Don't go with this company!! They took down all my information after I locked in my loan with them for a new home. While all the paperwork was being processed, I was told all was ok and to prepare for the act of sale. Well, 36 hours before the act of sale, the title agency, NOT AIM Loan calls me and says my loan was not processed. What I was upset up, in addition to not being able to close on my house, was that the 6 weeks prior to the closing date, AIM Loan told me there were no problems with my paperwork and everything was processed. I had proceeded to pay for inspections and appraisals of the house. Their customer service is terrible, as are their loan processors. I spoke with the VP of the company, Jill Lantz, who would hardly give me the time of day on the phone. She was allegedly too busy to call me directly when I had requested to speak with her multiple times. She would simply send emails to me stating my loan processor would handle everything. I ended up loosing this house, but a month later, found a better house, so I guess it all worked out. Needless to say, I had another loan company process my loan correctly and all went smoothly. read more

I was skeptical to deal with an Internet lender, but I was pleasantly surprised at what a great experience I had with my refinance. My loan processor, Serena, kept me apprised every step of the way and I closed right on time to keep my rate lock. They started the process as soon as I locked in the rate and ordered an appraisal right away. My appraisal came in higher than I expected when I applied which gave me the opportunity to not have to pay any points. They adjusted the cost with no arguments. Our financial advisor suggested that we refinance our mortgage with AimLoan. We found the process to be much easier than anticipated. We filled out the application online and were able to upload the necessary documentation to their secured web site with no problems. Our loan processor, Phylycia Willis, was extremely helpful, constantly kept us apprised of the status of our application, and responded very quickly to our inquiries throughout the process. Escrow closed on our refinancing just five weeks after we submitted the application, and this included the time to obtain subordination of our existing HELOC. they are dishonest and misleading. They processed my loan application, told me all was processing and requested appraisal fee. They then changed the loan and the rate from primary residence to investment because i had refinanced my primary residence 3 months prior. Am i not allowed to decide to move? The new home has a value of $80K more than the current. They are scum. They refuse to refund the $395 for the appraisal and then subsequently canceled the loan. Total unprofessional organization. I just closed on a re-fi with AIM. The only reason I can't give 5 stars is because the loan consultant didn't seem to want to provide me a GFE (Good Faith Estimate) even when I asked a couple times for it. He was of the opinion "send me a competitor's GFE and we'll beat it". That turned me off on AIM, but I eventually came back to them because they had the lowest rate. The person who handled the loan processing, Jennifer, was amazing and she deserves 5 stars herself. She seemingly was always available, as my emails were quickly answered. They were also efficient in processing the paperwork quickly. I couldn't have been more pleased with the actual execution! The loan got funded in under 30 days. It helps, though, that I was also quick in submitting the requested paperwork. I'd go with AIM again, if given the choice. read more

WARNING - AIM Loans is not for everyone and can cost you dearly. If your loan is low risk with no complications, AIM Loans will give you a great loan rate.If not, count yourself lucky if all you experience is a bit of inconvenience. In my case, they cost me over $60,000. You could fare much worse. The problem is not their criterion for issuing loans. It's that they hide it from you. They let you discover it on your own and accept no responsibility for problems that might arise. At best, they may offer an impractical solution with no willingness to consider workable alternatives. In my case, I chose AIM Loans' 3.25% rate lock over a local mortgage broker's rate of 3.625%. After rates had risen significantly, AIM Loans rejected my loan simply because the appraiser found a two burner electric stove top installed in an outbuilding that could easily be removed. This building didn't even contribute to the appraised value of the property. Their only solution to this problem was "for the city/county to permit the storage/cabana building in its current state (no alterations)." However, this is impossible since the stove top must be removed to comply with local zoning codes as the appraiser pointed out. Several times (both in writing and on the phone) I requested they ask the appraiser to verify the stove top has been removed and provide an "as is" appraisal. The "Home Valuation Code of Conduct" permits such limited communications between lender and appraiser. If the appraiser was unwilling, AIM Loans could have ordered a new appraisal. Both actions are standard practices. But AIM Loans didn't even acknowledge my requests. AIM Loans' goodbye to me included "We underwrite according to Fannie and Freddie guidelines and they do not allow for unpermitted kitchens." This is a gross misinterpretation of the guidelines especially in this particular case. Up to the very end they tried to hide their true intention of not wanting to deal with any complications. In the meantime, the local mortgage broker's rate rose to 4.125%. Fortunately he has dealt with issues like this many times in our local area and it wasn't a problem for him. So why didn't AIM Loans warn me? Simple, they don't want to scare off potential customers. Just let the process filter out the undesirable ones regardless of the consequences to them. So now you're forewarned. read more

