I booked a reservation a condo with A1A Realty Associates on St Augustine Island, FL, through Vrbo. When I arrived the unit was 77*. It took days for the unit to cool down. The floor was so gross and sticky that I had to mop immediately. Bathrooms rugs were left in the washer. I realized they were in there when they started to stink. There were dirty dishes left in the dishwasher. The condo smelled very musty. I made the mistake of booking a few extra nights with A1A direct versus through Vrbo. After being in the condo for a while, the mustiness was triggering very bad allergies. I called to cancel just the 2nd reservation of 3 extra nights ...2 weeks prior to the beginning of that portion. Even though their cancellation policy is 2 weeks prior, they refused to refund. Again, the first reservation was through Vrbo and the 2nd through A1A ... for the same condo. The few phone calls I had with A1A, she was rude and argumentative. I will NEVER book through A1A Realty Associates ever again. I would never recommend them ever read more

The Spanish Trace is a perfect location for a trip to St. Augustine! The condo was a beautiful ground floor unit with the pool right outside the window! Not to mention the fact that we were a few steps away from the beach as well. The unit was also large, bright and sunny. It had a beautiful modern kitchen which opened to the living room which was wonderful. My husband & I spent mornings walking on the beach and on the days that we wanted to explore we would take a short drive to the Fort or the Lighthouse or the Historic District. We also had our choice of dozens of restaurants if we didn't feel like cooking. We will definitely be back! read more

This review is for a specific unit in The Coquina Condo complex. The Coquina is wonderful- steps from the beach, small enough to have a private, intimate vibe and a cute gopher tortoise that wanders around the grounds. My 1-star rating is not for The Coquina overall, but for the unit we rented, B 101, and the rental company who continues to rent this unit to unsuspecting customers. To be far, the rental company, A1A Realty Associates, also has very nice rentals available in the same complex, but B 101 is NOT one of them, despite being priced the same as the others. The unit is horribly outdated, but the decor is the least of the problems. The carpets and rug are stained and smell awful, like a swamp and mildew. The primary bedroom is dark and only has dark, stained lamps for light. The pillows and bedding are uncomfortable and the smell in this room is especially bad. The tub/shower is stained and does not drain. The kitchen is poorly equipped with rusty knives, a cracked, stained counter top, sparse cookware that has not been cleaned. The entire place was dusty and gross. The TV also did not work, which wasn't a big deal to us, but it is advertised as having a TV. The beach is beautiful and we love it here! We have been staying at this condo for decades. This is the first time I've had such a terrible experience with a specific unit. read more

I rented 3 condos for my husband and me, my 2 grown daughters and their spouses and kids. We have been coming to Spanish Trace for over 40 years, our kids grew up here and now our grandkids love it too. The condos are perfect, the pool is amazing and the beach is superb. I asked everyone if they wanted to come back next year or go on a cruise and Spanish Trace won by a landslide. We will be back. read more

Let me begin by saying we love Spanish Trace and we've stayed in many condos throughout our 40 years. Of course, our favorite is beachside. Iit is so beautiful - we spend most of our time on the balcony. This is a great unit which we've stayed in multiple times. It is time to invest in new mattresses though. They are like sleeping in a gully. Otherwise, we love the unit overall. read more

Awful mismanaging! When we arrived before 5 on July 20 there was no one in the office and no key or code for 245 on or in the envelope. Kept calling, no responses to either of us. Finally, after almost an hour a man came to unlock the door. Seems the owner of 245 refused to share the code for us to get in! We will not return. read more

We love Spanish Trace and have been going there for many years. We enjoy the beachfront units the most. Most recently, we spent a week (not our first time) in Unit 220 which is a great location and a beautiful view of the beach. In my opinion, if you choose to rent out a unit the owner should be more cognizant of the fact that less is more. The decor is too much. FISH statues everywhere:/ We just get creative and find a place to put them until we leave. There are other units that are more tastefully decorated. The perks are a washer and dryer and the view. We have rented for over 7 years in the same complex and unit and the team at A1A have always been courteous and professional. Last Spring when we were in the same unit we had multiple issues with our HVAC unit freezing up. The Maint. Team was quick in responding the four times and had the HVAC Service Repair Co. there as well. The issue was resolved, and we quickly began enjoying our vacation again. read more

This is our third year staying at Spanish Trace for the month of April. It is a lovely complex. We have stayed in the same unit 231 2 years in a row now. It needs some updating, but we make it work. We love the area of St. Augustine, so much to do and see. This year the office had difficulty with staffing, so it wasn't as accessible as normal. I do wish they enforced pool rules more, but they don't. Overall, it is a great place to stay. Can't wait until next year. read more

