CPM allows sound emitting animal deterrents on their properties. These devices emit ultrasonic sound that about five percent of the adult population can hear (I am in that five percent). My neighbor installed two in their front yard and they go off constantly. It is a piercing intolerable noise unlike any other. Cpm's employee made a visit and could not hear the frequency (as 95% don't) so they ruled the devices can stay. I can no longer take the trash out or water my own yard without being assaulted by the sound. My lease says this is against terms, they do not care. read more

Not only did my property manager not reply to any of my attempts at reaching out the whole time I lived there (9 months) they charged me $1400 to paint when I told them I spackled all the walls and asked what color the paint was. They did not tell me the color and took $1400 out of my deposit instead. Then they charged another $200 n change for repairs when everything was in working order. And another $150 for cleaning. They have horrible communication skills. I got an eviction notice with cause unless I remedied and I called immediately to remedy the situation. They didn't contact me back until the week before I was supposedly evicted. Which at that point I found somewhere else to go (which is illegal mind you) and they didn't document my account so when I turned in the keys nobody knew I was leaving. All this happened right when I found out I was pregnant so you can imagine my exhaustion and frustration. I don't recommend them at all. I rented a commercial property from CPM's commercial division from late 2019 until early 2025. Over that time, there were quite a few different people at CPM who were in charge of managing my studio's property, most recently Norma Salazar and Bobi Henderson, and what I'll say is this - Each and every person I've ever dealt with in the commercial division, as well as the ladies in the main office when I've gone in to pay rent in person, have treated me with kindness and respect. Whenever I have had a maintenance issue in the property, they handled it within 24 hours - with the exception of one time when the company was switching to implementing a system of maintenance requests through their website, instead of the old system of having me place a phone call or e-mail. On this particular occasion, I had a maintenance request which was overlooked. When I was feeling frustrated and contacted the commercial division again to find out what was going on, upon realizing the error they apologized to me about it with complete and total humility, and had a maintenance person out on the property immediately to solve the problem. This was the only error I ever experienced with them in 5 years, and they solved it with a human touch. The feeling of this has stayed with me. For my final inspection, I deep cleaned the entire space and left my studio totally spotless, and in return I received my full security deposit back. Reflecting on my experience upon moving out, I left feeling well taken of, and with a sense of trust in the people at this company. I feel like these days, great customer service is so hard to find, and so often whenever someone has a negative experience with a business out in the world, they are eager to get onto the internet to let everyone know about it, but rarely do I ever read anything really honest posted when someone has a positive experience with a business in the world. CPM sent me a bill for cleaning and repairs post-move out today instead of my security deposit. They also accidentally sent me two bills for other units/tenants who moved out. They are literal scammers. The contractor who does the "inspections"? In their pocket. Recognized his name right away on all the forms. They're trying to bill me 3600 for repairs. Estimate: $4970 for the unit next door they're billing for carpets as well. "Used for estimate--exact same set up ok apartment with exact same square footage." I left this unit in BETTER condition than when I found it. I had to have several repairs when I moved in, and was always afraid they'd do this. Good thing I took videos and photos. Horrendous treatment of homeowners. my aunt is a senior citizen who owns a home and use this rental agency to manage her rental property. She. had a tenant who was destroying the property, and the rental agency did nothing. and when my aunt asked them to intervene and help, they did nothing. and after my aunt had to personally evict the tenant, the rental agency disappeared with the deposit and never gave it back. So my aunt had to spend tens of thousands of dollars to replace the carpet and the kitchen which the tenant had completely destroyed.. . Do not work with this agency. They are not reputable. The property management team at CPM needs better training, FACT. For starters, Getting things fixed is a huge chore and like pulling teeth out. One agent we dealt with lies. (We have caught her in a few the past 3.5 years) the front desk person pretends that she knows what she is doing. Our normal agent was decent, hard to get ahold of but she just had a baby so the rude agent we had the unfortunate pleasure of dealing with has an attitude problem that she needs adjusted, perhaps a customer service course is offered at RCC? In the midst of the owner selling, these people have treated us with a lack of respect, so much so that they will talk over you and make you feel as if you don't have a voice or a valid concern. She will spew out canned responses and really has no empathy or compassion. At least that is how we feel about her approach to "being the middle man". She will hang up on you if you try to speak up and question her. The owner of the property is great, and we have a wonderful relationship with him, however this company will see the dollar signs/commission and disregard the tenants who raise questions about the details. They'll harass and bully you into letting them come in as long as there is 24hr notice posted. Legal, yes but not so much as a "what time would be good for us to come over" and post a rent increase on your door the same day!! It's a shame our landlord chose these over priced incompetent jerks to handle his properties. They have tried to keep my brother in law deposit in the past, he got a lawyer and CPM returned his full $3,000. Stay clear of these crooked agents, they have a 2 star rating for a reason! This one little story will sum up my CPM experience. My roommates bathroom had a pipe leaking shit through her ceiling and it took 5 months to fix. They left a giant hole in her ceiling the entire time. This company is the most unfair and unorganized. CPM is less than reputable. I lived in a dwelling that is certainly not up to code. It has no reliable heat. The heater in the wall is old and was not safe to use. The fireplace is drafty and of no use. I used multiple heaters and it continued to be so cold, my bath products froze. In the 3 years I lived there, zero upgrades or repairs were done. One inspection via pictures provided by me were completed. No real yard maintenance . The one time a team was working, one of the employees was watching me sleep through my bedroom curtains. Nothing was done when I called to report. The flooring was put in half ass. Zero help with constant issues of birds nesting in the attic. Rodents were also an issue. The garbage can held one small kitchen bag. Was issued a request of cleaning out car port so gravel could be laid. Never happened. Oddest thing was issued a notice of rent increase, but never happened. It seems as if the management of the property is mostly forgotten. The office staff and property managers are snippy at best. Can use some work in customer service and active listening along with a communication class. Glad to be rid of them. read more

