This company is utterly awful. They somehow keep getting buildings I live in selling themselves to our boards as a master of "luxury" but they are anything but. I had lived in the Parc Vendome for several years-- some good, some bad experiences in general fine. Toward the end of our residency AKAM took over management of the building-- there was a world of change and not for the better after AKAM assumed management. Our assigned manager was absolutely awful. He was outright rude to everyone-- spoke in an abrupt, abrasive manner with no semblance of people skills or a customer service mindset. The building staff hated him as he treated them like garbage-- it was literally gossip around the building how bad he was at his job and how awful he was to residents and staff alike. During the height of the pandemic it seems like the company closed up shop entirely and somehow did even less than normal. Email and voicemails work everywhere whether you're at the office or not. Their accounting department made endless errors on billing, took months to issue corrections-- after we sold our unit we were billed for months. During the experience we found out whenever you tried to speak with anyone else at the company that our manager somehow was an esteemed senior level guy at the company and the tone from everyone was that you were just a bother-- no one cared. We had decided to move for a variety of reasons which was in process prior to the arrival of AKAM.... and moved to the Corinthian. To our unfortunate surprise about a year later the board made the incredibly stupid decision to move our management servicing company to AKAM. My husband and I tried to be hopeful that we'd have a better experience and manager.... AKAM Round Two-- JUST AS BAD! Our manager was useless--- he speaks in a very calm under stated way where he pretends to be a sincere (which is definitely a difference from the previous AKAM manager) but it is a false facade and he is in reality extremely condescending and passive aggressive. He takes little action to anything he says he will do and changes his story repeatedly on what he is going to do or not do. Again in general-- no customer service or people skills. To make it EVEN worse- he's a Vice President and it's impossible to escalate anything over him because he's like the big guy at this company!!!! We've experienced multiple leaks, smoking smells coming in, noise from neighbors, etc. never ends and everything is lip service with no follow through or action. All of the above items are things that happen-- and if management took action and addressed them in an appropriate manner they are just an annoyance of apartment living but there is no action, follow through or even worse, concern or care to provide service to the residents or make your home an enjoyable place to live. We decided like so many NYer's in the pandemic era to relocate. Upon putting our unit on the market and going to contract-- AKAM did what AKAM does and dropped the ball in the sales process to the point it took so long for the prospective purchasers to get information and answers that they rescinded their offer to purchase our unit-- expressly blaming the situation on AKAM! Our broker who is part of one of the biggest producing teams in NYC told us his team has lost A LOT of deals in AKAM buildings due to the same issue. He stated that "All management companies are difficult to deal with-- AKAM is next level!" It is beyond me how this "luxury" management company can have so many senior level leaders who are this bad at their jobs and management. Usually the most senior employees at companies are the best at their jobs and if that is true at AKAM I can't even imagine having one of their lesser managers. Do yourself a favor and don't hire them or a buy in a building they manage. In relocating to FL where they also have operations we literally didn't want to look at AKAM managed buildings. Let's hope the streak of them taking over our properties doesn't strike a third time. read more

BEST PROPERTY MANAGEMENT SERVICE IN NYC..... I am your typical New Yorker who was born, raised and lived in Manhattan all my life. I'm a retired corporate executive who has lived in a half dozen different apartments & suites. When I was born we lived on the upper east side and then we moved down to SoHo when I was a teenager and have moved several times while growing up. The biggest problem with living in an apartment is no different than living in your home when something needs repair or work is needed in your apartment. I've dealt with many different superintendents and property management companies and they're not all the same. Most of the time you must wait days and sometimes weeks to have issues taken care of. We have always tipped our superintendents throughout the years but some times you still must wait for someone to fix your problem. We have been in our new apartment almost two years now and our property owner, AKAM PROPERTIES have been the best operating owners out of all the apartments we've lived in, by far. Two