can't beat the valet on the second flour, where your packages are held safely and dry cleaning can be picked up and dropped off. If we didn't have to move back to the west coast, we could have easily lived here for another six years. read more

Absolute robbers. If I could give negative stars, I most certainly would. So, I won't take away from the facility itself. Yes, the building is pretty nice, and the apartments themselves were great (depending on the floor and layout). The rooftop kind of sucks, but the lounge area is quite nice. The biggest perk was in unit laundry. It's located conveniently near several subway stops; always a plus. However, I can't express enough how shady the leasing office and management team are. I was working with a broker from Platinum Properties who is a dual agent with this building. Go figure, she also lives there. But to think that since she lives there, she would know the ins and outs of what a tenant is financially responsible for. Boy, was I so wrong. Upon receiving the lease, which doesn't happen until after you pay the application fee (non-refundable) and holding deposit ($1000 - but this unit had a nice deal in which $250 was required and non-refundable, and the remaining $750 would go towards rent or anything else on the resident portal), there's a nice little line that mentions not to pay anything until reviewing the lease. Cool. It also goes on to mention how many monthly fees there are, which were certainly not mentioned. I specifically asked as far as utilities and extra fees, what would I be responsible for, which she answered, "Oh, just electricity and internet!" She was also misleading about the broker's fee. Once the lease was received and math was done, the monthly cost ended up being hundreds more than quoted (not including estimated costs for electricity and internet). As if the original quote wasn't enough? I had to back out of this, and prayed that the building understood that had I not been misled, I wouldn't be backing out or I would never have considered this building in the first place. I emailed the leasing rep about all of this, in which he did apologize and said that he would be able to refund me the $750. This was almost 3 months ago. I've emailed several times, been ghosted several times, only to email or call back with no return or an answer that they've already sent the check several times. I find it very very hard to believe that the check has been lost in the mail 2 or 3 times. I finally emailed the leasing rep, letting him know that I'm losing patience. I was always quite civil with our correspondences, but it just got ridiculous. How many times do I need to keep pestering this office/ the UDR management?? That's honestly the worst part. Lack of response, lack of updates, lack of decent customer service. After being told once again, "I was told it was already sent," I emailed saying that I would like to personally come to pick up a check. Finally, I filed a dispute with my bank because I sure as hell was not going to rely on UDR nor 95 Wall to get their acts together. Of course, this is when I heard back from 95 Wall, telling me that they were contacted by my bank, and to cancel the dispute, then they would provide a check either over night or for me to pick up. I emailed back saying that I could cancel, but to let me know what day the check would be ready. No response. So, no. I will absolutely not cancel this dispute just for them to drag their feet, lie, or incompetently carry out their jobs. If the people behind the scenes carry out business like this, I'm glad I didn't sign the lease and end up stuck here. read more

Overall, great experience! We all know signing a lease can sometimes be stressful, however when I came to 95 Wall, I felt at ease. My roommate and I worked with Josh, who worked very diligently with us through the whole process. He made signing and moving in a pleasurable experience. Now living here for almost 4 months, I have had no problems. The management is very attentive to the tenants, and respond rather quickly to any issue. For example, I put in a service request for a few things in my apartment, such as new light bulbs and a problem with my dryer, and it was all fixed by the time I got home from work that day. Amazing, amazing, amazing. Great building. The staff and everyone is so friendly. The doorman are very nice and I enjoy have small talk with them. It's like a big ol family and I'm from the south so that's important to me. The roof deck is really relaxing to chill and have a couple of beers and there is always something going on here. The breakfast is great and it's always full of still and never running out. The gym is very resourceful and the lounge is very relaxing. A beautiful building and totally recommend it! read more

I love living here! The finishes are great and the staff are really really helpful! They maintenance requests get answered the day of or the next day. The apartment it's self is spacious and huge ceilings. The people that live in the building are nice to not stuffy or rude. The lunge and roof deck are amazing. The only other building that competes with this one is 2 Gold. I lived there before hurricane sandy and this place is much nicer, cleaner, and newer. The only gripes I have with the building is that they are a little heavy with the fees such as they charge an extra $300-$400 for a ice maker and a $50 charge for renting a extra key after awhile x??? Also there is no recessed lighting but the windows are huge and there are no ovens...they have microwave ovens. They are nice but definitely do not have Thanksgiving here you will not be able to fit a big enough turkey in there. I haven't used it for cooking yet so we will see! Also there is no smoking allowed anywhere so if you are a smoker you are out of luck. However other than that I absolutely love the place finishes are top of the line we even got a chandelier in the apartment! A really nice touch! Have never seen that before. I for see myself being here for a a very long time. Also if you stop by the leasing office and ask for Fernando! He was the best and say Renzo sent you he will certainly take care of you read more

Well, as was suggested by 95 wall, I called several times and emailed their billing department with a hope to resolve the refunding issue but guess what? well nobody answered the phone neither replied to my emails or called me back which of course makes me even feel worse, Is it a joke? is it just a reviews answering routine? I don't know but I guess that my last resource to recover my deposit is to file a law suit. read more

