I have used AIM Loan probably 5 times total. The last 2 times have been a nightmare and the last 2 times were new purchases (as opposed to the first ones being a refinance) AIM made numerous mistakes that nearly cost us a house along with a large amount of ernest. Everything was smooth sailing and all ready up until inside the final week of the loan where all the mistakes occured. AIM tried to push closing which would have lost the contract and raised interest rates .5% I would suggest AIM for a refinance where time frames don't matter at all but for my 2 new home purchases they were terrible and incredibly stressful. I 100% will NOT use them again for a new purchase and would seriously have to think about it for a refi since they didn't seem to have any sense of urgency or care about closing the loan. read more

I feel that is unprofessional to just blow someone off because you think its not a slam dunk. The loss claim process at AIM is utterly disappointing. While all others in our neighborhood recently struck with a damaging hailstorm have all simply had their insurance claim checks endorsed by their mortgage companies within a day of receiving them and with no further strings attached, AIM finally sent the 1st of 3 checks, 3 weeks after I submitted the 6 forms of required paper work and they misspelled the roofing company so now I get to wait another week. They require all kinds of endorsements and inspections among 3 separate disbursements. I have a damaged roof waiting for the AIM process. I know who I will not go to for our next mortgage! read more

We used Aimloan for our refinance. I actually chose the company instead of one other with a better rates only because of their promise of 25 day closing. However, it never happened. As we just bought the house in 2012 we had every documents ready and we sent them the docs promptly. We submitted our application on Nov 15th and loan is funded on Jan 23rd. MORE THAN 2 MONTHS! They asked us for the same docs several times. It seems that they could not keep a concrete file for the customers. Their underwriter is horrible. We wanted to pay off $10,000 during the transaction. Our combined income is around $20000 a month. They severely kept asking us where the source of your money is and our crystal clear answer was: our saving!!! We provided them with a half a year bank statements (and analyze them) to prove that. I wonder if we had used them for the purchase of the house, would we enable to finish the transaction at all ? So, their main problem are lack of knowledge, showiness, and false promise about the closing time. read more

I just refinanced my mortgage through Aimloan.com and I had a good experience. They got me a rate .50% lower than BOFA could and they also didn't charge me any points. In fact, they paid me .75 points to take 4.75% instead of 4.625% (which amounts to $25 a month). To fund my escrow acct, closing costs and portion of interest, it was less than a mortgage payment out of my pocket. My processor (that's their title there), Amy, was great. We were in contact on a daily basis and she was very quick to respond. The process started around December 27th and we were done by January 21st. While I say all of these good things, I can see why Aimloan.com is not for everyone: 1. They are definitely a DIY model. If you were a first time homebuyer or completely financially illiterate, I would advise against them. But, if you know enough, their rates are great. 2. We had just gone through a denied Home Loan Modification Program, so we were used to babysitting BOFA's horrible mortgage servicing department. I would check in with Amy daily to make sure she had everything. This discipline helped assure me that things were moving. We also had all the documents scanned already, which made it really easy. 3. We ended up with a Home Affordable Refinance, where LTV doesn't really matter. You have to pay $325 for an appraisal that locks your rate. If you need a certain LTV % and your appraisal comes back really low (which I've heard is the trend today), it could screw up the rate you had locked in. Some people have complained of "bait and switch" but it really is that appraisals are coming in a lot lower than the homeowners think they will. 4. A lot of contact is through email, and you have to scan and upload documents yourself. This could be very difficult if you aren't computer literate or don't have access to a scanner. 5. Make sure you read everything they send you and double check it. A lot of times, it's not their fault, but your current lender not providing information in a timely manner. BOFA sucked about this and wouldn't generate an updated statement. So I had to front an extra $1500 knowing I would get it back. If you didn't have that money saved up, it could have thrown a big wrench in the process. Again, I had a very good experience with aimloan.com, but they really aren't for everyone. If you would rather give your info to a broker and let them handle it and pay a little more, that's your choice. But if you are financially and computer savvy, aimloan.com provided the lowest rate with the least amount of points by far. read more