weeks ago we had a problem with our toilet, shower & water pressure. There seemed to be a small leak in the pipes to our toilet and it would flush slowly and fill even slower. When we took a shower, the water pressure was very weak also. I mentioned this to our superintendent who said he would stop by and check it out but that he was extremely busy. We waited a two days but no one came and I couldn't find our super. My wife suggested we call the property owners and explain our issues. I spoke to one of the representatives and they wrote up a repair service request for our apartment. The next day a repairman came and checked the pipes and water pressure. He was able to fix the leak in the toilet pipe that same day but needed time to figure out out water pressure problem. We're on the 20th floor and we have great views but the water pressure weakens the higher your dwelling is. It turned that the water pressure tank in the basement was faulty and had to be replaced. I told my wife that we'll probably have to wait a week for stronger water. Akam called me to assure me that this would be taken care of immediately, something no other property company has taken the time to do. One day after the repairman fixed our toilet, our water pressure was also repaired. They installed a new pressure tank and we now have the best water pressure ever. I can't say enough about how quick they resolved our issue. They are a well run professional company putting their tenants first by tending to the needs of the families living in their apartments. It's very hard to find a property management company that is as responsive and professional as Akam Property Management. I won't be moving anymore but if your looking to live in a nice apartment in Manhattan, run by a great property management company, make sure to look for Akam properties. They are very responsive to their clients needs which is very important and extremely hard to find. Check out their website for properties that are owned by them and you will be taken care of by highly motivated, client conscious, professional people. Of all the apartments I've lived in, this is the best, by far, They keep their word and work fast to resolve any problems you may have in your apartment. You are truly working with professionals and the proof is in their speed to get the problem fixed and resolved. Living at WP OWNERS CORP, AN AKAM PROPERTY, IN OAKLAND GARDENS QUEENS HAS RUINED MY LIFE! I live on the top floor and the door to the roof is usually unlocked. In the past, people have been found smoking up there. This is very dangerous for us and of course for other reasons, like people entering our building from the apartments next to us. It is something I have brought to the attention (among many other issues) of the onsite managers and the president of AKAM. Anyway, I climbed the 17 concrete stairs to lock the door. I am elderly and have lived here for many years. When I got to the top of the stairs, I felt a little dizzy and started to fall backwards. I immediately thought "no problem" because the handrail was right there - but when I reached for it, I couldn't get a grip because the last 3 feet of the handrail went entirely INTO THE WALL. I tried to straighten up and regain my balance, but couldn't - SO I FELL BACKWARDS DOWN THE 17 STAIRS. I am LUCKY to be alive. Anyway, the pain in my back was so intense that I had to have major surgery. Now I have metal plates, bolts, nuts and screws in my back. Even after months of PT, I can walk only for 5 or10 minutes. I am of course retired and my wife and I planned to travel much. That along, with many normal everyday activities, is now out of the question. I remain in MUCH PAIN and will be for the rest of my life! I called the Housing Authority and the handrail has been fixed somewhat. But I WORRY that this condition exists in many of the OTHER BUILDINGS here and others may suffer as I have. This is my third fall here: first was a fall on glass ice while walking my dog on the sidewalk, and a fall from the elevator when the doors opened three feet above the first floor and I steeped out. This fall was after YEARS of complaining about the faulty elevator to management here and the president of AKAM. This ice-fall was years ago and caused back pain that needed many treatments (frequent epidural shots). So, over the years I have seen management as VERY, VERY UNRESPONSIVE AND UNCARING ABOUT OUR NEEDS AND SAFTETY! I strongly recommend that YOU NOT LIVE HERE. I have been told by other residents about accelerating crime: robberies, break-ins, vandalism; the back door here remains damaged and often open - for the last 20 YEARS; noise from cheap construction of the buildings is often very upsetting, and so on and on. I'm a property owner and recently experienced a deeply frustrating billing dispute with this management company that took weeks to address -- and still remains partially unresolved. After being charged inaccurate late fees, I contacted Vik Shingwani, who struggled for weeks to provide a consistent or clear