I typically don't leave reviews, but this experience left a lasting impression not because I'm still upset, but because it revealed so much about how some people treat others when they think there's nothing to gain. When I was in my early twenties, my roommate and I were in a tight spot. Our lease had ended and we needed to find a new place quickly. Betsy was the renter's agent for a unit we were genuinely excited about. She told us the unit was available ASAP and that we were the only people who had submitted an application. At first she was warm, responsive, and helpful. She answered questions, walked us through the space, and encouraged us to apply. We pulled everything together quickly, submitted all the paperwork, paid the application fee ($225) and she told us she'd be in touch asap. We were good applicants with stable income and excellent credit and according to her, we were the only applicants. She told us we would hear back either by the end of the day or the following day, so when Betsy went silent, we were simply confused. We did everything right and expected at least basic communication in return. She never followed up. I sent her emails, voice messages and text messages, all of which she ignored. No update, no acknowledgment, just silence. Out of desperation, we called from another number to try to reach her. She picked up, my roommate asked about the property again and she said "Ugh, is this Stephanie?" and hung up on my roommate. After that, she was completely unreachable. What became clear and what's stuck with me is that Betsy treated us like we stopped mattering the moment she no longer saw us as useful. Her kindness disappeared the second she decided we didn't offer her anything in return. It wasn't just unprofessional, it was revealing. She had no issue wasting our time, ghosting us without a word, and treating us with open disrespect when we tried to follow up. We were respectful, communicative, and serious applicants. But we were young. And looking back, it felt like she didn't think we deserved even the basic courtesy of a response. That kind of behavior may not leave a paper trail, but it says everything about someone's character. Now, as a property owner myself, I know this industry is about far more than just closing deals. Most of these agents can sell a house, but it takes integrity, respect, and genuine care to truly represent clients. Betsy lacks all of that. Her behavior showed a complete disregard for people's time and dignity. Based on my experience, I would never trust her as a listing agent, buyer's agent, or rental representative. Betsy could win the honor of top-tier property manager state-wide if there's a championship. Betsy had been my property manager for rental affairs since 2018, and in August 2021 acted as the seller's broker to sell my property. I will need to review her works separately as they are equally outstanding. During the 3 years acting as a property manager, she succeeded in ensuring that each month's rent is paid on time, and she did well in minimizing the maintenance expenses. Since 2018, there were like 2 or 3 groups of tenants that had rented the place. For each tenant, she rigorously conducted interviews and select those with the most appropriate background. It may be for this reason that none of the rental payments got missed or reduced, even during the very period of COVID. This is an achievement rather than just duty, in my opinion. If you Google "average property maintenance fee", there's the famous "1 percent rule" from US websites, estimating that roughly 1% of the purchase price will be used for property maintenance. In my case, Besty nailed it down to 0.5% on the 3 years average; I spent less than $2500 each year. It is strong proof of not just her professionalism but also her high level of professional ethics in striving for client interests. I occasionally got to know that when something in the property didn't work, she would carefully inspect by herself and avoid unjustified expenses. It seldom happened to me that a minor defect leading to a major replacement, as far as I could remember. The property was later sold in August 2021, and Betsy acted as my broker. After being listed, the property was sold 810k within a week, and the transaction was closed within roughly a month. The closing price was 50k more than another same-model, same community property sold 4 months ago. In contrast, we had a competitor property in the same community, but it was sold 799,900. This is 10.1k less than Betsy's bargain. It is also worth mentioning that when we sold the property, the market was in its cool-down period during the year. There was a renovated property on Clairemont Drive which was regretfully sold 50k LESS than its purchase price, and it was purchase 3 months ago. In contrast, Betsy sold my property 50k MORE than its listing price, and the listing price was approximately the closing price of a same-model, same-community property sold 4 months ago. Simply put, she made another price watermark for the community despite a cooling market. Overall, I highly recommend Besty as your property manager or transaction broker. Betsy Heller is an unlawful property manager. We lived at a property in Oceanside for almost 3 years. We rarely had any trouble while living there and we maintained the rental property quite nicely. We ended up needing to break our lease a few months early because I'm pregnant with twins & we needed more room. We bought a house and gave her heads up about it far in advance. We paid through the end of March. We moved out and gave our keys two weeks before the 31st in order to help give enough time to do any minor repairs, paint & show the property. Betsy never gave us an opportunity to do a final walkthrough. Unlawful Act #1. Being that the market was crawling with renters, we knew it would be a breeze to find a new tenant. Low and behold someone else moved in on April 1st. Since then my husband has been trying to get in touch with Betsy to get back our deposit for weeks. She has blatantly been ignoring his calls, texts, & emails. Now it's well past the legal time limit for her to return our deposit. Unlawful act #2. I called her from a unknown number today and she finally answered. She proceeded to argue, deflect, and ignore CA laws. She first claimed that our letter was supposed to get in the mail and somehow didn't make it on time. Then she changed her story and said because we broke the lease she's entitled to more time to gather the invoices she wants to bill us for repairs. Then she started to get nasty and say that she could have taken her sweet time all summer long with finding new tenants and we're lucky she was jumping through hoops for us. Basically one excuse after the other. I explained to her nicely that we have been trying to get in contact with her for weeks and we would have paid whatever repairs she wanted from our deposit, had she actually gotten the paperwork and invoices to us on time. However we have now waited long enough and to please just send us our deposit in full since that is what we are entitled to. She then said she was busy on another call and had to go and hung up on me. Betsy later that night emails my husband with an strange itemized list of repairs that equate to $1000 but no actual invoices to go with it. Unlawful act #3. She priced mowing the small lawn area at $180! Come on now, that's just ridiculous. So sadly it seems we will see her in small claims court because she wants to ignore CA renter laws. However, when I had my friend who does real estate in another county look at the documents; it was determined that this company was taking advantage of the people they represent. They try to scam you and hide it in the paperwork. They try to get you for as much money as possible without letting you know until it's all done. What can I say; Betsy is perhaps one of the best, if not the best amongst the best of realtors in the San Diego area. She will work hard for you. When we bought our first home, we started with a realtor who was recommended to us by our credit union. We went along as choosing her means getting some financial incentive. However, we soon realized that we weren't getting the help we needed to find a home. Bear in mind, we were first time home buyers and weren't familiar with the process. To say the least, the realtor assigned to us was unresponsive to our queries and never called to pitch an idea or provide advice. Instead, we were left with a barrage of home listings without a clue on where to start. Remember, first time home buyers are apprehensive. It helps for someone to at least call them to make that first step. We didn't get that with our first realtor. To make it short, we ditched her. Enter Betsy from Achievers Realty, she was highly recommended to us by our landlord, who by the way was a previous realtor. Our landlord had told me how he'd interviewed numerous realtors to sell one of his properties and was impressed by how intelligent, thorough and analytic Betsy was. House hunting, which I thought would be a "necessary evil" turned out to be a pleasurable experience. She was very accommodating.
