I've been using Mike for 4 years for various problems with leaks and mold. He has always answered my calls, gone out of his way to come check out the problem, and just goes above and beyond every single time. He is one of the nicest guys I've ever met and always explains the problem to me in a way I can understand. And his prices are always fair, especially given the value he brings to the table. I can't recommend this service enough. A++!! read more

I called about "floor abatement," that's not what this company does. Mike spent 8 minutes on the phone with me giving me the numbers of other companies that I should call and advice on how to deal with my project. It says a lot about a man's character when you call him during business hours, he knows he won't make any money from the conversation but he takes the time to talk to you, treats you with kindness and gives advice. I very much appreciated it. Thank you Mike. read more

Excellent company - answered the phone, arrived quickly and on time, got it done. Very reasonable pricing (even gave me a big discount coz he was in the area. Who does that?). Mike knows his work and was very efficient, so no complaints at all. Definitely one for the Rolodex :) read more

I would give this company 10 stars! I was referred to Mike by my plumber. My air conditioner leaked and caused flooding in the water closet, master bedroom and hall. Mike is a true professional and answered my call on my first try contacting him. He asked me questions to determine the type of water damage I had, so he could determine the type of equipment he needed to bring. He arrived the next day on time. He immediately got to work to determine where the walls and carpet were wet. He carefully removed the base boards explaining the dehumidifier would penetrate the dry wall better, he pulled back the carpet and removed the wet padding drenched with water. Other than the stains the water caused on the carpet, all base boards removed were replaced when the dry wall and plywood was dry. He gave me a referral to repair my drywall and flooring. I didn't have to worry. I knew the job was being done correctly. If I had a question and texted him, he always responded to my texts immediately. Both referrals were top notch! Through the entire process approx. 10 gallons of water was removed from the floor and walls. I recommend him highly!! read more

Responded quickly and timely to an issue I had after a plumbing fiasco. Used natural solutions with no chemicals in my house which was great. Generous and easy to work with.... Would recommend and use again. read more

In short, highly professional, well equipped and highly responsive. Strongly recommended. We were referred to Mike at AAA Deflooding to repair water damage from a pipe leak inside dry wall. Soaked carpets in a bedroom and hallway. Mike came out immediately and got to work removing carpeting, underlay, molding etc and install industrial dehumidifiers and dryers. Mike kept in touch and gave great referrals to dry wall repair guy and local carpeting company. Hope we never have to use him again, but would do so without hesitation. True professional. read more

Mike and Chris came out to remediate water damage from a kitchen drain line leak during the holidays. Mike put me at ease and had all the latest equipment to test moisture levels and for potential mold. They were careful and respectful in my home but more importantly they came out on short notice and were very honest about their assessments and did not try to upsell me at all. They even steam cleaned my tile floors with environmentally safe cleaner and overall just did good work. Highly recommend this reputable company. read more

Mike and his team are the best! They came out same day after we had a plumbing issue, which caused our entire kitchen and living room to flood. They removed the flooring in the living room and hallways for us and set everything up so quickly. They got over 40 gallons of water out in a few days, and it was completely dry after 72 hours. They are such kind people that care about doing a great, efficient job with great work ethic, and that is very hard to find nowadays. I highly recommend them to EVERYONE! I will definitely be referring them to anyone that needs deflooding or water damage services. Thanks Mike and team - my husband and I are extremely happy customers! Sincerely, Sara & Craig read more

Mike from AAA responded quickly on the phone when I called. I was recommended by my plumber after the waste drain under my kitchen in the crawl space broke and my sink and dishwasher water was pouring under my house. I did not know this until a smell started to emanate from the crawlspace. Mike and his crew arrived the next day and performed the service of vacuuming out the water, mucking out some debris, and spreading the chemicals to remove the smell. They were quick and efficient. But I felt the price of $1500 for 45 minutes work was way too high. He had given me the option of saving $200 by hauling the waste to the dump myself but I declined that offer. I understand the cost of materials, manpower, and expertise these days, but sometimes a homeowner is caught between a rock and a hard place. And environmental cleanup under the house is not exactly the kind of thing you want to wait around getting estimates for from three different contractors. So I went ahead and approved the cost because the only way that I could get the plumbing repaired was once the environmental clean up was completed. read more

AAA Deflooding came out a few weeks ago when our 5 Condo building had a clogged sewer line. They cleaned up the garage and the two condos that had major flooding. They were thorough and efficient in their work. I had less flooding in my condo unit - Mike monitored and took measurements twice and gave solid advice about what to do, which was to do nothing as my unit deemed fine. He and his partner were a pleasure to work with and I couldn't recommend this company enough. read more

Mike rocks! Knows his stuff and no funny biz. Reliable and gets it done. True professional with great work ethic.