Having a bad experience with them; I switched insurance policies and got a letter from them saying that since I no longer have insurance they're going to purchase it for me and start billing me for it out of escrow. I called and provided proof of my new policy by email while she was still on the phone and the Aimloan person acknowledged receipt and said everything looked in order. Two weeks later I receive the exact same letter and call about it. Hard to have a lot of faith in this company if they are quick to send out menacing letters and slow to update their computers. I'm curious if I'll get a bill for duplicative insurance they purchase on my behalf and another strongly worded letter in a couple of weeks. read more

This is the second time I've used AIM and I was even more impressed this second time around. We had a jumbo loan so the the documentation requirements were more intensive but they gave us plenty of notice for each piece so we didn't miss the deadlines for each. They were on top and handled my refi with efficiency and precision, keeping me informed all the way and answering as many questions as I needed. I own three homes and have refinanced at least 8 times total. I have 2 jobs, great salary, great credit score and these folks made it impossible to get this loan done. I have never seen so much mandatory paperwork to provide - much of it useless. They lowered my home appraisal to change me to higher rates. As I was trying to close in the final days they started asking for more written documents -why my salary had increased which I provided to them at the earliest stages of the loan process. At this point I refused, they just try to make you provide the impossible so they can take your application fee -- Stay far, far away! Let me add I travel for work and don't always have access to everything. read more

This company accepted the money for an appraisal while having no intention of refinancing. I was refused a refund of the appraisal fee. My credit is "A" rated and each week AIMloan added an additional requirement before they could refinance. About 2 months into the process (after the appraisal was complete), it was determined that my insurance must include replacement value of the property. This requirement would defeat the purpose of the refi - which was to save money. Granted, AIMloan had a copy of my homeowner's insurance policy since day one, and had not requested a change in policy at that time. Neither Bank of America or Mr. Cooper requested or required this type of policy because it is extremely expensive for a house in a historical district built circa 1900. I did file a complaint with the BBB, and I probably did not respond quickly enough, but AIMloan claimed that I changed my mind (the fact was they had not made up their's) After this debacle, I found many instances where individuals who also said they had excellent credit, were strung along by AIMloan. After applying online and running my credit, closing cost was a few thousand. Their website is misleading. I ended up refinancing with a different lender and I really ended up paying NO CLOSING cost, not a fake promise like AIM loan. read more

A recent title search for a refi, revealed, that they recorded two deeds of trust on my property within two weeks of each other, one being in error. When their servicer went bankrupt, TB&W, and a new servicer took over, CENLAR (Stay away from them as well. Their customer service is somewhere in the middle East) nobody researched anything. It was AIM's title company, who recorded both liens on the same mortgage. I do not recommend dealing with anyone over the intenet. read more

I just finished a refinance with aimloan. There is certainly some truth to many of the complaints here, but based upon my experience they paint too negative a picture. It is an internet company who will interact with you almost entirely online. I did have to provide a very large amount of documentation that in some cases didn't make a lot of sense. My biggest frustration was getting an updated HUD via email less than 20 hours before closing with zero communication on why some of the figures had changed. Those changes made perfect sense in the end, but it was poorly communicated and you won't be able to get a hold of anyone outside of their Monday -Friday business hours. The folks I interacted with generally responded very quickly (as did I). So it was a little painful, but in the end the notary we closed with said he closes loans day in and day out and had never seen such a low rate. That's why I went with them and I'd do it again. I'd only recommend using them if you have a solid, steady financial situation, are savvy with getting your documentation scanned/faxed quickly, and are willing to put up with company that's focus is clearly volume and cost savings over customer service. If you are, the rates are almost impossible to beat. read more

