We used Perchak Properties to manage the lease tenants in our house, in which we experienced several negative issues with the company. While they handled the repairs in a timely fashion and collected rent due, they placed the burden on us to resolve issues relating to an early lease termination and uncollected expenses from the tenants. This is not what is expected from a Property Management Company. They should handle all problems and not expect the property owner to incur costs from bills unpaid by a tenant. Moreover, the owner was very rude and condescending. As such, we recommend avoiding this company. read more

We engaged John and his company to manage a rental home in Danville. About a year the lack of follow through to emails and management was extremely lacking which led to a tenant issue that had to be dealt with. I had to get involved to figure out what the cause of the issue was. After an initial request by the tenant no one had followed up for months relating to the installation of equipment at the house. No one from Perchak had contacted the homeowners association for see about what could installed and how it could be installed. When I found out I had to call the association and after my discussion with them decided we did not want the equipment installed and explicitly told John and his team we did not the equipment installed. Months later we found out the equipment was installed as the contractor had reached out to the tenant and each of the Perchak boys as they were copied on emails. Neither of them called or emailed the contractor not to install the equipment and the equipment was installed. After I found out I had to get emails from the tenant to see who was copied and how this possibly occurred. I told John since we specifically told Perchak we did not want or authorize the equipment we were not going to pay for it and he understood. A month or two later we received our monthly report and monthly check and i could see from my monthly summary of our activity that a check had been issued from Perchak to the contractor for the installation from our funds. I had to call John for him to not sent the payment. Very disappointed in his team for the lack of follow through. We now manage the property ourselves and were fortunate to keep our great tenant. We have been waiting weeks and weeks for a final close out statement on our account as their IT department hasn't followed through on being able to print the final statement. There is a little over $100 owed to us which one of the staff says are fees for three rental applications that were done when the property was initially leased years ago so we are not owed anything. This review is related to my renting experience with Perchak Properties. Location - San Ramon, near to Safeway Crow Canyon Property- 2B/2B Condo, spacious and lots of natural light. Includes in-unit washer dryer, laundry room. Fireplace inside. 1000sqft. Great neighborhood, lots of grocery and convince stores in walkable distance. Application process- Michael P gave me a tour of the house. We loved it at first look, applied the same day. After background verification and history check, got the approval in a day. Every step was online and secured and hassle free. Service and During stay - I enjoyed my stay for 1.5 years of, and was peaceful. I had 3 service requests which were addressed timely. One was for an electronic item - which they replaced(brand new) in 2 days, since it was not urgent. Second, a leaking tap - fixed same day. Third one was for an old window blinds - replaced in 2 days. For all of it no questions asked. Move out - Because of the Covid situation, towards the end of my lease, multiple times i requested them to extend my lease for 2 weeks - they always accommodated. Did not try to push me to extend for a month or three months, like lot of other property management companies or apartments. I left the property clean and neat, the way it was given to me and so they refunded full deposit (you hardly find such people) Overall - Perchak's were very understanding, accommodative. Perchak is a shady, pushy, unprofessional realtor/manager and tried to rudely threaten and press my family into signing a lengthy lease before we were able to do our final walk-through on an Atlantic St property in Concord. Michael Perchak told