Everyone truly seems to love what they do, and I'm sure some days are challenging, you would never know it! Everyone who works hard keeping the building clean really deserves a raise. Some of my neighbors really are lazy when it comes to throwing away their trash and they give the cleaning crew more work than necessary. Even still, the trash room always looks great because of the amazing job they do. The walls are basically soundproof, I can never hear my neighbors. The appliances and overall quality of the apartments are probably the best I've experienced (and I usually stay in luxury apartments). My wife and I are moving because she was offered a new position and we wish we could take PVN with us. A very special shout out to Lizanne. Previous management was a bit lackluster, and she came right in to save the day. She took control during covid, making sure everything was safe and clean. All of the employees that I've spoken with have nothing but good things to say about her and whenever there was an issue she was there. Always polite, always professional. I really hope the higher ups see this and realize what an amazing staff they have here at Park Van Ness. Treat them well, you need them!

The location and neighborhood…read more.. Convenient, half-way - only an eight-minute walk, either way - between Woodley Park and Cleveland Park Metro stops. Before moving to DC, I sold my car. DC's Metro system covers a lot of territory. Besides, most of what I'm drawn to is in the NW Quadrant, including a rich diversity of ethnic restaurants in our neighborhood. Cathedral Mansions frames a tree-lined, grassy courtyard, is across the street from the Smithsonian Zoo and right around the corner from an entrance to 2,000-acre Rock Creek Park. Looking out on so many trees, I often forget that I'm living in the thick of a major metropolitan city, much less our nation's capital. As a single, older woman whose teenage daughter visits by herself, this deserves its own paragraph: I have always felt safe walking alone in this neighborhood, any time of the day or night. The building... I like buildings with character, steeped in history. Constructed 1922-1925, in the Classical Revival style, Cathedral Mansions is listed on the National Register of Historic Places. A few years ago management discovered that beneath the hallway carpets were the original black and white tile floors, now showcased. They're among my favorite details. My one-bedroom apartment is wall-to-wall wood floors (except the vinyl kitchen and bathroom floors), outlined by the original baseboards. The clincher was the formal entryway and generous walk-in closet (one of two closets). The walls are cinderblock, a challenge when hanging pictures; as they buffer the sounds of my neighbors, worth the trade-off. Here's the only reason I didn't give Cathedral Mansions five stars (wish I could give a 4.5): the heating/cooling system. Winter: Before I learned that Maintenance could turn off my radiator - well, almost (it can't be turned off completely) - the temperature in my apartment reached 84 degrees! (It's now 72, lower if I open windows.) At the same time, I'm told, tenants on the back side of the building are cool. Summer: the air-conditioner quickly dried out my wood furniture, plants, skin - until I bought a humidifier. While a bit of a hassle to lug home 1-gallon jugs of purified water, it's become my 2-3X/week routine. I use the humidifier in the winter, too. The people... Staff: Emily, in the office, is a gem. She was consistently responsive to my queries when I was scouting for an apartment and has been just as dedicated since I moved in. The maintenance crew responds to issues as they arise and keeps the building in tip-top shape. And the ever-smiling housekeeping crew keeps all of the communal areas sparkling clean. The fact that there has been, as far as I can tell, no turnover tells me the staff enjoys their work and a spirit of camaraderie. Other tenants: At least around my apartment, I can hear only muffled sounds/voices, occasionally. For the most part, folks keep to themselves while smiling and saying hello in passing. A bit of a reclusive, who values peace and quiet, this atmosphere suits me just fine. Bottom line... I feel lucky to have found Cathedral Mansions. Wasn't sure how I'd feel, living in an apartment after being a homeowner for four decades. But my cat and I quickly settled in and already feel at home.

Like, I can walk to each of those within 15 seconds of the front door of The Hudson. However, due to all of those places surrounding the building, there's a lot of NOISE. So, if you want to live here, live on the top floors (the 6th or 7th floor). AND, live in the back of the building. If you live up there, your apartment will be silent with the occasional roof party. Otherwise, you will be waking up to delivery trucks every morning and going to sleep to the sounds of people screaming at the bars. The interior of The Hudson is nice, although there's no community feel to the place, so if you're looking to live somewhere to meet people, it might not be the best choice. (Dupont Flats has a great community feel throughout). The Hudon purposely has an industrial feel to it, so most (maybe all?) units have red cement flooring with the pipes and hardware showing on the walls and ceiling. However, the units are airy with big windows and lots of light, which is a huge plus. The kitchens are also beautiful with granite countertops and hanging lights. The managment is changing right now, but the security people are always super nice and will help you out with anything. Oh, and beware of the elevators - they open and close veeerrry slowly.

