I signed up with QPM to manage my single property and signed a six month contract with them. At first they were very helpful, professional, and responsive. However, after only 10 days, I decided I did not wish to continue with their services - for personal reasons, this had nothing to do with their services. They became extremely irate and unprofessional, and decided to deduct the entire contracts worth of property management fees from my deposit --Six months of fees for 10 days of work! After their initial angry email response, they stopped all communication with me and finally sent me my deposit back with their "fees" deducted. Clearly they are very high quality, as the owner feels that a week's worth of work is worth the same as six months. stay far away. and if you do sign up with them, pay careful attention to their contract. She is close to other tenants and if she doesn't like u she def retaliates in ways like letting neighbors harass you, not submitting orders, canceling orders, and not answering the phone. Says she doesn't work on days that u will catch her working and makes ridiculous excuses on why she won't answer the phone. I am an Owner of a past rental with QPM. Very poor communication. Thousands in home repairs. Some very expensive and not one vendor receipt. Not even the new sliding door to patio quoted almost 4,000.00 My father owned this house before his passing about 4 years ago and did not have a computer. He was never receiving return calls from QPPM When he passed I should have immediately found another property management company. Trying to receive calls and and even emails at times was a nightmare. Finally could not take any more of it and found an amazing new company to finally get my house rented out. A lot of the work I had paid for had to be redone. Including cleaning in certain areas of the house. When I called the new Property Management company, she knew right away which company I was referring to. She received so many Owner calls complaining about QPM. It is an older house and tenants were there for many years. It took however about 8 months to finally get rented out. The house was finally being properly prepared for rental and the proper rent amount. /with QPM I doubt that new applicants were shown the house without an application right off and had to pay a fee. And I received a receipt from new company for every repair and vendor. I was just amazed! read more

I am significantly disappointed with Quality Property Management. First I will start off saying something good, then will get to my complaint. When I put in a maintenance request, they did respond promptly. I gave my notice that I was going to vacate about 1 1/2 months before my lease expired. The day after my lease expired, they pulled another month's rent from my bank account. I had called them two days before the expiration and let them know that I had a notice of their intent to debit my bank account and sent an email as well (the same day that I turned in my keys, on a Friday, which mind you they aren't even open on Fridays...What kind of service industry is not open on a Friday, really?). They debited my bank account that following Monday and I emailed them again (again without response) and left a voicemail in the general voice box letting them know about the unauthorized debit from my account. Still no response. The next day, I emailed them AGAIN and left another voicemail for them. Around 2pm on that Tuesday, I finally get an email response from George, stating that there's nothing that they can do about refunding my money that they took until the final calculation for the deposit return, which can take up to 30 days. I responded via email that this is unacceptable and then called George. Through the course of conversation, George said that this is their company policy and that management would not even look at this to expedite the request. He then proceeded to tell me that I set up auto-pay incorrectly and that it was my fault. At that point, I was frustrated and very curt with him on the phone. I emailed my response letting him know that if they were unwilling to return my money in a timely fashion, I would be writing negative reviews about this company. I let him know he may want to forward my email to the owner of this company, so that he would have a chance to make this right. It is now Friday and not response from anyone, not even the owner, of QPM. If you can avoid using this company as a tenant, or as a property owner, I would highly encourage you to steer clear. read more

This place is a JOKE. After 3 years of doing business with them I can clearly asses that the owners are extremely unprofessional and are negligent in dealing with issues. I can take a mistake or two, but multiple mistakes without taking responsibility loses credibility AND my business. As a property owner, I expect a company in their position to represent me better than I could... this is their "profession", after all! With so many problems over the years, that cost me thousands of dollars due to their unprofessionalism and lack of communication, I can clearly see how they run their business. It's nothing I care to be a part of, and not how I want to be represented either. Malia is their saving grace and ONLY reason for ANY stars. If I were to review her alone she would easily earn 4... the negative 3 stars for QPM brings them to the Yelp required minimum. Unfortunately she still can't make up for the lack of "management" above her, owners Robert Rood Sr. and JR. These two have both proven to be a couple of clowns who either knowingly use unethical practices or are not intelligent enough to keep proper documents and know how to follow up with simple communication in order to resolve issues in a positive manner. If I could put zero stars I would. Let's start off by saying Quality property management is