We have a new property manager recently at AKAM. The prior property manager was ineffective and not responsive and it was hard to get any kind of issue brought to the table. I've been pleasantly surprised with AKAM from the very beginning. There was an issue with the maintenance payments, and the senior vice president got back to me immediately on the glitch and after that, I needed to get a deposit back for some alterations done, and I had had a terrible time dealing with the former Property manager just to get a status. . But AKAM specifically Christan Breedy was fabulous in that he was responsive got back to me on what was needed and processed my refund immediately and even dropped it off. I was so grateful to have this resolved so quickly. It's great to know if there are any issues that we are having as shareholders of the apartment they will be heard, acknowledged and dealt with promptly ! read more

Park City Estates is terribly managed by AKAM, property mgr unresponsive (so far 19 days unresponsive to email/call) co-op rules are NOT enforced by management, not followed by residents, renters rent illegally according to co-op rules and cause issues, MAIN complaint of a resident with horrifically filthy balcony with large furniture pieces broken damaged as trash and left on balcony, including clothes, all over the balcony floor, and hundres of pigeon droppings, it is becoming health issue and unsafe/unhealthy living and unsafe balcony due to the fact that there is so much stuff on balcony. Had these issues for over 6 years and nothing has been done, and now that AKAM took over, nothing has changed. Terrible management , unprofessional, total disrespect to follow co-op rules for residents who pay on time , and are model residents who actually follow the co-op rules. read more

I'm writing in support of Brenda Richardson, an AKAM employee associated with my upper westside coop who does the kind of crucial, behind-the-scenes work that gets easily overlooked, despite its tremendous impact. Brenda worked closely with Lance Cohen, the building manager assigned to our building a few years ago, who's unfortunately recently moved on. But their careful attention to our building's maintenance and remarkable teamwork - on both the physical upkeep and structural issues, and, in Brenda's case, the tracking of maintenance payments and more administrative attention - was incomparable: In my many years in the building, we've never had a better management team. (In fact, we'd had many really problematic building managers.) Thankfully, Brenda remains on board. My direct involvement with Brenda began several years ago, when I was working on a project about the building's long history for the board, and continued this past year-plus, when I joined the building's board. But I was the beneficiary of Brenda's work even before that as a shareholder, and on every front, Brenda was accessible, professional, friendly, and more to the point able to help solve whatever problem I had. In the time since Mr. Lezama joined the Kings Village Management Team I have noticed a marked change in the appearance of the building for the better. She came at a time when there was a small leak from the apartment above and I was impressed with two moments. First her assuring me she would handle all the necessary steps to repair any problems. Second my feeling that I was with an efficient and warm representation of management on my behalf. Over the years she would check in from time to time letting me feel I was in good hands again. During the transition over, I ran into a problem with my maintenance payments going to the old management company and Katrina Dingee, the Director of Client Onboarding, was amazing in sorting through the situation and getting it settled. Consistently INCOMPETENT. Shocking failure of an operation. This company is staffed with unprofessional and salty employees. Not sure how this place affords to keep such an utterly incompetent and condescending people. Not only are they slow, but they have major attitude to customers and worst of all, they dont get any business done. Nothing moves forward with them. They expect custoemers to work for them like we are their personal assistants, and they will give you a hard time if you follow up consistently about something that have deadline, which involves payment, and quite literally complains to customer, 'I have a million things in line'. I owned a coop apartment that's under AKAM's management called Windsor park in Oakland Gardens. I have been writing countless Complaint Emails for more than 8 months now about my upstairs unit's everyday noise disturbances. The main problem is they have 0% carpet on their apartments which clearly violated the building's rules. I have provided tons of videos evidences in the emails and the building security was involved multiple times during the past year regarding their loud noise issue. All I get is "there is nothing we can do but we will forward your email to their landlord." 8 months later, nothing has changed. I can't describe how disappointed and frustrated I am. We trust the AKAM management company and that's why we bought the co-op. We were always on time when it comes to pay the monthly fee. We do our part right and The management isn't. They are irresponsible and unresponsive. Never buy coop again. read more