Increasing and repeated exposure to toxic smoke over a year in apt, elevator and even common areas. Yes it's a smoking building but the smoke was not confined. Never had this before and my physicians all agree this was due to living here. As a physician myself, OSHA, the CDC and all other public safety authorities warn of the dangers of this type of repeated and near constant smoke.

There are some great things about the Chalfonte and a lot of bad things about the Chalfonte. Let's start with the worst problem, which is well known to everyone who lives here: You pay an awful lot for an apartment building that absolutely cannot handle packages. Package thefts, packages that go missing (for as long as a year!), packages you are never notified about... The list of issues with parcels at this place is astonishingly long and widespread. And management's attitude about it is: "Not my problem. Not my job." If you DON'T ever receive gifts for your birthday or other packages, this won't be a problem for you, so disregard. But if you rely on Chewy, or Amazon or receive gifts in the mail, I can guarantee that it will be a BIG problem. Even though security is clearly the problem here, along with zero monitoring of packages as they come in, if you report a stolen or missing package, management doesn't care, and basically just tells you to report it to the police department -- like that'll work. Never mind that the problem is entirely the result of bad management and lack of oversight. Another problem is that constant turnover of staff. You barely meet any of the employees when a whole new batch gets cycled in, while the old staff is gone overnight. The new ones are usually clueless about everything. In general, if you complain to management about anything, you never know if they will even bother to answer. Recently I asked them for an addendum to my lease that I knew would indicate they had been negligent, they told me it didn't exist. It certainly did. When I found a copy and produced it myself, I was told that they didn't realize I meant THAT document. When I lived in the bad apartment in this building, I had no end of trouble. The worst issue was an inadequate heater. It got VERY cold in the winter, and the management said there was nothing they could do about it. I also had an oven and a refrigerator that caused no end of trouble. Heating issues are widespread in the building, with a lot of people telling me they are not adequately heated in the winter. The pricing from apartment to apartment is crazy, with apartments of wildly different quality renting for similar amounts. Now I have a great, spacious apartment with a wonderful view (for practically the same price), and that's terrific. I do love it. But even in this apartment, the kitchen is the size of a closet. You're backed so tightly into such a small space that it is VERY easy to burn yourself if you try to cook anything. I would definitely avoid renting in the first floor of this building. Because the building was constructed on a steep hill, these apartments are partly underground. Another reviewer described them as dungeonesque, and that's a fair description. They are dank, the floor is loud with construction (all the work is done down there) and there always seem to be all sorts of bugs running up and down the hallway. I will give the Chalfonte absolutely top marks for their maintenance staff. The repair people in this building are PHENOMENAL. They attend to everything quickly, do everything right, and are friendly as can be. The only problem is that that Bernstein keeps cycling them in and out of all their buildings, so just when you get to to know them, they're gone. The Chalfonte is in a great location. It's just amazing how many bus lines we're on, two Metro stations are within walking distance (if you like walking) although not that close, and you have access to Mount Pleasant, Adams Morgan and Columbia Heights. But that is true for MANY apartment buildings in this neighborhood, and it just seems like Bernstein, the company that manages this building, has a slumlord mentality. It's been said in other reviews that their idea of upgrading an apartment when someone moves out is just to sloppily paint over everything, and this is true. And how long will the paint and bathroom finishing last? Not long. The paint was peeling off horribly in my shower for years, and they told me that they could only fix it if I could guarantee that I would be out of the apartment for more than 48 hours. So I finally found a time when I could move somewhere for a few days, and they fixed it. Sort of. They refinished the tub but completely forgot to refinish the soap dish next to it or repaint the wall. It was another year before I could set it up for them to do the whole thing all over again. The job was good the second time, though. I do like a lot of things about living here, but I have to say the quality of life is getting worse, not better, as the years go on. We recently had to form a tenants' rights group because people were being overcharged for rents and because of other problems. It's sad. They charge luxury rents, but you will not get luxury treatment.

One concierge employee didn't want to help me by putting my grocery delivery into their community fridge. Also, the management is terrible.
