We received a limited-detail estimate of $1,625 after Pat came out to investigate a toilet that was unstable/rocking and water refilling slowly. The toilet had a crack in it, but Pat first told us it would not need to be replaced. He determined that the flange needed replacement and that there was some wood rot below the toilet that needed repair. Because M5 Plumbing advertises their ability to do full-service bathroom remodeling, including flooring replacement, we decided to go with them. 3/4" particle board was installed on the basement ceiling from below the toilet to sandwich the old flooring and allow for the new flange and toilet to be installed. We requested a more detailed cost estimate which showed we were charged $375 to "pull & reset" toilet, $675 to "remove and replace" flange, and $575 for "flooring repair, remove failed section of flooring, install new 3/4" plywood beneath floor, install new base for toilet, reinstall to tie flange to substrate." On day of repair, at the last minute, Pat determined that the toilet indeed needed to be replaced, so we had to buy a toilet for him to pick up from Home Depot. Cost us $1,745 for the whole project which took him only 3 hours to complete. My sister is living in this (our) home, so we wanted to be sure it is working properly and all is well, but we live across the country. It's hard to manage home maintenance repair from a distance. I wish we hadn't been so hasty in our hiring decision. We do not plan to work with M5 Plumbing again. It was too costly for such a simple project. We questioned the "flange replacement" charge at $675 on top of the $375 toilet "pull and set" (seems like a double-charge of $375, as the toilet pull and set should be obvious in a flange replacement), but he stood by that cost. We probably could have flown across country, done the job ourselves, and got a family visit out of it for less than what he charged us. But, alas. We made a mistake. Additionally, this is COVID pandemic season, and he failed to wear a mask during the work. He showed up with a mask for the estimate, but did the work mask-free. Disrespectful, at the least. Finally, he left a mess: garbage bag in the bathtub, scraps all over the floor, and an old toilet lid. We hoped this would be a good experience so we could continue to work with him for future work, but this won't be happening.

Original review: Our family chose 7 Pines based on their high ratings to replace a warranty water heater for our elderly mother, but the experience was a disaster. If you have a split system (combined furnace/water heater), I strongly recommend looking elsewhere. The issues: Technical Negligence: They installed a new water heater without turning off the furnace. Multiple secondary experts confirmed this likely damaged the heat exchange or resulted in an incorrect hookup. We now have lukewarm water and a compromised system. Lack of knowledge: Despite clear evidence, the owner denied it was a split system, even though we are currently receiving bids to separate the two units due to the damage caused. Failed communication: We were repeatedly told someone would come to fix the issues. On several occasions (including a promised Friday visit), no one showed up and no one called. I had to initiate every follow-up. Warranty refusal: Even though the hot water stopped working immediately following their installation, they refused to honor their work warranty or provide a refund for the service work that they not only failed to adequately perform, but also caused damage to another system. We got a quote for the work from the painter recommended by our color consultant. After performing CPR on each other, we decided that painting would have to wait a while. Then I talked to a couple of neighbors who had used Sanchez Painting and were happy with the process and results. I looked at his work in one of these houses and decided to give him a call. His quote was just over half of the previous one. Jaime and his assistant completed our 1350 SF condo in 3 days. He went the extra distance to correct existing problems that would affect the appearance of the finished product. He cheerfully returned to address the touch ups we found and in the process found and fixed a few on his own. We are very happy with the results. BY FAR THE BEST experience we have had with a painter.

Didn't bother to put down a drop cloth or protect the wood trim, which I specifically said I wanted to protect, and therefore left a perimeter of white paint splatter on our wood floors and all the wood trim. Where they did tape off there were plenty of spots where paint had pooled or seeped under the tape. When I complained he said it was from previous painters but he came back the following day and I had to point out everything I had already explained to him over the phone. Him and his helper worked on cleaning the paint spray but only got a portion of it off and blamed what didn't come off easily on the previous painter despite me continually telling him I knew for a fact the floors and trim were in perfect condition and paint free before the arrived. And as for the wood trim where the paint had seeped under the tape, he used a metal palette knife to scrape it off which left multiple gauges in the wood. The whole experience was so depressing I was just happy to see them leave and now I am taking one small section at a time to clean up their mess with a rag, rubbing alcohol and a lot of elbow grease. Now he did apologize for the mess and said he would be more careful next time, but when I hire a professional painter I expect them to take the basic measures of putting a drop cloth down and protecting nearby surfaces the first time.
