Our experience has been deeply disappointing and frustrating…read more Before signing the lease, JODY represented that the landlord planned to remain overseas for approximately six years while their 2 kids attended local universities. Based on this information, we believed this would be a stable, long-term rental and made the decision to move in. An unexpected move during this period was never anticipated. We knew relocation is an extremely time-consuming, costly, and disruptive process, involving months of planning, coordination, and unexpected expenses that we never anticipated or budgeted for. Another major issue involved rent payment processing. After JODY updated their payment system, our rent payment was rejected despite us never having paid late in years. I even hand-delivered a check to the property management office over the weekend to ensure payment was made promptly, yet we were still charged a $300 late fee. Tenants should not be penalized for issues caused by a system transition or administrative problem. We also experienced pressure regarding move-out cleaning. A preferred cleaner was strongly recommended by Stowers's staff, leaving us with the impression that not using that cleaner could affect the return of our deposit. This created unnecessary concern during an already difficult move-out process. I also raised questions regarding how our security deposit was handled. We requested clarification regarding the trust account and deposit records. While we were told the deposit was maintained in a Broker Trust account, we were not provided transaction-specific accounting showing when the deposit was received or placed into the account. Better transparency and communication would have been appreciated. The financial impact of this unexpected move was significant: approximately $3,000 in moving costs, $1,500 in overlapping rent, and nearly $1,700 spent to leave the home exceptionally clean and well-maintained. including carpet cleaning, wall and door touch-ups, and deep house cleaning beyond normal move-out expectations. Altogether, this cost us well over $6,000, not including the substantial time and disruption involved. We felt sorry for the landlord, who saw firsthand how carefully we maintained the property. We would have gladly continued renting until their return, but after our experience with the management process, our confidence in working with the company, including for future real estate services, was significantly reduced. Overall, we left this experience feeling disappointed by the lack of communication, transparency, and fairness shown to responsible tenants who paid rent on time and cared for the property for years.

    SLUMLORD. Would give zero stars if possible…read more From the moment I moved into that apartment I realized I was in a slumlord situation. When I arrived on January 19th there was no working heat and it was in the 40s at night. I was provided with a very small space heater by the "property manager" (that term feels like a big stretch) and I was absolutely freezing all night. The only reason I didn't go to a hotel was because I had just driven for 5 days straight and was literally too exhausted. Additionally, the apartment was ABSOLUTELY FILTHY (I have photos to back this up). The apartment was vacant for months so it is unclear how they did not have time to check the heat or do a basic cleaning. When I complained, Pedram gave me a credit of like $70 for both those issues which is wild as a cleaning service and a hotel stay would easily total $500. Pathetic. I knew I was in for some bullsh*t based on this. From this point on, every time something broke or needed to be fixed, and there were a lot of things that were broken UPON MOVE IN (again, this place was empty and could have been repaired beforehand), Pedram ignored my service requests in the app and my emails. I fixed things with my own time and energy and had to hound him to be reimbursed for the supplies. The whole point of renting is so that I don't have to fix things. I literally had to have a friend fix my leaking kitchen sink because the person who "fixed" it initially didn't actually fix it and Pedram would not respond to my emails at all. I begged him for help. In addition to my actual unit being terrible, the general condition of the property was abhorrent. Overgrown weeds and bushes, filthy walkways that haven't been power washed in years, garbage all over the alley where the bins are, etc. It looked totally ghetto and therefore, people treated it as such. Also, we were told with literally ZERO advanced warning that we would lose access to the washer/dryer for at least a month due to the construction project taking place in the back parking lot (earthquake retrofitting). So then I had to start taking my clothes to a laundromat which is hard to do as a professional working 50+ hr weeks. Additionally, Pedram told us we had to park our cars on the street for this project despite the workers only being there during business hours. There was no reason we had to park on the street at night, other than his negligence with regard to understanding the actual scope of the construction project. My car and several others suffered vandalism/damage due to being on the street. It was completely unnecessary, but he would have known that if he ever stepped foot onto that property or put even the smallest amount of effort into managing it. I finally had to threaten him with legal action to be allowed to break the lease, as I could not continue living in that hell hole. He will not return my security deposit and states he kept it as the lease break fee, which is of course illegal under California state law. So not only did I lose my 2k deposit, I have to pay 1k to fix my car and I paid another 1k for moving expenses. Still very seriously considering taking him to small claims court. I had a completely horrific experience at this place and I have no idea who would write a positive review. I spoke to numerous other residents who all had similar experiences and were completely frustrated and fed up. Pedram, you take advantage of people and you know it. Absolutely disgusting behavior. You ought to be ashamed of yourself. You can say I'm disgruntled about the deposit or whatever you need to, to make yourself feel better, but we both know the truth.

She is the epitome of poise, professionalism, likability, high EQ and high IQ and mostly, a genuine kind person. Extremely competent and meticulous. Hands down the best buyers realtor we've ever worked with. She found us our dream home, walked us through every step, recommended handy man, pool company, electrician, etc. She is like ChatGPT in human form. We absolutely adore Maichee. Second, Renee White was our selling agent. She is truly a boss lady! She knows real estate inside and out, and can probably sell just about anything. She's so charming and funny, yet so professional and "on top of her game" at the same time. Her entire team (Darlene, Michaela, Issac, etc) are all wonderful. They basically took charge of our house, made the necessary improvements, strategically got as much foot traffic as possible. Our house was sold very quickly to the perfect buyer. It was so seamless for us. We are so grateful to have found both these beautiful ladies to represent us. It doesn't get any better than these two!

They are elderly and my mom has dementia, so this move was one of the hardest things we had to do. My first communication with Mohammed was by phone when I called to inquire if a rental house was still available. He told me that the property had just been taken. I was disappointed because the ones we liked kept getting snatched up just before we could get to them. He explained to me the laws of rental applications in CA and how you had to get yours in first. He took the time on the phone that day and taught me the name of the game. The property that I was interested in for my parents ended up having issues with their application, where it was looking like it might fall through and that we may have a chance on renting it after all, so Mohammed reached out to me. With the knowledge that I had from what Mohammed taught me before, I was able to get my parents's application in first for this house, even though we had competition, and we ended up renting it! That sounds simple, but really it was about a month long of ups and downs of will the other application really fall through and we have a chance or not? It was an incredibly stressful month! What I really appreciated was that through this time, Mohammed was always updating me on the situation. He was very timely in his responses, never making me wait long. He basically held my father's and my hand through this very stressful time. I also appreciate that Mohammed is an educated communicator. He speaks and writes English well, which is nice because I see less and less of that these days. In summary, Mohammed manages to be a very professional, punctual, helpful, and empathetic property manager, all while protecting the interests of his client, the homeowner.
