Dec 16, 2020, Hired Mike Howard to repair structural damaged to my home caused by extensive dry rot…read moredamage. This was not a trivial job. The dry rot had compromised a main structural corner beam which supported the second story. The repair would first require building a temporary support to hold up the second story while removing the damaged support beam and replacing all of the dry rot wood. The repair process required first coordinating with a structural engineer to design a repair plan and then with the Snohomish County office to issue a repair permit. Mike was very helpful through the entire process. Mike was confident that he could perform the repair safely and within code without an engineering drawing, but suggested that the drawing would likely be required for the county to issue the permit. I decided to get the engineering drawing and Mike was right. The county flat out said that this repair required an engineering review and drawing. I told Mike I would hire him for the job, but only after I saw and understood what the repair plan entailed. Mike met with the engineer to discuss the repair job and then Mike outlined for me exactly how he would complete the repair. While listening to Mike explain the repair process it was apparent to me that he completely understood the structural design of a home. Having a contractor with this type of experience and knowledge was the only way I would go. Mike was a pleasure to work with. He answered all of my questions with integrity and no BS. I decided to take the 2 days off to watch the work performed. Mike had no issues with this. He discussed the work while it was in process and I always felt comfortable with his decisions and confidence. The work was done in accordance to the engineering drawing and the permit was signed off and closed without any issues. The 5 times he showed up for work he kept saying how easy the job would be but worked no longer than 2 hours at a time. This 8 month process was originally stated that it would take no longer then 3 weeks to complete. Don't know what to do! guess lawyers will have to get involved at this point to help get money back.

He was very good…read moreat responding to text messages, worked us in quickly, and was flexible when Home Depot delayed our order. He was also very good at fitting the new AC into the space for the old one and ensuring it was sealed and weather proofed. However, when he finished the work, he left large boxes and packing materials scattered where he opened them and filling our kitchen floor and on the dining room table. He didn't do anything to organize the mess or break down the boxes. He said most of it was recyclable and he wouldn't do anything with it. Left us to clean up after he left and figure out how to manage and get rid of these large heavy boxes. Additionally, he had put the old AC on our deck. We asked if he would recycle the old AC and he agreed - charging us an additional $200 to take it. When he put it on our deck, it left piles of black (not sure what) that we had to clean after he left. Additionally, I had purchased a new bracket to support the new air-conditioner. He decided without consulting me to use the old bracket instead. (Hopefully it last for the long run!)

The workmanship of the…read morefinished deck exceeded our expectations, and every person we encountered was pleasant to work with. Our project was the installation of an 8' x 11' elevated attached deck. I had whittled my initial list of contractors down to six before choosing All Decks. Cost was competitive but was not the lowest bid. This was the third deck in this location. The previous two were wood. This time we chose to have a composite deck installed, to not have a stairway, and to have the area underneath the deck protected from rain. As this was an elevated deck, it was covered by municipal code requirements more stringent than when the previous two decks were built. We worked with Adam during our initial contact, and in designing the deck. We chose Dekorator planking, Trex handrails, and the Trex RainEscape system. We wanted to minimize supporting posts, as a competing bid would have used 6 posts, and we had seen decks on houses like ours that had 5 to 6 posts. All Decks was able to use only 2 posts by having larger-size (6"x6") posts and by attaching one side of the deck to our cantilevered 2nd floor. The All Decks showroom was extremely helpful in choosing materials and colors, and in evaluating the RainEscape system relative to alternative underdeck rain coverings. Kendall did thorough work when he visited to do the detailed yard survey required by code. The level of detail in the resulting documents was unexpected and illuminating. The three-man team led by Chris who put up the deck was professional and unobtrusive. A special challenge was attaching one side of the deck to our cantilevered 2nd floor as the current municipal code requires an exceptionally robust connection. Installing this connection required removing several plank-and-tongue grooves from under the overhang of the cantilevered 2nd floor, which is very difficult without causing damage. I was skeptical that it could be done and was pleasantly surprised to see the excellent appearance of the re-installed planking. (As expected, I repainted the reinstalled planks myself.) As for the steel-bar-reinforced concrete footings, Chris meticulously set their height so as to enable the potential future installation of a ground-level deck made from pavers. The gentleman who delivered and picked up materials and the portable toilet was discreet and careful. Crystle ensured smooth communications for scheduling, billing, etc. We are very satisfied with the All Decks team and their work.