On day 1, asked if a forthcoming job change (which would markedly increase my salary) was going to be a factor. Documented job change voluntarily and very extensively right away, just to make sure. Got them all the other stuff they wanted, went through underwriting, etc. etc. They got me to dig up all kinds of totally random stuff, totally unrelated to job change. Dragged on and on and on, weeks and weeks, multiple passes through underwriting. Finally, they say we're all set, should be able to close in a few days. Suddenly we get a call saying: we can't do it, you're changing jobs. They claim they've never knowingly funded a loan for someone who's changing jobs, and that federal guidelines from Fannie Mae and Freddie Mac prohibit them from giving us a loan. A costly waste of time. Their behavior was extremely extremely dishonest. read more

I applied online, and shortly thereafter received an instruction e-mail from AimLoan, followed by an e-mail within 24 hours from the individual (Lori) managing my loan. She was great throughout the process. I was instructed to use a web site for document uploading. Everything worked well, no glitches receiving, printing, or sending documents. AimLoan does ask for a lot of details, and fortunately I have a home copier/printer which allowed me to create electronic (pdf) files for uploading to AimLoan. They requested that I return all info within 3 days in order to keep on track for the 30 day rate lock, which I was able to do. AimLoan requested a copy of the homeowners association insurance policy for common grounds (seemed unusual), which took some doing on short notice with my HOA, but I was able to get it. The appraiser was assigned and I scheduled them to the house within 3 days after loan submission. Unfortunately it took the appraiser over a week to complete the appraisal, and then the loan went to underwriting. They had some questions on the appraisal, which went back to the appraiser, and was resolved quickly, within a day or two. I received a preliminary HUD settlement statement, and I was surprised that AimLoan required that I pay my property taxes at closing, given this was a refinance, title was not changing, and taxes and insurance were not required to be escrowed. I was not happy about having to pay my taxes 3 weeks earkier than they were due, but I complied. The loan was approved, and the title company sent a notary to our house to sign the documents. The title company closed, AimLoan funded, and settlement was promptly executed. My existing loan was promptly paid off, as were property taxes (all within a few days). I must admit that with everything negative said on the web, I was a bit nervous about the rate lock and any potential problems, which probably made me that much more diligent about staying on top of everything. No phone calls, but a lot of e-mails which were always addressed promptly by Lori. I have to say the process was pretty smooth, and I am now enjoying the 27% reduction in my monthly payment as a result. With my wife and I in our mid-50's, and no plans to stay in our current home beyond 10 years, we were able to secure a 10 year ARM at 2.5%, which worked perfectly for our situation. I couldn't even find a 10 year ARM at many other loan providers. Its now about 5 weeks after loan application and I see the rate on the same loan has now increased to 3.5%, thanks to Bernanke's remarks about pulling back on quantitative easing, so I feel fortunate to have timed things to work out as they did. I felt all along that underwriting should be fairly smooth, given income levels and 43% loan to appraised value, even with our average credit scores. If any of those factors are concerning, then the process may be slower, and rate lock could be a bigger concern, I really don't know. Based on my experience, I would go back to AimLoan again. read more

