    Worst place to ever live. Can't stress this enough. Horrible. I have had a girl on drugs break into my house and had the cops have to remove her. And she is a resident at alight and they did nothing about it. They claim they are a gated community, but their gates are always broken. this week their gate has been broken for over a week and a half and they did not give us notice and my truck was broken into, and I had thousands of dollars in equipment stolen and my vehicle was damaged. the apartment complex did nothing and said that it's not their responsibility. When I asked for the camera footage for the parking lot they said they have no cameras and only decoy fake cameras. The rooms and buildings are low quality everything breaks and they charge you enormous amounts of money for it. They don't care about their residences, they only care about making as much money as possible. And giving low quality and rude service! Disgusted at how big of losers these guys are.

    Had to come back and redo my review, considering my awful experience. After living here for almost three years, I tried to move into a 1x1 with my girlfriend (this was initiated in late March, early April). They acknowledged that I would be able to do so and that it would be an easy process. At that time, I was still talking to the former GM and she informed me that they definitely had a means to accommodate our "unique" situation. Fast forward to the end of April and still no lease or info had been generated. I called to get details of the progress, only to find out the GM was no longer with the company (which would explain the lack of progress). Apparently, nobody knew of the situation and the new Resident Manager had NO clue of the concessions that were offered to me for re-leasing. The trick here was that almost a whole staff change had occurred with ZERO communication between those leaving and those coming in. The idea was for us to get Summer free rent (one contract), and then a concession of $67 off our rent per month after that (another contract). So now with the new RM in the loop, we worked with her to get the ball rolling on our new lease. We waited...and waited...and waited. Every time I called to check on the status, I not only had to explain the situation to whomever answered the phone to justify my wanting to speak directly to a manager, but was told every time that she was either not available or that they were still waiting on the Legal Team to draft up a new contract. Sparing you the long back and forth, eventually, they just moved us into the new apartment and said: "You can sign the contract when we get it." Fast forward to last June and we JUST then got the summer lease to sign (move in was mid-May). Now we had to wait, and wait, and wait for the STANDARD lease. More back and forth, including MULTIPLE revisions to the lease to reflect concessions and rent amounts agreed upon. It took my dad (who just happened to be visiting) to go into the office and chew several people out before they REALLY got it moving. The total lack of communication between managers at this complex during this whole time was so terrible. Apparently, the new RM we spoke to, ALSO no longer worked in that office and it was now on the NEW NEW RM to handle everything. Nothing was ever written down in my resident file on the computer or logged, so every time we went back it was another 20 minutes of explaining what the situation was. It wasn't until September (remember, move in was in May) that we signed the lease and were officially "living in the apartment." In the meantime, we had maintenance come by expecting a vacant apartment a few times. On the third time they finally wrote it down to acknowledge it wasn't vacant (more evidence of a lack of communication). During the first 3 months of this situation, I was still being charged for living in my old apartment. Didn't realize it until I went to pay rent again and saw my credits had gone down significantly (I paid off the entire semester, every semester as to not have to worry about it). They had also charged me for missing keys to the old apartment (which were turned in the day we moved in. The exception being the mailbox key because between my old roommate and I there was only ever ONE given to us, and the gate keycard, well because I was still living there). This meant I had to deal with Amy, the Resident Services Manager, as she handled the money part of the office, I presume. More back and forth, calling and waiting, and she refunded me for the keys. Fortunately there was no arguing involved, just a long wait. Unfortunately, she thought that was the end of it and disregarded the months of rent I was double charged for an apartment I no longer lived in. So more waiting ensued. The thing is, she "didn't know" about the double-charging because when I made a complaint about it, it was never written down. Fortunately I had the receipts online. Once that was finally resolved, we didn't have any other issues. I am not sure there any people left from the group I had to deal with (turnover seems rather high here), so maybe you will have better luck with what I perceive to be a new group of competent people. Oh, side note: my apartment was in "immaculate condition" upon moving in...it was May and there was very clearly no THERMOSTAT (as in, no access to Air Conditioning)...IN MAY. Picture for reference.

I have never written a yelp review in my life, but I feel like I need to do this for the health and well being of any younger students looking for a place to live. 1) my Junior year they randomly "Upgraded" our WIFI, and it hasn't worked well enough to even load Canvas consistently to do homework since then (even on an ethernet connection). NOTHING loads on streaming services if multiple people in the complex are using the WIFI at the same time, I've just given up watching TV here at all during busy hours. it was so obvious they just cut costs on the WIFI for no reason other than a screw you because we can and we love money. (Just did a wifi test and had upload speeds in the kb/s) 2) I have found 3 live wasps inside of my room this semester alone (the 3rd was today which is why I decided to finally write this review) and my roommate has found 1. I'm almost positive there is NO attempt at any pest control services, probably because it cost's the management team money. 3) I had my rent setup to auto-pay on the first of every month and one month I was short in my account without knowing, instead of notifying me the charge didn't go through by email or their app, they waited until HALFWAY THROUGH THE MONTH to do a huge late fee charge me AND made me pay with physical money orders for the rest of the year long lease, they really will do whatever they can to f*** you over for money. 4) I have lived in three different units here, in the first the Washer and Dryer worked, in my lasst two units it takes 4 different 60 minute cycles in the dryer to dry your clothes. So you better have a free day each week to do laundry! and if you have to do two loads, no joke you better book an entire day to stay home. 5) Twice, I had my entire bath break and it was unable to turn off for around an hour, and both times the poor maintenance guy had to drive 30 minutes out here after hours. once again, terrible appliances. 6)They can clearly afford to make the main office boujie and host TONS of events throughout the year with free stuff, which is cool and I definitely take advantage of them, but then you realize its just marketing... more marketing to get you living here and pay them rent, and none of the money goes to improving living conditions for its residents at all. 7) Every year the weather is warming up, they realize the pool needs maintenance after the weather is already warm, so for the first month or so of the warm weather season the pool is closed... that's funny cause STUDENTS MOVE HOME DURING THE SUMMER. If the U.S. justice system was in a perfect world then the upper management of this place would have to take a humanitarian rights class and get jail time. The only silver lining is most of the local staff is always helpful and kind, including the maintenance team, but there's not much they can do when the upper management of the complex is so out of touch with reality, this is one of those apartment complexes that is clearly run by some corporate entity that doesn't even know this location exists. During moveout in a couple months if they try to throw in any extra fees (which I know they will because of other review) I will lose my mind and figure out a way to sue the h*** out of this place, and I'm 100% sure I would win.