They were affordable, knowledgeable, and very willing to work with my needs and my budget. They were able to obtain the permits that were needed which is an important and valuable service. They also took care of the structural engineering that was needed to make sure that we had sufficient support for the deck. Their showroom is very helpful. There are samples and some mockups of decks, railings, lighting, etc. There are lots of options and the staff was great about explaining the options but not pressure-upselling. I felt comfortable choosing the materials and extras with their help. After the project was finished, there was one support post that didn't look finished to me when I looked at it from our dining room window. All Decks was great about coming out. After seeing and understanding what I wanted to upgrade, they were able to install a matching trim piece that made the post look complete. The deck has been installed now since Oct 2024. It still looks great and I couldn't be happier.

City Bee ran both the railing and flooring projects so I had one quote, one contract and one project manager. Their price was very competitive, they did high quality work, and they finished in a timely manner. Oleksandr, the owner, project managed everything and made himself available all throughout the project. He's a super-nice kid who reminded me a lot of some of my favorite people who make their livings in the trades. Our house is 35 years old this year, and our French doors are likely original. One side has always opened fine, but as of last week, we couldn't open the other side, which is something we need at the moment. A Boeing engineer and a professional handyman were having wine on the back deck with me, and between the 3 of us, after 10 minutes of fiddling, we gave up. Enter True W&D. Austin texted me within 24 hours of filling out the contact-us form on their website, and he was at the house within an hour when I asked if he had an appointment open. He messed with the door for a few minutes, diagnosed the problem, and fixed it in maybe 15 minutes. Added longer screws once he was done, so now the door is more securely mounted, too. Another company wanted $490 just to set foot on the property, fix or no fix. Austin did it for $200 flat, right on the button with his quote--as he put it, "$200 if I can fix it, $0 if I can't." That made this a very easy choice, and he more than lived up to the basic faith I put into hiring him. We have a few windows around here that need updating, and when we get to that part of the to-do list, he'll be my first call for sure.

Per report, roof was still OK, not needing new roof immediately. Titan never got onto roof, only used a drone. Thankfully, I got my own inspection with a different company before deciding to purchase home. My inspector, who did get on roof, discovered extensive damage to roof to include water leaking into attic in several places. This inspector noted that roof needs replacement immediately. This damage was never listed on Titan report. Also, furnace was not Ok. It had not been inspected for 2 years and needed to be replaced. In addition, Titan report never mentioned water under house and some repairs needed there. While Titan used pictures and report looked good, I would have bought a house that needed thousands of dollars in repairs had I relied on their report.

