Agnes is such a pain she always wants to do everthing se wants to handle things on her own without notifying the owners , she gave us a notice we had to leave the apartment because it needed mold repair , and she said because it would be to expensive. Kelly is amazing at responding within a timely manner with maintenance issues. Terri is great at answering my texts and calls. I had an issue with my frig. recently and Terri came right over too take measurements. In a week we received a brand new whirlpool refrigerator! Worst management company yet. I have flooding going on 10 months now. they've done nothing. water came in from outside. 12 times. clogged footing drain. They had my basement ripped apart. now they wont answer emails or calls to tell me status of what they are doing to repair it. rude office staff. I have illegal vent hole outside my front door from neighbor, stinking up my unit, 6+ year problem, they finally have the Board saying it needs to be removed. Nothing has been done yet. Assessed property, claiming money needed for projects. Then they told me it was for past due bills, someone is not managing our money properly. This is most incompetent management we have had yet. We had a great experience renting a fourplex in San Jose that CM Property Management managed. Their website made it really easy to pay rent, and also make service requests, when they came about. We only dealt with Andrea, and she was fantastic! She was really easy to talk to, and very nice. We only had to make service requests 2-3 times, and she would always follow-up within a day or two. From there, she would have professionals sent out to fix the issues. The move-out process was easy as well. I had Andrea walk through the place with me, to be sure it was in good condition. She made some suggestions on additional cleaning in a few spots. From there, I received my deposit back within the 21 days it said on the lease. read more

I have been emailing and calling for weeks with my representative (Sam) to get try to change a tenant. When I call him, he lets it ring and does not answer, so I used a different phone number, and he immediately picked up. He said he would fill out a form and send it to me (he did not). He said he would email me back (he did not). I called again next week, same story. I found the form online, filled it out myself, sent it over -- no reply. Called him directly, was put on hold, eventually he picked up. He told me that he saw the form, looked good, and would sign and send it back. He apologized somewhat insincerely. It's been a week, still no reply. At this point I just need him to sign a piece of paper and send it back to me! I don't understand how management can allow this sort of customer service. CM Property Management manages my townhouses association. I have been trying to get them to respond to my letters and requests for help since I have moved in. This has been quite the joke. I hope that Sam LaPlaca and his firm CMPMI are embarrassed about their lack of service. This is completely unacceptable. I figure the best way to tell the story is to share the notes I've been taking- and let those notes tell the story of what it is like to work with CMPMI. But based on the reviews I've seen, it seems like CMPMI likes to over-promise and under-deliver. Communication with them is awful. Anyways- I'll stop there and just share my notes: - Property acquired in July 2017. July: Required to pay August & September HOA dues at $479 each month. August: 5th - Receive written letter from CMPMI that the HOA dues were reduced earlier in 2017- and the new dues will be $400/mo. Dues to overpayment, I can expect a refund for $158 (which doesn't come until November) 16th - Sent an e-mail to Sam LaPlaca requesting instructions to setup payment of HOA Dues starting October. - never received response 29th - Sent an e-mail to Sam LaPlaca requesting a response to my previous e-mail. 30th - Finally receive a response! Tells me I will receive bank information tomorrow! 31st - Called the office - told he is unavailable... Leave a message September: 11th - Hadn't heard back... Called the office- he is not available again. Sent an email requesting the information again. 12th - received an email - telling me its coming "I will take care of this today." Guess what... October: 7th - Sent another e-mail... requesting the information and the refund due to me in August & instructions on how to pay dues. 15th - No response... I'm now late by two weeks- still haven't heard back... so I send another e-mail. 17th - called again... no response. Surprise! Sam in not available! Left a voicemail 28th - Called AGAIN. No response. Sam not available. Voicemail left. 30th - Wrote a letter via US Mail. Sent with a check directly to him (even though I'm supposed to send to the bank... But don't know what to do! November: 12th - Finally receive my refund for HOA overpayments due in August. December: 7th - Left another voicemail. 