Dealing with AimLoan has been a horrible experience. I cannot get in touch with a live person without waiting on the phone for hours. Using their messaging service to ask a question? No response until weeks later. Emailing a question? No response whatsoever. Their customer service is non-existent and I would be embarrassed to have my name associated with this company. Without warning, their website changed to no longer allow payments any earlier than 3 months in advance. That is a scam. I have dealt with 2 other mortgage companies and never had this bad of an experience. Yes, they may promise you a lower rate, but the headaches and lack of communication is simply not worth it. read more

If they ask for your credit card, do not give it to them. It will snowball into constant requests for more and more undisclosed fees. If they say they are "95% sure" the appraisal will not be necessary since the home is half paid off, you will be charged $450 (some FEMA State of Emergency in SD came up at the 11th hour). The out of pocket, unexpected charges due to incompetence of their staff was unbelievable (almost $1,000). Having my my middle initial added to a HOA document costed me $185. I chose the company because they were local and expected them to know the area. Most were trainees and transplants after looking at their LinkedIn accounts after being baffled by their lack of knowledge. Nikola and Betty were continually at odds and requesting the same documents over and over again. I was asked to hand deliver my tax returns, so I showed up during my lunch break and could not access the building and no one came out to greet me as agreed upon 30 minutes prior. I filled out the customer service survey advising of my terrible experience and not a single follow up call or email response. I have refi'ed several times before and this was unbelievably bad. It will take me several years to make up for all the cost incurred from the incompetence of this company and their staff. read more

AIM Loan Did a good job for me until the end when they sold my loan to WELLS FARGO!!! OMG I can't believe they sold my loan to a bank that has recently been proven several times STEALING money from their customers. WELLS FARGO has a company culture of FRAUD. Several times in the past few years they have plead guilty to stealing from their customers and defrauding the government. I was shopping for a refinance and they had good rates so I filled out their online information to get a quote. WITHOUT my permission or knowledge they did a hard pull of my credit. NOT OKAY. For anyone who doesn't know, a hard pull counts AGAINST your credit score because it is considered an application for credit. They should have obtained my consent for that or done a soft pull which doesn't count against my credit. I'm glad I went with a different lender. I got a better rate and fewer closing costs. Make sure you look around but don't let them hard pull your credit. read more

Pathetic company. Don't recommend. They have reported erroneous late payments on my and my wife's credit (while my loan was under forbearance). Have been contacting them for a year and they have still not corrected our credit report. They always tell me a supervisor will call me back, but no one gets back. If they are not getting back to me after 5 business days, I am going to contact Better Business Bureau (BBB) and Consumer Financial Protection Bureau (CFPB). Enough is Enough!! read more

Complete income tax returns (after originally asking only for W-2's and front page 1040's) 2. Daughter's birth certificate to prove she's 3 years less than 18 (It has her age all over the child support judgements we sent.) 3. Reasons why (in print form) we wish to buy a new home. Then, after we submitted in writing, they asked us to revise it to give better reasons.. No joke. 4. Original child support judgements ( after asking for only the current judgement.) 5. 6 months of bank account statements (after originally asking for a 30 days statement.) 6. Proof of property tax payments (after originally not asking for such.) 7. Proof of current homeowner's insurance (after originally not asking for such.) Too many delays and ineptness? Or is it border-line harassment? We feel it's both. read more

BEWARE: I chose this company because my boss referred me to them. Everything was great at first, they had the lowest rates and closing costs, but 2 weeks before closing I received an e-mail from my loan processor, Judy, saying that my taxes were higher than expected and I was no longer qualified for this loan. It turns out the company uses taxes with no exemptions to calculate your payment, in my case $5,600 instead of $2,600, not to mention Indiana has a 1% tax cap ($264,000 property). In Indiana the only thing you need for the credit is for it to be your primary residence, and the tax credit is filled out at closing. I was told it would not be approved until the credit is approved, but it won't get filled out until closing. They said they are not allowed to assume this paper will be filled out at closing. I have already paid for the appraisal of $480 and now I have to find a new lender 2 weeks before closing AND pay for a new appraisal. Every other lender I have spoke with since said this is not industry practice, AND the exemption is still on the property. I have learned the cheapest way isn't the best way, do not trust these people. Update: I would like to respond to the managers comment below. Yes, they did make an exception for me to close.... AFTER I demanded my appraisal fee back and AFTER I said I was going to write a complaint to BBB. Judy did not tell me she was waiting for an exception, in fact she told me she had already asked for an exception from her manager and it was denied. I asked several times to speak with someone higher and was told that my file has already been reviewed by various people. I am accepting a higher interest rate through another mortgage rather than deal with this company any further. read more