us it was "unacceptable" to wait 3 days for us to come do our final review before we signed a lease that would not begin for 2 weeks, and *threatened* my family that he would "just move on to other applications if we did not sign RIGHT NOW", despite this property having been on the market for months and dozens of other applicants already having passed it up. So we have wasted application fees and our valuable time, and will ensure we avoid properties associated with this company in the future. Just because the rental economy is a "sellers market" does not mean you can insult and threaten potential renters. That isn't how this works. We gave you ample time to respond back to our email and apologize for the way you abruptly spoke to your potential new clients, whose time and money you have wasted, but you did not apologize and so we thought an honest review would be in order. I've rented several times using this company . They operate on an ethical level that's rarely seen! Any time I had an issue with something, they responded quickly, and fixed the problem. Plumbing, garage opener, was repaired quickly and with the proper handling regarding tenants rights. The office people are courteous and efficient. He was very patient with our numerous questions about the house, the management relationship, etc. As a family of four, we wanted to be sure that we would be taken care of by our landlord in case anything happened. Perchak Property Management has decades of experience managing many houses across the Bay Area, which was comforting, as was their family business mentality. You can tell they have heart. These property managers are not out to make as much as possible off of you - they care about their renters and want to be sure you are happy and safe in a beautiful home. I have had the unfortunate experience of renting from this company twice, both ending terribly, and from what I see on the other reviews, I see that I am not the only one. To start with the staff is HIGHLY unprofessional to say the least. After several years I still keep the horrible message that was left on my voicemail by Roberta, one of their associates because I still can't believe that a "professional" would talk to a client that way. The first time I rented from PP everything went great until I was ready to move out then I couldn't get a hold of anyone to inform them of my intent to leave. I emailed, called and sent letters in an attempt to schedule a final walk-thru with no reply. I left the property (cleaner than when I moved in needless to say) but by the time the rude woman (Roberta) decided to come inspect it, weeks later, she complained of dust and whatnot. When I got my deposit back it was about $600+ short. Mr. Perchak accused me of lying about attempting to contact the company to move out and said that we were not out by the end of the month so the $600+ was a prorated rent for the following month. I had to contact the actual property owners who agreed to refund my money. I few years later I rented a home from a family who lived out of country and when they asked me about property management, I stupidly suggested PP...BIG mistake! Other than having many unresolved plumbing issues and no hot water for a week because apparently it takes that long to replace a broken water heater, things went well until it was time to move out. Remembering my last experience with PP, I went to extreme links to make sure everything went perfectly so that I wouldn't have to fight about my $2500.00 deposit. I paid $400 to have professional house cleaners make sure everything was spotless and had a final walk thru scheduled before we left. I thought everything went well until I got my deposit check, which was just over $450!! PP claimed that we ruined the hardwood floors and that it cost $2000 to fix them. Other than the fact that the floors were fine, as noted by my move out rep and in the same condition that they were when we moved in, PP did not initially rent the house to us, nor did they come by to inspect the home when they took over the lease and had no idea what the floors looked like previous to us moving out and the owner was somewhere out of country, probably not even aware that PP kept our deposit. The moral of my story....DO NOT RENT FROM PERCHAK PROPERTIES! YOU WILL REGRET IT!! read more