We just moved out and I got a call that our deposit was finalized but then my co signer called and told me we weren't getting our deposit back and that we were being charged more money then our deposit. Horrible company And scammers I rented a property from then for about 5 months. After moving out they not only kept the $1600 deposit but they sent a bill for an additional $5,000. They billed $2,000 for "re-painting" it when it had already been painted before I moved in and $3,000 for "new floors" when it had new floors before I moved in. I am currently in the process of taking them to small claims court because this is just plain theft. Most people I've talked to in the Medford area have similar things to say. My husband and I started looking for a rental about a month before we were planning on moving. We talked to a few different places, and for various reasons they weren't working out for us. We went into CPM as a "back-up" just so we'd have a place. Working with them long distance is tough, and there were many times that communication was not great and caused a lot of stress on us as we tried to plan for the move. Once we finally got approved for the place, we started working with Paul who I found to be the most helpful person at CPM thus far. If you EVER think you've found a "good, cheap place to live" and it's got a CPM sign out front., do yourself a BIG FAVOR and find another place. It won't be worth the hassle dealing with CPM. Unless they're taking your money, the people are impossible to talk with. The Austin office manager tops the list as the single WORST communicator I have met in my entire life. In all my life I have never been treated with such utter contempt and disrespect as I was renting a house from Commercial Property Management in Ashland. My health was seriously damaged living in one of their properties and I lost an enormous amount of money for no reason whatsoever. CPM rented me a house that I discovered, after I moved it, had been infested with bees for years (in the walls and between the floors). I was never informed of this and had two months of bees stinging me INSIDE and outside the house before the problem was cleared up. When I asked to have the chimney cleaned so I could safely have a fire in the fireplace, they sent a person who vacuumed the contents of the chimney INTO the house and sprayed soot all over my furniture, open boxes, dishes, computer, and other office equipment. After a year of making on time rent payments and improving the landscaping , using my labor and my own money, I was "rewarded" by the property manager ignoring my complaints about black mold coming up through the bathroom floor. While I was out of town on vacation, CPM sent in a maintenance guy (without my permission!) who not only didn't clean up the mold, he actually cross-contaminated all my property in the first floor of the house by running a FAN that blew the particle board from the flooring which was laced with mold and other toxic contaminants from the bathroom all over my property. When I came home to find this, I was told there was "nothing wrong" with the property. Despite severe medical symptoms, which required me to find alternate lodging, CPM charged me rent for two months while threatening to evict me on several occasions for complaining. They did absolutely nothing to clean up the mess. After 6 weeks of hassle, I finally had to get my homeowners insurance company to help me hire a mold abatement company to clean my property and remove it from the house. After the mold abatement company cleaned everything and moved it to the new place I found to live, I cleaned the rest of the place thoroughly. Despite all this, I received $69 of my deposit money back and was charged for "damage" to the property along with two months rent for the time I wasn't able to live there. If you EVER think you've found a "good, cheap place to live" and it's got a CPM sign out front... do yourself a BIG FAVOR and find another place. Unless you enjoy being treated like dirt, the price won't be worth the hassle of dealing with CPM. During the two months I had to live in motels, I met a half-dozen people who told me similar stories about their own dealings with CPM and stories about their friends who rented from them being treated horribly as well. Believe me, I wish I didn't have to take time to write this story but I'm leaving this here in the hope that other people will be spared the agony I went through with Commercial Property Management. read more