I would never use AIMLoan again and I encourage anyone considering them to go elsewhere. IMMEDIATELY. Yes, their rates and fees are tempting, but the poor service you get won't be worth it. Examples: 1) When we were in the early phases, AIM could not give us a definitive list of materials required. Instead we got the "death by a thousand cuts" where every time we turned around there was a new request (or a request to send something we'd already provided but which they apparently didn't look for in their electronic records). 2) We were going to be unavailable for a brief vacation and asked that we be sent a FINAL FULL set of outstanding materials they required. Not only didn't we get it, but they did reply twice after we left (each time asking for something different). 3) We closed on our home at the end of July, then were contacted by AIM a couple of weeks later. There apparently was a problem with our loan docs and there were some papers we had to correct. Well, they had misspelled by wife's name on everything but we initialed that at the time of closing. So maybe we have to go back and write her name in on something. Why aren't docs checked beforehand???? 4) This morning we got a call about scheduling a closing on our home. WTF? Calls to AIM didn't help - they referred us to the closing company. The closing company said that AIM HAD TOLD THEM TO VOID THE CLOSING..WTF**2! What was presented to us as a minor paperwork problem (3) actually meant that the entire closing had been voided and AIM NEVER TOLD US. 5) Calls to AIM have been a circus of being passed from one switchboard to another, with everybody seeming willing to find a person to help, but nobody who gets the call taking ownership of the problem. read more

Your representative Kurt, during my last conversation with him clearly admitted that I had told him about foreclosure but he forgot about it. That was the reason that he refunded money for appraisal. It was not your courtesy, it was because you guys screwed up. Had I really not disclosed it at the beginning, you would have never refunded me money! Fat chance! I contracted in the past with Aimloan and had a good experience, however as I developed my Real Estate business and have a partnership for protection and tax optimization reasons, Aimloan has just denied refinancing a loan because of lack of consideration of my partnership tax return, yet consideration of the debt only, increasing artificially my debt to income ratio. The stupid thing is that Aimloan approved the mortgage I was trying to refinance (no new mortgage since), and since then, I make more money, credit score went up, all properties are now stabilized, ... and the lower rate would actually reduced the 'financial risk' for them further. Instead my credit report shows the same loans as in the past with lower value now = my debt, but Aimloan is not business & tax knowledgeable. The loan processor Sarah told me she does not see the rental income from the partnership : - with the depreciation in RE, the LLC shows actually a small loss for tax deferral and to her, it means no rental income - yet the mortgages paid by the LLC and accounted in the small loss, are accounted again by Aimloan to calculate my debt to income ratio AIMLOAN is not a RE business owner friendly company nor do they understand LLC/partnership and the tax documents they will ask you to provide anyway. I would highly recommend you to not waste your $495 appraisal money, and the time before your application is declined. read more

Unless you have the simplest of income documentation (i.e. W-2 wage earner only) you simply do not want to deal with this company's processors and underwriting department. Real property lending is a frustrating business these days on both sides of the coin but this company takes it to a whole 'nuther level. Having personally handled hundreds of real estate loans over the years, this particular experience with an AIM Loan rate and term refi takes the cake. 10% LTV rate & term conforming loan refi, 800+ FICO score and hundreds of pages of documentation later . . . I've walked away in disgust. Perhaps your experience would be different. Unless you simply get a paycheck and W-2s, do yourself a YUGE! favor . . . it's certainly not worth the 125 basis points (1/8%) better rate than might be quoted elsewhere, trust me. And a revocable living trust holding title to your residence? You'd think these people were living in the dark ages. Good grief. read more

They updated their website and transcribed my e-mail address incorrectly into the new system. As a result, I cannot logon to the website and my information is going to somebody else. Great security! The representative kept telling me that I could select 'forgot my password' and follow the link that is sent to my e-mail. I asked her how am I supposed to get the e-mail if it is being sent to the wrong place? She was also not able to correct the e-mail address on her end. After going around with the representative several times she said I would be able to re-register by Friday. This is now 3 days later and I do not have access to my account. A second representative told me that it has not gone through and a request takes up to 48 hours to process. If I do not pay this month it is not my fault! read more

