We booked a stay at an OBV property in Lincoln City during in June of 2023 for our anniversary. In hindsight, they clearly used the "realtor filter" for the photos to advertise this property on their website. While the location of the property is excellent, the home itself, as my wife called it, is "lipstick on a pig". The owners have done some things to improve the home, but really its just window dressing. Between the poorly patched walls and ceilings, the slap dash painting, the falling downs shelves in the master closet, and the poor craftsmanship on the updates, it is clear this house was in poor shape before the remodel, but still has a ways to go. In spite of this, had the house been clean when we arrived, our stay would have been MUCH more agreeable. Right off the bat we could not enter the home because the battery for the keycode panel was dead. We had to call OBV to access the physical key box just to get in. Once inside it was evident that the house had not been cleaned in preparation for our arrival, but was also in need of a deep cleaning. - The bathroom was filthy! Urine and hair around the base, and back of the toilet. Fecal stains on the underside of the toilet seat. There was hair all over the shower. - Both bedrooms had not been changed out. There was a ton of hair on the sheets. A blood stain on the comforter in the master, and some sort of shmutz on the extra comforter in the closet. Thankfully we brought our own pillows, and were able to find clean blankets in the guest room to get us through the night. - The windows, screens, and shades were extremely dusty and dirty, and the slider door track was so dirty the door was difficult to open and close. - There was layer of dust on all the window sills, and dust caked the furnace return vent. When return is located right next to the couch in the living room, its hard to miss. We contacted customer service that evening upon arrival. The OBV rep was very patient, and understanding about our situation, but could not have their cleaning service sent out until the morning. No showers for us after a 5+ hour drive, and an afternoon at the beach. The cleaning service arrived right on time the next morning right at 9am. The housekeeper was extremely friendly, and thorough. Along with clean sheets, she gathered up all the bedding, and later brought us freshly cleaned bedding. Thank you, Winter! The remainder of the week I spent time each day on the phone with their customer service, requesting that our 1st day in the property get comp'd. I explained to them, had the property been a hotel, we would have been offered another room, or had the room comp'd. Finally, on our last day, we received a call from an OBV Manager, Nick Young. I will say, Nick was very understanding, friendly, and willing to help us out with our request to have our first day comp'd. Had this been their response on day one this review would have read a bit differently. The property still needs some help, but the overall experience would been much more positive. I commend Nick, Kate, and Melissa at OBV for their commitment to customer service in the face of a challenging situation.

We tried to make the best of it, but the biggest issue was that there was no hot water. We reported it right away, and someone came out, looked at it, and told us it had been fixed. Unfortunately, it still didn't work. After contacting the rental company again, they were unwilling to offer a meaningful solution. Eventually, another technician came out and informed us that the water heater was actually broken and couldn't be repaired during our stay. At that point, we had no choice but to leave the house and end our vacation two days early. The only positive part of this trip was the time we spent together as a family. It's unfortunate that the condition of the home and the lack of customer service from Oregon Vacation Homes overshadowed what should have been a relaxing vacation. We cannot recommend staying with this company based on our experience.

Check in is at 4 and you get access by text only. Check out is promptly 10 AM! That seems extremely early especially for the prices you are paying. I asked for either an early check in or late check out and was denied which is fine but if checkout were a little later it would've been extremely helpful.

