Carlos is now the property manager, and I can confidently say that my experience living here--now going on over two years--has been wonderful. He is attentive, professional, and responsive to any concerns I've had (which have been very few). My main reasons for renewing my lease twice include the top-notch staff (Carlos, Nancy, James, and Carlos), the exceptional upkeep of the property, and the consistent communication--especially proper notice before entering balconies or apartments, which isn't always the case at other complexes. I've also been fortunate to have friendly neighbors, and management has taken quick and appropriate action when issues like excessive noise have come up--they were resolved to my satisfaction. Lastly, I find the pricing for my particular apartment to be reasonable. While I can't speak to others' experiences or pricing for different unit sizes, I can say that I'm very satisfied with my time here at Waterstone so far. I plan to stay here as long as it remains feasible for me. If I do ever move, it will be due to changing personal needs rather than shortcomings of the community. read more

If you are looking for a modern apartment with all the bells and whistles with large grounds and many units then you're out of luck, because at Waterstone Apartments we are a small and quaint community. I'm glad to say that we are a diverse community. The property itself is very well maintained it is clean tidy. The staff here are not only friendly as well as informative. When there's any issues that come up, they listen, they address it, and they keep you in the loop for any progress. I am only one of many long time residents here at Waterstone. We love our charming community, it's perfect for young families, retirees and small families. As for Waterstone in itself it has evolved and is still evolving to give us the best type of living space. read more

Carlos made my move in so easy! The whole process from touring, applying, ,to officially getting my keys was so smooth. He answered every question I had and explained things to me that I didn't even think of. I requested maintenance on a couple things and it was addressed quickly. (3.5/5) Overall, expensive but a decent apartment in a nice neighborhood though I was in my apartment maybe half the time due to travel. The unit was clean except for the ceiling. There were food stains/splatter across half the kitchen ceiling. Didn't see it during walk-through because it was quick and poorly lit but should have been more thorough on my part. Interestingly, there's a clause in the lease that deducts for painting the ceiling, so I doubt that was actually done. Good use of space, particularly the bathroom. Also, I don't know what the tub is made of, but it was impossible to clean. The windows rattle (fixed with piece of wood). The walls are very thin; you will hear conversations very clearly from all neighboring units including the one above (I was unlucky enough to have neighbors with very vocal dogs but wasnt home much). As expected, some bugs in the unit since I was on the first floor. Maintenance is very responsive. You have to pay utilities through Conservice, a utility management and billing service, and subscribe to Valet Living (?), a doorstep trash collection service. Both come with monthly service fees. I wasn't familiar with these businesses and learned that I definitely don't need them. They were a waste of money especially the collection service due to inconsistent pickup. Oh, and they began charging transaction fees for rent payment by debit a few months into my lease but at least I had my old checks. Move out was easy. The expected deductions from my deposit were made (paint and cleaning) but the move-out "service fee" was a little surprise. It's $8, but I'm pretty sure they cannot deduct anything outside damage, cleaning, and unpaid rent. No details in the bill and was not in the lease. read more

If I could give this place 0 stars I would. DONT MOVE IN HERE. My partner and I moved in here about a year and a half ago. We hate moving and really only do it until we feel necessary. We dealt with a faulty AC for the first 6 months but they were always pretty good about coming to repair it. The remainder has been awful. Our apartment faces the sun during the hottest hours. The AC unit looks as though it's from 1980 and it's never been properly kept up. I'm not sure if it's the property manager or the owners of the complex who are cheap or just don't care... we went a full month without access to our AC during 2 heatwaves. The woman at the leasing office is awful. She doesn't care or maybe has too much work to do but she puts things off until we eventually lose our tempers. We had to fight to get an AC tech in our unit, we had to fight to get approval of a new AC unit, and we are still fighting to get the AC tech in and replace the unit. It's exhausting. We haven't slept for weeks due to our unit reaching 99 degrees on the hottest days. We have sent multiple emails and we rarely receive an email back. We had some younger adults come to our door and all four units in our area banking on the door at a late hour and we sent an email with information from our outdoor cameras. We never received a response back. This complex has no regard for your physical safety. Do your self a favor and look elsewhere. I've lived in multiple complexes and I've never had this happen. If we could break our lease, we would leave in a heartbeat. read more

I lived at waterstone for 10 years everything was great until fusion properties baught the property in 2016. Everything went down hill fast from rat investigations to poor management skills. Rats had eaten through our water hoses in our washing machine . It took them 3 months to finally fix the problem. They told me they would not fix it until I CLEANED UP THE RAT FECES!!! I cleaned up and the next day would be more.. i told them they have to get rid of the rats so the faces would stop showing up and I was going to call the human resources department!! They threatened me with eviction and ruining my credit. I had no where to go at the time and was very disappointed at the unprofessional management. I am now in contact with different agencies and lawyers to get to the bottom of this horrible time in my life!!!!!!!!! read more