At first I picked them because they were located in San Diego (and the good rate), but I was able to do everything via online, phone and fax. They have the best rates without having to go through a middle man. They respond quickly and were able to work with my personal needs. Don't be overwhelmed by the 5 star ratings, I'd question if they are even real. I was very wary about starting an application with this company because of there poor reviews but figured I'd take a look because of their rates. I definitely got a "taste" of their poor customer service. And it looks like I'm not the only one. I started filling out their online application. There was an option to save the application and finish it later, which I selected. Within about a half hour I received an email notification from my credit monitoring service that I had a hard inquiry on my credit report. Thinking it was impossible it could have been from a half saved application I haven't even submitted yet, I started making phone calls trying to find out who did it. Eventually I reached Equifax and they told me it was from AIM. I didn't even submit my application yet! Why am I getting hard inquiries?? So I call customer service and I'm redirected to Janice. We play phone tag for about 3 days until she calls back two days ago 7/8/15 at 4:29PM (someone in the company should listen to the recorded call). I read two other positive reviews on Yelp and thought I'd be reaching someone helpful or at least understanding, but no, she was extremely condescending. To the point where I had to tell her, "I'm not a child." I was calling to find out what was going on, not be taught a lesson at how I shouldn't be filling out mortgage applications if I didn't expect a credit inquiry to be done. Excuse me for not assuming that an UNSUBMITTED application would even count. MOST forms that are INCOMPLETE are not even allowed to be submitted. If this is how they work - fine - I could have accepted that, with a simple explanation and a sincere apology for an "unintentionally" misleading application. Someone needs to talk to this Janice Hulse about her customer service skills and get her some coffee. read more

I've done 4 loans with AIM - they need to work on there front line customer service but hands down you will get the best rate and lowest cost loan from them.. So just be persistent and if the processor gives you an answer that doesn't make sense ask to speak to an underwriter. It's worth it! read more

If I had to do it all over again I would stay away from these guys. It's difficult to satisfy their underwriting department. Wack a mole or wild goose hunt describes it the best. I read through the comments here before I chose Aimloan.com and was initially a little concerned. I have just closed my refinance with Aimloan and my personal experience was very positive. Some of the negative comments are based on the appraisal not being high enough or certain underwriting rules that you have to fulfill. Let's face it: You can hardly blame Aimloan for A) the fact that your home has decreased in value over the last couple of years or B) that they have some guidelines for who they will lend money too. They are in the loan business to make money and limit their risk. So with that mindset I started the process and my experience was very positive. There was very good communication of what they needed in terms of documents and what the status of my loan application was. It took 24 days to do the full refinance from end to end. One observation and recommendation is to make sure that you know how to save and upload bank statements etc as PDFs. The whole process that Aimloan uses is very efficient and is awesome if you are comfortable uploading everything electronically. I loved it since it meant that I could get them the documents within 30 minutes usually: Log on to my bank account, save the statement and upload it on the website... Easy! My overall experience was very positive. read more

I just closed a refinance loan with AIM loan. I have mixed feelings about my experience. Rates and their online system are great but their customer service leaves something to be desired. For the good. I really like the website. It gives an instant quote without having to submit personal information. I also liked the online application as it was easy and quick and was easy to submit documents this way. Rates were better than others as well. But then the customer service is Non existent. Our loan officer, Linda, had an I could care less attitude and acted like she was annoyed by my questions . She was super unfriendly and acted too busy to acknowledge us . When our loan closed we didn't even get a congratulations call or anything from her... I know this company works on volume since they make less money per loan which is how they keep their fees low but really show some sort of care for us. Also, when rates started going up, Linda advised us to lock our loan before they got worse so we did. Bad mistake as rates went back down and when I inquired about relocking at the better price she said it was against policy ... This cost us $1400 in additional fees... Also it took over 5 weeks to close our loan instead of 30 days ...things went fast at first then slowed down after we did our appraisal.... Overall we got a decent rate/ fees for our loan despite the price increase due to locking the loan. Not sure if Aim will be servicing our loan or not but if they do I hope their customer service is better than their loan officers. read more