I am moving out in November but wanted to put in a good word - I had a great experience here. In particular most of the staff was awesome - never had any issues apartment wise but the one time I had a clogged shower it was fixed within 24 hours of my request. As far as leasing - Josh was awesome through the whole process - very up front about everything in the lease, all the requirements, etc. and very responsive. He's the guy I reached out to with any questions. I never had an issue with moving in or rude staff on my end but I am low maintenance. I am only moving out because I want to be in a better location for work (I work in midtown and frankly never go out down near the building). I used to live in 90 Washington an the leasing office employees had really bad attitude, they were rude, condescending, and didn't even say hello when they saw you at the elevators. I've lived in this building since fall, and have had a pretty good experience, but there are definitely a few things I'd like to pass along to other, or future occupants. TL,DR: It's a nice building, though not the most homey, and the mailroom staff and maintenance is extremely difficult and not reliable. Pros- polite and relatively competent doormen; good location- not too far from 2,3, 4, 5, J, and Z trains; nice apartments- okay bathroom size, nice kitchen, definitely livable for two or a few more- we have a studio with temporary walls, ad we're all pretty comfortable, and have made it homey; building is nice and clean, with nice workout and lounge facilities. Cons- walls in apartments with temporary walls don't go all the way up- I sleep with earplugs because I need to sleep in complete darkness and silence. My roommates and I go to sleep and wake up at different times- I am a student, and they work, and am not the heaviest of sleepers- also, if the phone rings, or door is knocked on, I can hear loud and clear. This also means nothing is ever totally private. It's apparently part of NY law, though, so if this doesn't bother you, go for it. It's a little tough for me. Also, I've had two different packages go missing on two different occasions, and though the building staff is always very helpful with this, no one else seems to know what's happening. I have had this problem with mail, too- not receiving certain items in my mailbox, yet letters from previous occupants, or that have been put in the wrong box don't seem to have a problem making it in. The second time I had a package go missing, a textbook I needed for class that said on Amazon that it had been delivered days before, I emailed the building immediately. The next day, I went to pick up a different package in the mailroom, and the woman there completely reamed me out for going about things that way. I was not accusing anyone of anything, though she seemed to think so. In the past, she had been alright, though seemed always flustered, understandably so, but was always very short with me if I wanted her to check to make sure I had nothing delivered, and always made it seem like doing her job was an inconvenience. I'm not sure also what the hours are exactly, but my roommate has gone down at times from 5-8, and sometimes someone is there, and sometimes not- so are there set times occupants should know about? The building staff was quick to respond to this, and is very helpful, but I have not plans to go down there again any time soon- my roommate has already volunteered to pick things up there from now on, also very upset with this. Maintenance: it's hard to get ahold of someone, and they will come really early, or not at all with no notification, whether or not you specify a time. They are not very competent, either, in my experience. Also, right now, I don't even know how long the heat has been out. Almost every other day there is a message about the heat being out, and it takes hours to come back on. Doormen: They are nice and pretty helpful, but one day, I needed a cab to the airport and it was pouring rain, and when I asked for their help, they didn't seem like they wanted to help at all, eventually saying they'd call a service, but it would be expensive, blah, blah, blah. Overall, the place is affordable, and a good, reasonable first apartment in the city. The location is okay, though not super ideal for young New Yorkers, as it is straight on Wall Street, but good for Pace students looking for a good price. However, if I'd have known the mail staff was so difficult- I live pretty far, when not in New York, and, like most humans, get a good amount of mail- I may have made a different choice. The building staff is very helpful, however, very prompt and attentive and careful in what they do, but I've only lived here a few months, and have probably talked to them more than I should have in this time. If relations with the staff of your building is important to you, this may not be the place for you. I wouldn't say that's something that should turn you away, but I definitely think it's something to consider. read more

NEVER USE THEIR RENTALS THROUGH ANY RENTAL SITE. We stayed August 4th and 5th, 2018 and it was a nightmare. It was 99 degrees in NYC and the air conditoner did not work. 2 TVs were both broken and did not have any channels and the wifi didnt work! SO BAD. THESE PEOPLE ARE CROOKS. We tried several times ro have this fixed, and they kept saying someone from the building would come. From Sat to Monday, NO ONE came. Bad people read more

My daughters were looking for their first NYC apartment together and heard good things about this building from several people. From the first time I called and spoke with Barbara Wye, a marketing associate, I had nothing but good vibes about her and the building. She has been extremely helpful and patient with our dozens of questions and concerns regarding the whole process. I'm not sure why other reviewers have complained about not being told about monthly fees because Barbara was very upfront with us and clearly explained what would be due upon signing the lease and what will be due once my girls move in. She also explained that in addition to the rent which can conveniently be paid on the building's portal, the electric and water is also paid through there which is a great feature. Internet/cable is paid separately through provider of choice. I like the fact that my daughters are in a doorman building and the area seems very safe. The building is clean and is reminiscent of a boutique hotel. The apartments also have that same vibe. Also, flex walls can be put up which makes it affordable for young people to be able to get a studio and and still have a private sleeping area. There is a really nice rooftop that you can use to sunbathe, study or relax with friends. The gym looks really nice, clean and up to date equipment. There is a also a breakfast during the week which is a great feature for students and professionals on the go. The residents that we met while touring the building all seem very friendly and enjoy living in the building. The location is great, near subways, seaport, shopping. Barbara is a great addition to the staff and has helped us every step of the way in making my daughters first apartment a smooth and easy transition. read more