LOOK ELSEWHERE. It's possible others have different experiences but I can see I am not the only one star review here. From my experience, here is how this company worked on my account. The father, who has built a successful company and I assume is good, will come and sold me, while never mentioning I would never talk to him again. Then, his sons, who are likely, in my opinion, in their positions as a result of nepotism and not drive, intellect or customer service, picked up the work while the father disappeared. I say "work" very lightly. Communication is terrible. they waited until two weeks before my desired date and then sent a one line email "should seriously consider reducing price, please advise." This deposits me telling them orally at the beginning and along the way that I am rational and if a price reduction was needed I was open to it. My opinion (not a fact) is that the kids seem entitled, rude and from my customer experience, absentee. They specifically suggested the same price I was thinking of listing when they were selling me, then tried to pull the "we told you it was too high" BS despite being fully on board as we were signing the contract. Ridiculous from my point of view. These are all opinions of course and reflect honestly on my experience only. Maybe you will be luckier --- care to roll the dice? read more

Out of the different agents we have used to manage our rental property, Perchak Property Management was the most disappointing by far. We were referred to this company through a realtor friend, so our first impression was favorable and that kept us working with the companylonger (terminated early after 8 months) than we would have otherwise. Issues with Perchak Property's a lack of professionalism appeared fairly early on, such as not including instructed terms in the rental contract, not reporting the number of keys given to the new tenants, not keeping a copy of the new tents' walk-in list, and not providing fixing bills on time in spite of repeated reminders and confirmations. The late bills resulted additional hundreds of dollars we had to pay, which should have been deducted from the deposit of our previous tenants. At first, we thought they were just incidental oversights, although it was pretty frustrating and time consuming to almost always have to write several emails reminders before things got done. However, problems persisted and only got worse. A simple update for address change (by which Perchak send out the monthly rental) took 3 weeks, 2 emails and 1 phone call with the company owner to complete. Simple HOA email forward requests were either not responded or would require a few reminders before they would be sent to tenants. At one point, Perchak Property paid a plumbing bill on our behalf without responding to our email request that the bill should first checked on its accuracy and the portion that has already been paid by the tenants. The lack of due diligence by his staff was obvious enough that John Perchak offered to refund us on the overcharged portion; however, that $80 refund did not go through till a couple months later after our repeated reminders. Even months after we terminated our contract with the company, Perchak Property kept sending automatic rental payment requests to our tenants, causing much confusion. Even though we had provided a month of notice for our termination and Perchak confirmed on our account closure, we still had to send several emails before they finally switched off the rental requests. It's hard to understand how a company can sustain itself by such a lack of diligence, efficiency, and consideration for its clients' time and interest. I just sent the office an email regarding my concerns. It has been over an hour and still have not received a phone call from John Perchak. I gave them one star for autopay online... and that's it! I am very frustrated and disappointed with the level of service that I received from Perchak Properties. Below are the series of events to explain to you why I feel that your service is substandard. * April 4th, 2016 - I sent a maintenance request online, below is the confirmation. AC is not working. And it has been hot. Please send someone to fix the AC. Requested by You on 04/04/2016 Maintenance Request #470-1 This request was received * April 6th, 2016 - I called your office and spoke with one of the employees at Perchak (due to terms of service, i cannot mention any names) to follow up with my request and she mentioned that she will follow up with the vendor. * April 6th, 2016 - Received a phone from a Heating and Air Vendor, I think his name is "Jay", a phone call from (925) 339-xxxx, I asked him how soon he can come in to fix my AC, his response was very unprofessional, he said, "I cannot come in or any of my guys this week since it's going to rain and I am not going to let them work on a 220 volts equipment because it is not safe".... so 1st of all, I never asked him to work in a rain nor any of his employees. I asked him how soon he can come to my house, then we scheduled April 13th between 3pm - 5pm. * April 13th, 2016 - I called my oldest son and checked to see if anyone stop by my house and he said "NO" , he has been home since 2:30 pm and nobody came to the house. I waited for a couple of days to hopefully someone from your office will either follow up or have the vendor call me and schedule a new appointment but none of those things happen. * April 18th 2016 - I sent an email to their of my concerns and send her a picture of the current temp inside my house. It was 82 degrees... i have to open my windows and sweating like a dog. * April 19th, 2016 - I received an email from Perchak office letting me know that she forwarded you my email. I called her to again, follow up on the request, she then told me that the vendor will be calling me. I received approximately about 3 missed calls and 2 missed calls from Jay AFTER I called your office. Spoke to Jay and again, and we set a schedule for April 27th. And I mentioned to him that my oldest son who is a teenager will be at home to open the door in the event he needs to access my house. NEVER once he mentioned that he needs an ADULT in the house. If that was the case then I could have my assistant drive to my house. * April 27th, 2016 - Jay came to the house and my son let him in per my instruction. And never heard anything from him after that. Not a phone call nor a message to let me know the status. * April 28th, 2016 - I called Jay to find out the status, and he said that he was looking for a panel that he cannot find it, he will have to call John to find out where it was. He asked me if I know but i told him I seriously what he's talking about since the last time someone came over to fix my A/C they just fixed it. * May 2nd, 2016 - I called Tracie, vent out my frustrations, I asked for John but apparently he is "too busy" or "not available" to even give me a 2 minute conversation.... Tracie asked me to send her an email of the dates that I am available or have someone "an adult" to be at my house. I sent her an email of May 3rd between 3-5 or May 4th between 4-5. I received an email and a phone that it is confirmed that the vendor will be coming in to my house today May 3rd between 3pm-5pm * May 3rd, 2016 - Received a phone call from the vendor cancelling my appointment since he is still working on another project and they are running behind. I was really upset and just hang up the phone. I called Tracie right away and she told me that she just spoke with them. I was then requested to speak with John and gave one of the employees my work number for him to call me back. It has been over an hour and have not received phone calls from John Perchak, I called back and spoke to one of the employees who I can hear her voice being frustrated with me, when I called her out, she automatically change her tone. And requested to talk to John, she put me on hold for about a minute and was told that he stepped out.... of course!!! he has been avoiding me. read more