8th - Sent a letter with a check for December HOA Dues. I'm writing this review to let everyone know how inhuman, unprofessional and greedy this property management company is, in particular Mark Katz. I got in immigration situation in the middle of COVID-19 pandemic and I had to leave USA with my family. I spoke to Mark and left the apartment little early after paying full month rent. After one month they sent me the itemized disposition bill of $1550 for all the charges which are not applicable to me at all as I stayed at their property since Feb-2016. A day before I left Matt from their company came and inspected the house and there was no damage but they still charged me $1550 for 1BR apartment. Since I'm in India now, I'm not finding any way to take legal action against them and they taking ADVANTAGE of my situation. After some research I found that in case of dispute like mine, there is provision to fill "Small Claim" and tenant don't need to hire any lawyer, it's very simple procedure and you can sue landlord within two years of vacating the apartment and up to two times of your security deposit. Worked with CMPMI as a landlord after a friend referred them to us. While they were very helpful initially before we signed the service agreement with them and even up to the point of signing a tenant, the tenant move-out process was a nightmare. We worked primarily with Mark and did not hear from CMPMI over 60% of the time- responses were delayed by days, really sloppy communication. We notified CMPMI over a month in advance of the intended lease-end/move-out date so that they could plan accordingly. Tenants indicated move out on 9/2/16, and asked for walk­thru that day or 9/3 which owners agreed to. Did not hear back from CMPMI, and on 9/2, via text, found out that Mark was driving out of town for the long weekend, and that the entire CMPMI office was closed as well. Mark texted me to do the walk­-thru and take the keys back myself... ... Ultimately, the walk­thru was delayed until 9/6. Additionally, 21 days after they moved out, we still did not know the status of the return of the security deposit, and what was being deducted due to the damages to our property, and whether we had any remaining balance due or refund to/from CMPMI. (The tenants left holes in our walls, cooking odors, carpet stains, broken curtain rods, and trash in our backyard). He was unresponsive to emails and texts. When we called the office, Sam answered and said that Mark was out of town (again). We had to complain to the BBB for assistance in resolving this. Never again. read more

This place could look good from the outside, but it's a horrible place to live. I don't even know when to start, but starting from the leasing office employees, they are very unhelpful, and greedy. If you asked them to help you fix something on their property/inside your own apartment, they will give you a finger saying "we are not helping you changing what's broken or things stop working" at the property. With the amount of money they charge, you will expect them to be there for you whenever you need them, but NOT IN THIS PLACE. I still live there, and I tried to be so patient with them in a lot of things, but now me and my family have enough of them, and looking for a new place. I moved to San Jose on Feb 2nd to my sister in laws till we found a place. I spoke with Andrea regarding a home and filled out all the paperwork and did the credit check $45 each person. I never heard back from her after I submitted the payment. 2 weeks later it's still available and then they raised the price from 2150 to 2700 and still no response after numerous voicemails and emails. I basically signed up to create this review. Dealt with this company when I was looking for a rental for a move from Las Vegas to SF. Company did not correctly screen their listings and accepted our money for a house that the owner was refinancing (and therefore not accepting applications for). After we expressed concerns, we tried applying to a similarly sized house (without having to re-pay costs for application). The property manager for the listing said that the property would be under unusual scrutiny due to previous tenant's behavior, and we discussed a 12 month lease by the end of the work week. The lease agreement came in almost a full 3 days later than promised (on a Sunday at 10pm), and it was for 10 months. They didn't even apologize for their behavior regarding the spotty communication, specifically when it came to the lease. This company does a sub-par job at properly managing expectations (constantly fails to return calls, or meet deadlines), and has unusual business practices when it comes to their listings. Andrea Vernerova is so unprofessional. I do not trust her property management service at all. I truly regret working with Andrea for the last two years. Fortunately, I no longer work with her. 1) Andrea lied about the mail keys. 2) Andrea made agreements with the previous tenants without my knowledge and approval. 3) Andrea has very poor communication. 