Christine, Brittani, Aaryn and Jeanine were great. Also Ralph but I don't think he's there any longer. The entire maintenance crew was also great. Mike, sam, and another SUPER kind gentleman but I seemed to have forgotten how to spell his name but I left him a review on another site. It started with a D so if you guys could remind me that would be great! So I can properly recognize him on here. The property is VERY well kept, and beautifully maintained. Pool has always been clean, same for the gym. I only have a few downsides (notice I didn't remove any stars for them) I know they do TRY. (Maybe corporate can work on the parking one). First is parking- please note your vehicle will have to fit in the tandem spot. (There are various sizes, some are long enough to fit a semi while others would only fit a smart car) I know it may seem like an obvious fact but some people actually get away with it if their neighbors seem fine with it. However, one of my neighbors did NOT. I have 4 kids in car seats and when we moved in, we had a smaller vehicle but we knew we were going to get a larger one. We got an SUV & Our parking spot was all the way to the back of the alley, so it was pretty "out of the way". But we still got complaints (pretty sure from the same person) that it stuck out of the given space. We tried parking it in our garage, but because we would be unable to open the doors and load all the kids in, it wasn't really an option. We ended up having to park in the visitor parking. Which was also unfavorable since we had to carry/ walk with our 4 small kids across the parking lot and up to our unit. So please be mindful of that. Second- while this specific area of Rancho is beautiful and overall "safe", PLEASE remember to lock your cars. I can admit I have left my guard down a few times and I didn't double check that the cars were locked so my car got broken into and my mother's bag was stolen. The vehicle was parked in our tandem spot. We did file a police report and the leasing office DID do their best to resolve any issues we had (they replaced my apartment keys and changed the lock on my unit.) so again I really couldn't dock them for that. I'm only sharing these things with you as reminders. I don't want these things to deter you from considering Carmel as a place to live because we did enjoy living there and we were very sad that we left. Overall, the highlights are the staff and the appearance of the apartment complex as a whole. Thank you Carmel for a great year with you!

    We have lived in the Solamonte Apts for over 2 years now and love it! The parking was an issue for…read morea time, with free parking without permit, which allowed for people who didn't live here to car pool and leave their cars here. But with a little tightening up, finding parking is more convenient. The grounds are pretty and well maintained. Cameras are around the complex and security is friendly and approachable. The main reason for this review though is to shout out Corenlio and Miriam. All maintenance staff complete jobs efficiently and are friendly but Corenlio greets everyone I see as if he knows them personally. I've seen him picking up trash around the complex, and when he fixed our broken dishwasher, he helped clean up the water overflow and organized under the sink. He does more than his job description should be. Miriam has been friendly, approachable, and personable since our move in tour of the apt. All office staff are quick to help and fix problems but Miriam will have conversation with tenants when she walks around the complex. She said once that our 16 year old dog looked like a baby. So come on, give that woman a raise! Thank you Solamonte for giving us a wonderful place to live.

    I am extremely disappointed with how a recent rent payment issue was handled by this property and…read moreits management. I submitted my rent payment on September 1 and received a receipt confirming the payment. The payment was ultimately returned on September 4 for NSF. My concern is that I was not notified of the returned payment until after the September 1-3 grace period had already passed. Had I been notified sooner, I could have immediately corrected the payment before the rent was considered late. When I contacted the leasing office, I was told that payments are processed when they get a chance. I was also told that the fees could not be reversed. I then escalated the issue to corporate and Risk Management, only to be told that the delay in notification can happen because PayLease is a third-party payment processor. I understand that the property does not control how quickly a bank processes an ACH. What I do not understand is why a resident should bear the full consequences when the payment was made on time, a receipt was provided, and the resident was not notified of the returned payment until after the grace period expired. The situation became even more frustrating because I was out of town and repeatedly explained that I could not physically come into the leasing office. Because the payment was returned, my online payment option was unavailable, leaving me with no way to make the required payment remotely. Despite knowing I was out of town, I was simply told that I needed to provide certified funds in person. I was then issued a 3-Day Notice to Pay or Quit, despite actively communicating with management and repeatedly making it clear that I was willing and able to pay. I was given until September 10 due to the holiday weekend to provide the certified funds. I have now spoken with leasing management, corporate management, and Risk Management, and the response has consistently been that the fees cannot be waived because it is "policy." At no point did I feel that anyone was genuinely interested in finding a reasonable solution or considering the circumstances from the resident's perspective. This experience has been incredibly frustrating and has seriously changed my perception of how this property treats its residents when something goes wrong. Future residents: ask very specific questions about how rent payments are processed, how returned payments are communicated, and what happens if a payment is returned after the grace period. Based on my experience, I would think twice before choosing to live here. I will fulfill my rental obligation, but I strongly disagree with how this entire situation was handled and the lack of consideration shown throughout the process.

