We have decided that although this was a bit ago, we're still hurting from this and needed to speak our minds. At first, Austin, who did the inspections, was kind and was willing to answer all our questions. We were pleased, and put our trust in him when he said not bad at all. Upon moving in, we walked right into a major leak in one of the bedrooms, the HVAC was louder than a freight train, and found rodent activity in the attic. We were stunned. We paid $695.00 for this inspection and he was highly recommended by our realtor. Our realtor tried to get Austin to come back out to the house and advise how these items were missed and he wanted another $295. CRAZY. The LEAK: Our realtor noticed the staining on the ceiling and pointed it out to Austin's attention, he dismissed it claiming that it was a previous leak that was fixed and noted that the ceiling discoloration was non-issue. Suggested a good paint job could be done to address it. The HVAC: While we didn't expect the inspector to be an HVAC expert, the fact that he missed it had a big dent on the side of the unit and sounded like a freight train. Oh, and also, we found out the ductwork was in really bad shape. There is a huge difference between saying " the duct work was old and original" to saying " It's old and in terrible shape". The Rodent Activity: Since we had to hire an HVAC person to come out, the other technician found droppings all over the attic and insulation. Something that Austin never mentioned. During the house inspection, Austin wouldn't go into the attic, saying materials were in the way (the previous owners left boxes of decorations in the attic) and it was a small crawl space. We will request a refund and file a report with the BBB. Dishonest inspectors need to be held accountable for their actions. The suggestions, comments, and recommendations provided by Austin made us feel confident moving forward with the purchase of the house. However, if these were more accurate and if he cared, we would have gone in a different direction. We would give zero stars if possible. Please be aware and stay away!