We were fortunate to have Leticia assist us with all our questions. We are now moved in and we absolutely loved it! Leticia helped us throughout the million of questions I had during the application process and even now that I have moved in. She was so helpful and patient with us. Amazing personality and highly recommend her for any of your leasing needs. Now the location... Everything is so green and clean. They even have a recycling dumpster! I thought that was great. The patios are HUGE and the views are beautiful. The apartments are spacious and up to date. The kitchen is gorgeous. Comes with a washer and dryer. It's great! Parking is okay. There's parking always available but not right by your apartment. You get one assigned parking space so that helps. One thing I would change.. is light up the parking area more. Really dark spots and it can get scary when walking around at night by yourself. I like to be able to see everything around me for safety reasons and it is really really dark. I will not give it 5 stars just because the lighting issue I think should be resolved. Other than that.. everything is great and we're happy with our new home! read more

I honestly don't even know where to start. My wife and I were here for 6 month before we broke out lease. The apartments are old, for the most part the grounds are kept. The trash area tends to overflow quickly. Staff is pretty friendly so that was a plus. We rented a 2 bed 2 bath town home. Our first initial walk through the place was pleasant when we Britney showed it to us. We moved in and things were ok for a couple weeks, then we started noticing the carpet was starting to wear quickly, you could tell it was old, cheap and bleached a million times when you had your shoes off. It's an apartment so what can you expect? They try to save as much money as they can. Now the AC was a HUGE killer for us. Because the system is so old, it was extremely loud inside the apartment and at times it would rattle! These apartments aren't insulated very well because the AC constantly ran during the summer. In past apartments our electric bill would run $70-$90 a month in the summer, here it ran us $130! I spent less on the house that I own! (I also rent out properties) we had some issues with the AC leaking into the carpet upstairs and maintenance was fairly quick about it. It took them a couple weeks to find and fix the problem after trial and error. Another issue we had was I started having an allergic reaction and broke out in hives almost daily. Not really sure what it was but after we moved out they stopped. We aren't messy, we cleaned the place at least once a week so I know filth wasn't an issue. We gave them more than 30 day notice, and we were never given the option for a pre move out inspection like most places offer. (I offer them with my properties) we received out suspicion of deposit and they say we owe money after our $500 deposit. Majority of the cost was for paint! We were there 6 months! And they are trying to charge me for full paint. I patched all the holes from pictures and wall hangings. All that needed to be done was spot painting. Under California State Consumer Affairs, a landlord is not allowed to charge for paint when it's normal wear and tear, it clearly states that on the CA consumer affairs website. Be careful when looking into this place. Friendly staff, Old apartment, out of date cooling/heating systems, breaking a lease cost 2 months rent, that's NOT on top of the months rent you owe, and they don't want to give your deposit back. read more

I decided after two years to write a review on Waterstone. We really like living here, it's quiet and well-maintained. Yes, there was a parking issue for a while (there was a family that liked to have huge gatherings at the pool, they stopped that) and made parking near impossible. I haven't had a problem with parking in a while. The new management is great, very friendly and welcoming. They answer all of our questions and it's just nice to go in and say "Hi" sometimes. The residents are quiet and keep to themselves. There are a lot of kids and dogs in this complex, but they are (for the most part) under control. They're remodeling the apartments soon, which is exciting and needed because the fixtures and appliances are starting to become a bit out-of-date. (No more formica counters, yay!) The only complaint I have is that they raised the rent on us last year, and they're doing it again this year after the remodel. It's a little frustrating because it's almost $300 more a month than what we originally signed up for., and why I gave it 4 stars instead of 5. If you're looking for a nice, quiet place to live that isn't run by the megacorp Lewis, this is an acceptable choice. read more

Love living here, Julia is the best!! The staff are so friendly and helpful. You can send a message on the website for any maintenance problem and will be taken care of right away. Alta Loma School district is one of the best in the state of California, also there are private schools near by as well. Shopping centers, markets, banks, parks, bike trails and hiking trails near by. Has doorstep valet trash services (Sunday-Thursday), gym, computer lab, tennis courts, playground, pool & BBQ. read more

My husband went to go check out these apartments. And he was greeted by a lady on 10/15/19 at around 12pm. We have a larger dog and he asked about breed restrictions her breed wasn't restricted. But there was a weight limit. My husband asked if there was any wiggle room for that she said no. He said no worries, he still wanted to check out the apartments, she told him there's really no point to seeing them because we have a dog. What kind of customer service bs is that. Absolutely ridiculous and rude. So thank you to the super rude lady, you're absolutely horrendous. Check your attitude. I feel sorry for the residents that deal with you. read more