4) Andrea did not do a thorough move-out inspection. Cat urine on the carpet. Full stories 1) Missing mail key In 2016, I got 3 new mailbox keys after the mailbox was damaged and broken into by thieves. Andrea requested me to mail one new mail key to her office, so I mailed it directly to the office. She claimed she didn't get it. She kept claiming that for weeks, weeks. I filed a "lost mail report" to the USPS twice and they said they didn't find the key anywhere. So, I gave the 2nd mail key to her worker in person. After the tenants moved out, the property became vacant. I came to check all the keys and expected to see one mail key in the kitchen drawer, but I actually saw two mail keys! I tested them and they worked. The lie that the mail key was missing was a huge red flag. 2) Unofficial Agreements The previous tenants and Andrea unofficially agreed on something during the move-in inspections without my knowledge and approval. I found it out after the move-out inspection. They "agreed" that the carpet didn't need to be professionally cleaned during the move-in, because they just believed that the carpet wasn't cleaned. In fact, the carpet was already cleaned before they moved in. Andrea did not inform me of this discussion and agreement at all until the move-out! Another fact is that the previous tenants officially signed the formal agreement called "Move Out Cleaning Instructions for Tenants", which states "Carpets: Must be professionally cleaned. Chem Dry is a preferred vendor. DO NOT USE A STORE RENTED MACHINE. You must provide a copy of the invoice from the carpet cleaning company when you turn in your keys." The tenants lived with their pet (cat). During the move-out, the carpet was not professionally cleaned that Andrea did not consider the safety/health (cleanliness and allergy) for the future tenants... which is really important. This caused a huge problem for the previous tenants and me during the move-out. What a waste of money and time. 3) Poor Communication Andrea is very rarely responsive that I had to send multiple e-mails to get her responses. She always came up with excuses. She did not disclose everything (such as, unofficial agreements between Andrea and tenants without my knowledge and approval). And who really uses Yahoo emails for business purposes those days? 4) Unthorough move-out inspection Andrea did not do a thorough move-out inspection with the tenants. I had to do my own move-out inspection and found conflicting facts. However, the move-out inspection forms were officially filled out with wrong facts (items marked as "OK" or whatever) by Andrea, so the tenants were using those forms as their proof (in order to refuse paying for the deductions from the security deposit for repairs and cleaning). This implies Andrea was in favor of the tenants, not the owner or the property. She didn't do what a professional property manager should do. To make this worse, I noticed the smell of cat urine on the carpet. I had the carpet professionally cleaned *twice*, because I care about my future tenants. Cat urine is also harmful to humans. It can cause severe allergic reactions and infections: pneumonia and bronchitis. The odor got stuck in the carpet. The carpet had to be replaced. The tenants refused to pay for the professional carpet cleaning, and Andrea was not helpful. This was a waste of my time and money because Andrea made unofficial agreement (no carpet cleaning) with the previous tenants without my knowledge or approval. Finally, my point is... If you want a professional property manager who actually cares about your property (this is a business. someone should work in your interest) and professionalism (work ethics, quality of services, soft skills, good communication), I would look somewhere else. I had to pay alot of $$$ for Andrea's unprofessional mistakes. I am glad I am no longer working with her. For this matter, this company and this property manager utterly lost my trust. I gave Andrea my last advice: "Good communication is very important in any kind of business and you definitely need to work on improving your communication. There is plenty of resources online that you can use to help improve your property management skills. Plus, there are great articles that discuss about what makes a good property manager. I never have any problems with them as they truly try their best and make me feel secure. I hated the apartment I was in because of my upstairs neighbor and they not only found me a better place but they also didnt give me any hidden fees or charges for doing so and did it fast. Sometimes I realize that an owner can be an asshole and make a property managers hands tied, usually when its money related. And thats usually the case anytime I have ever had an issue in the past. Poor service. My freezer malfunctioned on Saturday and all my meat thawed. The owner did call back but said appliance repair people usually don't work on weekends (not true, many of them do). I called again Monday at 9am, he said he would call a repair man. Minutes later the repair man called but said he wouldn't be able to come until the next day. I called the owner again, he said, well, other part of your refrigerator is still working. So I have been without a freezer for 2 days now, still waiting. read more