I have credit score of 800+ and I refinanced with AIMloan many times for my primary and investment properties. Yes they did ask for last minutes documents, however their service was much better than previous lenders that I tried and my loans did not go through . My last refinances during the past summer were a great pleasure since they already had majority of my documents from the previous refinance. I worked with Lukas C. (loan processor) and Kurt M. (loan consultant) to get a first time super conforming 10/1ARM on a single family home that was a short sale we waited for 4 months to get approval from the sellers lender. Once we got approval from the sellers lender, I contacted AIM loan. The interest rates provided by AIM were by far the lowest and consistently the lowest of all the internet and local agencies. I worked with Kurt originally to get information and select the right loan options. I knew going in what I wanted out of the loan and Kurt was the most helpful person I worked with after talking with at least 10 different companies. All the other companies were very pushy and tried to sell products that I was not interested in weird bundling options that would have cost much more in the long run like tacking on PMI to the APR. No one would listen to what I wanted except for Kurt, so I went with AIM. There was also no charge to me until the appraisal of the house unlike other companies. (looks like other reviewers said they were charged to process their applications so I'm not sure why.) All of our charges were included in the origination fees at the time we closed which were pretty small relatively. They do charge a fee if you don't use an escrow impound account with them which I did not like, but there were no fees to use their escrow account. You do lose interest you can gain if you put your property tax payments in a CD or something. Overall the process ran very smoothly. Initial qualification to close took 24 days (8 days of which was waiting on the seller approval). After approval was issued it only took 6 business days to close and met the close of escrow date we needed. They use a secure website to upload all the documentation, and despite being an online company, I was in daily communication via phone with Kurt and Lukas. The closing costs ended up being just slightly less than the GFE which was surprising. If you have an excellent credit score, wanting a simple product, and have enough liquid finances to cover your down payment I'd say AIM loan is a good place to start. I've heard bad reviews from other people on here that had complex situations so if your situation is different from a simple purchase then you want to be upfront about everything early in the process and maybe use another company. I think it comes down to the simplicity of your situation and getting the right processor. read more

Awful experience! If you are purchasing a new home - avoid working with Aimloan or you may lose your home. Aimloan offered the lowest rate on Bankrate.com, so I applied with them. After the first 30 days they had to get an extension and wanted to charge me an additional $707. I refused, then they miraculously offered to extend it for free. I learned from another colleague of mine that this is their normal backstabbing business practice. But this was not the worst. Their incompetent underwriters did not have a clue on how to read a credit report. If you ever had a Short Sale be prepared to explain your "Foreclosure", as they do not understand how its reported. I worked with many other lenders, but I have never run into such unscrupulous business practices. read more

Great rate, but they don't allow VA IRRRL's from a Wells Fargo VA loan, USAA VA loan, etc. They did not mention that until the documents came for signature showing a 3% VA funding fee for a new loan (instead of the 0.5% IRRRL). Difference between $17000 and $2500. Probably would still use them for a first loan in the future. read more

They were able to pull items from a previous file to make my life much easier since I own a few companies and a ton of rental homes. They have very competitive rates, which I can always check since I'm in the business. AimLoan is a great company. Their website is spectacular! The itemization and accuracy is 99.9% for which the quote never changed. Just make sure you lock-in the quote & submit the requested documents as soon as possible. The only addons were the future loan interest when funded or have an escrow on property tax/insurance for which were essential on a VA Loan. However, those are expenses that must be paid anyway in the future when the loan begins. We highly recommend AimLoan and would come back to them again, should we ever need another mortgage loan. read more

I requested a payoff amount on my mortgage and never received it, so when I received my monthly statement I sent them the principal amount of $91846.60. They received and deposited the check but on August 2nd 2016 but did not apply it to my principal or interest. So now my loan is delinquent and they are still accumulating interest/late fees on the $91846.60 at $10.65 a day that they don't receive a payment. I constantly call them to apply the $91846.60 to my loan and they wont. So my loan will probably go to collection for less then a $1000.00 owed and possibly into foreclosure because I can't get anyone to apply the money. I asked the representative if I had sent $90,000.00 where would the money go? he said to the principal balance, then I asked, so why wouldn't you just apply my $91846.60 to the principal? and he said that it was not enough for a payoff. how does that even make sense? I'm afraid to send them any money because it might go into suspension like the $91846.60. read more