We had planned to replace our bathroom but our timeline was suddenly bumped by a pipe failing inside the wall. By the time the remediation company got everything dried out we were down to studs and subfloor. Ilya of Advanced Home Repairs worked with us to get a plan in place and was patient with our protracted decision-making, with lots of helpful advice. He implemented one of our wish-list items and put sound-deadening insulation in the wall shared by a public space, and found a happy medium for our family conflict over heated floor or not. They moved the toilet across the room, added another light fixture, moved electrical and updated plumbing, replaced a cheap drop-in tub/shower with a spacious walk-in shower, replaced flooring we didn't love with wood-look tile that we do, and installed lots of modern cabinetry and counters. While working on our bathroom Ilya spotted the wood-rot problem we had around one of our hose bibs. We knew about it but had put off fixing it. He offered to fix it and quoted us a great price, which we immediately took him up on. Another headache done and dusted! The odd and inefficient layout of the bathroom is now resolved, the struggle for storage space has been won, and we feel like we have moved one more piece of our 1990s home into the 21st century. I have to write a review (which I NEVER do) to let people know that Ilya and Ben of Advanced Home Repairs are two of the very best workmen I have EVER had occasion to use. (Speaking as a former apt. mgr., I've seen a lot)! I found that I had a number of windows with sill and trim rot to varying degrees. I also had a gutter/fascia problem. After having tried to find someone to come I was fortunate to be directed to them. The other businesses from whom I sought a bid, showed up - and never got back to me at all. Ilya came out, inspected everything in minute detail, took pictures for documentation and had a bid ready for me first thing Monday morning. It was accurate and detailed, with pictures as documentation - as it should be. They were able to begin right away and within three long days, working efficiently and skillfully, they put everything back into tip-top shape. They were also the only workmen who knew how to handle some of the oddities involved in this job i.e. utilizing flashing for my very deep-set windows. I give them my highest recommendation for honesty, exceptional skill, prompt communication, clean-up, efficiency and work ethic, and professionalism in every way. Ilya and Tim did an absolute fantastic job on 3 yard construction projects for me that included a deck rebuild and finish, 2 gate repairs, and a complete rebuild and modification of my outbuilding sub-floor that had completely rotted. We also identified some other repairs in the process that they fixed at a very fair price and they came up with some great innovative solutions that left me very satisfied. Their work is of the highest quality and standard and I was super impressed by how they went way above and beyond to finish and deliver the end-product. We're in the middle of repairing our basement from flood damage due to a busted City water main, and requested an estimate from Advanced Home Repairs for the rebuild. Ilya came to do the estimate and was a pleasure to deal with in what is otherwise an unfortunate situation. As a woman, I am used to dealing with creepy repair dudes or estimators who think I know nothing about construction, and can therefore be taken advantage of, but Ilya was the height of professionalism. I was impressed with the thoroughness of his estimate and additionally (and even more importantly) his integrity in giving us a fair estimate. We spoke to another contractor who gave us an estimate for a full $10,000 more, just because he knew the City was going to be paying. We had Advanced Home Repair repair some rotted beams, studs and walls at our family cabin. The work was done quickly and with quality. What takes them from 4 to 5 starts for us is a) this was a somewhat remote location and in the past we've had other contractors de-prioritize the work because of the travel. These guys are truly amazing! They came the same day and stayed late to finish the job! I had a flooding downstairs and after the drywall guys they came in and installed all finish carpentry. Ilya and as I later found out his brother Tim were doing a siding repair on my house! They explained the Area rotted was because lack of flashing. They came in and permanently fixed the problem within 2 days, painted it and made it look better than it was before!! It was a big home repair. When their team came out, I kept constant watch on their work. I've had several contractors cut corners in the past. I was so happy to see Arthur taking his time and doing the job correctly, even when it required more work on their end. You can tell when someone takes pride in their work and goes the extra mile. They put in 11 hour days and brought out 6 people to make sure the job was done within a reasonable time frame. They also cleaned up after themselves. Something most contractors don't do. There were also holes through the backs of the cabinets under every sink. I collected a LOT of estimates. Most people wanted over twice what Oleksandr quoted - and didn't have the glowing positive reviews he has, especially noting the quality and cleanliness of his work. Spoiler warning: the other reviews were right! Oleksandr and his team were so polite and professional (including punctual and communicative!). Whenever I asked a question or pointed out something important to me (like carefully covering the brand-new mini-split to protect it from drywall dust, or making sure my gecko's heater was safe near the plastic sheeting), they listened carefully and made sure I was satisfied with the answer. That's a big deal for someone with schema about "not bothering people". There were a LOT of little touches that proved they cared and respected my property. I felt comfortable and secure leaving my house for three days while they worked. The other companies I asked told me they "couldn't repair" the sink cabinet holes, despite the fact that I kept the removed pieces which had pretty clean edges. One guy insisted he would only repair them with plywood, but most said I would just have to live with the holes. Oleksandr set my expectations that he could reinstall the pieces, but they might not look perfect. That was fine by me! And yet, they actually ended up FAR better than expected. They fixed the drywall, replaced the cabinet pieces, and sealed the edges - sure you can see the cabinet repairs if you look for them, but in ambient lighting, the under-sink patches are pretty well unnoticeable. The quality of the finished wall work totally blew me away. You would never have known there were holes everywhere. I absolutely marveled when they were done - walking around my house with my mouth agape, like I'd never been in a house before. I'm not exaggerating - I'm so, so pleased. They even smoothed out the ugly screw pops in my stairway! These pros left my place EXTREMELY clean considering how horribly messy drywall dust is. What little I found after they left couldn't even count as being "dusty" (and not a SPECK was on the mini-split). And they remembered to put the carpet protectors back on my sofa feet when they moved it back into place, and very kindly checked the exact placement of my home theater speakers (of utmost concern to me). This kind of project is super stressful for anyone, and especially for a first-time homeowner. It's rare and difficult to find businesses you can trust in this world. I'm so grateful to Oleksandr and his team for making this process so easy on me, and with fantastic results - it couldn't have gone any better even if I'd paid twice as much. I'll definitely call Kovch Construction next time I need anything they do, and I'll gladly recommend them to everyone who mentions a similar project to me!