literally only out to get all your money. They have set the rent pretty highly, but not only that. They have little things inside their agreements that they slap you with to charge you even more money. With this, we have a stackable washer that they have provided in the townhome right, well as soon as moving in the washer completely broke, so we reached out to qpm and they said we are responsible to fix it since the day the papers were signed. Umm okay, so we call someone to see if it's fixable and it literally has clothes from the previous tenants that were wrapped around the Motor of the washer. Even with the pictures provided they still don't care. We are stuck having to buy a 1200 dollar stackable washer and dryer now. with the fact that we have to get a new one we let them know that this broken one needs to be removed; they said okay this maintenance person will be out to pick it up. That's all that was said literally. BUT here comes rent pay day and they slipped in that I owe 110 dollars for them getting the washer/dryer out. I do not feel this is right that they come after you for all your money. As if life isn't hard enough right now from COVID. This is breaking My family. Okay, as if relocating from a different state wasn't stressful enough, having trying to deal with QPM made it worse. Horrendous customer service. Not only do they not reply to their emails (though was invited to email them directly), they don't even reply to property questions when you go through Zillow. Once finally getting through to someone else, she was completely unwilling to help. She kept cutting me off, wouldn't help me find properties that suited me (though I had a list off their website of properties I wanted to inquire about), and at the end, she put me on hold, waited until after 4 (their offices close at 4) to then disconnect the call, which despite my calling right back, went [unsurprisingly] unanswered. I guess they must not work on commission or maybe make too much money to give an F about helping people find/apply to properties....especially for someone that has never had to deal with a property management company before. At this point, I think I am better off staying at a dive while searching for a property myself that deals directly with a landlord instead. So far, this has been my ONLY negative experience when dealing with anything/anyone in Oregon. My wife and I have had a bad experience with QPM. The gentleman that helped us talked to us as if we're dumb and were babies and not adults. They don't work with your schedule. If you work m-f 9-5 job then you'll have to lose out on work to show up for a tour of the house you might not get and also set up an appointment for paperwork they make you wait for. Would like to give -10 stars. I will never rent for qpm again and I make sure no one I know does either. They don't follow laws and when you call them on it you get evicted. They keep your deposit and tack hundreds of dollars of extra fees on. When you dispute the fees you get turned over to collection. This property management is very poor at communicating with its owners and renters. I called to report my at my garage door was no longer working as the coil snapped it took me calling them three times in a row before someone finally call back and confirmed a scheduled appointment 2 weeks out. I just called about my kitchen sink having a leak in two different spots I'm not home to fix it and schedule that or week and a half out. And while back their online system went down and anybody who went to pay their rents online on the 5th couldn't pay it and it was their site that went down people in Grants Pass and myself amongst other renters who paid online all received $100 late fee for paying rent the next day because they couldn't make it by 5 p.m. on the 5th to pay in cash only. If I had to describe this company in a single word it would be shady. I have rented from other property management companies in the valley, such as active and 221. They were always fair with me. Unfortunately the same can't be said for QPM. From day one there were red flags. The guy that showed me the apartment told me that they still had work scheduled to be done, so any issues that haven't been addressed would be fixed before the move in date. On move in day nothing had been touched. I called QPM. The woman told me to fill out the move in sheet and bring it back in and they'd fix it. I did what she asked and I waited for a couple of weeks... Nothing. When I called them back I was told that the owner was not willing to pay for the improvements. Just to be clear, I'm talking about minor things. Broken blinds, graffiti on the side of the house, a broken light fixture, the stove was dirty and broken. The list had about 20 things on it. None were major issues. They refused to fix anything. On one occasion I came home on my lunch hour to find their van in my driveway and a worker alone inside of my apartment. When I asked him what he was doing there he told me that he was doing an inspection. I asked why I haven't been given a 24 hour notice of entry. The worker laughed and said this is an emergency inspection. When I called the office to ask about what was going on the woman said she'd look into it. That was all I heard about it. They never called back. On another occasion my toilet broke. I called them. They told me it'd take a week or so to get someone out to fix it. I told them that sounded like an unreasonable amount of time. The lady said you have two bathrooms, right? Use the other one. On yet another occasion I was inside paying my rent and the woman called me back to her desk. She said how she had a note from the owner informing her that they will no longer be providing landscaping services and "I hope you have a lawn mower". Landscaping was in the lease agreement. It was factored into the cost of rent. I'm sure that