He cleaned the adjacent filter slots as well as the section above the filter housing. Just outstanding above and beyond attention to detail. In addition, he thoroughly super cleaned the interior fins of my HVAC outside unit. This alone adds immense value by ensuring longevity for my system overall. Thank you for your epic work ethic J. From the beginning, I was required to pay the full amount upfront before any work started, which I later found concerning. One major issue was related to asbestos. Every other contractor I received quotes from had already included asbestos removal costs in their total estimate, which is common for older homes in the Burbank area. Although this company had already visited the property and inspected it beforehand to provide an estimate--just like other contractors--they suddenly raised asbestos concerns in the middle of the project and stopped the work. The project was then delayed for over a week, and despite multiple attempts to contact them, I received little to no response. Later, they even requested additional charges. The scheduling and communication were extremely frustrating throughout the entire process. I repeatedly adjusted my personal schedule to accommodate their work. In particular, on Friday, the project manager directly told me that they would come on Saturday to complete the remaining work. Based on that, I stayed home and waited. However, no one showed up, no one contacted me, and later I was simply told that they do not work on Saturdays and that I should call the office myself to reschedule. There was not even a proper apology. It is also unreasonable to expect the customer to coordinate scheduling, as it is the contractor's responsibility to manage the schedule and complete the project once the work has started. From my experience, it felt like the company schedules work based on their own convenience and profit, rather than respecting the customer's time and commitments. While the technicians on site were polite and hardworking, the overall project management, scheduling, and communication were very disappointing. I also wonder whether requiring full payment upfront before the work even began aligns with standard practices or regulations in California. I chose this company specifically because of Costco, and I expected a much higher level of professionalism and accountability.

As Grand As it gets…read more I've been stopping in to Seven Grand for well over a decade now O.O and I still love this top notch whiskey bar lounge in Downtown Los Angeles. From fun nights out, special occasions, whiskey tastings, exploring the speakeasy... playing some pool, enjoying libations, taking in live music, perfect outings on the patio, the occasional cigar. So many great memories and experiences created here including some awesome date days with my other half. If stopping in for the first time you'll discover S.G. on 7th and Grand Avenue with a door person usually always at the bottom of the staircase just outside of the restaurant/cocktail bar Zaya (which has been many incarnations including Bar CDMX, V and Mas Malo). Provide them with a valid ID, as anybody over 21 should have a valid form of identification on them at all times, not just for driving or access to 21+ events or establishments, but for safety. And Seven Grand cares about everyone and their safety. They value their staff as much as their customers. And it shows in every way from thoughtful space in all directions, great pool tables, a whiskey, bourbon and scotch curated cocktail menu, even some good brew/beer. Awesome hallways with cabinet lockers, the cleanest restrooms, great dim dark warm lighting, fun fixtures and true DTLA vibes that feel old timey yet also very modern. Seven Grand is open to all and all are welcome. Stellar daily happy hour 4pm to 8pm. I love a good $10 Toki Highball at 5pm, but you can't go wrong with their classic old fashion also. All the bartenders are incredible as well as personable. S Grand is open every day from 4pm until 2am. Loads of lots close by as well as the Metro station at 7th and Metro. Though the trains currently stop just a little after midnight. Rideshare is also your friend, which now includes Waymo in the area. Discover Seven Grand also in San Diego, Austin or Denver. If planning an event you inquire with Stephen via email for personal parties, events with a budget and even corporate parties. They're very accommodating with a good amount of notice. When we had my boyfriend's birthday here they reserved a table for us and set us up with everything we needed. Thinking of having my next birthday here myself both at Seven Grand and Bar Jackalope (their hidden speakeasy). Support your awesome LA Whiskey Bar!

Whether it's an anniversary, a birthday celebration, a romantic date night, or even a dinner by myself after a long and exhausting day, this is the place I choose every time. The atmosphere is elegant, warm, and inviting, the service is consistently impeccable, and the food never disappoints. What keeps me coming back is the incredible consistency--every visit feels just as special as the last. A special mention goes to the amuse-bouche, which is always thoughtful and delicious, setting the tone for the meal from the very beginning. And the bread and butter deserve their own recognition--they are, without question, some of the best I've ever had at any restaurant. Simple things are often the hardest to perfect, and Gwen absolutely nails them. This is one of those rare places that feels perfect for both major celebrations and quiet moments of self-care. Gwen has become part of many of my favorite memories, and I know I'll continue returning for many more. Easily one of the finest dining experiences in Los Angeles.

I would go back for the gnocchi alone. Let's talk about the service. I took my bf for his bday. I emailed them a week ahead to simply ask a question (for my non drinking bf) abt whether they had non alcoholic wine. They couldn't bother to respond so I went in stanky. Our server (don't know his name but big, black guy) was not knowledgeable about the food and sarcastic. Maybe I just didn't jive with his vibe. The service was incredibly slow we were there for two hours bc we were waiting on the food to arrive the whole time. At one point, the ppl next to his left their credit card so my bf ran out to get them and when he was gone, one of the bussers folded his napkin (all good) but put it BACK ON HIS DIRTY PLATE further dirtying his napkin. Like... use your brain. Additionally, my bf happened to walk back as the guy was placing his napkin on the dirty plate so my bf made a face. Instead of asking what's wrong, the guy had the gall to make a face right back and he kept giving my bf looks as he walked away!! As I said it was my bf's bday so we got two desserts (both amazing) and I asked the server while we were waiting, if we could have a candle. His response? "Where? In the water?" No you dumb fool- in the dessert. I don't need the servers to be sarcastic w me while I'm paying $500 for a dinner out. He then proceeded to ask why. I said it's my bf's bday even though we had already told him and the hostess knew and he again, proceeded with his non landing joke and gasped and said "it's his birthday???" It was all extremely annoying. I still gave him a 20% tip bc I'm a decent person but what I wanted to do was write a written tip on how to be a better server. Bc of the service alone, I wouldn't go back but the gnocchi.... The gnocchi is something I will be thinking about for a while.