When we moved into our property there were a couple of leaks in the plumbing, there were dripping faucets, the ice maker wasnt working, but Perchak properties and their team fixed it all. They fixed it all within 48 hours and the crew was alway SUPER courteous and cleaned up after the job. I would recommend Perchak properties to anyone looking to rent a home or a property owner looking for a management company. Johnny, Jeff, Josey are all great. It was an easy 5STARS for me. Unfortunately I have to attest to the lack of professionalism at best, and sketchy practices at worst. Seems their "maintenance team"--who is a woman named Maria--says she will do one thing and then actually does whatever she feels like doing. Things are left broken and dirty, but not enough to notice at first glance. A tenant will discover it later. If you call to report something wasn't taken care of, you might hear back from Maria over a week later, when you have already had to take care of the problem yourself. read more

Not responsive. I was interested in renting one of their managed properties, they took almost three weeks to respond to my phone calls and emails. Then after the open house also failed to respond to any emails regarding approval status. I am pretty sure everyone who was at the open house who did did not get chosen were left out in the dark. To make it simply - They SUCK! We have been renting our house through Perchak for over a year. We just happened to get a house that the owners NEVER updated, so since we have been here the disposal has died, the water heater died, the garage door died, the toilets constantly run causing numerous plumbing calls, the oven door was broken at move in and took 4 weeks to fix, etc. Granted this has nothing to do with Perchak, BUT it is how they handle the issues. I call Perchak to make arrangements for them to send a repair person. The person that I go through for these repairs is Tracie and she is a complete idiot! I call and tell her and she half listens to the problem and a few days later, I call back and she says, "well I called someone on this, you haven't heard back?" And we go round and round and round until the next issue. She NEVER returns phone calls. Not only is Tracie not helpful, but the owner is another story. We have documented all these issues in e-mails and have requested numerous times for assistance from the owner to help us out with the home owners in these issues. The owner simply fowards our e-mail to the home owners and copy us on the forward. Terrible, Terrible, Terrible service!!!! Think twice about renting through Perchak! read more

If you find a house managed by them, be cautious! If thinking of them to manage your property, look elsewhere! I had the unfortunate experience of renting through Percheck. From start to finish it was nothing but a pain. When I was initially searching, Johnny was very unaccommodating about scheduling time (no evening or weekends), the pictures and description were false (showed and listed stainless steel appliances but not actually there) and was unable to answer questions (last carpets cleaning? "Probably last 6 months?"). I did end up renting the property despite all this and the inconveniences just continued. The office staff was not very helpful, didn't call back in a timely manner and I always felt I was putting in all the effort. Their vendors were less than professional, especially their "handyman ". The homeowner and I usually just communicated on our own and circumvented them. Is this their tactic?!? We considered ending our lease and going through hassle of moving until the homeowner informed us he had ended his contract with them. Things have been great ever since! I guess it could be worse, sure. But I hope there are other companies that are better! read more

I wish I had changed property managers much earlier. Perchak did essentially nothing to manage my single family home. They were unresponsive to the tenant, I had to intercede for the gardening service that Perchak recommended, and final straw was when the built-in refrigerator broke, it took over a week for Perchak to get someone to look at it, only for them to say they didn't work on that kind of unit. I had to locate a repair person and then pay them myself. And in the midst of this I get an early morning call from John Perchak in which he used foul language. Total flake! read more

The tenant Perchak put into my home bounced her first check, and has been late more than once .Every time I have to call them to find out what's going on. They never contact me. This last week, when I received my payment and it was short yet again, I called to ask about it, and why I hadn't been notified. The direct quote I got back was " We are too busy and have too many other properties to manage to call everyone" . So I'm such small potatoes to them that I don't deserve to know that my tenant is not paying? They get their money no matter what, I guess that's all they care about. This is a naturally awkward situation in that the needs/goals of the owners/tenants/managers are not always in sync. Therefore, there is often conflict. Yet, John Perchak, personally, does a wonderful job of dealing with these situations straight up with honesty, integrity and experience. He has been doing this for a long time and its shows. Before we found John, we worked with other property managers that covered up situations and were less than honest. That is never the case with John. Either as a tenant or as the landlord, you can always count on an honest review of the problems, any money issue or any advice. And that is the number one metric of whether you have a great property manager - honesty. Yes, I am definitely giving this property management company 5/5 stars! We needed a place to rent in May 2013 and they got us one very quickly (and within our budget). We worked with Johnny Perchak to help us find the right home. I'm sad to say that we had to move away from the area in 2016 due to work. But, the exit process was just as convenient as the entry process. If you're clean, responsible and live within your means, you will be happy with Perchak Properties.