wasn't legal. I could go on and on with examples of things that happened over the 2 years that I lived there. I have much of the incidents on video. Just incase things ever got to far out of hand. To loose your tenants trust on the very first day is a pretty big accomplishment. When it came time to move out I deep cleaned that place. It was better then when I moved in. I fixed many of the issues myself. I had even went and bought a gallon of color matched paint to cover the graffiti outside. I wasn't going to look at that everyday. Anyway they gave me back only $320 of my $1000 deposit back. There were charges for damage that I listed on the move in sheet and a few others that I believe we're just thrown in. By this time I was so happy to be getting out of that situation that I wrote it off as the cost of doing business with them. I could have sued, and won. I'm an out of state property owner, and Quality Property Management has managed my Oregon property (22 units) for over 6 years. I've found them to be fair, responsive, organized and reasonable with both owners and residents. In fact, they're excellent. Yes, they won't put up with deadbeats who don't pay their rent or meet their other obligations. But they also fight for residents to ensure that the rented units are properly maintained to a correct standard. I have the repair bills, and have personally seen the improvements to prove it! QPM really has their act together. They are clearly the best in the business in the Rogue Valley area. read more

Do I really even need to rant here? Seems as though everyone else summed up exactly how I feel about these lowlife crooks. June 2015 we were desperately searching for housing and had only three weeks left to relocate. A friend worked for QPM (she has since moved on, thank the Lord) mentioned they had a property available that met our specifications. Upon entering the unit during the showing, she gasped, "They told me they had the carpets cleaned!" They. Were. Awful. And mind you, this was a newer town home. After taking a quick look around, we decided we were desperate, and hey, beggars can't be choosers. We forked over the application fee and began the wait. We were initially told rent would be $1,100/ mo and the security deposit would be $1,300. We got the call saying everything was ready and we could come sign papers, but we first needed to put a deposit down to hold the unit of $300. Paid it. It wasn't until sitting down and signing the papers that we were told this was a year lease (this was NEVER mentioned before and almost caused us to walk away, if we hadn't put non refundable deposits on it), and it was THEN that we were told that our deposit had suddenly been increased by another $300 due to "unverifiable rental history" when the both of us have approximately 12 years combined. What did we do? We paid it. Upon entering the unit again to do our walk through notes, we noticed in greater detail how shabby this place really was. It was as if someone had been squatting in it. 30 minutes into "living" at this place, my daughter's feet were already black from the carpet. There was egg yolk on the counter in the kitchen, URINE ON THE BATHROOM FLOOR, door handles were broken, etc. it took three extra sheets of paper to document everything wrong with this place. And the carpet? Dog hair. Dog pee. Giant black water stains. Yellow and pink stains. Everywhere. Dog hair? We were told we couldn't have pets... The first time I mopped the floor, the water was black. We hadn't even moved anything in. There were even crumbs on the counter and exploded burrito in the microwave. We took pictures of literally everything and made copies of our walk through notes. When we turned them in, we asked for a copy of the receipt they should have on file from the professional carpet cleaning company that SHOULD have come in to clean the floors. They couldn't produce one. It suddenly went missing. When I went to clean the carpets on my own, every single one of those big black water stains came right up. With a Kirby. Come on, guys. That's foul. Coming up on our year mark, we were informed that the rent was being raised to $1,200 and that we had to sign another year lease to stay. We were given 30 days notice of this rental increase. Mind you, we always paid rent on time and they never ONCE came to inspect. Never. In fact, I have only ever met ONE person at this company in my entire year of renting from them. Move out time comes and we are scrambling to get moved. Honestly, was the place scrubbed squeaky clean before we left? Nah, we did our best. I vacuumed, mopped, cleaned counters and bathrooms, walls, doors. Left a picnic table on the back patio that had kind of just grown into the backyard. Whatever. But honestly, it was in better shape when we left it than when we moved in. Did I expect all of my deposit back? Not really. Not only had I heard horror stories about this company, but I also didn't care too much to accommodate them when they were unprofessional the entire year we lived there. Every phone call was either answered with a huffy, "Hello!?" Or we were told to call back when they weren't so busy. Thanks, guys. Got my deposit back today. $4. Four. Dollars. Apparently I had a pet I didn't know about. So we basically got charged $1,596 for these people to have the place professionally cleaned, carpets included, and for having a pet we didn't know we had, and for staying too many days (we were charged to live there a pro rated amount until the 5th when we were out on the 27th and returned the keys on the 30th). Dang. Wish they had the place professionally cleaned before WE moved in. Next tenants are lucky. The for rent sign in the yard fell down 4 weeks ago. It's still lying there. I feel like that speaks volumes. Next time, QPM, save the paper and keep your four bucks and stick it you know where. read more

