My review is on Qasim Lezama, who has been our coop property manager for the past few years. I have only great comments for Qasim, who has always been the NICEST person in the Akam office. Qasim knows how to handle disputes and disagreements in the most professional way. He never loses his temper and he knows how to handle residents and find the best solution to make them satisfied. He has always been incredibly polite, professional, kind, reliable, attentive, understanding, helpful, receptive, compassionate, dependable.....and I can continue on and on..... I can only think of positive adjectives to add to Qasim review because he has been indeed a great property manager and I am upset that he is leaving our coop. At the same time I hope and wish him the best achievements and luck in his future endeavors. I am sure that Qasim will continue towards a path of success, which he rightfully deserves. read more

A great company with awesome service. Partnering with Akam improves building management.

Akam manages a luxury high rise building that my wife and I rent 2 bedroom from on 5th ave in NYC. The building is a full service building with excellent staff. However Akam management is the worst, Akam Management is awful and incompetent in property management. Back in November of 2023, Akam Management had the water on our floor cut off without any proper notice posted anywhere in the building nor was there any proper notice posted on the building link app or emailed to the tenants. This water disruption, not having water all day, caused my wife and I to cancel our day completely since we didn't have any water to go about our morning hygienic normalcies. Due to this we both lost a days of work collectively. My wife works from home and had to cancel her busy schedule for the day and I had to cancel my meetings. This in turn cost us financial distress as we had to compensate for some of our cancellations. I had contacted Akam regarding, mind you getting in touch with anyone was nightmare. I had to literally blast emails including to the "feedback inquiry" on Akam's website in order to finally get someone to reach back to me. When I finally spoke with someone at Akam Property Management, they literally lied to me by stating that notices were posted in the building. When I pointed out the this information is incorrect and straight up false. To please check the cameras and speak with the building staff to confirm that in fact there was none, zero notices posted anywhere, this is when Akam Management finally admitted to their mistake in human error with not making it clear to the tenants of the building that there won't be any water on that given November day. Akam Management didn't give us tenants any chance to prepare for a water shut off accordingly. All I got was a simple "oops sorry, it was a clerical error by one of our employees; won't happen again." By this "oops; sorry; clerical error" it cost me and my wife a day of losing work, costs us money out of our pocket, and caused us great distress that comes with all the above. I asked Akam to at least compensate for the payments that came out of our pockets because of this negligence by Akam Management (not compensation for what my wife and I make on a days of work but the money that we had to pay to cancel all scheduled on day of water shut off). However Akam Management instead said we will not compensate you nor your wife in which way for our mistake. They did not offer any type of indemnity for their negligence besides the "oops, sorry". Akam Management is be the reason to why we are considering moving out our this wonderful building. Beware of the management company. I will also add that back in November 2023, I also reached out to the CEO of Akam, Ken Greene, explaining all in detail to him, unfortunately I never heard back or received anything in response from Ken Greene. read more

It is one of the chief reasons why we decided to rent another unit at the PVD when the last apartment we rented was put on the market for sale. My experience overall in dealing with AKAM is mediocre to positive in regard to attention to some of the issues, problems, and questions I've raised. The one Exception to this has been in regard to their on-site building manager, Qasim, who has been detailed, thorough and forth-coming, patient as well as persistent, and very genial in addressing, directing, and resolving my issues with the co-op ... the very reason for the "Great," as opposed to "OK" or "Good" rating. Because these qualities in him seem innately genuine, it would be surprising and somewhat incredulous to me that he could or would assume the co-op responsibilities in any other way since I find him to be devoted and efficient in sorting through the myriad issues that have arisen, especially because in the past I had shared my feelings about him with other people and found that they had agreed with me as well. read more

