I called as an owner to inquire about property management services and was told they were "too busy on boarding new properties and not taking any new clients." Even the Landscaping vendors that they recommended, we're very surprised to hear that they're not taking on new clients. I do not recommend their services. read more

We loved the place we moved into but before our one-year lease was up Cornerstone sent me a text stating that they were selling the House and I had to move. Things got worst when they wanted to show more than 2 times a week a week and had our House packed with people when they said only a few were going to be there. Then scheduled an inspection and failed to tell us that it would take 5 hours to complete. They gave us money to move out early and then charged us for things that was not on the move-out inspection sheet that I signed. read more

They have managed my property for a number of years and they started out pretty good, but they their book work became hard to read and I was suspect that they were keeping some of the rental money on repairs and when a tenant moved, Then the prices for repairs became totally outrageous, it seemed that their Cornerstone maintenance was charging $100/hr for simplest of jobs. may be looking for a new PM, but afraid that the transistion be will difficult and expensive with the way they do things. I'm speaking from a property owner's perspective. In early February, my long-time property manager, passed away unexpectedly. After this, I signed on with my cousin who is a realtor and was taking up property management on the side but, due to unfortunate circumstances, they had to close up shop halfway through the year. After this happened, they moved my service to Cornerstone. In my three months with them, I truly couldn't have asked for a more poor experience. When my property got moved over to them, one of my apartments was vacant. In three months, not only were they unable to fill it, but when I I would try to push them to find someone, they seemed very unwilling and didn't seem like they had the same kind of investment in my property that I did. I understand that this is typical of property management companies, however, the straw that broke the camel's back for me came with how they treated one of my long-time tenants. About a month ago, my tenant contacted them and complained about an infestation. They came by, inspected, and confirmed the infestation. After this, they contacted me for permission to get someone to get the infestation taken care of. I immediately gave them my permission and told them to get it taken care of right away. Three weeks later NOTHING had been done. My poor tenant did everything he was asked to, including getting rid of infested furniture, and not living at the apartment. However, due to the absolute ineptness of this company, he never got any update or timeline for when he could move back in. I eventually stepped in and had my own people take care of it. Thankfully, the infestation hadn't spread to the other units. After this happened, I found a private property manager who agreed to take property around November 1st. Cornerstone agreed to take it as a 30 day notice and not make me pay a cancellation fee (which they wouldn't have been able to take anyone because I never signed anything with them). They gave my new manager full control over my vacant unit, but said they would continue to manage my other 3 units until December 1st, However in this month, they have made it clear this has been in name only. They did not pay my garbage bill Last month and then, when they didn't, they asked ME to call them instead of doing their job. I understand property management companies aren't always the best, however, this company is clearly only in this business for their own financial benefit. In addition to the incidents that happened in my short time in their partnership, they charge outrageous prices for seemingly simple repairs (3k one apartment), texting was their main form Of communication. I got multiple texts from multiple unknown numbers, so it was difficult to keep conversations straight and, the few times i was able to have an in-person or phone conversation with them, they were very short with me and acted like they were on the go all the time. I've never been more unimpressed with a company in my life. They are 110% what give property management companies a bad name. Thanks to them, i have lost thousands of dollars due to their lack of investment in my property. Due to this experience, I will never in a million years, work with a management company again, and truly believe the Valley would benefit greatly if they went out of business one day. read more

Not only did this company attempt to discriminate against people moving in with ESA's that have documentation from the doctors to back it up... This company let the owner of the home that we rented move back to the property 9 feet from our house while our lease was still active and then proceeded to tell me that it wasn't the immediate rented area. Even though we took care of lawn work directly in front of the granny flat. The owner also took it upon himself to break, and enter into the home that we were leasing, and nothing was done to protect us as tenants. Be sure to get video proof of your final walk-through when you were leaving a property and get a picture of your walk-through inspection sheet that you sign off on. This company tacked on an extra $3000 in charges that we did not sign off on with our move out inspection as we were told it was normal wear and tear. This company also is trying to circumvent the law that states that if the carpet is not brand new and it needs to be replaced, you have to pay the prorated amount for the lifespan of the carpet, not the full cost of the carpet. When I initially asked for receipts for carpet, they were willing to give them until they found out that they couldn't find them and then suddenly they didn't legally have to provide them for me, but I was legally required to pay for $3600 worth of carpet in three rooms and the staircase. Protect yourself, and be sure to take photos of literally every bit of communication. They are quite fond of trying to twist things. read more

I am sharing my rental experience for 20 months with Cornerstone Property Management in Medford, Oregon and Eli Matthew (Owner) and Jason Foster (Agent). In my time at the property, the original broken and worn down items that were present at time of move-in were never fixed or replaced. There were nine additional items that were reported to Cornerstone and, of those items, four were never addressed at all; one I fixed as I was told it was my responsibility even though it was not a result of my actions; another I fixed as it happened on a weekend, just before weekend guests were expected and I was not reimbursed (under $15) because I did not get it approved prior to fixing; one was fixed promptly; one took 3 - 4 days, creating an odor and attracting insects; and one took 3 - 4 months despite Cornerstone's maintenance company (Elite), on two separate inspections, stating it was a safety hazard and a that I would be calling a government inspector to come assess the issue before it was fixed. At lease signing, I was told by Eli that as long as the unit was as clean as it was when I moved in, I would not incur a cleaning fee other than the carpet cleaning. Considering that I hired a cleaning crew after Cornerstone's cleaning crew came in, I was not worried about this. At the exit inspection, I was told by two separate Cornerstone agents, one of them being Jason, that the unit looked clean except for one item in one room and the oven. I explained that the self cleaning oven was not working, and I had reported it previously, so this feature could not be used and using any chemical oven cleaner would further damage the oven. However, my deposit refund check was reduced due to a carpet and unit cleaning fee. Since there was nobody in the office, I called Eli who stated, per the lease agreement, "clean condition" is defined by the owner/agent and they define it as "professionally cleaned". At no time was this verbally explained to me nor was it stated on the lease agreement, before renting or at either exit inspection, to which Cornerstone did not arrive. I had to call them 30 minutes later with Jason stating that he "completely forgot" due to personal issues so he sent another agent but I I still had to set another appointment for the next day. My "take a-ways" from this experience with Cornerstone. Never communicate with them verbally but rather use email or text so that a record is made of their responses. Read the fine print of the lease agreement and make sure to ask for clarification in writing BEFORE signing a lease. If there is a way for Cornerstone to charge a fee at any time, assume that they will. NEVER sign a lease without a physical walk through of the property. Document every issue with pictures and in writing and make a copy to keep as well as one to give to Cornerstone within the first two weeks of moving in. Ask for references....after all, they ask renters for the same thing. Be present EVERY time Cornerstone enters the unit...this is especially true when terminating the lease when they want to show the property to potential renters. My advise to potential Cornerstone tenants, is to be aware as it was my experience that Eli Matthews and Jason Foster are not men of their words which results in a company that lacks integrity and honesty.
