Mike was punctual (early both times) and spent his time inspecting the homes. Mike inspected our house for us in September. We were planning a major remodel and wanted to know what needed to be repaired and the condition of all of our systems. Mike delivered! Worth every penny! Someone did an inspection on the house a month prior for a previous buyer and they fell out. We were recommended Mike, "A thorough guy" and insisted we do our own inspection using him. He identified all the same things the previous inspector did and THEN SOME. He identified major issues that had not been noted. Some that were extremely dangerous situations. While I currently don't know the outcome of this home buying scenario given what we learned, we are grateful to have a clear view of what we are dealing with. So the house Mike estimated is located in La Puente, CA and came on time as he said he would. He did a extremely thorough job looking at the interior and exterior of my house and took 4 hours to do which he stated that that would take that amount of time. And after he finished we sat down together and he explained every problem that I had with the house. He didn't rush his explanation and his PDF file of the estimate was organized, detailed, and structured so that I can give the electrician, the plumber, and exterminator etc their sections very easily. I have to apologize to Mike in advance for this review as it is a couple of years late. I thought for sure that I had written a review but I see now that this was something that I neglected as I probably just finished his incredibly thorough review. We cannot say better things about Mike except maybe you do not want him if you are the seller. Our agent and the seller's agent called him a "deal killer" because he was so thorough but when you are the buyer, you really want him in your corner. Mike's report was the size of a novella but it was worth it as we went back to the seller to correct the deficiencies note in the report. We got a better deal and a better place because the property was inspected properly. It was only after Mike's report that we realized that inspections are done really shoddily in order to close deals. This will undoubtedly cause (expensive) problems later. read more

The name says it all, Mike is a VERY Thorough Guy. He gets there early and leaves no stone un-turned. He knows he is going to be a while so he even provides drinks and snacks, and thank goodness he did because I did not plan ahead. When he is done he sits down with you and patiently goes over every item on the inspection, and be prepared there will be A LOT. He itemizes everything by priority, red yellow green. Red will need your immediate attention, say a foundation issue or a broken pipe. Green is for you to get to in your own time, say updating a light switch so it is up to code. Your head will be spinning by the end, I know mine was but he emails you a copy of the report which you can then forward on to others to get quotes on the repairs. If ever you have any questions he is always there to answer your questions. He may not be the cheapest inspector out there but he is the most thorough for sure. If your House is for Sale and you have an interested Buyer the best way to lose the Buyer is to permit Mr. Thorough to do the inspection. He is over zealous and invents deficiencies such as: No expansion joints in an Italian porcelain tile floor where tiles are separated by grout. His 72 page report resulted in Buyer withdrawing Offer $! 8,000 more than final sale price. Inspection report of our 13-year-old House later indicated only 3 negligible deficiencies. read more

Are you kidding me? A Thorough Guy? What an understatement. I am going to give you my honest opinion of Mike (the owner), but I'm also going to give you my opinion of the very few negative posts about him (that first), If he received a comment like "run from him", or "the buyer backed out after seeing a 120 page report" (or something to that effect), those comments are either coming from a seller, or a listing agent who was angry for not making the sale. Or, it may be a competitor in the inspection business who may want to take away Mike's business. Either way those folks need to check their ethical standards and take a good look in the mirror. He is an honest hard working individual with no intention of driving the buyer away, He only reports the facts, most of which are very common in homes. He'll categorize the discrepancies by priority so you will know how important or problematic the issue actually is. More often than not the discrepancies can be fixed with little time and cost and are usually negotiable in the sale of the property. Now to my recent experience (inspection) with Mr. Okamura. He inspected a house for us before the purchase (still pending). His report was very detailed which included photographs all of the problem areas. After the inspection he explained his findings in detail. He pointed out the building codes and reason behind all of the discrepancies. Not only does he list this in the report, but during our conversation it was clear he has knowledge of what he observes and is well versed in his craft. My conversation with him also revealed the numerous educational courses he has attended and certificates he has earned to better his knowledge in the home inspection trade. I personally know other home inspectors who haven't dedicated themselves to this extent (mainly because it's not required). Mike goes out of his way to better himself just so he can do the best job for his clients. I will say this, if you are selling your house and Mike walks through the door to inspect it, be prepared to learn more about your house than you already know. But don't bad mouth him for it, just learn from it and move on. Maybe even hire him to inspect your next home purchase. I bet if someone were to look into it, there are some real estate agents who actually hire Mike to inspect their personal home purchases. Anyway, FIVE STARS!!! My next purchase will probably be in another state, too bad he doesn't travel beyond the California border. read more

Mike did an inspection for me and I was extremely satisfied. I thought it was too expensive at first, but there was a reason why and I definitely got my monies worth. On previous homes, I had used the home inspector recommended by my agent and quickly realized I had paid hundreds of dollars to have my inspector say what my agent wanted him to say. Total rip off. We hired Mike for a home inspection and had a wonderful experience. We could tell from the first moment that he was going to go above and beyond with his inspections. He produced a 73 page report for us detailing everything that was out of spec, or could be of concern. Obviously not everything was something we could use in negotiation or were must-have repairs, but this was information that we found very valuable nonetheless. The whole inspection process took roughly 4 hours, and Mike spent well over an hour explaining all his findings to us. There is not much to add about Mike's work ethic, ability, or thoroughness that hasn't been covered in all the other reviews. My wife and I are first time home buyers and the home we were having inspected is a bit older so we weren't sure what to expect from this inspection. From the first email reply through his final hour run down of his findings, Mike has been incredibly responsive, efficient, and timely. We set up our inspection for 10AM and Mike let us know he'd be there at 9am to look around the exterior of the house. With all his tools, ladder, snacks/drinks (for us), and tablet in hand he is able to create a guidebook detailing the different aspects of the inspection (electrical, plumbing, roofing, foundation, etc) with pictures so that passing such information off to specialists or a contractor would be coherent and all inclusive for that area of work.