When I accepted my new job in Medford I set out right away to find a place a rent. Although my boss warned me about CPM, I thought I would give them a shot for the simple fact that they are the largest in the valley. I figured, surely, they could help me out in this transition. I mean, that's their business, right? Apparently not. I contacted CPM and gave them a quick rundown about being new here, what I needed, etc. I asked if I could apply with them now and once approved, identify a property to rent. I was told no. I was told that I had to apply for each property individually and THEN be approved/denied. Problem is, I'm trying to work full time and find a place at the same time. Is it a surprise that my work hours are almost identical to their office hours? At any rate I gave up trying to deal with them. It's obvious renters need them more than they need renters. Fast forward 11 months. I need to move out of my current residence quickly because my landlord is a slumlord and the city was about to condemn the house. I had a whole new problem now, and that was that my husband is a wildland fire fighter and he was out at a fire in Nevada indefinately. How to rent a property without the other half of your lessee? I looked at a CPM apartment and like it, so I contacted them and explained my situation to them. The receptionist, obviously unaware of the job duties of a wildland fire fighter, asked, "Doesn't he have access to email?" Yeah, the computer kiosk is located right next to the fire line. Smart girl. She transferred me to the voicemail of "someone who could help me" but that someone either couldn't or wouldn't help because she never returned my call. Considering the reviews here, the word of mouth I've gotten about them since I moved here, and my own experience, I wouldn't waste my time or money renting from them. read more

The application was easy and quick to fill out. However after that they really take their time getting back to you. We waited just about a month from the time we submitted the application until we got a call back that we were approved. We spoke with Karen on the phone many times, she has great customer service skills and always did her best to help us. We also spoke to Michelle on the phone a few times who had a bit of an attitude when I called and she acted like I was and inconvenience to her. (Maybe I was because I called a lot for an update but we had a deadline to move out and heard nothing for too long.) Katie was in training and was so so sweet and tried to answer all my questions, if she didn't know something she went and found out the correct answer! After we got accepted it moved really fast and we were moving in the next day! Let me tell you a story about this atrocious company. They refused to do anything about the obvious drug activity in an apartment next to the one I was renting, and offered no assistance when my apartment was robbed 15 days later (and only a month after moving in) due to a broken deadbolt and an old door. They allowed me to vacate without 30 days' notice immediately after the robbery, but offered no assistance in moving to another of their properties and rudely sprung a late charge for five days of remaining rent that I was told would be free of charge given the circumstances. Completely rude, inconsiderate and unethical throughout the entire process. This happened back in 2003, but I have confirmed since that nothing has changed in the way they do business. I despise this company. Keep looking and don't rent from them -- they do manage a very large number of properties in the region, but it's not difficult to find a decent place that they don't manage. read more

As others have stated before, they are not fair in any way and do play favorites. You may read some good reviews, but the majority are complaints. The overall rating for this place is 2.5 starts on Google and 2 on Yelp. This is very accurate if not over inflated. Unprofessional. They cannot manage the amount of properties in their possession and "passively" manage situations. You need to move into a place and tell them everything that is broken before it is repaired vs. things functioning as they should when you move in. People in Ashland dislike CPM so much I've heard that the CPM vehicle, when seen driving around, has people flipping them off - keep it up. read more

They monopolize all Ashland rentals, so you have no choice but to go through this company unless you find someone who will personally rent their home. My house was completely infested with RATS, and they said "It's Oregon, of course there are rats in the winter". UM NO MA'AM! The rats were in my oven, dryer, the walls of our home, they came in through many different holes. The rats would eat holes in our dog food bag, and run along the kitchen counters. Absolutely disgusting, unsanitary, and unlivable. This company should be sued, shut down, and honestly I deserve some reimbursement for my time living in a hotel while paying rent. They do NOT answer the phone, and refuse to help with any and all issues around the properties. Do not waste your time. Worst rental company in America, hands down! My wife and I currently rent through a different rental property management in Eagle Point and have been looking to move back to Medford to save on gas and be closer to family. During our search we found a place we liked through CPM and on Wednesday we came in to grab applications. On Thursday we turned them in and on Friday we had the showing and went straight away to CPM to pay for the application fees and start the process of applying. During our now third day in a row of being in the CPM office building we had a rather unpleasant visit. The person processing our application started acting annoyed and frustrated from the moment we walked in. She didn't seem to want us there and it turns out the company was having a Christmas party after work. I'm sorry I didn't know that but that doesn't give you reason to treat a potential renter so poorly. She was upset that she couldn't find our applications even though we turned them in just the day before. She just went on with this attitude the entire time. From us providing proof of income to going through the rest of the process. It just made us feel worthless. She just seemed to want us gone. When asking us to pay for the applications I took out my debit card and she told us with a smug attitude they don't take debit/credit. I then asked if it's just cash/check and she just raised her eyebrows and did an affirmative grunt. I then asked when they closed she looked down at her watch and said right now. She took this passive aggressive, annoyed stance with us as soon as we walked in and that was very unprofessional and extremely rude. I had just gotten off a 12-hour work day and came straight here after my wife viewed the property to move forward with our applications. Well we aren't going to be coming back and pay the damn application fees. They can throw them right in the trash, we will never come back. read more