I read the reviews for Quality Property Management before I applied for an apartment managed by them. I am one who reserves judgement and doesn't just listen to every one's complaints. I liked the apartment and needed to rent from out of town quickly and requested professional assistance from them. The weekend of July 9th & 10th I found the following apartment on Craigslist. Tuesday July 12, 2016 I went to the website to apply to rent this apartment listed for $1050. I also submitted a letter from my Employer stating my income for verification of my income as requested on the website. I didn't hear from anyone at the QMP despite several calls to them so I sent two follow up emails by Saturday July 15th. Today I was on Craigslist looking for more rentals and I found they re-posted the apartment today for $1200. I find this to be unethical and I would never rent from this company. The property company returned my entire deposit. They even included a nice note of thanks. Although during the course of normal business they were not always the friendliest group of people, in the end I had no issues. My only recommendation would be that the ladies in the office smile more, and try and remember the names of people who keep them in business. read more

They ignore our request for information concerning repairs that need to be made to our property until 30 days after the tenant moved out. Poor market evaluation of the rental market in smaller surrounding cities. They assume that the rental market is the same as a much bigger city. They send an estimator to look at the property, but even that person does not live in the area. The result is rent amounts that are 15-17% over the current market. Renter beware! read more

We rented from another property management company and unfortunately these guys took over two weeks after we moved in. Why isn't there an option for zero stars? DO. NOT. RENT. This is the most unprofessional, rude, lowly rental company my husband and I have ever dealt with in our combined 13 years renting experience. Rented for a year, improved on the property out of our pocket (put in garden beds, planted, put up expensive glass shelving in the otherwise completely bare bathroom, etc). When our sink broke, it took two weeks to get someone to fix. When our stove broke, that also took two weeks. When our HEATER broke in November, with nightly temperatures getting below freezing, that ALSO took two weeks to have fixed. We found out through one of the many HVAC companies they got quotes from that, if our heater hadn't quit working, we would have died in the night from Carbon Monoxide Poisoning. Which explains why we had both been throwing up and getting massive headaches for a week beforehand. When we told them that the space heaters with MELTED PLUGS that they gave us were blowing the breaker in the house every time we plugged ONE in on the lowest setting, we were told to quote, "Deal with it". Also, if the pipes were to freeze and break, that would also be considered our fault. After spending the first week without heat in one, blocked off room of our house with our freezing cats, (interior temp of 39 degrees, according to the house thermostat) we finally had to go LIVE IN A HOTEL OVER THANKSGIVING. We were sick, broke, and completely miserable. And we got zero sympathy from any worker at the company. Also, THE OWNER REFUSED TO MEET WITH US. We took the cost of the hotel out of our rent for the month (legally!) and guess what? That money came right out of our deposit when we moved out! They came up with BOGUS charges for taking more of our money, even though we scrubbed and scrubbed and scrubbed that house, made vast improvements, and even replaced the house's filter when we left.. which had obviously not been done in YEARS. In summary, THIS IS LITERALLY THE WORST COMPANY I HAVE EVER DEALT WITH. And I used to work with hundreds of companies involved in the BRIDAL industry! I had a post on here and it went missing! I applied for an apartment that was listed on Craigslist for $1025.00 per month. I sent them a copy of my income for verification. I waited for a few days to hear from them. Then I went on craigslist again and found the same apartment relisted for $1200.00. There should be an option for no stars. My family and I began renting a house through them over 5 years ago when we moved to the area. The process was painless, and the owner at the time, as well as the staff were courteous an professional. Throughout the years, the staff changed, their owner changed, and so did their location. In 2011, we decided to move to larger house because our family had grown. Once again, the process was painless, and the staff at the time were wonderful. Unfortunately, the larger house did not work out, but thankfully Tiffany (the office manager at QPM at the time) worked with us so that we could move right back in to the same house we were in before. Shortly after that, all the staff changed again (no idea if the owner did, but he doesn't seem to be the one making the calls anyway). In December of 2012, when it was time to sign the lease again, we received a month-to-month instead of our normal 6-month lease. We called and talked to them to express our concerns. We didn't want to have to move again, especially on short notice, so we were wondering why the month-to-month. They assured us that we had nothing to worry about. On February of this year, we received the 60-day notice to vacate. When I called to find out why, they told us that the owner wanted the property back. That was it. We were not financially prepared to move again so soon, and now we suspect they knew this was coming when we talked to them in December. Regardless, we did everything by the book. Did the exact same thing we did when we had to move from the house temporarily in 2011, but this time they decided to keep