I hired Golden State Inspections to conduct a final walkthrough inspection on a new build (New Home Company) in Elk Grove. The good: friendly staff who tries to work with you and the builder. The report was provided less than 24 hours after the inspection. The mid: when I called to ask about their availability and what they look for, I was told there would be a follow-up call addressing a question that couldn't be answered on the spot, but never received a call back. The bad: inspector (Joseph) mainly noted things that I had already identified before his walkthrough (blue taped). He did catch there there were 2 broken tiles that I was not able to see. When the builder went to fix it, they noticed 4 broken tiles. The ugly: when I moved in 4 days later, I noticed none of the hot water valves were turned on in the entire house. Made me think it wasn't tested... my theory was kinda confirmed when I installed by fridge 4 days later, turned on the fridge water line (which was hooked up to the kitchen sinks hot water valve), and had water dripping out of my ceiling within 5 minutes. I emailed Golden State Inspections to let them know that Joseph missed this and have not even received an acknowledgment to my email (I emailed them 5 days ago). I wasn't asking them to fix it or anything, but a simple acknowledgment would have been nice. Be warned. If you hire this company and get Joseph on a new construction inspection, it's may be a lazy report. read more

Had a home inspection done for a new house I purchased. The inspector Val was nice and helpful, but it seemed like he was doing a simple walk through of the house rather than an inspection. He spent barely an hour on a house over 2000 sqft. Didn't go on the roof, only used a camera to capture video of it. I found a few problems after the inspection that went unnoticed. This wouldn't be a problem if they charged a couple hundred bucks, but for what I paid it feels like I was ripped off. Edit: To the owner that left a reply, the inspection was this year and it was done by Golden State Inspections. It was under my husbands name. read more

I hired Golden State to do a second inspection and they came out and didn't even check the water heater to make sure it worked properly they claim that it was turned off but did not notify me for further instructions to make sure that it worked when you charge $600 for an inspection you damn well better make sure you check all appliances the fact that they did not make sure to check that the water heater works properly I asked to speak to someone about this they have ghosted me I would not use this company there are plenty of good inspection companies out there these guys obviously think that they don't need to do customer service cuz they're so busy well they lost a good customer that's for sure. They claim in their reply on Google that I was aware that the pilot light was out while they were there that is a lie also they say that they're liable but they could get permission from the owner why did you not try to get permission from the owner why did you not contact your customer me and try to work out a solution instead of trying to get through the inspection as fast as possible and click for $600 I would never use Golden State Inspection they think that they are better because they have a busy schedule I would use a smaller company who's not as busy who will do a through inspection this is a very large purchase with a lot of money on the line for them to just ignore their customer is completely unacceptable read more

We buying a home and I called around to get estimates and find out what was included in the inspections. We went with Golden State because they offered multiple services and their pricing was reasonable. Our inspector Joseph was great. He did his inspection, including going under the house in the crawl space. Then walked my agent and me through the house showing us the items he called out. We got the basic inspection, the sewer scope, and the mold testing. He pointed out some things that we later pointed out to a specialized inspector (eg. plumbing/electrical) and they were able to confirm if the issue was or was not fully repaired. When we bought our duplex in Sacramento, we paid Craig and his company a lot to inspect and repair the property. He was highly recommended by our real estate agent. We've been very disappointed in the years that followed when we found out that they overlooked some very serious problems. When we called Craig about the issues, he assured us that he was fully insured and would submit the claim to his insurance company. In reality, he ignored our claim and never responded back to us or our attorney and just blew us off. I highly recommend you stay away from this company. ------ Response to the vendor's reply below. Craig, you personally inspected the basement, you also had your employee video the first 25-40 feet of the sewer lateral. As you said 2 months ago - you should have compared notes with your employee. You said that if you had, you would have realized that there was a sewage pump since the basement bathroom was 2-3 feet below the sewer lateral that your employee inspected and that the lateral was just 18" below grade. At the time you said it was an oversight on your part. You would have found the illegal indoor sewage sump, realized that there was not an alarm for it as required by code, etc. We would have been able to negotiate with the seller to fix the absurd problem. But, you did not compare notes with your employee. Regarding your comment about 5 years, liability in California extends 3 years from the date of discovery - not the date of negligence. read more

4/17/2021: I did my inspection with Joe Shisler. This is my first time tagging along with a home inspector as this is my first house we were purchasing. We got Joe's reference from our realtor. I didn't even know we can find and shop for our home inspection.... I communicated to Joe days prior that I wanted to be involved in going along with him during the inspection. My thought process was to let him do his job and try my best to stay out of the way and I would try to rarely ask any questions. Because Joe is so friendly, and very great at explaining/teaching things, I truly had the best experience knowing more about my potential new house! Joe showed up on time, and was very thorough throughout the whole inspection. We took approximately 3 hours for the inspection of the property. During the whole process, Joe took his time and detailing what needs to be taken care of on the house. He explained what will go on the report and what it means. Every step of the way, Joe explained what he was looking for, what he was testing, and made suggestions on how to remedy an issue. Being a first-time homebuyer, I saw almost every aspect of my house. The attic, the ground beneath the house, electrical panel, roof, and if there was anything I missed, you'll get your inspection report with pictures by the next day. Joe went as far as responding AND calling me when I had a question on the inspection.
