We had new floors being put in and had to pay extra money for the flooring contractor to come on two separate days to rip out the floors, wait for odor treatment, and then put new floors in. We delayed moving into our new house by several days which cost us additional nights in an Airbnb. We had all of our possessions waiting for us in UBox storage, and had we been able to move in on Monday, rather than waiting until Friday for service that was never performed, we would not have incurred an additional month's rent for storage. Overall, they cost us somewhere between $1200 and $1400 due to delay, and never performed the service.

The experience from start to finish was a living nightmare…read more I was not made fully aware of what needed to happen in the way of prep (I went with this company because unlike the others they were able to accomodate not having to move all the furniture out). I felt rushed into a date that was 2 days away (otherwise I would have to wait until Feb, which at the time was 5 months later). I was told it would take two days at most (wed/thurs). On Thursday afternoon they called and said I couldnt get back in my house until Monday. I told them I needed clothes, etc, and was told if you want to sign something saying the asbestos may not be gone because we can't do the clearance test until Friday afternoon and results won't be in until Monsay then fine. I felt pigeoned into a very difficult decision, but they promised they'd always had negative test results. When I came home Thursday the workers had ripped off the ceiling fans and left them in piles on the deck, literally ripped my curtain tie backs out of the walls and left them lying around. The screens were out if the windows all jalopy as if they kicked them out. And the worst part, they used my brand new outdoor kitchen sink which had not been used yet to clean all the equipment, and it was scratched to hell. I sat there crying. That wasn't the worst. I went into the house and my 8-year old sons bed had popcorn ceiling all over it. They ripped the tape off so hard that it ripped the drywall off the side walls. I had $1800 in drywall repairs on the side walls (nearly every wall in every room) and staples were left everywhere- not one or two- more like 50. A few weeks ago the handyman was finally able to come reinstall the ceiling fans, low and behold, parts were missing. The cost to replace the parts was near as much as the fans, so I had to buy new fans. When I asked the company if they could see if the workers knew where they put the parts I was met with a balogney email about being out of the window for warranty and financial requests. The only reason I'm giving this company 2 stars is because the owner did work with me to recoup some of the cost. But I absolutely would not recommend them- not to a friend or an enemy. They were horrid.

He didn't just say "you have mold, go fix it." He mapped exactly where it was, north and northwest side, low on the slope, nothing on the south plane, and explained why that pattern points to condensation rather than a roof leak. That single insight changed how we're approaching the whole repair, because fixing the surface without fixing the ventilation would have put us right back here in a couple years. The report came back fast, four days, with 23 photos, lab results from an accredited lab, and plain-English explanations of what every number meant. Best part for us as parents with a newborn: all four living-space air samples came back clean, so we knew immediately the attic wasn't affecting the rooms we actually live in. That was a huge relief. He's inspection-only and doesn't do remediation, which I appreciate. No upsell, no scare tactics, no financial reason to make the problem sound worse than it was. The good: friendly staff who tries to work with you and the builder. The report was provided less than 24 hours after the inspection. The mid: when I called to ask about their availability and what they look for, I was told there would be a follow-up call addressing a question that couldn't be answered on the spot, but never received a call back. The bad: inspector (Joseph) mainly noted things that I had already identified before his walkthrough (blue taped). He did catch there there were 2 broken tiles that I was not able to see. When the builder went to fix it, they noticed 4 broken tiles. The ugly: when I moved in 4 days later, I noticed none of the hot water valves were turned on in the entire house. Made me think it wasn't tested... my theory was kinda confirmed when I installed by fridge 4 days later, turned on the fridge water line (which was hooked up to the kitchen sinks hot water valve), and had water dripping out of my ceiling within 5 minutes. I emailed Golden State Inspections to let them know that Joseph missed this and have not even received an acknowledgment to my email (I emailed them 5 days ago). I wasn't asking them to fix it or anything, but a simple acknowledgment would have been nice. Be warned. If you hire this company and get Joseph on a new construction inspection, it's may be a lazy report.