    I am extremely disappointed with my experience moving into this community. The unit was advertised…read moreas a "fully newly renovated" luxury unit, but within the first week of moving in I experienced multiple water leaks and ongoing water intrusion throughout the unit. The most alarming issue was water coming through a light fixture area, which is a serious electrical/fire hazard and should never happen in a unit that is supposedly renovated. There are also clear signs of long-term moisture damage such as swollen frames, rotting/deteriorating baseboards, and a strong odor in cabinets consistent with water damage. On top of that, there are pest issues (spiders) and multiple fixtures and seals that are poorly installed and coming off. Since moving in, maintenance has been in the unit almost every day, leaving the apartment dirty and disrupting my ability to unpack or live normally. I have not been able to cook or properly use my kitchen and have been forced to spend additional money on meals and cleaning. This has been stressful, disruptive, and completely unacceptable for the price of rent and the "luxury renovation" claim. I would not recommend moving here based on my experience.

This current team is amazing and on par with one of the earlier teams (that was just stellar)! I see the work around the facility, and it is comprehensive and consistent. Grounds are kept and maintenance performed on a clock-like schedule. As we emerged out of Covid, many programs were birthed for the community. One of them is the variety of food trucks for residence who are too tired to cook after a long day at work. The convenience of having food trucks at your doorstep is thoughtful and helpful. The Christmas Lights Decoration Contest is another (the kids love it). I watched them walking through the community in awe of the lights. It is easy to complain about an incident or when something breaks (because its common and expected for them to break). That's why we have a maintenance crew. Sure, they do not always get it right the first time (but neither do you). Response time is quick and the repair is immediate. We are in a prime location where we look can look north at the local mountains or turn south and view the lovely valley and basin below. In my 19 years here, this community continues to provide a safe shelter for me and my family. I have two grown daughters who grew up here. This management team cares and understands life happens and when it does, they adjust and happen right along with it. I would be remised if I didn't mention Vivian Clark and her attention to the community. I know sometimes it doesn't feel like it, but we all appreciate you immensely! I didn't have an appointment, and walked in with someone that did. He was nice enough to let me tour with him and his daughter, so the Leasing agent didnt have to do separate tours AND I wouldn't have to wait. But unfortunately, I got badly burned on the application/holding fees, and I've learned I'm not the only one. I was never told upfront that I only had 72 hours to withdraw my application and get my fee back. I asked multiple times, both during the tour and on follow-up calls, whether I could get my $200 holding deposit back if I didn't like the unit once it was actually ready to view. I was told yes, every time. I specifically said I didn't want to sign anything with the lease, until I'd seen the actual unit I'd be living in. When the time came for the approval phone call, I felt pressured into moving forward on a unit I hadn't agreed to sight-unseen, and ended up losing $250 ($50 application fee + $200 holding fee) rather than deal with it further. (Now imagine multiple other applicants in the same situation... it can add up..) This is my first time renting in the US, so yes, I should have read the fine print more carefully instead of trusting what I was told on the phone and in person. That's on me. I can own that. But if they're loose with the truth before you've signed anything, I have to wonder what else is buried in the lease itself. TO FUTURE RENTERS AND OTHER FIRST TIME RENTERS: bring someone experienced with US leasing, bring a real estate agent, or at minimum read every single document before you hand over any money... don't rely on verbal reassurances, even if the staff seem trustworthy. I trusted the leasing team, including Toni, and it cost me $250 to learn that lesson

My experience with my previous property management company…read morewas/is extremely traumatic, so I took extra care to do thorough research and spoke with friends living in other Lewis Properties extensively before considering this community. I loved that I was able to tour the actual unit we chose to stay in beforehand. The lease agreement itself didn't raise any red flags. I love the clubhouse amenities, distance to target, cleanliness of the grounds, the fact that there's security, the various resident perks like discount amusement park tickets or occasional treats, and how on top the maintenance team is. Maintenance gets stuff done and takes work orders very seriously. As someone whose health suffered because the last property failed to do necessary repairs, I appreciate it a lot.

When ever anything was broken, or there was a problem it was taken care of immediately. My only problem I had was with the manager didn't really care for her, but everyone else was great. The manager on the adminstrative end inside of the leasing office thought she was being proficient but the overall picture she was screwing me over. I always paid my rent on time there were times when I would pay a month ahead. The reason for moving is that I am buying a house. I moved in on the middle of the month 18th. My moveout was March 18th I ended up being offically out on the 20th because it was a little diificult I was by myself, and moving by myself. I had professional services scheduled to take my 86inch t.v. off the wall, and they flaked on me and came a day late. So that messed me up but for the most part I paid my rent 2 days before moveout obviously in full plus I left a $1400 deposit because I have a pet I don't have a problem a $872.98 clean up. I get it but I do have a problem with her saying that I did NOT pay my last months rent when I did I have a copy of the cashier's check to prove it. I should be getting back $527.02 and not be owing $1729.65. The reason they are saying I owe that is because amount is because outstanding rent that I already paid somehow was not credited. Now because the manager is doing whatever it is that shes doing with the numbers I went into the leasing office today to find all this out. After trying to go over numbers with a hard head the end result I am filing a lawsuit in small claims court for resolution.
