The company helped us replace our air conditioning when it started failing and that saved us some money but we weren't able to get the nicest model either. They upped their per service cost to $100 and don't cover many things that break, like the water pressure regulator - that if left unchecked will likely break our water-based appliances and cause leaks - which they would then fix, but not address the valve. I had no idea whether my claim was even being processed, whether escalation was possible, or what my actual coverage options were. You simply disappeared. When you're selling HVAC protection plans, the implicit promise is that you'll be there when something breaks. You weren't. You didn't call me back, didn't respond to messages, and left me to navigate a failed service appointment and multi-day wait times alone. After purchasing a new $200+ thermostat that we had to install ourselves, it was still not working so we had to request a follow up visit for the tech to come out again. One week later, the tech came out and said it was a clog and that we should be good to go after clearing it out. Literally 10 mins later, AC stopped working again. Another follow up scheduled and our tech said that it is likely due to us missing a p-trap so they submitted to AHS. AHS denied our repair request as they are not responsible for missing equipment. Something so small and miniscule that we did not even know was missing when we bought the home but they still can't cover us the measly $280 for us. They trapped us into a corner: wait in dangerous heat, or hire an outside technician and face an automatic claim denial for "tampering." A leak in my pool yes covered above at pool motor but Not below waterline in case a 48 year old pool just miight have a pool leak in the deep end. Another claim leaky kitchen faucet and master bathroom shower head . Vick of Triple S plumbing checked it out and measured water pressure with some gauge of the trade. Turns out pressure was too high causing the leaks. Alas, here comes the rub Vick can fix the problem but he needs approval from AHS. He goes to his truck and after explaining his finding comes in my abode and dismally states code whatever say BB0 just cause I like that number that won't cover the regulation expense. What an incredible surprise .So bottom line I will be charged the customary enter fee of 125 from AHS. But I know when to quit unlike true gamblers, when I am behind. I will consider using Triple S in the future and Vick a capable affable fellow. On other words Triple S and Vick in column Yes and right up to the line column No AHS. This has been one of the worst customer service experiences I've ever had. We are currently dealing with an active sewage backup in our home. All three bathrooms and toilets are affected, and we cannot use our kitchen sink, dishwasher, or washing machine because wastewater backs up into our home whenever we use the plumbing. Despite this, American Home Shield initially refused to consider this an emergency and told us we might have to wait several days. The first plumber they sent admitted he did not have the proper equipment to fix the problem. They then assigned us to another contractor who has never contacted us and never answers the phone. After reading recent reviews, I found many customers reporting the same issues: no communication, missed appointments, long delays, failure to diagnose problems correctly, poor-quality work, and even additional damage caused during repairs. As of today, our problem is still unresolved. We pay for a home warranty so we have help when emergencies happen. Instead, we have spent hours on the phone, been told that a sewage backup was not an emergency, and have been assigned an unreachable contractor while our home remains partially unusable. We pay nearly $1,000 a year for our ShieldGold plan, and when we actually need AHS to come through, this is what we get. Their own contract (Section 9H) explicitly mentions Cash-in-Lieu payments when repair would be 'economically wasteful' - and yet no one we spoke to over two-plus hours would apply that language to our situation. I have been paying them for over 6 years for a premium plan and when the system finally failed they claimed "no access" (false) and refused to log the report from a second technician. They then kept me for over an hour on the phone trying to convince me not to cancel my policy with idiotic little $100 credits when they were scamming me on an $11,700 expense. I have a warranty on a rental property. Both the refrigerator and washing machine stopped working on a Wednesday. AHC scheduled service with a company for the following Monday (long wait with no fridge but understandable). Technician came and says he fixed the washer but can't figure out what is wrong with the fridge. Call the company, they have to send a "senior technician" but can't schedule for another 10 days! Then the following day the washer has the same problem and doesn't work, after being "repaired". AHS doesn't care. I asked to work with another service company who can come earlier, they said no, once a service company is assigned they won't change it. We had our sewer ejector pump break down. We are covered under an extension policy. We had to wait 2 weeks before AHS allowed us to find a contractor after they were not able to find one. The agent provided us with the following instructions to give to the contractor after the contractor diagnosed the problem: "send an email to ahsosa@ahs.com referencing Dispatch# XXXXXX, giving a description of what the issue was and what would be required to fix it." My contractor did exactly that, even provided pictures. No word from AHS. So now during a chat session, I'm told the contractor has to now CALL AHS, sit on the phone to answer questions??? YUKON REPAIR AND MS APPLIANCE REPAIR both told me where the problem was (upper left compartment ) of the washer is leaking and how it should be repaired. American Home Shield is a complete waste of time and money. I have submitted three separate claims over the past six months to get my refrigerator fixed. During that time, they sent three different companies on a total of 10 separate occasions, continuously replacing the exact same parts over and over again. Every single part in this refrigerator has been replaced at least twice, and the unit is still not working. Because of their total failure to fix the issue or replace the appliance, all of my food has completely spoiled on three separate occasions, and I've been forced to buy and rely on a separate mini fridge just to get by. Save yourself the stress and money, DO NOT buy a policy from this company. 6 months later, I'm still waiting for a solution and it feels like I'm on the customer service line every single day. The technicians that have come out have told me that the fridge is unrepairable; however, AHS makes them keep trying instead of buying me a new fridge. I will add to the litany of issues with American Home Shield. Save your money. First, they will come up with any excuse to they can to deny your claim to begin with (it's not specifically covered, you need to contact manufacturer, etc). When you finally prove to them that you are filing a claim for the something they are supposed to be covering, they will make you pay a service fee that is higher than a standard service call and then pawn you off on sub-standard contractors. 2 claims - the first a washing machine - took 4 visits, 2 from contractors that were from a foundation/roofing company, not an appliance tech. Then, after 4 weeks, did get a replacement, but it was installed unbalanced and had a stripped screw in the door. Second, a hot water heater. Had to be replaced. They add $750 in additional equipment required, then did sub-standard work leading the tubing leaking gas. Then, by the time we discovered the gas leak, the company no longer answered their phone, returned messages, or responded to emails. They just closed up shop. Yet another contractor LLC company that scams until they're caught, then will open under a new name and scam both AHS and the consumer again. And of course, AHS response in all of these cases is, you have to deal with the contractor. Multiple calls to them lead to the same response. "You can pay for us to schedule another service call". Like I would want anyone they would schedule to do anymore work in my home.... read more