BE FOREWARNED, IF YOU SIGN A LEASE OR MONTH-TO-MONTH CONTRACT WITH THIS GROUP, YOU WILL BE ROBBED OF YOUR DEPOSIT, AND MOST LIKELY SUED IN THE PROCESS, REGARDLESS OF HOW GOOD A TENANT YOU ARE. We secured a house at 1192 Beswick Way in Ashland, OR. Through CPM. We meet the property owner that "swore up and down" that we would be there for a minimum of at least two year. "This place has been a rental for over 12-year... we have no intention of selling this house..." NOTE: Oregon is a "NO CAUSE" eviction State; landlords do not have to give a reason to evict you. After our lease was up I asked to go on another year lease, I was told only a month-to-month, as the lease designated. I was secure in going on a month-to-month because of the Landlords hand-shake promises, this was my undoing. Right after the longest winter in 20-years in Ashland, OR. CPM gives me 24-hour notice to inspect in March. 2017. When CPM arrived I asked "what's up". They said they just wanted to make sure the place "Was not going to burn down". This was the first warning flag, the place was fine. Two days later I get a second 24-hour notice to enter, this time with the Landlord. With CPM and the Landlord in this house, I asked "what's up". The Landlord said that he was going to put the place on market for sale. I was blown away. I asked, "What about our deal?" With shoulders shrugged, he said he was having financial issues, and blew me off. 1: He did not ask me for a rent increase. 2: He did not ask me to vacate. 3: He did not offer me to buy the place. (and I could have) He just wanted me out of there for; "No Cause". Now, this is right at the end of winter. There is next to ZERO available housing that will take a dog in Ashland. My financial situation is dire, and I have an autistic Son I need to find a home for. CPM are heartless, vile, greedy, un-apathetic, draconian, sleazy, property managers that ONLY will to their masters, The Landlords. After having spending my life savings on finding another place to live, first, last, pet deposit, moving expenses 6K+... I made the 72-hour or quit notice in court by a day with all my belongings having to be moved out -no time to clean, do the carpets, fix things, nothing... After I "Surrendered the property" -mind you, after paying rent for the time I was going to be there- CPM told me that "Ah, don't worry about the eviction nptice, you turned the keys in, we will drop the eviction with the court, you do not need to go to court". I go to court, just to make sure. When my name was called, the judge asked for me, I was quit. CPM was waiting for the order from the judge for the eviction conviction until I said, "here" where by CPM quickly terminated the eviction complaint against me. CPM, regardless of me getting out of that house in the required amount of time "WOULD STILL HAVE SEEN ME GET AN EVICTION ON MY CREDIT AND RECORD". Why? Makes it easier to steal my deposit if I would have to fight them in court for my deposit, with an eviction from this property on my record. 30-days later I am waiting for the results of CPM's assessment of my $2,000 deposit. I asked around to other people what to expect from them and I was told CPM will find stupid charges and ask for 1/3 payment "to them" over your initial deposit to bully you; and that's exactly what happened. They wanted $803 OVER my $2,000 deposit for: Painting the decks. When it is the tenants issue that the outside decks are their problem unless you where living outside on them? $340. Change the light-bulbs: $75.00. When is it necessary to change ALL the light-blubs in a house when they are all LED that last 20-year, that I paid for, to keep the electric bill down? Stone in front of the fire place broken: So, wear-and-tear does not apply to this charge of $280? Fire, stone and cracks? It goes on and on... $45.00 to plug an extension cord into the wall for the garage door openers. $25.00 labor charge -not including the filter_ for changing the A/C filer? Two screws and 2-minutes cost $25.00 in labor? Stealing through bulling. CPM "Threatened to sue me, turn what they said I owned to collection, report me to credit agencies, report me as a bad tenant to websites..." All bulling me to their stealing demands.