AimLoan.com is using the same APR for 4.50%, 4.625, 4.75 and 4.875% of 4.981% for 30 year fixed rates with no points and only $1995 in fees over the past 4 months in their print advertising. Check out the sunday papers in Dallas, Minneaplois, Chicago, Seattle, San Jose, Pittsburgh, Houston and other cities over the past 4 months since January, 2011. Very fishy to say the least. The BBB.com has a "revoked" for their status with an unpaid bill and lots of consumer complaints. Problems...... Problems...... A++, 110% Satisfaction! Special thanks to Amanda Gray (loan originator) and Linda Flores (loan processor)! I read reviews here on Yelp and other places, before taking the plunge. There were some shady reviews out there, but I am now 100% convinced that the issues may have been with the customer and not AIM. From the moment I contacted them, via my online application, to closing, they have been top notch, extremely helpful and very responsive to all my calls & emails. Thank goodness for a company that embraces the digital age! Not once did I have to snail mail or fax a document. 100% scan-able and email-able for all paperwork. The ONLY exceptions were dealing with 3rd parties, like Title company, banks, etc. AIM did everything digital. Thank you!!! I started by filling out the online app, for a vacation home purchase, then Amanda contacted me within a couple days. We started discussing all the options for the new purchase and she asked if I would be interested in refinancing my other two homes. I was skeptical, because I'd just attempted a refi a few months earlier and it was an ugly process that lasted 5 months, with zero results. I gave her the benefit of the doubt and let her look into it. Amanda came back with excellent rate offers and told me exactly what I needed to do to make it a success this time around. Once I agreed to the terms and selected my rates/fees, she passed me along to Linda for processing. Linda gathered all the needed documents and used what she could from the purchase to cover documentation for the 2 refi properties. What could have easily been a paperwork nightmare was made incredibly simple. I honestly thought I was in for a multi-month headache. Not so! Closing docs have been signed and accepted on the purchase, with my two refi's to complete over the next few days. Never in all my years of dealing with real-estate has a purchase or refi gone this smooth. No bait-and-switch like I've seen with so many other lenders. I can assure you I will be going back to AIM for all future loans. Finally, I need to give credit to First American Title in Sandpoint Idaho, for their work. They have been equally as helpful and digital friendly. I just did a refi through them from Los Angeles. (company is in SD) I though they did a pretty good job. I asked them to close the loan before the end of the month, and they did. They had the best rates going. I also liked the on-line website where I simply scanned and uploaded all the documents they wanted to see. They did get a little bit weird about wanting certain info sent from an e-mail account that had my full name on it. But it's easy to understand that they don't want to get scammed. Overall, I would say it was the easiest refi/mortgage I ever had. read more

My 1st loan with Aimloan was terrible - the assigned loan processor had the skills of a 10 year old. My 2nd loan attempt was even worst. The only reason I wanted to use the same lender is: I prefer to develop a strong relationship with only 1 financial institution, not multiple. The 2nd load was for an investment property locate 1600 miles(Florida) away from my city of residency. After 4 weeks of continuous e-mail communications (182 e-mails), where both myself and the seller provided all needed documents for the loan, I'm told that we are good for the closing date, which was in 2 days. A day before the closing, right after landing in Florida, where the investment property was located, I'm told that they cannot close the loan because I don't have sufficient funds. In the last second they realized that the state of Florida required a higher down payment that i initially offered. My questions to them were: 1. You, Aimloan.com, as a nationwide licence lender, don't know the mortgage requirements for the state of Florida, and you claim to be licensed in every state? 2. Why you didn't caught that a the time of application, not 1 day before closing? 3. You, Aimloan.com gave me a negative decision without even asking if I can provide proof of more funds. Is there a reason why? They couldn't answer any of the questions, so I backed up, went to another lender and purchase and closed on another property, without even blinking at the extra $1200 closing fees - not worth the trouble with aimloan, of a $1k savings over a $150k loan. While aimloan.com was extremely poor on communications, the bank I used this time would call me twice a week to assure me that everything goes smooth, and I had a commitment letter within 2 weeks. In aimoan's case the commitment letter was only verbal, 2 weeks before closing date, and I was always the one initiating the conversation. It's obvious that they hire inexperienced loan processor; they probably have a higher than expected volume of loans, and loan brokers have absolutely no desire on closing deals. read more

Aimloan is the worst mortgage company on the planet period. Do not deal with them. It is a waste of time and money. They might appear to have good mortgage rate. But will try all kind of ways to jack up fees and deny loan and find fault with the appraisal. Do NOT TRUST AIMLOAN. RUN. There is much better lender out there. Loan consultant from other loan company that are decent, honest and know a thing or too about mortgage that can give you a loan on time when you qualify for one. These people at aimloan are trained to rip off their customers. It is the most ridiculous experience to deal with them. read more