Aimloan is an In-house mortgage company that saves buyers money from other financial institutions. They do everything in-house. I purchased my home with their help last April. My advice to any potential buyer seeking financing with Aim Loan is to be in constant communication as I was. I always followed through with my advisors processing my application and collecting all documents. I made all calls first. I never allowed the time to pass waiting for their call. I made it known how important I needed to be informed. My processor was therefore respectful of the time frame I had to purchase my home, and was very clear about the process. It is also the responsibility of the buyer to follow up on the entire process, not just the lender. I have had positive results from Aim Loan. I have refinanced 3 times with AimLoan. After the first time, I stopped bothering to shop around. Here's why: 1. Their rates are always the lowest and the quality of services is excellent 2. The first time I refinanced, I created a detailed spreadsheet of all the costs involved in order to do an apples-to-apples comparison of vendors. Except for AimLoan, trying to get someone to give you basic info like government recording charges, title insurance, etc. was like pulling teeth. AimLoan spent the time to explain each of those pieces and the entire process and I have benefitted from that ever since. I have since become the go to guy for refinancing related info/advise for my friends and family . I point them all to AimLoan 3. With AimLoan, what you see in the initial GFE is what you get. No surprises and hidden charges. All the numbers in HUD documents at the time of close are almost the same as those in the original GFE (minor changes in flood insurance, government recording charge but those are around $10) 4. The entire process takes place online and is very smooth. They send you a list of documents and you upload them. It is very stress-free. Any questions to customer services are answered very promptly It is not very often you find a company that delivers what it promises and leaves its customer TRULY satisfied. AimLoan is one of them. I recently refinanced my Atlanta-area home with AIMLoan and was really happy with the rate, closing costs, and service. I shopped around quite a bit with lenders of all shapes and sizes and AIMLoan was easily the cheapest that I came across. Overall, the process was painless (relatively speaking), and my loan processor, Chelsea, couldn't have been nicer or more patient. Yes, they're a little more thorough with the dotting of the i's and crossing of the t's than other lenders, but it wasn't a big deal and was worth the savings. You can either deal with a sleazy banker or mortgage broker who is likely to charge more at closing than he indicated when he first convinced you to use him, or you can deal with a no-nonsense, online lender that will keep its promises and get the job done, while saving you hundreds or thousands of dollars. There were a couple of scary snafus during the last week of the process but since we were able to satisfy a 30 day escrow, I am fine with them. I refinanced my primary residence with Aimloan in May, 2019 and the only insurance needed at closing was Hazard insurance. 18 months later they sent me a letter (12/14/2020) telling me I needed to buy wind insurance, and if I didn't buy it they would buy it on my behalf for a higher price than what I could get it for. They told me I had 30-60 days to get it. Long story short I paid for wind insurance. Aimloan then double paid for my wind insurance directly from my escrow (over $1500). Then, on 1/29/21 Aimloan paid a different insurance company (National General) $577 for a wind policy that started and ended in the past (Nov 2020 to Jan 11, 2021). I called to complain, Aimloan cancelled that policy but only refunded me $85. I have called Aimloan to resolve, over 10 reps and supervisors, and they refuse to refund me the balance. I have now started seeking help from the BBB. I would be very weary of their insurance practices. I would definitely NOT recommend them. Beware!!! read more

Bought my home in April 2011 and applied online with AIM on September 20th, 2011 for refinancing. At the beginning they said I'd qualified for the loan. Not until November 3rd did they contact me back and told me I did not qualify because our ratio was high (51%). I told them this must be a mistake since the original loan only had me at 46% and we had not incurred additional debts. I asked them to review the info they have on my file and they refused. In process with another lender and we are on track to close. Sure enough, our ratio is at 46%. I think at the time AIM had a lot of loans in the pipeline and they pick and choose which one they one to complete. Truly disappointed with how they handled my loan. It was a waste of time. Last time I checked on BBB, their rating is at C+. read more