I understand that rental properties are not hotels, things occasionally break, and photos are naturally going to present a property in its best light. But there is a significant difference between that and what we experienced here. First, the photos were almost laughable compared with the actual condition of the property. This was not a matter of flattering angles or professional photography--the reality simply did not live up to what was represented. Multiple advertised amenities were broken or unusable, and Meredith Properties showed remarkably little interest in actually fixing anything. The house had bugs and spiders throughout it, with cobwebs in multiple areas, and the overall level of upkeep was nowhere near what I would expect from a professionally managed vacation rental. The problems continued inside the house. There weren't even enough plates and glasses for the number of guests the property was supposed to accommodate. I actually CUT MY LIP on a broken glass provided in the home. The so-called essentials felt like someone had gone out and purchased an assortment of random, inexpensive items simply so they could technically say the house was stocked, rather than thoughtfully equipping a property for paying guests. But the condition of the house was only half the problem. What made this experience truly unacceptable was the response from Meredith Properties. When we raised legitimate concerns, there was seemingly no urgency or genuine desire to make things right. At one point I realized I was apparently communicating with an AI chatbot rather than even receiving the courtesy of speaking with a person about the problems we were experiencing. For a company entrusted with people's vacations--and charging real money for these properties--that level of customer service is astonishing. The overall message we received was essentially: **we have your money, these are your problems now.** And prospective guests should pay attention to something else: **read the other reviews.** I am clearly not the only guest who has had serious concerns. I wish I had given those reviews considerably more weight before booking. Again, I travel frequently and rent vacation properties all the time. I know the difference between a minor inconvenience and a genuinely bad rental experience. I also know that problems can happen at ANY property. What separates a good management company from a bad one is how they respond when those problems occur. Meredith Properties had multiple opportunities to show us that they cared about their guests and to make this experience right. In my experience, they chose not to. My advice to anyone considering one of their properties is simple: **look very carefully at the reviews, do not assume the photographs accurately represent what you will find when you arrive, and think twice before trusting Meredith Properties with your vacation.** I certainly will not make that mistake again.

Upon checking in to the property to find a homeless tarp shelter with trash scattered everywhere directly below the house and deck which was extremely obvious. This was immediately reported to the property management company who knew of the homeless shelter along with the property owner and claimed they could do nothing about it and "not to be concerned about it". I did not pay this type of money to have a homeless camp built directly adjacent to the property. I contacted the police to find out the homeless shelter had been there since October 2024 and nothing had ever been done to remove it. I tried reasoning with the property management company via VRBO and was told there was nothing they were willing to do to resolve the issue so I filed a claim with my credit card company for the charges. I was lied to by Oregon Coast Beach Vacation Rentals and will never use them or VRBO again for any rentals.

I was told it would cost $50. I was insulted with this response. I'm spending $5k and they want to charge me for this request. it's Friday afternoon I'm expecting guests for my final weekend- we had a menu for all 5 meals for 5 people. it's 5:30 , we start to cook and the propane runs out. I Call the office, they have nobody to come fill up the propane tank until Monday. No fireplace and no cooking. i was disappointed- we ate most of our meals out- thank goodness PC has some great restaurants- I asked for late check out - again $50. The cleaning staff was parked in the driveway watching us pack out. I asked for a credit for next year. The response " it was only three days". No accommodating for the hardship. It's reasonably priced, conveniently located halfway between Lincoln City and Depoe Bay, with a nearby grocery store. All the units have identical layouts with two bedrooms and two bathrooms, a well-outfitted kitchen, a comfortable living room, a dining table, a fireplace stocked with wood, WIFI and cable TV, an ocean-view balcony and access to the beach. It's all I want for a restful stay.

It had a super attractive, super cute interior, it was roomy, comfortable and felt very private. I turned to my husband and said, "I wonder if they would sell this to us." Unfortunately, we aren't ready to retire at the beach just yet. It was great having two bathrooms. Our unit was on the top floor and we had a balcony, with an amazing view. They thought of everything, very generous with towels and toiletries, and very generous with the supplied coffee. Our only complaints were the following: The parking, you aren't guaranteed a space. One night we came back from dinner out at 9 pm and had to park on the street. Not the end of the world, but slightly confusing, we weren't sure we were parking where it was okay to park and at night in the dark, it can be a little disorienting. We could never get the TVs to work right, these need to be re-done. The one in the living room had a sound bar, we kept following instructions in the provided booklet but could never get any sound. The TV in the bedroom had sound, but we couldn't find the channels we wanted, something was off. The hot tub by the pool had no water and wasn't working. However, we still enjoyed it there so much, such a relaxing getaway. Our dog had never been to the beach before and he had a blast. Customer service was great, very clear emails about the check in and rules. I emailed them a couple of times, they were always quick, kind and informative with their responses. The condos are a bit on the pricier side, but they are well worth it. We will definitely book here again.
