Their move out procedure is unreasonable. While we did receive 97% of our deposit back, the move out walk through lasted 1hour and 45 minutes and mostly pointed out items to be addressed by the land lord. We were not able to use the trash service our last week of renting due to 805 leasing requiring no trash be left in trash cans. Communication was consistently poor--multiple emails and phone calls went unanswered, and meaningful responses were rare. After move-out, funds were deducted from our security deposit without clear justification. We repeatedly requested itemized documentation and physical evidence to support the charges, which tenants are generally entitled to receive under standard tenant-landlord practices. Despite multiple requests, this information was never provided. We were charged for items and installations that were not present at the start of our tenancy, and the deductions appeared to exceed what would typically be considered normal wear and tear. Based on what we observed, the charges seemed more consistent with property improvements or upgrades rather than tenant-caused damage. We offered photographic evidence of the unit's condition, but it was disregarded. What was most troubling was the complete lack of transparency and good-faith communication throughout this process. I interacted with two individuals named Cindy and another named Hope, and despite repeated attempts, no one took responsibility for addressing these concerns or providing proper documentation. Given our experience, tenants should proceed with extreme caution. Security deposits are meant to be handled according to clear standards and accountability, and that was not our experience here. I am in the process of reporting this matter to the appropriate consumer and housing authorities for review. If you are considering renting through this company, document everything thoroughly and think carefully before trusting them with your deposit.

This was after pressuring us to accept moving in within 30 days so we (a family) had started giving notice to our current residence and Children's daycare. When he called to tell me he was renting it to someone else, after completely ghosting me following up for 6 days.... I was shocked and called him out for completely lying and misleading us and putting us in a horrible position, he basically said "too bad". Also worth noting that whatever poor soul he got to move into the house so quickly probably wasn't aware that they were letting them move into a house with some fairly big safety issues (doors don't shut or lock AT ALL, windows that are not sealed and have gaps, mold in the garage etc.) I totally understand that nothing is set in stone until everything is signed and lease is paid, but this guy REALLY made us believe the house was ours and its clear he just didn't want to have to deal with a tenant that wasn't going to blindly move into a property. When I said to him "you really lied to us and now you have left a family in a seriously stressful situation", his response was again was basically too bad.

The company appeared to overlook specific requirements our HOA bylaws and election rules when…read moreconducting a recent election: it missed that quorum included members present at the meeting who didn't mail in a ballot are part of quorum membership requirements (per our bylaws). While our management company and especially our board should be familiar with HOA election requirements and insisted the meeting must be called to order, through an email the latter canceled the meeting 2 1/2 hours before it was supposed to start saying quorum was unmet. This election inspector company must know that this can only be done after calling the meeting to order, determine membership quorum at the meeting and allow the membership (not the board) to vote to adjourn it in accordance to our bylaws and election rules if quorum is not met, and hold a subsequent meeting within 5 to 30 days. Even though this company has a CAI membership, I don't recommend it because its appeared careless in allowing this to happen and it costs too much money for this kind of election challenge exposure. If the election inspection company deviates from the basics, why even have an independent election inspector? This is exactly why the HOA election laws were revised in 2020.
