It's been great having ACE as the property managers. They are educated on the HOA rules and do their best to keep HOA dues down. I am happy with the recent changes ACE has made. Things seem a lot more organized. I have had the pleasure of working with Selina and she is attentive to my problems. When issues come up she handles them immediately. My request for new windows was done in a timely manner. Selina is flexible with communication (phone, email or text). I have never worked with a property management company or person that will put the community first like that. I feel heard. ACE communicates with homeowners regularly what's happening in the community with a monthly newsletter. We will also get emails for emergency situations like having to shut off water or loss of power to the building. I feel well informed. Our current team is Selina, Louisse and Sophie. Our community has also had the pleasure of working with David. I would recommend the ACE team for property management. I can see through my interaction with them, they care about us and at the end, that is what's important. read more

Ace? More like a deuce. I had an issue with someone breaking THEIR OWN property rules, but they informed me that they couldn't do anything about it because they were "unavailable" for over a week. The problem was never resolved, and then communication went silent. If you see ACE Property Management on your complex that you are about to buy, ask for a redeal. HOAs, ACE may be among the lower-priced property managers, but they are cheap for a reason. The previous reviews don't lie. read more

Worst property management ever!!!! This company manages Las Brisas community in 1730 Halford Ave in Santa Clara where I live, in this community parking spots are designated per apartment. I parked my car in my parking spot and went out of town only to find out my car had been towed without any notice and without any wrongdoing whatsoever on my part. I tried to get in contact with the property management and they never answered or returned my calls or my voicemails! They act like I don't live here and I don't pay rent. My landlord was also not helpful but between them two I recommend you stay away from any communities with this company and you stay away from Las Brisas community in santa clara, really bad experience! I had to pay out of my own pocket to get my car back which they stole from me. read more

If your HOA is looking for a property management team that actually communicates, I can't recommend Ace PM enough. Our community recently made the switch after 4 years with another firm where the "personality fit" and communication just weren't quite right. We did a deep dive and interviewed several companies, but Ace really stood out--especially since we'd heard such great things about Denny from other HOAs. Since bringing them on, it's been a total breath of fresh air: * Denny is the real deal: He's incredibly thorough, organized, and somehow manages to have a great rapport with both the board and the homeowners (which we all know isn't easy!). * Proactive Communication: They were organized right out of the gate and are actually receptive to our feedback. * Easy Transition: Working with them has been a breeze compared to what we were used to. Denny Lee is our HOA manager and has had multiple failures over my last 9 months living here. They hired roofers to repair all the rooves in our community. When I was told the work was done, the rain started and we had a massive leak (see pics below). They have made 0 attempt to fix the internal damage. They did patch up the roof and ceiling, but did not repair the damaged wood in between. One day, I am working from home and my power goes out. I step outside and see the roofers were using my electricity to do their work in the community. The buffoons were too lazy to use a generator which they did have in the truck. My guess is they assumed the power bill was communal, but clearly Denny did not tell them. I was told I would be compensated for this and never was. During the big rains, we had backed up storm drains. He has failed to hire someone to fix it yet. Excuses of blaming the companies for having people quit or get fired it not an answer. Hire a reputable company that costs more and get it done. Just yesterday I had someone use my patio to access the roof. I don't have work scheduled. I talked to the workers and they said they are replacing skylights, but I am not, so why are they on my property and putting a ladder up to my bedroom window? In summary, they have no idea what they are doing and choose the cheapest options without communicating with the workers or the tenants in the community. read more

Several years ago for my town home complex they hired a company called A-One Construction. Because they were afraid of water damages they completely took off the french doors. I was afraid they were never going to work the same afterwards and I was right, they never have and every time they have come to fix the problem it ended up being only a week or two temporary solution unfortunately. November 2020, I received an email from my property manager around Thanksgiving and that was the last one I received from her till spring. So I didn't even know there was a fire inspection till after it was over. I used to kind of like it when they had notifications out by the mailboxes because email is not 100% reliable. I've never understood the importance of twice a year mandatory fire inspections. Makes me feel like we're living in a dictatorship. And then if you had travel plans that weekend or couldn't make it, then the big bad cruel property management comes in and fines you 180-200 dollars. read more

Since our original decision to go with Ace, Paul has removed himself from operations and the replacements have been considerably less competent. My wife (who took the mantle of President) has run into multiple instances where she had to fix screw-ups from our manager. read more

Ace Property Management is a terrible homeowners association management company. They're frivolous with budgeting practice, causing our HOA fees to rise by the max percentage year over year - way higher than the average in the Bay Area. Their terrible budgeting also translated to owners of the individual units with the extra burden of special assessment fees (twice - summing to ~$50-60k/ household) in less than 3 years. Additionally, though we pay them a lot, they are terrible with responding to emails. Nayana, who is in charge of financing, refuses to forward useful information. When kindly requesting for her to forward information again, she only shares screenshots showing that original emails have been sent. Please please do not hire Ace Property Management if you can avoid them! read more