explanation. Despite repeated requests for a breakdown and supporting information, I was met with delays and vague replies. I had to escalate the issue multiple times, and only after sustained pressure were $350 in credits finally issued. Their own original ledger showed only $350 in credited fees. The $400 they now claim was refunded appeared in a separate column, in parentheses, and was not included in the credited total -- a formatting choice that misleadingly inflated the appearance of a refund. This discrepancy was never explained. Only after further escalation did the company attempt to revise the narrative and claim the full $450 had been credited all along. It had not. When I raised these concerns with Andrew Leight, I was met with a dismissive and defensive tone, even after presenting full documentation. He refused to take responsibility for the delays or inconsistencies, and offered no explanation for the discrepancies. There was no acknowledgment of the time I spent following up or the poor service I experienced throughout the process. Instead, I was told a phone call was available "if I wanted to resolve the matter," when the written record was already clear. At no point was there a proper apology, nor any admission of service failure. The remaining $50 charge remains unresolved as of this review. I have retained all documentation, including emails, billing ledgers, and communications with Vik Shingwani and Andrew Leight. These clearly demonstrate a pattern of evasive responses and shifting narratives. Based on my experience, I strongly urge other owners to document every interaction thoroughly and be prepared to escalate early. This company appears polished on the surface, but once a serious issue arises, they demonstrate a clear reluctance to take accountability or act with professional urgency. read more

I am writing this review in support of Isah Ibrahim, Managing Director, and Messera Fischer, Assistant Management Executive, with AKAM, a New York City-based building management company. As a long- time resident of one of the buildings AKAM manages, 102 Bradhurst Avenue, New York, New York 10039, in general, I can personally attest to the consistently efficient operation of the building and proactive and highly responsive, management-tenant communication. To this last point, I just sold my unit at the above referenced address. In the final days leading up to the moveout and closing, I very suddenly and unexpectedly learned that there was an indefinite delay in my ability to move into my next home, post-closing. There are no simple words to convey the absolute chaos, loss and misery I was facing, particularly given that I share custody with my 9-year-old son, and his mother and I are currently in the middle of a custody and visitation trial. I was able to explain my unusual circumstances to both Isah and Messera.... and they actually listened to me... and worked with me... to craft and share an announcement through the building's intranet portal in an effort to secure a sublet in the building consistent with AKAM and building polices. Within 20 hours of my initial conversation with Isah and Messera, I secured a sublet in the building! I do not think I have ever been more grateful and relieved. They say that luck is when preparation intersects opportunity. Without Isah and Messera's involvement, understanding, flexibility, responsiveness and, frankly, humanity, I would never have found this sublet opportunity, period. This is an update from my previous review. 5 star rating is for upper management. Ater hearing from David, shed was removed in a few days and he kept in contact as to what was happening. Obviously on the ball and concerned. Trump management still gets 1 star since situation never should have happened. Balcony replacement terribly managed. On Passover night my friend was given one week to clean off terrace or be fined $300. I was given more time to clean a few months ago. We cleaned off our balconies but on his floor 13th of 2925 west 5, there is shed in hallway for 3 months. I have seen super on floor, security on floor every day and maintenence on floor every day, yet shed is still there in hallway. Management has rules about that noththing can be left in halls. Question, is super taking money to let shed stay, is management, or is management not caring. Shed is fire hazard. If firemen cant access apartment, my apartment below will get damaged. Fencing in parking lots to limit access is ok, but fencing goes through parking spots causing other cars in row to squeeze in. They can easily barricade road during day without fencing extended through spots. Fencing is also dark, blocks cameras, and lights and leaves no escape if women, elderly, or disabled are attacked. Very dangerous. Parking lot entrance on corner of W3 and train blocked. No escape route if mugged or attacked. Could block access during day with barricades in road only and move at night. No need for all that fencing for spots not near bldg. Too many entrances closed to tenants. Read less read more