I will become a tenant of Waterstone on Saturday, September 14, 2013 and I can hardly wait. My kids and I are so excited. The journey to becoming a tenant was the best experience I have ever had. Stephanie was such a great help to both me and my eldest daughter (she too will be a new tenant). She made our experinece such a pleasure. I was also surprised to see that Stephanie knew everyone's name when they walked into the office. Most leasing office personnel can barely remember your name and your apartment number. That was when I knew I wanted to move to Waterstone and make this my home. I am so happy that I will be transitioning from my previous home to my new home where I will remain until I purchase a home for me and my girls. When I walked around the property of Waterstone I noticed the clean grounds and well kept surroundings. It's very quiet and everyone seems to be like family. I am so looking forward to moving here. Whenever you get the opportunity to move here please do. If there are no vacancies just wait as the opportunity will afford itself as it did for me and my daughter. Trust me, IT IS WORTH THE WAIT!!! I'll be back in three months to provide you with an update on my living experience. But of course you already know the outcome. Stephanie you are the greatest! Beware especially if you have small children, which I do. This place is suppose to be a non smoking place and our Neighbors smoke since they have moved in and it goes through my vents my entire apt reeks and management just leaves them notices and they still continue and no actions has been made it's been 1 year. read more

Have to agree with other reviews that management does nothing about tenants smoking or other rules being broken. My neighbors smoked cigs and weed and the smell permeated my apt daily for years while all my complaints went ignored. Also had neighbors up til dawn, partying on their patio and all my complaints were treated like nothing. Take a look at the trashy patios full of horded stuff and you can see that management doesn't care much about anything. Manager Julie is a nice lady but they are lazy and weak about addressing issues. read more

I have no idea why there rated so low. I lived here in 2009 and came back in 2011. The place is beautifully kept up in an awesome location next to grocery stores, parks, and the freeway! The staff is great. Robert is always on top of things and Brittany is so helpful, if I need something she there helping me out. The parking was hectic for a little while but its back to normal. They can't please everyone people! I have only had great experiences living in Waterstone with my family. Thanks guys. read more

I absolutely loved living here. Nice, clean, and quiet community. Julie, the property manager was the best. Although she was frequently the only person working in the front office, she was very attentive and went above and beyond to ensure our stay was pleasant. Whenever we had a maintenance concern, which was not often, they were addressed promptly. This is a great community for people with children and pets. Very close to 210 freeway and Ontario Mills and Victoria Gardens shopping malls. The business center was always available when I needed access during business hours and I would have no problem printing or faxing documents as needed. The fitness facility rivals some of the larger more expensive properties. Considering I have a background in physical fitness, the free weights and machines provided exactly what I needed to get adequate full body workouts. The gym was also open 24 hours, was very clean, and was never packed. I would definitely recommend this property to anyone looking in the area. You will not find a better bang for your buck. I moved to Water Stone Alta Loma almost 4 months ago, and I have to say I made a great decision and I've been very happy since day one. The floor plan is perfect, great amenities (gym, business room, pool, huge tennis court). I've lived in Alta Loma for over 5 years in different communities and Water Stone Alta Loma is by far the BEST! Very quiet and private, plenty of parking, friendly neighbors, and the list goes on and on. But most important, the community director and staff are very professional, with great personalities and kind to all residents. I currently live at Waterstone in Alta Loma and I love it here! From the staff to the maintenance service... the management is great, helpful and pleasant. I often see them walking the property or driving around to make sure the grounds are clean. When I moved-in back in 2012, I met the manager Silvia and she was so professional and pleasant. I often see her walking around the apartments and I believe she really cares about keeping the place nice and beautiful. Anytime I go into the office both Silvia and Stefanie are nice, helpful, and very happy to help. I have lived at other properties where the management does not care and management here really makes a difference. If you are looking to move to a great location with helpful caring management this is a great place to consider. read more

During the 9 months I lived at the WaterStone Apartments I found it to be VERY quite and definitley a place to call home. The 2 bedroom apartments are very spaceious and comfortable with huge storage/laundry rooms on the patios. While living their the ladies in the leasing office, Brittney King and Jennifer Davis were incrediably helpful with anything that I brought to their attention! The complex is extremely clean and well kept and the staff is great! I came in on a Saturday and was created by a warm and bubbly staff member. She stood up and introduced herself as Brittany and asked "How may I help you?" I told her I was looking for a 2 bedroom apt. Brittany explained that she had no empty 2 bedrooms or a model but should have a 1 bedroom to look at on Tuesday. She explained that I could come in and at least get a feel for what they had to offer. I was given a floor plan with information regarding moving forward and was shown the gym, pool area, and computer room. Brittany was very inviting and professional and expressed that she loves her job and community. I will be back and would refer these apartments to anyone looking to live in a nice area!!! read more

I have lived here for almost 3 years. When I first moved in I loved it! The management staff was amazing. The price and amenities were great and the community was excellent. Ever since the new management company Fusion took over its been a horrible experience. The absolute worst! They do not resolve issues in a timely manner. There are always hearing, air conditioning, water and power outages they don't communicate. The office never knows what's going on and always says it's someone else's problem, or "we are upgrading other units in your building so there will be inconveniences." I work from home and they have no regard whatsoever for how these "inconveniences" impact our livelihood. Our car has been vandalized by tenants' kids who are violating the lease and they don't do anything about it. They repaved the parking lot with one days notice and towed vehicles. Some of these tenants were on vacation!!! They are rude and the value of this community has seriously tanked. It's really sad, because we were truly happy here, but we will not be renewing our lease under this management! read more