HOA Kenwood Crosspointe never gets back to you, not consistent with their monthly letters/updates. Sometimes Board meeting signs are not even posted. Its like when they want to have people they will put up a sign or put the sign the day of. Or, maybe they just don't want people to be involved. Have not even got the 2018 parking passes and will need it in a day now! read more

Trying to get anything done though ACE HOA is like pulling teeth - from your own mouth. They have very poor record keeping and incapable staff which is frustrating and very time consuming for the tenant. I've lost track of how many times I've called for help on a variety of issues and nothing gets done. Typical American customer service. read more

I am writing another review now, several months after my first review. Unfortunately, Ace is only getting worse! They are pushing their twisted views onto our community, telling lies at board meetings to push their agenda forward. I sat there and listened to David Kang, our manager, actually suggest telling another homeowner a lie about my unit and how my flooring is now causing problems. It is NOT causing any issues, so I have no idea why he would suggest such a thing. Again, this is the very worst property management company I can imagine!!! I suspect those with considerable director experience will be less impressed with Ace Property Management. In my opinion, the more you know about HOA law, standards and practices, the more likely you'll recognize lapses and neglect of a manager's obligations. Having 35+ years on HOA boards and committees. I would rate Ace near the bottom. We had three of their managers in three years. The first two managers assigned to us admittedly had no experience managing a homeowners association; we were their first client. Eventually, the growing number of management mistakes motivated me to begin documenting them. E-mails, phone logs and other documents illustrate... * A manager accepted biographical statements from members applying to run for the Board, then deliberately omitted them from the election mailer to members, later explaining, "I found no rule requiring... [the publishing of candidates' statements]." I believe this may have prevented membership from learning about the new candidates, possibly biasing the election toward incumbents. Subsequently, our attorney drafted new bylaws later passed that expressly mandated, "The Board shall adopt procedures that provide for a reasonable opportunity for nominees to communicate their qualifications and reasons for candidacy to the Members and to solicit votes..." * A manager defended holding some board meetings without notice or minutes being taken, a violation of the Davis-Stirling Act, rationalizing "They were just working sessions." * The manager refused numerous requests to provide association records to directors in violation of Corporations Code §8334. * Although a manager is the custodian of the client HOA's corporate records, Ace appeared to regard our records as their property, subject to their own internal policies on destruction and access. Though a standard of records retention is seven years, certain e-mails and other documents disappeared that, in my opinion, were not flattering of the manager's performance. The manager, Paul Polk, explained, "I keep emails only for the current year, so I do not have any emails related to..." He explained that the computer of our previous manager "...has been recycled in the office and all her files erased." * When dealing with a complex legal issue, as president I asked our manager if it would be prudent to consult with an attorney. He responded, "I'm not going to respond..." though his CACM Code Of Professional Ethics and Standards of Practice mandated that he recommend a legal consultation. These are just some of the issues we had with them. In my opinion, our involvement with Ace Property Management was not helpful in assuring our membership was well served. In consultation with an attorney, I prepared a report documenting management lapses and believe my records document these and other issues more completely. I would be willing to review some of these issues in more detail with the attorney of any interested HOA board. read more

This is my second time posting this review. My first review of Ace Property Management was removed! Unfortunately our Co-Op started using ACE Property Management in September 2015. We have had nothing but problems from the get go. Our monthly bills have been wrong every month with promises that they will be fixed next month. They also managed to lose at least one residents first month's payment and everyone at our complex got this rude e-mail response back from the Ace Property Management. "Let's be clear on this. Your check was lost in the mail, not by ACE. We can't be responsible for something we didn't receive. We are working with you on this payment and have removed late fees for this month. The November statements which are going out to all shareholders will have the updated, accurate account balances for all." Very unprofessional, in my opinion. read more

The HOA management is so bad, I submit a plan ask for approve, but 6 weeks passed, there is no any feedback. I don't know how they manage themselves. If you cannot manage anything, don't ask us submit plan, you ask our project's schedule, how about your schedule. Only delay and delay. read more

I am so thankful that Ace Property Manangement is the HOA for the community that I live in. Every time I call and request something, I always get a call back in a timely manner. Carol, has been so helpful to us. I appreciate all that she has done to make our life so much easier living in our community. Our HOA BOD just changed our Property Management company to ACE few months ago. We sent a request to fix the decks and outside rotten/water damaged wood about 2 weeks ago to the BOD and ACE. The BOD and we had sent multiple follow-up emails to ACE, but there are no response from ACE!!! read more

I was the HOA president of Kenwood / Crosspoint HOA for 3 years and Board member for 5. Paul and his staff were great. Very knowledgeable about HOA rules, regulations and always brought us the right resources in when we needed to have outside consultation on Legal and other contract managers. KC is a 450 Unit complex with a large budget to manage. Paul helped us reduce costs by getting aligned with vendors that worked for us. read more

I am an owner and currently president of the HOA at Scenic Way. I worried when the prior management company was replaced by Ace, but Ace has been just fine. In particular, when our 54 unit complex encountered unplanned maintenance problems (water damage on balcony decks, due to faulty construction) Ace helped us to deal with the large costs without the need for a special assessment. The manager has often gone the extra mile, and life would have been much harder without her help. read more
