Woodbury Village Condominium Gutter Problem - One Year Anniversary On July 12, property manager responded: "This matter will be investigated and addressed accordingly." Still nothing. It has now been over a year. The Property Manager and HOA President have been involved. History: On September 6, 2023, I had reported problems with my front gutters not working properly with water pouring down over my walkway whenever there is heavy rain and water flowing into the garage next to the walkway with the cause properly being the tree roots in the connection between the gutter and the roadway. On September 12, 2023, our HOA President responded "I will have the gutter situation looked into and will circle back with you once our vendor is able to visit the site." After months: On November 29, 2023, our HOA President responded "I was personally on property with our vendor two weeks ago in order to explain and inspect the issue as I discovered he visited the property and did not discern any issue. From his observation, we need to investigate the underground conduit that leads from the gutter to the street." Note: I had said this 2 1/2 months earlier. I've asked to disconnect the gutter from the underground pipe until this item is addressed without any response. In May 2024, The Property Manager replied: "This matter will be investigated and addressed accordingly." Nothing happened. In August 2024, I brought up this item again. In August 2024, the attorney for the condo responded that if the homeowner gets these items fixed on their own, they will not be reimbursed. They also stated that if I have an item of repair, and it is the responsibility of the condominium, to notify the condominium, and if they determine the repair is necessary, they will arrange for the repair. I notified the condominium on September 6, 2023. It is a full year, and nothing has been done. This week after the last heavy rains, I had no choice but to personally disconnect the gutter from the underground conduit to the street where the clogged pipe was clearly visible. It took 2 minutes. Water now flows down the driveway to the street without impacting the walkway or water flowing into the garage while I await a permanent fix. I am the Board President for the property in Garden City New York. The building is managed by Alexander Wolfe Associates. The Management group plays an integral role in addressing issues, navigating and guiding the Board members (a great way to get a focus education), and responding timely to all inquires. A very unique part of our relationship is that the Shareholder are empowered, and requested to speak of any and all concerns at the Monthly Board Meetings, in which John attends. Follow ups are done at the Monthly Board Meeting with the Shareholders to ensure open Communications. Lastly, a big part of our success is team work. Today I had a meeting with David W. and John Jr at their offices. As VP of the Board of Directors of our coop I had several issues to discuss which would negatively affect our community financially, if not handled correctly. David did his usual spot-on evaluation, resolved some great concerns and gave me peace of mind for which I was very grateful. John Jr sat in at that meeting and then continued to meet with me, giving up his time to go over some details regarding some building projects that we are planning.
