At first glance this cute little Mom and Pop property management…read morecompany seems really charming and then you start to peel back the layers and find all of the negative reviews over the years since they took ownership, specifically about Canis who is Kevin's husband-wife, their office is ALWAYS closed with little exception. Their communication is super unprofessional and delayed and their procedures are whack. According to my own experience as a commercial tenant (BUYER BEWARE- do not rent from a residential property manager who doesn't know the laws) and all of the reviews I had stumbled upon after I started having issues with them and their Client Juan Gallardo, the building Owner and Trustee for Gallardo Brothers. If that isn't enough, the fact alone that they are extremely unethical, and are willing to commit illegal acts compromising themselves as Property Managers altogether, which barely shines on the fact that as people they are just plain deranged. If they had any regard for their "Client" the building owner they would not have put themselves and him in jeopardy of ongoing damages and months if not years of appeals and legal fees. Clearly, they don't do their research. I can see that they might get away with this kind of behavior from residential tenants who don't know any better or don't have funds to represent or fight, but they picked a fight with the wrong B. Stay away from this Company at all costs. They would be best to just close up shop and find a new career. There is no value in a cheap office that you can never use. There is no value in an upstairs suite you cannot even visit with clients in or have to haul all of your office furniture up 22 steps into with 30 trips and back down again 5 months later. There is no point in holding a commercial contract with a building owner if you cannot protect the fiscal interests of the owner. Canis, You can only paint yourself into a corner so many times. In time you will come to learn you are not the smartest person in the room. The customer is always right.

This practice is so common that we have gotten used to it. But not Rogue Property Management. When we had to move out of their office space, they took the time to thank us for being exceptional renters and gave us back our full deposit. I like when a company has morals and good work ethic. We will always use them for our rental needs in the Grants Pass area.

OWNER REVIEW: At…read morefirst I didn't want to write a review. 1. Because this company is notorious for responding to each review in a childish and unprofessional manner. 2. I know that people read the reviews and I don't want to stop this company from being profitable. I do feel that other OWNERS need to know who you are going to be working with. I first reached out to Terri after a family member recommended her. I reached out and from the first response, I felt like Terri did not want to work with me. After a few days I received a call from my tenants saying that they almost called the cops on her because she scared them so much. She also told them that she thought homeless have been living in the house. Keep in mind that we had just been there the day before and were working on removing the last of the items that were in the garage and the bbq on the side of the house. When I asked Terri about what happened, she responded saying that she would ask her assistant ( I guess she hadn't gone out to the property?)There was no response after that. A couple of days later she sent another email stating that there was "There is mold, rodent droppings, window sills are filthy and the rest of the unit needs cleaning" she mentioned that they would not rent the unit. Although I was confused as to what she was talking about, I accepted that not everyone is going to agree and we picked up the key and deposit and left the situation alone. I did not want to tell our family member that it did not work out due to damaging their relationship as the family member is a tenant of Choice One. Fast forward to a few days later when Terri took it upon herself to email our family member and state that our standard of clean meets that of a slum lord. I was surprised that she felt that was a professional response to the situation. Long story short after we had the property inspected we have been given a report that there was no mold or rat droppings found on the property. In dealing with Terri these last couple of weeks I have found her extremely unprofessional and rude. If she didn't want to work with us, I respect that. Sometimes it just isn't a good fit. I feel that she went out of her way her email our family member. It was unnecessary and shows a lot about her character. On the bright side we found a wonderful property manager and are excited to move forward.

After communicating with Allenorth Properties via Zillow rental hub, I did submit an application on a property I really wanted to rent based on the photos, my knowledge of the area and looking at Google Street View and Earth. I went through the application process on their portal and submitted the $45 fee, which posted to my credit card. It took them 5 days to follow up with me, after I sent very polite emails and left a kind voice message. When they finally called me back, they said my application was never received. The agent acknowledged the fee had been charged, but said I must have made a mistake or "used the wrong browser" because the application didn't come through. The application process through their portal is a guided process with error checking that requires the fee as the last step to submit! Since they took 5 days to get back to me, there were now other applicants ahead of me. I had asked if my friend who lives nearby could do an in-person viewing the next day before I made a final decision. I had told them my friend is a school teacher in town and couldn't be there until after 3:30.The agent kept repeating "the time I am offering you is 1:00" so since my friend would still be TEACHING at that time, I asked politely if we could do a FT or Zoom walkthrough instead - which other Ashland agents have done for me - and she said no. Just incredible rude. I told her to refund my application fee and that I'd be going with another place. I have an "excellent" credit rating and am extremely well qualified with my finances - her, or rather the owners her employed Allenorth, loss.

I paid my rent on time every month and kept my rental in great condition. I was exceedingly polite and friendly in every single point of communication I had with her. She treated me like a nuisance and an inconvenience at every turn and it genuinely confused me. Simple phone calls about routine maintenance to the unit were met every time, without fail, with irritated tones and striated attempts to make the conversation as short as possible. Gina and David are abrasive, rude people and their business is a joke. I had a better experience with CPM and that is saying a lot. I will not miss dealing with this sad excuse for a rental agency. Each item would stop working again within days. We took it upon ourselves to fix multiple items out of our own budget on various occasions. When leaving, we spent 3 days (about 17 hours) scrubbing walls and crevices. Even went as far as doing things not on the agreed upon Move Out List, such as extensive carpet cleaning. My family owns various rentals so we are well aware of the condition of clean that things ought to be. We received less than a quarter of our security deposit in return. This company is incredibly disheartening to work with and is only in the business to get as much money out of their renters as possible.
