I have tried calling AAA to schedule a home inspection for 2 weeks. I received a letter from Winter Luevano and called the number provided (714) 885 1624 3 times in 2 weeks and left my information and have not heard from them. I have had my car insurance for 26 years and home insurance for 10. This has caused me so much stress and it is unfair and unacceptable . Does anyone have suggestions?! read more

There were major oversights in the report including mistakenly stating the house was earthquake braced, neglecting to notice a obvious sink leak, and claiming that they checked the dishwasher by running it when it had clearly been broken for months when I moved in. No attention to detail with the inspection. There were several blatant misses from the inspector, including the following: Plumbing drainage was noted as "GOOD" while another inspection (with photos) clearly shows the primary bathroom drain negatively sloped. Sprinklers noted as "GOOD" while 1/2 of the sprinklers were never functional. The inspection report even states that the air conditioner compressor is electric and located outside with no defects found in the refrigerant lines (our house does not have air conditioning...). If you want meaningful information on your home's condition, I would recommend looking elsewhere. read more

If I could give 0 stars I would. My family and I feel violated by the experience we had with this company. Sorry for the long post but the whole story needs to be shared. The owner Jim came to the incorrect address and showed up at our house. We told him that we did not have an inspection scheduled for that day but we were waiting for an inspection that we thought was the next week. He told us that since he was here now that if we had time he could just do the inspection. He never did a single thing to verify the address he was at, confirm any contact information, or tell us any more information and so we were under the impression that the inspection company we had spoken with had sent someone out early. With just the most basic level of professionalism and confirming the address we would have been able to avoid this whole thing but Jim did not do anything to confirm. He went through our entire house and did a full inspection. When he was complete he told us that he would send us the report in the next day or so and after a few days we never received the report. So we called our inspector and they had no idea what we were talking about since this inspector we let into our home who did no verification was with another company and did an inspection without every verifying himself or what he was there for. I reached out to Jim to clear this situation up and was met with zero professionalism and only rudeness. He told me that he had come to the wrong address and even though he done the inspection and report and it was his bad that he never verified anything, that it would cost us $500 for him to send us the report! I tried to reason with him about how his mistake led to this, he had already done the work, and the least he could do is send the report and his response was to hang up on me mid conversation. Overall the entire experience we have had with Jim and this company (entirely against our will and his fault for making a mistake) has been miserable. I recommend that you go to absolutely any other company for your home inspections so you can get at least basic levels of decency and professionalism in your experience. We were looking for a reliable and detailed home inspector for help on a sizeable transaction and found Jim. - Jim's pricing is far more flexible than other home inspection companies. Many other charge a flat rate based on certain figures, but Jim's cost was a clear advantage in being able to match our budgets and adapt to that of the competition. Even with that in mind, the quality of the work was frankly head and shoulders above others. - As a prior contractor, it's clear Jim's knowledge of homes is not just some run-of-the-mill "I studied and read online" template that most home inspectors who do it for the money. He brings a depth and wealth of knowledge in having seen many properties and being able to provide a baseline estimate towards the damages/wear-and-tear that he's able to see. That context that he can provide around roofing, plumbing, and electrical systems in properties (both their current condition and long-term sustainability) is really unmatched in my experience. - Jim moves fast. Most home inspection companies that we talked to needed 2 weeks advance notice just to schedule the actual visit...and then anywhere from 5-21 business days to actually write the report. His speed and turnaround time in getting into inspection, writing/publishing report, and reliability behind those deadlines are really top notch. His friendly demeanor makes it pleasant for anyone to work with on both sides of the table on the buyer or seller side. - Jim is very pragmatic and practical. Most home inspectors in my experience range on extremes: they either do too little and miss out key damages/issues in a property that end up being severe problems post-acquisition or they do too much and ding every single issue (including basic cosmetic stuff) as overly severe. Both extremes are horrible to have as either a buyer or seller as it complicates the transaction and doesn't give either side a clear baseline. His report was easy to read and grounded. I used this company to inspect an old house I bought, just to confirm the findings in the inspection report provided by the seller. Jim (the owner of AAA Home Inspections) was superb: very responsive (he responded to my text messages promptly whenever he was not on a job), courteous, on-time to the job, professional, thorough and fair with the findings. Compared to other inspectors I used in the past, Jim is absolutely the best. He only does inspection services, and does not provide contracting repair work, thus allowing him to make fair assessments for the inspection findings (Most home inspection companies also provide repair work, and as a result they almost always exaggerate findings and the seriousness of the problems in order to generate more repair work for themselves, which is a complete conflict of interest and almost fraudulent). With Jim, you do not need to worry about that. In addition to the inspection, he also provided me some valuable free advices on making repairs. I rarely gave 5 out of 5 stars, but for Jim, I have no reservation to give him 5 Stars! read more

Reviewing disclosures? This review is for anyone buying a home which has been inspected by this company, AAA. Beware. My realtor had never heard of them, and couldn't attest to the reliability of the report. As was the market, I didn't want to add a contingency with my offer and conduct my own inspection; So, I trusted and went with it. Turned out upon moving in, there was a major structural problem that a blind person would have seen, yet alone any inspector. Substantial. An issue that would have held up the sale of the home and weakened the value. An issue that the seller had vented about regularly to his neighbor. My realtor suggested legal action, but I just didn't want to bother with more stress. If a buyer happens upon this company while reviewing disclosures, and makes it to this review, I hope this helps prevent any potential hardship. If you're a seller/agent, great- have at 'em. They will hide your big messes so you can deceive your way to top dollar value. read more

The inspector arrived as scheduled. A very thorough inspection was accomplished. He found a water leak just starting that I hadn't noticed prior to AAA's visit.