He used the excuse that he didnt have access to the attic so he couldnt diagnose our electrical problem. I would give them negative stars if I could. There are many things wrong with this company. 1) If you look up the service providers they send you on yelp, you will find that they do not have the best reviews. 2) In one incident, I was sent a "plumber" with little experience and no license. He told me he could not get an apprenticeship because he couldn't pass the required test. As part of his diagnosis for our water leak issues, he proceeded to make a large hole in the ceiling. He claimed that the ceiling needed to be cut out to access the offending pipe. I got a second opinion and this other plumber fixed it without needing to access the hole. 3) I had a simple toilet issue (wasn't flushing). Home Shield had to send a plumber 3 times to fix it. I was recently able to fix it myself very easily (just needed the parts from Home Depot and replacing it was a piece of cake). 4) The last straw was an AC issue. We had a leaking coil and Home Shield's referred provider sent me a quote claiming that the parts and labor for the job was not covered under Home Shield. Home Shield agreed. The issue was that the quote I got was the highest out of all the quotes I got on my own outside of the Home Shield network. I ended up going with my own provider who had great reviews here on Yelp and was 20% cheaper than the Home Shield quote. 5) I decided to cancel their services. Went into my Home Shield account to review and cancel. Happened to check all my Home Shield bills through my credit card account when I noticed that they have been billing me twice a month. In the past, I had helped to cover my mother's home for about 6 months but had called and canceled after it was sold. My account updated and reflected that my mother's house was no longer showing up as part of the account. I called Home Shield and explained the issue. They said they could not find a recording of my cancellation and therefore will not refund. This was several hundred dollars worth of mistaken billing. I will admit that part of it was my fault for not catching the mistake sooner. However, a different customer service rep mentioned that they saw a discrepancy on my account with only one billing a month showing up. I asked then why am I being billed for two homes? They kept saying that they will not refund my money anyways. I let them know that that is theft but the customer service member did not care and no apology for their mistake. 6) This is a disaster of a company. Definitely not worth rewarding them for bad behavior let alone criminal behavior. I asked them to cancel my account and took pictures of the account website details with cancellation on it as proof. I have read online that they are a hard company to cancel - i.e. will need proof of cancellation in case they keep the account open despite the cancellation. read more

I have been extremely disappointed with the service I've received from American Home Shield. My dishwasher has been out of service for nearly two months, and after two service calls, it is still not repaired. The original contractor requested a part that AHS denied. I appealed the decision because, according to the contractor, that part is not actually required to fix the dishwasher. After waiting on hold for approximately 90 minutes, AHS finally agreed to send a different contractor for a second opinion. Unfortunately, I was then told the earliest available appointment was another 10 days away. Throughout this process, it has felt like AHS has created unnecessary obstacles rather than helping resolve the issue. Long hold times, repeated delays, and a lack of urgency have made an already frustrating situation even worse. It often feels as though the process is designed to wear customers down until they give up. This level of service is unacceptable, especially considering I pay a monthly premium and a $100 service fee every time I submit a claim. After two months without a working dishwasher, I expected far better support and a much faster resolution. read more

They scammed me out of an a/c repair. They have vague clauses specifically designed to deny your a/c replacement. The companies that they have contracted uses this language to deny you an objective and rightful diagnosis. The first company did not even do any diagnosis test, that company was not even certified for my a/c system, yet American home shield quoted them for denying me coverage, saying a missing $5 ventil cap disqualifies me from a $5000 replacement. The "second opinion" company, equally made up another of their reason to deny me. This time it was abnormal damage. Of course our own HOAs trusted a/c company did not agree to their non-sical claims, but AHS only considers their own contracted a/c scam companies. As long as they insist having these clauses, know that they are purposely scamming people. They are notorious for using language like "not normal wear and tear" or "foreign debris" or "missing parts" to deny service you have paid for and are entitled to. GARBAGE!!!! They gave me an excuse why my dryer wasn't covered. My central AC (less than 10 years old) died. The company they sent came out, replaced the whole system with $4K they said wasn't covered (?) so I paid it. They said it had a 10 year warranty. It still didn't work. They came back out (now $250 in service trips) and said maybe they were wrong and now I needed a whole new HVAC at an additional $4500. I placed a new service call for a second opinion ($125) and the new company wouldn't work on it because the original company not only installed it wrong, they didn't even reconnect the wires. AHS said too bad. I've since called AHS 3 more times (additional $125 a trip) and all companies wouldn't work on it because the original company messed up so bad. The additional companies even included the reports and pictures. AHS again would not only not cover it, they said it was up to me to contact the original company to get it fixed. No recall, no help at ALL. $125 a service trip x 5 with zero help. One company said AHS is by far thew worst home warranty service. read more

They were good 10 years ago and replaced the dishwasher. Now my AC has been broken for awhile and it's a nightmare. And if you intend to fix your old 21+ year jalopy of an air conditioner, and it uses expensive outdated freon, check your policy or you wlll get hit with a 1K charge.