After checkout, we were billed over $150 for many things that were preexisting conditions. Upon move-in the unit had very old carpet with preexisting stains, the stove and oven were simply gross and several other items that we were billed for were in worn-out condition upon arrival. That said, the overall experience was good at the facility. We expected some run-down items in a college town, so that was deemed acceptable. The staff is responsive, but the overall maintenance was marginal, I am guessing that the maintenance crew is understaffed for the number of units. Unethical as it may be, upon checkout you will be billed for things that will never be repaired. Perhaps you can insist on repairs prior to move-in, then take your own pictures of the preexisting damage for comparison upon check out. I would not necessarily recommend against this location, however, we did receive sticker shock with a surprise final bill after spending quite a bit of time cleaning and touching up prior to check out. As long as you are prepared for that, you should be fine. Proceed with caution.

We also had a very prolific roach problem, found a good 4-5 dead in the kitchen cabinets just when moving in, and continued to deal with them for several months. It's incredibly difficult to communicate with the landlords & maintenance. For instance, if your AC goes out and they can't fix it that day promising a follow up, they aren't coming back without another ticket. Or, when I initially signed, it took months of reaching out to get the rate & waived fees I was promised. Chains of correspondence usually end in silence or a corporate-speak nothingburger reply. Generally, the condition/cleanliness of the building & amenities is quite poor. Roaches are prolific, internet is unreliable and trash is often piled up. Antibacterial wipes in the gym are very rarely stocked. If you get a package and it isn't delivered to a locker, it's left unattended on a pile to be stolen (as has happened to me). On top of your terrible experience while living here, and having to spend ages correcting basic information before moving in, you cannot even enjoy the last month and move-out process in peace without having entirely cosmetic renovations forced upon you with no rent reduction or concession offered, forcing you to move out and back into your own bedroom a month before move out while you're still paying rent to accommodate their poor planning. Again, please do not sign here, the building fails at even the most basic level of being able to sit at peace in your own room while paying for it. If you're apartment hunting, also consider that Montara Park and The Flats are owned by the same corporation responsible for the conditions here. Look elsewhere.

Didn't inspect or clean the unit -- even the private areas -- before I moved in because there was a lease renewer as my roommate, meaning they somehow couldn't enter the apartment, even if they were to give advance notice? Though the place is furnished, the quality of the furniture isn't very good. They got new management about a year ago, but they're still doing a terrible job with actually handling any of the problems with the complex. A/C compressor blew out and it apparently took them days to decide on what to do about it, despite this happening with multiple other units this year? And the window unit they threw in the living room is better than nothing, but not enough, even as nothing continues to happen.

I wanted an affordable place to live and got this. You're better off renting a house or going to another complex.

They are all incompetent idiots who scam their customers if they have the opportunity to. I lived there for a year. They charged my accounts multiple times for charges like when they got rid of the co-ed living they charged over 300 dollars my account even though it was their fault they didn't inform me about it. I literally had to go to the front office and complain many times for them to take it off my account and this happened two or more times regarding extra charges. Second thing, I didn't have a car and I was told there would be a bus to take us to campus ( which was a big factor to signing the lease) . During the second half of the lease, the bus broke down and they told us they wouldn't be getting us a spare bus or nothing and we would have to find our way to campus. I missed a couple classes for this reason. Final thing, after the previous I moved into an all-guys apartment in early November, meaning people were living there when I moved in and the state of the place was already so bad. There was mold on the floorboard (they charged me to fix that ) and many more. I hated the place so much I moved out after my semester ended which is mid may ( thats how bad I didn't like the place). So in total I lived in the apartment for 7 months (even less because I went home for Christmas and more) and this was 3 years. 5-6 months ago I received an email from collections saying I owe over 750 dollars (which I am currently paying because I am a college student and can't afford a lawyer) . They never informed me all this while I was gone. When they showed me the evidence of the damages, majority of them were damages that were there when I moved in (in late November mind you) and were of the common room which we all shared. We didn't complain because we thought " you get what u pay for". I talked to my one of other roommates (who had to fight to try to get his deposit back but they wouldn't give it to him) and turns out they didn't charge him for anything even though he moved in 3 months before me but I am the one who has to pay the bill. When I say this is the biggest fraud of an apartment. I WOULD HIGHLY RECOMMEND TO NEVER GO TO THIS PLACE IF YOU WANT PEACE and 2900 if you are seeing this, it is unfortunate I fell into your trap but if I can prevent other people for going through the same thing, I DAMN SURE will.