I've used AIM Loan three times now! Their on-line process is easy and their interest rates are the lowest! The first time I utilized them was for a purchase of a home, and the last two times were a refinance. This last refi was during the latest refi rush when COVID-19 was happening and they extended my 2.5% lock for 45 days as they were overwhelmed with refi requests. Reps were very easy to talk with and answered all questions. Jennifer kept on top of my refi and was helpful with questions. She even worked after hours processing my loan! I have done three loans in PA with AIMLoan. All were flawlessly executed. More than any other mortgage company, AIMLoan has completely transparent policies regarding fees and points. You can figure out the points or credits associated with any change such as LTV or cash-out. The process of assembling documentation is simplified and secure. AIMLoan worked directly with my preferred local title and closing agent, who was skeptical working with an internet company from CA for a loan in PA - but she was pleasantly surprised. I realize that many have been successful the 10 step process, I was not. I spent a miserable almost 80 days providing documents sometimes more than once, participating in Title issues that I got cleared up talking to current lender and calling and prodding almost everyday for information on when we will close. To say the least communication was poor, I felt my loan was put in a bin called "loser" and they were waiting for me to give up. In fact, that was what happened, I wrote an email to President Vince Kasperick, Judy Warren VP of Closing and others and I immediately got a phone call from a supervisor that I felt was like firing me as a client. I must give background, I have a 800+ credit rating, my loan to value was 74% and I was adding an additional 20k to fall under conforming loan standards. My wife and I have cash liquidity over 2 million. I'm sorry, I just don't get it. Aim home loan couldn't have been worse! My FICO score is 800ish, loan to value was 50% and income was totally verify able. Interest rates were 3.62 and after 90 days of ridiculous foot dragging and general incompetence rates were over 4.5 so they came up with a stupid reason to disqualify me. Their web site was slow and tedious. Email was more efficient and we all know you can't download large files like tax returns. I had to FAX the majority of documents. I did another loan with Box Home Loans and it closed in less than 3 weeks with no problems. There is no deal if the loan can't close because of their incompetence and rates go up in the mean time. We refinanced with them in December 2011 and the process was seamless, and as others have mentioned, with the absolute lowest rates around. It was also nice that all documentation was handled through an online system (somewhat clunky, but 100% online). They were good enough, especially given the rate we locked in. However, they have been atrocious at actually servicing the loan. All correspondence is done by mail / fax -- not email or online as your mortgage application process would lead you to believe. You can only speak with "customer service". All requests to speak with "mortgage insurance" or "underwriting" or "autodrafting" (Aimloan.com designated names) were denied, and I was told that I would be mailed a response within the month. A month! And the customer service agents can see anything of value (like an appraisal amount)...they can only see the mailed "cover sheet". Removal of PMI on our loan was taken 4 months given AIM Loan's delays scheduling an appraiser, and the appraiser they chose had 10+ mistakes in our appraisal. And of course we've had to pay the additional fee despite their delays. I would pay upwards of a full point more with another company in the future. I would NEVER use them again. read more

Loan Officer and loan processor were great and made the documentation process easy and quick. Mind you, this was my third refi try in a 3 month period. So, all my docs were well in order. They did not make me jump through hoops for ridiculous docs like Better did. But, the third appraisal came in a tiny bit lower than it should have. Still, no big deal. We should have closed in 1 week and aimloan dragged it out over 2 weeks. No excuse for that. Then, when we closed on a Friday, the loan is still not wired/paid off/closed 7 days later. This is totally unacceptable as I'm paying interest on two loans now, old loans and new loans. I asked for an update and hear crickets. UPDATE: AIM reached out to me and made good on this post-close. So, big credit to them for that! There were miscommunication issues between Closing agent at Title Co. and AIM. So, bumping up the score for effort and what I think is genuine concern. read more