Reading all the negative stories online about AIMloan was scary to me, but it turned out to be a great experience on my refinance. I first went to Google and Bankrate to contact different lender regarding closing fee and was very close to pay $500 and sign the application with NationsChoice for 30 years fixed Mortgage. However, the rate was still dropping so I decided to waited a few days before proceed with the application. I got a phone call from NationsChoice few days later asking why I haven't signed the document paid the $500. I replied that I need few more days to decide, but the customer representative just hung up the phone with huge force. I was amazed how unprofessional the company was. I later was thankful for the NationsChoice rep being such a jerk because I would have fallen into the 1% application fee scam with them. Once I decided not to do business with NationsChoice, I decided to go with AIMloan because they disclose the Closing fee beforehand. I read up the bad reviews, but there is a general trend that all the problems happen when people requires special condition such as Cash-out, Two Lot, High Debt ratio, or low credit rating. For me I'm doing Single Family, no Cash-out, stable income, and low debt ratio so none of the failing condition applies to me. I decided to take a chance on the odd and go with AIMloan for their 10/1 ARMS (which usually doesn't offer by other lender) The process did not go perfect. When I submit the application online, I did not get instant approval because there were some system glitches that prevent me from selecting which loan I would pay off for the refinance. Calling customer service and talked to Loan Consul Soco has helped me solving the problem on the next day. I locked the rate at 3.75% for 10/1 ARMs with $2100 closing cost on 6/22/2011. Once the initial application was approved, I was transferred to work with Loan Processor Jennifer M. She sent me an e-mail requesting the documents below. Most of the document can be update online with the address AIMloan provides. I would recommend using the online system as much as possible because it will save a lot of waiting time on the fax machine. However, the website was a bit confusing since it has only one update button for two bank statement PDF file. What you can do is upload the first month first, and go back using the same place to upload the second statement. On AIMloan end they'll see two files. Documents below can be updated using online systems 1. Paystubs covering the past 30 days. 2. 2010 and 2009 W-2 form(s). 3. Most recent bank statement(s) (all pages). If you have any big transaction, also be prepared to upload statement from other bank 4. Most recent statement for mortgage(s) being paid off. 5. Declaration Page for Homeowner's Insurance Policy 6. Signed explanation of the following inquiries reflected on your credit report. If any of these credit inquiries resulted in new debt, please provide a copy of the most recent billing statement 7. If you file a Schedule C or E please send in 2010 1040s with all schedules. Returns must be signed. Documents below has to be fax 8. Signed Borrower Authorization form 9. Signed Request for Transcript of Tax Return 10. Signed Occupancy Certification 11. Signed Addressing Undisclosed Debt from Once the documents are uploading, the appraisal came to my house after few days. I was a bit surprising my house value went down 45k in a year, but since I paid down the principle a lot my debt to equity ratio still very low so I did not have any trouble. The loan process went pretty smooth and I signed the loan paper on 7/06/2011. It only took 15 days or 11 business days for me to close the loan, which is above my expectation. One thing to note is that AIMloan sells the loan to other bank right away. So I'll have to make payment to other bank instead of AIMloan on my monthly mortgage payment. It's a lot different than Bank of America. Overall my experience with AIMloan is excellent. I was surprised by the short time duration that took me to close the loan. Contrary to many reviews, I was able to reach the loan processor on both E-mail and Phone. I chose AIMloan because I like the ease of using E-mail as communication tool, but AIMloan exceed the expectation because they actually pick up the phone when I called every time. I will definitely choose AIMloan again providing they'll have the lowest comparable rate to other companies. One side notes. when comparing rate with other company, make sure you are selecting the Impound selection. Without impound the rate will be 0.25% higher and it applies to all mortgage company. I thought AIMloan did some false advertisement on Bankrate because I selected the No Impound option at the beginning . Big Bank like Bank of America usually doesn't charge extra for No Impound account because their rate is already charged at the No Impound level read more

I was refinancing, so I had plenty of time to shop. Aimloan had the best rates and lowest closing costs. This is about my tenth time through the escrow process, and Aimloan is the most organized broker that I have ever worked with. Everything was done electronically, and the process is broken down into about a dozen clear steps. After each step completes, a status email is sent, so I knew exactly what was happening. They responded promptly to my emails and phone calls, like within 30 minutes. The service is simply excellent.