Mike and his guys aren't just good at what they do, they're also really good guys. They explain what has to be done and why, they show up on time and finish just when they say they will. They did a great job for us and, just as important, their prices were extremely fair. We had a series of slow leaks from an upstairs shower which, by the time it saturated the kitchen ceiling below, had left some nasty-looking mold in the woodwork between floors. Mike and his guys sealed off the kitchen, and set up their equipment, going out of their way to make sure the hose to the outside wouldn't get in the way of our dogs' comings and goings. Even the air hygienist, who later came to certify the mold was gone, complimented AAA's ability to wire-scrub an area at such a difficult angle. My highest recommendation. read more

Mike and his staff are wonderful, from the person answering the phone to the service technicians, my experience with AAA Restoration was positive. I am pleased with the service provided. Mike and his assistant Joe were thorough in explaining my situation. They took their time and provided quality workmanship. The prices are competitive and the response was fast. With water leaks having the potential to cause tremendous secondary damage, it's essential that remediation occur as soon as possible. Mike came out on a Saturday and removed all of the wet materials which helped stop further damage to my home. I highly recommend this company. They provide great service, commitment and professionalism. Althea B read more

All I can say is wow! ... I mean. These guys come out here so professional and diagnose the problem in which our entire house flooded underneath within minutes and how simple of a fix it was we could do the job ourselves and they wouldn't even take a cent from us! I mean they drove in their company van all the way and really just wanted to help us, no money involved since we did fix it ourselves with them telling us what we needed to do! This just doesn't happen anymore, good people an apart of a great company. The most I can do is refer them to anyone that ever has a problem. Now with the van, professionalism, knowledge & equipment they could and of course offered to fix the problem and would of with perfection. We are so grateful, since we saved money doing it ourselves we just had to say, thank you!!! read more

A few weeks before Thanksgiving, a waste pipe burst and we didn't realize it. We thought we had a clog so called a plumber who eventually discovered the reason for the clog. We had to get someone in fast to get rid of all the waste under the house, and we had guests. AAA came out, quickly gave us a price that would be the maximum price. They also told us that one of the bathrooms was past the broken pipe and could still be used, effectively saving our Thanksgiving. The plumber hadn't let us know that saving fact. AAA Restoration did an amazing job for us. They were quick, yet they were thorough. They coordinated with our plumber so that once AAA was done, the plumber could start immediately. When we got the bill, in addition to giving me a senior discount (which was the biggest of several possible discounts), I was shocked to see that the bill was less than 2/3 of the maximum price they quoted. My wife handled most of the transaction for me as I could not be there at the time. She told me the guys were very nice and very respectful. They were also very easy to understand, and explained what they had to do and why. We were worried about possible toxic chemicals they might use which could harm us and our cats, but they informed us that all products used were safe for us and the environment. I cannot say enough good about this wonderful company. I would not hesitate to recommend them for any of your water restoration needs. They take credit cards, and of course, I used one that just closed the billing cycle so I have extra time to pay. read more

What a positive experience! My plumbers recommended this company to me and I am so grateful they did. Mike Mahanes has to be one of the nicest and easiest people to work with ever! I am in San Diego but my property is in North Hollywood. It didn't matter a bit, Mike kept me abreast of everything that was happening with text messages, calls and pictures. He helped me negotiate with my insurance company to get additional funds for the repair. The job was done quickly and seamlessly. He is honest and just a pleasure to work with under some pretty trying circumstances. Highly recommend!!! read more

Mike patiently listened to my concerns and even called me back to make some DIY recommendations, prior to our appointment. Who does that these days, really? These guys were great! One of our pipes backed up and overflowing raw sewage onto our front lawn. Yuck! I learned that RotoRooter does not clean up raw sewage but they recommended this company. These guys are INCREDIBLE!!! I manage a black box theatre in Hollywood and needless to say we have old plumbing and lots of foot traffic. I met Mike and his team when they came out to do an emergency carpet repair for a flood we had almost a year ago. I knew immediately I would never use another team for any carpet or water damage repair. Not only do they take pride in their work, but they go above and beyond. I contacted Mike once at 2 am and he was out at my theatre by 10 am that same day. They have the work ethic of an old school family business and their professionalism and service is better than anyone . I highly recommend them!!! read more

I have been a customer of AAA Deflooding for quite some time. They do a great job on my house and the carpets come out looking brand new. I appreciate the extra time they take putting bumpers to protect the corners of my walls. If you have a pet - don't worry! They are great with them and take care to make sure they don't get outside while they are bringing in their equipment. Overall - FANTASTIC job!!! Thank you again! read more