Be weary of Aim's very low advertized interest rates. This bare bones online company has issues and was not able to close a very routine loan that likely would have been a snap for most other lenders. I had some doubts about this company very early. The document requests seemed endless, and in many cases I ended up having to resend the same stuff over and over. A couple of times I even had to mark with a highlighter in some places so they could see the data that they had overlooked. I had the feeling that I was dealing with people that were just going through the motions. Rarely did anyone pick up the phone. I would have to leave phone messages that often got returned 1-2 days later, sometimes with an apology. After about 2 weeks, having endured a lot of frustration and hair pulling, finally my lone was approved. Then about a month later, to my horror, Aim called and stated they were unable to find an appraiser with no prospects of finding one anytime soon. I was flabbergasted. I knew appraisals were slow in the area but to have complete failure is not something I had even thought possible. Apparently, a bottom of the barrel lender like Aim, is not able to do even the very basics that most buyers take for granted. I ended up paying a very dear price for my penchant for bargains and lost an amazing home in the process. read more

Mine was a simple conversion from a 7yr arm to a 30 yr fixed. i had great credit score and plenty of equity, they kept coming back at the last minute wanting odd stuff, one day before closing i was told we could not close on time and the lock would expire this was 4PM the day before. I'm an investor that's had nothing but trouble with these people. Here's a quick summary: don't use these guys unless you've got a very very simple loan and financial situation or you're a massochist. They advertise investment loans but they're not really suitable for investors in their underwriting or their knowledge of how their staff is trained. What they say and what they do are two different things. They lack what it takes to make a deal happen. Basic facts: - promised they could close in 3 weeks but then they waited until the last possible second (the day I was supposed to remove my financing contingency at 1:30pm) to tell me that they needed a two week extension when I had already made it clear that the seller wouldn't agree to such a long escrow - quoted me an interest rate of 2.25% on a 5/1 ARM but then came back after the fact and said that the rate wasn't available and that because they weren't used to doing a custom quote that they read the wrong line so that the real rate was actually 2.5% (same closing costs) - the above issues were quite minor compared to this next one: after having ALL my documents for over two weeks, charging me $800 for two different appraisals on two separate properties, then giving me preapproval and telling me that it passed automated underwriting they told me that underwriting rejected my two applications and that they would not be able to give me a loan period! this was just a few days before the loan was supposed to fund so I felt I was screwed since I didn't have enough time left in escrow to start the process again with a new lender; the reason they didn't reject it earlier was due to their own undersight and the processor apologized More details: - once they told me I was rejected, I went back to several other banks I'd worked with before including one that recently did a loan for me and ALL the loan officers including Wells Fargo and Bank of America said that Aim was wrong in the way they were interpreting the underwriting guidelines and were absolutely dumbfounded at how they could possibly have screwed me over so badly as to reject my loans so many weeks after they had all the information in front of them; in the end I was able to get the loan I needed so the Aim underwriter was either wrong or too conservative - I spent almost an entire day and half after I was rejected by Aim to try to salvage the deal. At every turn the processor was defensive of her own mistakes and demonstrated a lack of interest or commitment to go to bat for me or find ways to fix the situation. She was kind of machine-like and just restated their nonsensical rules again and again rather than using common sense thinking. She seemed young, inexperienced, poorly trained and not motivated by commissions. Every few hours the story would change: it went from approval to no approval, to approval if you pay off your car loan to approval only if you pay off your house and your car loan etc.: just ridiculous. It got to the point where I didn't know what to believe. Even if they were standing in front of my with a check I would've assumed that there was some trick or implicit assumption that they didn't state. - It was an extremely stressful rollercoaster ride of events and it took away almost 16 hours from my work time over the course of several days (not to mention that there was many hours wasted on the initial application and requests following it) - the Aim loan officer has no power and is completely out of the picture on these deals; they basically take the application then hand it off to the processor and if it doesn't go through they do nothing - expect to never be able to talk to anyone in person and just to get an answering message - expect to have to wait as long as 45 minutes to talk to customer service during peak times - expect it to take you a good 40 minutes to fill out your initial application online and then another hour or two to get them all the information they need - expect people that are either overworked, have no power, have no motivation or have no ability to use common sense in getting a deal done and through underwriting - expect their rates to be no better than the cheapest ones out there if you're savvy enough to shop around (maybe a little higher) - in the end they did refund the money I paid and I did get two loans somewhere else only due to the good graces of the sellers allowing me to extend the contracts by another 45 days but what a stressful and time consuming time it was with AIM read more