I wanted to take the time to write how pleased I am with Mr Qasim Lezama of Akam. He's always so helpful, and professional, and ready and willing to help. I know if there's a problem all I have to do is send him an email or call and within 10 minutes I get a response. The other day I was doing laundry and Qasim walked by and said hello. I was having trouble turning on the tv in our Laundryroom. He was on his way to do some work but yet he came in and took the time to help me . I couldn't find the remote but he figured out how to turn the tv and cable without the remote. I tried for over 20 minutes couldn't do it. Now that was really sweet of him. 100% pleased with AKAM Management and how day to day operations are run by both Management and the top-quality Staff they hire to handle every facet of Building Operations. During this pandemic, they immediately sprung into action to assure the safety and protection of their shareholders and their workers. From providing masks and gloves to taking swift action in protecting our health within my buildings' public areas through the use of an OSHA, EPA and CDC-approved Electrostatic spray...I am glad to have invested in an apartment here. The building manager is not responsive, takes phone calls 1 out of 10 times, never replies to emails and is not honest. AKAM does NOT seem to be a professional management company as they know nothing at all. They don't care about the unit owners or revolving issues but AKAM is hungry to collect money. I have never experienced such SERVICE from any management company in my whole career as a broker. The have been dealing with Vincent Scimeca who is the transfer agent on the building I am doing a deal on (keep in mind it is a small rental deal, nothing big) and he has gotten back to every one of my 6 or 7 inquiries within 5 minutes and even after hours. Having Vincent on the buildings team as a transfer agent actually adds great value to the building and the real estate being sold/rented. He has made the long (and sometimes gruesome) process seamless. I typically don't have the time to do these type of reviews but I am so impressed that I had to share my thoughts with others. I will suggest Akam to my friends in new development who are looking for managing agents! read more

This review is not for AKAM per se, but for Hillman Housing On-Site Property Manager, Qasim Lezama.I am a senior citizen in the process of returning to the apartment in which I was raised. In an age and time when, at least to my peers and me, work ethics and professionalism leave much to be desired, Qasim is an oasis in the desert. He is ALWAYS responsive to my queries (often after hours) and I have more than my fair share. He is consistently understanding and incredibly patient. I really feel that he is "on my side" and goes above and beyond the call. I could not be more grateful.. Also in the office is Danilda, who deserves special mention for efficiency and kndness as well. AKAM is fortunate to have these exemplary persons in their employ. However, it is we, the tenants or potential tenants who are truly fortunate. read more

My building in NYC was just bought by Akam and if yours is too... good luck. Absolutely horrible service. I've have spent over a month trying to contact my property manager and she will not respond to my emails or voicemails. I was able to contact another property manager who was supposed to get back to me to fix my issue the next day, and it's now been over a week and she will not answer me further either. No one who works there cares and if they manager your building you better hope your apartment doesn't have any issues. read more

Akam Associates was the worst choice for my management. I live in a cooperative called Hillman Housing in New York City. My housing board with little oversight and input from their fellow cooperators chose Akam Associates as an 'improvement' over our previous management East River. This was a huge mistake. I have lived in Hillman Housing since 1980. I have had an ongoing issue in my apartment. There is a leak coming from the bathroom upstairs to down into my kitchen. There are internal plumbing issues. On October 12, 2020 water was coming down through my cabinets. Luckily, I was home and could put pots down. I called maintenance that day. They said that they couldn't doing anything about the issue because it was a holiday. I took off work the next day, after repeated calls the maintenance crew final looked at the issue on October 13, 2020. All the maintenance crew would tell me was "That's it (the water) is not running now - so it's okay" But this didn't resolve the overall issue. The maintenance did no investigation into the source of the leak, in total they my have stayed in my apartment for less than five minutes. On Monday, November 9, 2020 an overhead light ( in the ceiling) blow in my kitchen. An electrician was called that night. The electrician got the refrigerator going but did not fix the issue because there was water damage to the electrical wires. The maintenance department again said that they would come and fix the plumbing first thing in the morning. After repeated calls to maintenance, I finally walked to the office at 11:45 a.m. and demanded that someone look at the plumbing. Again, I took a day off from work. The maintenance crew said the issue had nothing to do with the plumbing even though there was rust on the wires and the both the wires and the ceiling were damp. There are also water spots on the ceiling. Akam Associates has refused to pay for an electrician to come and fix this issue which I paid $450.00. Nor have they done anything at all to fix the plumbing that caused the issue. On December 23, 2020 there was a leak under my sink. Again, Akam Associates referred the issue to outside contractors. I paid to fix the leak with my own money $150.00. In January 2021 attached to maintenance bill was this 'Repair Char' of $1,102.36. Akam Associates nor the Hillman Housing Board give any official notice of charges for maintenance in the building. There are no posted maintenance charges. Nor was I informed verbally or in writing of these pending charges for maintenance. Nor was I allowed to give consent knowing that there would be charges. East River Maintenance had never charged for maintenance in the forty years that I have lived under their management and they actually fixed and did repairs in apartments. Akam Associates refused to do any repairs and always referred me to an outside contractors. If Akam Associates were outside contractors, I would refuse to pay, they did nothing to earn the money. Five minute surveys of the damage are not repairs. What am I paying for - I had to get my own contractors in for a total of $650.00 Akam Associates in a leech onto my building. The overall maintenance the building has fallen and new 'charges' are put onto the cooperators. read more