Bernard Gawley of AKAM led us through this process with such patience, grace, and thoroughness, I cannot recommend him highly enough. I should mention, too, my spouse and I were traveling abroad during the sale, so Mr. Gawley had quite a bit of extra work to manage on site, and did so extremely efficiently. This process was daunting to us, and Mr. Gawley made it not just possible but as painless as possible, and we feel a tremendous amount of gratitude to him for that. I would recommend him and AKAM to anyone. They will help you identify any pre-sale work that may need to be done on your property, will locate and coordinate with contractors, and will shepherd the sale through with great aplomb. I thought I was crazy until I looked at AKAM's reviews. I purchased the same "newly established billion dollar condo" and have ran into multiple issues. Since closing, the experience has gone south. Here are just a couple of things: 1. Closed in Feb, never received updates on how/when to move in. By June, I was going into the building enquiring about how to receive the keys to my own place. It took multiple visits waiting in the lobby for multiple hours just for them to tell me, they didn't know where it was. They weren't even sure if we had closed. Imagine paying over a million+ on a place for them to scratch their heads for weeks on end trying to figure out if we had closed. unacceptable. 2. Because of the delay, our walkthrough was delayed. When we finally got them to clean up the apt so we could attempt the walkthrough, we saw multiple paint smudges, obvious water damage in some areas (not disclosed to us), doors not opening and shutting properly. It took about another few attempts to get them to fix these items. 3. Their stupid rules on how to move in. We all receive a welcome package. You can imagine how surprised I was when I realized I never even got one. The package has all the info on how to move in, etc just important "need to know" items. Never received until I made a fuss about not having proper information. Their move in process goes like this: you are expected to email the management team, they then send you back a few dates/times that work. Then without blocking it for you, you are expected to find a furniture company that can deliver on those dates with a COI form (insurance). When you go back to AKAM management, most of the time the dates they have provided are already gone, forcing you to repeat the process. Perhaps you guys should check your emails? Because of COVID, you will see point #3 is just another barrier to entry. There is a lack of supply on furniture, so its incredibly hard to pinpoint shipping accurately, not once did they take this into consideration nor attempted to work with me. Their stance? Rules are rules. No exceptions. 4. There is a deposit to move in. Into my own apartment. Which I own. If I can overlook this, why would I pay another 3k when you are making me hire people with insurance? We are not allowed to "move in" by ourselves. No further explanation on when it will be returned, just that you are forced to pay. 5. Amenities? Like Tanya D. mentioned, the gym has been down for months. Pool? nonexistent. So why charge us high maintenance fees if you can't deliver on your promises? Can we opt to NOT pay due to inaccurate and misleading advertisements? Clearly Akam's stance is "Rules for thee, not for me" 6. I finally managed to get my couch delivered, but it was turned away from the lobby. The reason being that "I was not on the book" and there was a missing COI form. They then acknowledged they see my email attempts and understand there was a misunderstanding, still no compromise. I tried to compromise and told them it was ok if the couch was sent back if no one fully confirmed me, but telling me the insurance form was missing when I sent it over 3 times? I asked them to please check the appt book and work with the delivery company before they left to ensure I can grab the next opening without the back and forth emails. They promised a call back and an email follow-up. NEVER received. This was early Friday. It is currently 2PM the following Monday. Final straw is when I emailed Ed Benjamin again asking for new dates. Soon after, I see him email the building about a damn holiday party. He still has not responded my email. Cherry on top is the Christmas tree we have in the lobby with the lights half off because it's broken. Imagine entering a building with a billion evaluation to see something like this. None of the workers were bothered, doubt they even realized. Sad. If Skyline Towers decides to keep AKAM as their management team, there is definitely something wrong here. Either they do not know the residents are frustrated, or just don't care. Edit-Emailed Neli earlier today at 8-9AM before this Yelp review, still not one response on when I can move in. Nice. I have been in an AKAM run coop on the Upper East Side for the last 5 years and there has never been a positive experience with any of the AKAM employees. They have made living here a nightmare with all their unnecessary process, rudeness, and turning a blind eye to any request such as deliveries, refunding of money owed to me, etc. The sales process to purchase my unit was longer than any other management company in NYC and now to sell my unit has taken over 4 months from contract signing. AKAM has nickel and dimed my buyers, asking for fees to run checks that are not necessary and are frankly, inappropriate. I don't understand how a 4-person team handling the sale has taken 3 weeks to answer a single question on timing, and we still do not have a closing date after 4 months. Save your time, money, and mental health - find a building not run by an incompetent company like AKAM. read more