AAA is owner operated business and the level of service you will receive is second-to-none. For those of you considering doing business with AAA, please take a moment to read my story: Early Takeaways AAA is the fastest, highest-quality, most ethical vendor of Deflooding services you are likely to encounter. Also the best value. If you have had a crisis and are trying to recover call no one else. My Story We have a rental estate property in Los Angeles. Said property is very old and the plumbing burst saturating the entirety of the wood floor and infrastructure of the house. Mike was a referral from our plumber who recommended no one else. Our plumber also stated that AAA might cost as little as one-quarter of their better known competitors. So, we contacted AAA and Mike came out immediately. He instantly began work as our new tenant was leaving town for a short trip. He completed that work in a matter of days and before the tenant returned. The work was flawless and beyond reproach. This I know because Mike was kind enough to meet The Insurer at the house. The Insurer spoke highly of the low cost and high-quality of Mike's service as they made good on our claim. Summary, I cannot say enough about Mike and AAA and recommend them without hesitation to any and all needs. A special thank you to Mike for going far beyond the call of duty on this one! read more

I can't say enough good things about this company. I had the main sewer line leak under the house which I hadn't noticed until the smell started. It was a real mess under there. The AAA team showed up on time, assessed the situation, game me a reasonable estimate, and started right to work when I gave the O.K. The entire team was friendly, courteous, and a pleasure to be around while they worked. The job was done in several hours, the mess taken away, and absorbent material with a pleasant smell laid down to absorb the remaining odor. I would recommend AAA Restoration to anyone that needed this type of cleanup service. Bruce P read more

I found Mike and Joe through Yelp, I loved the reviews so I gave them a call to see if they could help me in a sewage flooding on a carpet situation for my boss's rental property. They were efficient, extremely knowledgeable, honest and punctual. Mike gave us a free estimate with total honesty, he did't try to add anything on or do anything unnecessary, just exactly what needed to be done. His estimate was very reasonable and I could tell from my discussion over the phone with him that he knew what he was doing and could definitely be trusted to do a great job. When he finished up today, my tenant called absolutely on cloud 9 about the above and beyond service that Mike and his team had provided us. He even fixed a door that was missing a screw, just because! I would recommend Mike and Joe to anyone and everyone who could possibly need their assistance! read more

I had a leak and some waste water under the house. When they arrived, unlike other crews, they took the time and effort to locate the leak and explain the extent of the damage to us. Other crews refused to go into the crawl space. AAA's estimate was $1000 below one competitor, and about $6,000 below another. They stuck to their estimate, and did not nickel and dime me at the end. They came and did the job as promised. Highly professional service - highly recommended. read more

I own a plumbing company in Studio City and have referred about 75 jobs to Mike over the past 5 years and they have come through for us every time. They are extremely responsive and every client that they have serviced for us has been thrilled with their work. They are much more reasonably priced than the national remediation companies and provide better service. I simply cannot say enough exemplary things about Mike and AAA Deflooding. read more

Mike, Joe and his team were wonderful. They came out on Sunday night and after a thorough inspection and explanation of the problem set a plan for the next morning. The problem required the help of a contractor and Mike was able to get his guy to the house the next morning so the work could begin. The entire crew was courteous, knowledgable and did a very thorough job. It took several visits in one day as well as an additional visit several days later to get he job done and they always arrived on time. The quality of their work was excellent. I highly recommend Mike and his team. read more

We had a great experience with AAA Deflooding. We discovered a leak in the sewer pipe under our house. Mike did a thorough testing of all the drains in our home. He gave us a reasonable bid, and said he would adjust it if it required less work than he anticipated. Our friends had work done by him, and gave him the highest praise. That, combined with the excellent Yelp reviews, plus the A+ by the Better Business Bureau, made us decide to wait the extra day without water for him to become available to do the work. He arrived on time, explained everything, and did an excellent job, showing us the before and after photos. And just like he said, the job was not as extensive as he thought it might be, so the actual cost was way below the estimate. Way to go, Mike and your great crew! Highest recommendations from us! read more

We just had a sink pipe leak and couldn't get a plumber out for a few hours. There was an inch of water on the bathroom floor and carpeting got wet. We called AAA Deflooding and Mike Mahanes and his crew came out quickly and placed dehumidifiers in the bathroom, removed the wet carpet padding and placed a special fan to dry the carpet and floorboards for 2 days. They then came back and put new carpet padding, replaced the carpet and cleaned up after themselves. Great and expert work, very nice service, fair pricing. They really care.