Akam is honestly a terrible management company. The team in charge of my apartment building allows the Superintendent and doormen/porters to run the building. As a financial services specialist (and the homeowner of my apartment), I can most certainly tell you that the building is poorly managed and the superintendent gets away with it. He simply does not care. I was harassed by a porter and the superintendent refused to write him up. Both the porter and superintendent arrived at my door around midnight to harass me and scream at me for a supposed missing package that was delivered to the wrong unit. Who let them get away with it? Akam. The other doormen are too afraid to complain about the Superintendent - Why? He's their boss. As a homeowner, I can take no course of action and that is a frightening thought isn't it? I can't do anything about Akam, but write this biting review. Feel free to remove it, but I will fight until something is done in my building. I'm a little person with a big voice and I have a lot to say. read more

AKAM is an awful management company. Any complex issue is dragged out forever. In our building the pool has not been functioning for a year. The roof leak fix has taken forever and you need to get a lawyer involved to make them fix condo related issues. They have been talking about improvements to the gym for months but nothing ever happens. The management is unresponsive via email and phone dragging every repair or issue out with lies and avoidance. I strongly recommend saving your building time and money and choose a different management company. read more

They stink. I live in a co-op building mismanaged by this outfit. On Tuesday they shut off the central A/C for the building, just in time for this heatwave. The apartments are now just about uninhabitable. The previous management, Halstead Properties, had their shortcomings, but they at least waited until later in September before shutting off the A/C. I could bring up other failures of AKAM, like the elevators they can't seem to get fixed, but I'll leave that for another time. read more

We have had nothing but trouble with AKAM since they started up in our building. Their on-site staff has made it a policy of picking on particular resident members. Their staff ignores complaints, promises things, but then creates a big run-around. Given how responsive they are on yelp they seem more obsessed with their online reputation than actually addressing resident complaints. In conversations we've had with on-site staff they feel disrespected by management, and the overall tone of the building has gone down-hill. We had several staff members suddenly leave recently, and many In our community feel this is in relation to management We are hoping this improves, and that management begins to respect all members equally. read more

lovely and organize management in Rego Park,Queens location buildings. everything is so clean now! our hallways and elavators used to be filthy by the old management because they never cared but i cant help but to enjoy the shiny clean floors since the new management AKAM took over! i see people actually working in and around the building , they seem to care more . the garbage rooms on each floor are always nice and clean and they are on top of them constantly. very very happy with the new management of AKAM . thank you guys! read more

I just turned to a co-worker and said "I'm going to torch my buildings management company on Yelp because they are the worst." And he said, "oh, is it AKAM?" "How did you. Know?!?" "Because they are THE WORST." He proceeded to tell me that AKAM was a huge contributing factor to him selling his apartment and moving out of NYC. Personally, I have tried to get in touch with ANYONE to get help with simple issues and questions and literally no one has ever answered the phone. I've asked to be escalated to supervisors, they don't answer. I have left messages, they have not been returned. I hope buildings seeking management do not turn to AKAM as they will be met with unhappy and underserved residents. We don't pay NYC housing prices to deal with these incompetent individuals and to spend our days chasing people that we give our hard earned money to in return for a service. Having just gone through the process of compiling, submitting and receiving lightning fast approval on a sublet application at one of their managed buildings (200 Chambers Street) I can say that they have been, without a doubt, the most professional, diligent, patient, and pleasant team to work with in all my years of real estate. Our team at Compass has handled in excess of 500 condo and co-op sublet and sale applications and this has to have been one of the best experiences I can remember! This firm harasses the ownership of the building by making the workers (who fear for job loss) lie about situations that occur! They then bill the owner based on the lie! This firms representatives have been fired or left based upon board relations. They DO NOT get facts straight nor do they care. They along with the board of our building have been dressing up the outside and not addressing the infrastructure repairs that are pertinent. I cannot convey to you the amount of health violations in my building starting with the elevators, halls, insects etc. read more