I recently moved into a newly established billion dollar condo building that prides itself as one of the BEST LUXURY building in the area, but unfortunately it is managed by AKAM. From my personal experience, this particular manager is deceitful and does not care about the residents' well being or care to live up to the level of services to be expected in a luxury condo. While I realize there's nothing I can do to improve the conditions for my current building, I hope my experience can be of help to others. 1). Lack of care and concern for residents The gym in my building had been out of service for more than 6 weeks from the recent flood. The Akam manager assigned to this building admitted that they have been slow in taking actions to restore the space which is preventing residents from exercising to stay healthy. I have personally followed up with Akam many times asking for a workable solution since the closure seemed indefinite. The manager not only did not provide a workable solution, but told me and I quote, "We are not technically required to provide you with any amenities in the by laws". I was SHOCKED when I heard him say that. For a building to advertise itself with luxury amenities in order to stand out from the MANY nice buildings nearby, they DON'T ACTUALLY CARE TO MAKE ANY OF THOSE AMENITIES AVAILABLE TO YOU. Think about that for a second... would you want a firm with this attitude to service a building you live in? In addition, he effectively expressed that since there has not been enough people reaching out to him about this issue, it is not of a high priority on his list of todos... doesn't feel very good when you realize your building's management team doesn't care enough to restore essential amenities that are important for your health... 2). Deceitful We have a community chat group for the building where residents can connect directly. Some residents are not on it so we wanted to encourage more to join. I made a post on "Building Link" to remind residents to join and it was then denied by management. I subsequently asked management in person about the reason my post was not approved since they didn't respond to my email, and I was told by management, quote, "The Board rejected it, all the posts are reviewed by the Board". This person then added, we don't encourage residents to connect among themselves, in my experience you guys just complain and nothing good ever comes of it. If there are issues, bring them to me directly. This is quite funny because other residents have expressed that they do send him emails with issues but are ignored... Also a quick note, this condo is still in the sale process and does not have a Board. The sponsors are effectively the Board. I know for a fact the sponsors are not approving resident posts... it's the management's job to do so... This is obvious that management deleted the post to prevent residents from having the ability to communicate for transparency reasons and currently there is no one else to go to. So we are all at the mercy of one person's unchecked authority... Take it for what is worth, but IMO, having a firm that lacks care and integrity managing your living space is pretty frightening...But once you sign the contract, you are a bit stuck... read more

AKAM Property Management Company lacks professional integrity and pride. Their inability to execute basic tasks and maintenance is astonishing. After signing the contract, they failed to deliver the promised technology, staff, guidance, and professionalism. They talk a good game, but don't believe anything they say--they cannot and will not deliver. Shareholders are either ignored or rudely dismissed when following up on work orders, which is likely why they are not accredited by the Better Business Bureau. read more

If you see a building managed by AKAM, run the other way. Do not walk, RUN. They are simply awful. Unprofessional in so many ways, difficult to deal with, slow at responding, rude to people in buildings they manage. AKAM is the worst. When one of the AKAM employees is on vacation and you ask another AKAM employee to help you when they're out, don't expect much. This would not happen at a professional company - client/customer requests don't just pile up in the real world until someone comes back from vacation especially when things are time sensitive. We need to install two soundproof windows in our unit and were told that we need to get permit first from the AKAM. I left a message to Christan Breedy at AKAM that morning, Christan called me back very shortly and patiently answered all my questions. Then she sent me an email with all the detailed instructions. After I finished all the application and providing all the necessary document, Christan quickly approved it. Through the whole application procedure, I am very impressed with Christan's knowledge, professionalism, high efficiency and kindness to help. We are now very happy to have the project done and are very happy with the results. We really appreciate Christan's help, without her help, without building super's help, without the contractor's diligent work, we will never get our project done. Thanks to Christan. read more
