Look, if you've ever tried to orchestrate a long-distance owner-to-renter handoff while your bestie is out of state chasing paychecks and dreams, you know it's peak adult hell. Paperwork mountains, insurance hoops that make the DMV look chill, key/fob/gate code musical chairs, board approvals that feel like applying for the CIA, and don't even get me started on the "move-out/move-in" checklist that probably requires a blood oath. But holy HOA heroes, Ray and Kendra at PMP swooped in like the calm in the storm. They handled the move-out process without a single dramatic eye-roll (that I could detect through email), guided the board member stuff like pros, provided all the contact info faster than my coffee arrives, sorted the new keys/fobs/gate codes seamlessly, and walked us through every insurance requirement so the renters could actually move in without the place turning into a bureaucratic black hole. To the rest of the Cannery Ventura crew and PMP team: You're not the HOA horror stories we all dread (trust me, I know... my management company thinks they are mob bosses)--you're the rare ones who make bureaucracy bearable. Ray Z and Kendra, specifically, deserve a medal, or at least unlimited coffee on the association dime. You turned what could have been a multi-month nightmare into "oh, that was surprisingly painless." 10/10 would adult again with your help (but please don't make me). This is a review for PMP in general and Raymond Zeiters in specific. I am a homeowner in Moorpark. I was a Board Member in the original HOA Board nearly 40 years ago where I served for four years. During my years as a Board member and homeowner, I have worked with many management companies and their representatives. I can safely state that PMP is, by far, the best management company. There are three principal reasons for my conclusion. First, the management company stays on top of issues that affect our community. Anytime that I have contacted PMP with an issue or concern the issue has been investigated and the problem, if there was one, was quickly taken care of. That is impressive! There is no worse feeling for a homeowner, than to contact the HOA with a problem and then having to wait and wait for something to be done. The second reason is how well PMP works with our HOA. HOAs often get a bad rap for being too restrictive with their rules and regulations. It is easy to forget, however, that one of the reason most of us chose to live in a Planned Community is because those rules and regulations make the neighborhood look nice and keep property values up. In this regard PMP and our HOA have a great working relationship. There is no point for an HOA to enact rules and regulations if the management company is unwilling or unable to implement those rules. Just by looking around our neighborhood and seeing how nice and well maintained everything looks it is clear that the HOA and PMP work closely together as a team. Finally, and this is very important for every homeowner, PMP's management fees are very reasonable. I have checked around with friends who live in similar neighborhoods and we have among the lowest, if not actually the lowest, monthly fees. That is important! Now about the PMP representative, Raymond Zeiters. The job of management company representative can be daunting. It seems like there is always a fire to put out or something to fix or an unhappy homeowner to deal with. In all of the time that Raymond has been the management rep he has always be responsive, polite and pleasant to deal with. I always feel that my concerns are being heard. If only our representatives in Sacramento and Washington were that responsive, polite and pleasant and actually eager to help...but I digress. I personally appreciate the time that Raymond puts into helping keep our neighborhood look great. Thanks! read more

I am from the Los Angeles area and I was trying to get an architectural request approved for my brother so he could get up the stairs to his condo when he is released from the hospital. PMP took over for another mgt company. They transitioned by paper invoices to paperless without telling me. I found out by getting a lien on my property plus late fees and penalties. They took no responsibility and kept giving me the run around while continuing to charge more late fees and interest. I directed my payments ONLY to assessment dues but they applied them to late fees and penalties despite my clear instructions. Managers refuse to call back. This company is very unprofessional and unaccountable. HOA board members dont care until they are the ones that are the subject of his unprofessionable management company. read more

4/28/24 I had a geiser shooting over into my back patio since 7am. I called and emailed PMP and when I called I got someone that took my info. No one has called or shown up as of yet and it is 8:35am. I guess this is the "great" emergency service you can expect from PMP Management. I wish we could get our old HOA back as they were always responsive to the homeowners needs and you always got a quick response. If one is the lowest rating I give a one.