Rebecca Farley doesn't respond to her emails and phone calls. Multiple attempts to reach her were unsuccessful. Three weeks after my first email she finally got back to me, however gave me outdated information. My phone calls all went unanswered so I left a VM. She finally responded when she knew I was about to write a complaint email to AKAM. Poor service, lack of communication and no care in the world to respond to you and your concerns. Bought a coop apartment in the UES and I can't wait that my building switches to a new management company. read more

I have lived in a lot of different buildings in New York, managed my different property managers. Akam is by far the absolute worst I have ever dealt with. They are non responsive, (have left multiple voicemail sand emails for weeks with no response). Honestly surprised this company still exists with how bad of service they are providing. Regarding approval. Took them 2 months to approve an application after mulitple follow ups and asking if they can get an answer, given I did not want to be left without an apartment to live in. Regarding Move in Deposit. They returned it 6 months after I moved in. Instead of returning something cashable, they just gave me back the money orders that they didnt cash. Now I am stuck with a piece of paper made out to them, that I cant cash. Only way to redeem it now is go through a reclaim card and pay mulitple processing fees which should be Akam's Liability. We recently held an engagement party in the Sunrise Lounge and it was amazing.The guests are still talking and texting about how beautiful the venue and how the attention to detail was on point. Kimberly, the general manager of The Sheffield, has a talent for paying attention to detail and seeing that your every need is met with efficiency and satisfaction. The Sky Club crew ( Val, Jon, Mr Paul, etc) went over and above in making sure the event was top-notch...combined with the experience and guidance from Kimberly, the service and professionalism was superior in every way. We have nothing but praise for her and he entire team at The Sheffield. The space is beautiful and so picturesque. If looking to hold an event, knock on Kim's door ... you won't be disappointed! They do not answer emails, respond to calls, or return any messages whatsoever.The agent who is working on a deal does not care or responds to my broker, attorney, or myself. Fortunately there are other management companies out there such as First Service that is FRIENDLIER and assists in getting your application approved. I am an unit owner of a condominium building managed by Akam. I was requesting a formal letter from Akam for a personal matter in an emergency situation. I called Mr. Stern who manages our building and he was able to provide me a proper written letter upon my request in a short amount of time. Seriously one of the worst maintenance companies in the city. I have repeatedly been charged late fees when I know that the checks have been sent with plenty of time. My bank has confirmed such. They claim the check is late, but it goes to a 'lockbox' and no one will say how often that is checked, or how often they deposit checks at the bank. At this point it has become harassment. I have paid my maintenance on time for almost twenty years, and it was not until this last year that they have started this treatment. Three times in one year so far to be charged with this late fee. It is ridiculous. I do not have any issues with any other place my bank sends checks to. read more

Most NY management companies are large, slow moving tankers that are dated, ill staffed and computerization is an afterthought. AKAM reaches new lows. Managers are so uneducated about NYS coop law that they can't possible advise the board. How do they get the position when they don't know coop 101? It also proves that the boards know nothing since they are willing to hire and pay these people. As a shareholder in an AKAM managed building, I am amazed at the arrogance and stupidity of the agent that is assigned to my building. I am a lawyer and know quite a bit about it and it is just the blind leading the blind. No wonder there are so many lawsuits and the board is always in a chaotic state. The drama! Its very simple, the board is charged with the fair, even and timely application of NYC and NYS coop law to each situation, but how do you know the law when you are an unpaid volunteer and not a NYC real estate attorney? The managing agent advises you. Well, there is the rub, our agent doesn't even understand that when the riser leaks it is the Corporation's responsibility.