My family has been a guest at Spanish Trace for over 36 years. Each of my siblings have grown up and have started renting our own rooms. This past year we had 5 rooms rented for our annual family reunion . Apon arrival I was told, my room would not be available next year and there are no other rooms available. Jeanine has ZERO interest in finding a way to accommodate us. For the last 4 years we have been on a "waiting" list to get an ocean front room... a month prior to our stay she offered two of them to one of my brothers. With a total of 5 rooms being available a month prior to our stay. So as a representative of A1A reality company and Spanish Trace - She handled this VERY poorly. Also at the end of the week another brother cancelled his room and she still looked us in the eyes and said " there are no rooms available" We feel personally offend and victimized by her. We feel she does not want us to return to Spanish Trace or rent from any of A1A realty properties for the week of the fourth of July. As sad as it is to say, we will not be returning to our Family tradition of 36 years all due to the discrimination of your property manger. I would NOT recommend doing any business with this company. read more

DON'T RENT FROM THIS COMPANY, I DONT WANT YOUR TRIP TO END UP LIKE MINE I usually never file negative reviews, but this was such a terrible experience that I wanted to share so that no one makes the same mistake and their vacation tainted. I rented a house from here for my son's baptism. My family drove and flew in from Colorado, Japan, and Oxford. I found this property online and sent an online request for the dates I needed. A employee emailed me back and gave me general pricing for the week. I called her to clarify that I only needed 3 nights and again told her the exact dates. She said that works but on "Sunday you need to be out promptly at 10 am as the owners are coming that night for spring break" I assured her this would not be an issue because my son's baptism was on Sunday morning and afterwards everyone would traveling home. She told me that the rates were a "little bit higher" than what the weekly rates that she originally quoted me. When I did the calculation it was 1900/for what I was told was 3 nights...versus 3300/week which when I did the calculation was 100$ more a night. The agent told me was because it was a single night rental versus a week rental...I didn't have a problem with this. She emailed me paperwork, and I confirmed my check in and check out dates on my rental agreement. My husband called and paid. The agent emailed me the invoice, which I glanced and verified that it had the dollar amount that we spoke about, which it did. We had been there two nights and on Saturday early afternoon more family joined for lunch at our rented beach house. A car had pulled up and a women came up to me and said "I own this house and you were supposed to be gone this morning" I was shocked and told her I had rented this house for 3 nights. She said she had driven far and was going to call the rental company to "deal with us" she went on to say that she didn't care we rented the house for three nights, this was her house and we needed to get out immediately. I told her I wasn't sure why she was getting so upset with me who had simply rented this house for three nights for my sons baptism and that my family had flown in from all over the world to join us. She told me to be quiet and that she would be again "dealing with us" and that we had to leave...her young son came up and said "I want them out of my house mommy and started screaming" she reached down and said "don't worry they will be gone soon". I was appalled at being treated with such disrespect. She and her family walked around outside the house as I went back inside to frantically find my paperwork, I got a phone call and my husband spoke to the company and the manager was on his way. We spoke to the manager and I told showed him my date request email, and told him I spoke with his employee regarding the specified dates... I also showed him my rental agreement where it said my check in and check out dates. He showed me the emailed invoice...where in small font at the top portion buried in other verbiage listed that it was a two night rental. I told him that the rates didn't even make sense I would have NEVER rented a house for 1000$/per night. He pulled up some itemized bill which I had never seen before, and showed me ludicrous hidden fees one of which was a 350$ dollar cleaning fee...which I told him was insane given that the paper work said we had to clean sheets and dishes before leaving the property. My family and I were so upset about the situation, and the family was still outside circling the house. It was terribly uncomfortable so we decided to pack up and cut our trip short. The entire thing was mismanaged and handled inappropriately. I will never rent from this company again, and they are scamming the owners as well with hidden fees. These owners were probably getting a fraction of the 1000$ they charged us because there was another booking fee of hundreds of dollars that the manager showed us. Don't make this mistake. read more

We have rented from these folks for approx. 10 years. We were scheduled to spend Jan. and Feb. 2017 in the Island South Condo unit #12. In early Dec. 2016 we called to notify that surgery was necessary for one of us and it appeared that we would not be able to keep our fully paid reservation for the period specified above. We asked for monetary consideration for this period and were at first told that Realty Associates personnel would have to discuss our request further and then respond to our request. A couple of weeks went by with no response from these folks. We then sent an E-mail outlining our situation once again. Shortly thereafter Realty Associates sent a response that stated they would not make any refund at all and stated that they have a 60 day notification policy for any cancellations. In Jan. 2017 we called Realty Associates to advise that surgery had gone well and the surgeon advised it would be okay for us to travel to Florida. We requested that since we had fully paid for the months of Jan. and Feb. 2017, that we would like to come to Florida and Island South unit #12 for Feb. 2017. The response was that we could not do this because they had already put someone in our paid for unit. What a shock to us for sure. We questioned such a policy again stating that we had paid for this unit for both Jan. and Feb. 2017. The 60 day notification policy was the thrown at us . We then requested another unit for Feb. 2017 only and were told that they had no suitable unit for us. At this point we said that we were shocked at the lack of compassionate response to our request. We have never been treated so rudely and inconsiderately in our lives. We wrote this review, the first we have ever written like this with the hopes that other persons are not treated the way we were. If you have a medically viable reason for a reservation cancellation you are surely out of luck with these folks. read more