95 Wall was excellent to my wife and me (and our 2 year old son). The entire staff (front desk, maintenance, breakfast staff, valet, management) was WONDERFUL and always held doors for us, greeted us with a smile, and made us feel like it was our home. Fernando greeted us by name and all of our maintenance requests were completed within 24-48 hours - most were within 6 hours. The ONLY issue we had with the building was the rent price. When our lease ended, the new rent was too high for us, but the leasing office worked with us to try to find a solution. Sadly, we simply couldn't keep up... but we wanted to stay. We would highly recommend 95 Wall for anyone interested in a clean building, with fast response times for any maintenance problems, and a FANTASTIC staff. read more

I have lived at 95 Wall for about a year now, and besides the convenience of a short two block stroll to work in the morning, the 95 Wall team has been nothing short of fantastic. It really takes a village for it to all come together, and I didn't realize how critical a smooth and effective operations platform can be to your day to day living experience. 95 Wall's UDR-built online resident portal facilitates all of the things you never think about before moving in to a New York City apartment; online payments (you'd be surprised how many buildings do not accept payments online), ten-second maintenance request online submissions (often resolved/completed same day), internal "facebook-like" newsfeed where I've bought and sold multiple pieces of furniture from people moving out (got a nearly-new IKEA couch for $85 and I didn't even have to leave my apartment to retrieve it!), valet-desk ("June" and her big smile for dry cleaning, package delivery, arranging apartment cleaning), and to top it all off, I get breakfast served 5-days a week (yes, I "pay" for it through my rent, but it's a nice touch). The building is clean, the front desk staff knows you by name ("G" the Gentleman, and "E"), and the management team (Josh, CJ) actually responds to your emails, and even calls you right back when you make an inquiry. I first signed a lease at 95 Wall because of the location and because Ginet was so helpful. However, I'm renewing my lease and planting my flag at 95 Wall because of the people who manage it via a smooth operations platform which allows me to focus on enjoying my life instead of stressing about where I'm living it. read more

I lived at 95 WALL for 2 years and in my time there I had nothing but great service from the staff and management. If there was ever an issue with my washer or other any of kitchen appliances they would always be quick to respond to the problem. I would have stayed longer in the building but work transferred me to Boston. I definitely miss the staff and the building. Shady leasing practices. I put an application in on a unit yesterday because I was told (and their website advertised) a move in special that gave a $3000 rental concession. I emailed the leasing agent to let him know that I put the application in on-line and he told me he didnt have it, His excuse was that I used the wrong link to access the form. Although the link was in an email he sent me saying "apply here". Nice to know my social security number is floating somewhere in their company and nobody knows where. Anyway I offered to fill out the correct form and was told that the apartment had now been held by someone who put their app in after me. So I said I would take another unit and then was advised that they would no longer honor the $3000 concession because "they pulled it that morning" - nevermind the fact that I did my application the day before. I asked to speak to a manager and was told it wouldn't matter because they would not honor the special. So basically they pulled off the classic sleezy bait and switch crap that make people hate the NYC real estate market. I am just amazed that I can have in writing what they are offering to me - do everything I needed to do on my part and then watch them lie their way out of everything they offered. Steer clear of this place. read more

I moved to 95 Wall two weeks ago and I have been incredibly impressed with the building. I love living here. Harold made the process of finding a unit and going through the leasing process absolutely painless. He was immensely helpful in answering all of my questions and concerns. The front desk staff are very friendly and do a great job of getting to know the residents. Barbara, Cynthia, and the guys on the maintenance team are also superstars in my book. only reason i gave this 2 stars is because the building its self is very nice. i came here to look at a very large studio going for about 3,250 in july i came with a broker and the woman who was a leasing agent ( I will not say her name) was the rudest person i have probably ever come across. she would answer our questions with one word answers would have gotten a place here but not with that tude. read more

This building has a very efficient management staff that is transparent on how the building operates. They will not hassle you in regards to the apt pricing as there are no broker fees involved. More importantly once you move in they will continue to assist with any apt maintenance needs, and will be a helpful resource at all times. Lived in this building for over a year and I can't say enough good things. The staff is amazing- very friendly and accommodating, the breakfast buffet is a nice plus, the facilities (including the 24 hour gym) are very nice and are always clean and taken care of, the online portal makes everything including paying your rent extremely easy, and they are great at keeping you up to date, holding events, and providing any other services they can.