I applied with Aim and got them to rate match a great rate on a 10 year refinance. From day one, I was assured by Amy and Nicole that I was fully qualified and would easily close on time. One day prior to closing Aim backed out stating they would not proceed because of pending HOA litigation. The litigation in question is a nuisance lawsuit filed by a homeowner. One owner among hundreds. Aim was assured by the HOA attorney and manager that if it is not dismissed outright, it would never amount to damages above $10,000 and certainly not come close to 10% of the HOA reserves which is the standard for loans. It turns out the HOA lawsuit was just a smokescreen. Aim did not want to give me the lower rate they had promised and sought to get out of the deal. No other lender has balked at financing because of the pending litigation as it is so trivial and of such little monetary value. By the time Aim cancelled, interest rates had gone up and I am now negotiating with much higher rates due to Aim. They wasted my time and money and now I am paying a much higher price for a loan than I would have if they had honored their commitment. During the process, they also tried to throw in extra fees stating that it was my responsibility to cover the HOA questionnaire fees. The other lenders I obtained quotes from stated that in their estimate so that I was able to fairly compare all fees. I feel this was hidden from me by Aim since they clearly knew they would be requiring this questionnaire to be filled out. Save your time and money and find another lender. Even if they offer you the lowest rate, there is nothing that will stop them from backing out at the last minute if they feel they are not making enough money, regardless of the harm it does to their customer. read more

First let me say we had used this company before and had a decent experience. Went to use them again and noticed something very disturbing. What's great about them is. They are upfront with rates and fees on their web page. Its a great tool and a good start I wish other lenders would follow. That is what leads me to what's not so good. Unfortunately I now believe these are surface soon to change rates that appear to be very competitive but change due to over verifying. They will make you go over your 30 day lock by requesting ridiculous amounts of irrelevant information. For example I indicated I received Child Support. HUGE MISTAKE!!! They then wanted a divorce decree that does not exist. I explained you don't need to be married to get child support but on the application it's on the same line something like Alimony/Spousal/Child Support. I asked to just remove it and they acted like a team of FBI investigators who were on to something. Even after showing that I am owed 26,000 in back child support they insisted I now produce a divorce decree. My support order is 22 years old. I guess they don't get allot of single responsible fathers so when they do they don't know how to process it. After contacting the court to get this order to attempt prove in vane that there is no alimony order on a 22 year old faild relationship that ended right out of high school when I was completely broke. I discovered I would need to contact closed records since this type of documentation is not typically needed for anything and this takes 10 weeks. Of course I would then need a rate lock extension for another fee. So bottom line the rate and fees you sign up for may not be what you end up with. In fact in my experience it seems they hunt for needless information as they had no real reason to believe I owed alimony other then the fact that I was a single responsible parent. So I wont close on time. Our first loan also barely closed on time. Ironically on that loan it's under my wife who was previously married and this documentation was not required from her. Pretty double standard and very suspect. They also don't have good servicing options on your loan. For example you can't set up bi-weekly payment etc... So on my second home (the big one worth the most $) it will go to one of their competitors. I took my 6 figure income, 809 FICO, 70 LTV great DTI on over to another lender got .75 lower on the rate with $2,000 less in fees. So I will gladly pay another 415.00 for an appraisal.