almost $600 of our security deposit. We received the statement after the 31 days because they decided to wait until the last possible minute to send it, and when I called to find out what exactly all the hours of "cleaning" they had to do entailed, I was told to leave a message and they would get back to me. When I called yet again that very same day, the office manager was reluctant to speak to me on the phone and simply relayed the message to me via one of the secretaries to "put it in writing". After explaining that I had questions about the statement, and much waiting, I was greeted by an office manager who acted like she had no time to deal with the likes of me. When I asked her about the charges, she responded very rudely, practically yelling at me, though I had kept my voice calm regardless of how angry I was. I was promised pictures of the so-called damages, so that I could compare them to the video we took of the state we left the house in when we turned in our keys. We never received the pictures, and the video clearly shows the house was absolutely clean when we left. We are debating whether to pursue this in court, or speaking to our state representative regarding making walk-throughs mandatory for all property management companies, so that way they can't keep taking advantage of honest, hard-working families. My apartment complex in Medford, Oregon, Miner's Point, uses Quality Property Management to manage the apartment complex and collect monthly rent. The AppFolio software that they use to collect the rent online is clearly flawed and has caused unfair and excessive fees. The software fails to inform the user that the financial transaction did not actually go through. Instead, their system falsely states that the transaction is complete and even provides a confirmation number for the user. It is not until the following week that the user is notified by the property management company, Quality Property Management, that the transaction did not actually go through and now your rent is late. So, when you inform Quality Property Management of this flaw, they quite frankly just don't care, refuse to even set an appointment to meet with you (husband and wife team who appear to be uninterested in assisting anyone), and bill you a $85 late fee and a $35 check return fee. Now, if a check had actually been sent to justify the $35 check return fee, I would not be receiving this late notice. So clearly this property management company knows the flaws in this software, yet chooses to still use the software in order to charge extra fees and pad their pockets. Quality Property Management (we would like to know their definition of "quality") goes a step further and tries to charge a fraudulent check fee, for a check that obviously was not issued otherwise I wouldn't be getting a late fee. read more

Avoid this company if at all possible!! Super dishonest and unprofessional. Reputable companies will charge only after they have shown you a property and you want to proceed with renting. The fee is supposed to go toward credit/background checks and the cost of paperwork. Quality Property Management took our application fee on February 9th, told us they would apply our application when a rental we were interested in became available. The owner told us he would hold the application for 3 weeks. We called repeatedly to check on properties and our application status and finally went in to the office after receiving no replies to calls or emails. As it turns out, they had canceled our application, they hadn't run the checks until we demanded to see them and were in the office on the 16th....a full seven days later. Even then, they didn't run all of the necessary reports. Mind you, they had no intention of returning the money. An honest company would have refunded our money since they had not done their job or the checks that we had paid for until it became apparent that they would lose $40. The office staff and owner were rude, duplicitous and none were the sharpest knives in the drawer. read more

These jokers are the biggest rip off artists around. I rented from them and payed my rent on time for 4 years. When we did the initial walk through they gave me a form to list all the problems with the property. I ran out of room on the form. When I turned it back in the girl in the office (that week- since they have a revolving door there) said "don't worry it will be fine" !!!! Yeah, then I moved out. I had the house professionally cleaned for $500.00. In fact one of their subcontractors commented that he "never saw one of their rentals left so clean"?? But when I got the poorly itemized statement explaining why I got $700 of my $2000 deposit back I saw 6 items listed with one price entered, Things like replaced two light bulbs and a screen and a window lock for $500.00 plus!!!! I asked another "girl" in the office if I could leave firewood there for the next tenant, since there is a wood stove. She said "sure" then I got charged $200 to haul it away??? This is a horrible property management company to rent from. My #1 complaint is that the people in the office are horrible with communicating. Multiple times I've stayed at home from work while I waited for their repair man who never showed up. They never bother to call with questions or concerns, rather wait and put a 72 hour notice on our door AND add a late fee. #2 they take FOREVER for repairs, and any repairs they've done have been shotty work, going back to its unrepaired condition within weeks. #3 the attitude of the office staff needs to change. I've never had a pleasant conversation with any of the ladies there. Even calling and asking a simple question results in a heated conversation with them. They might be great to deal with for home owners, but not for renters! The only other review I found for them was this one at ripoffreport.com.
