It was a very difficult application and approval process. The staff though was very helpful and pleasant. When we got into our house, Tracy came out to see all our maintenance requests. He was very helpful and treated us very well with our requests. Once we moved I we had several more maintenance requests and all were tended to in a timely manner. The vendors who came out were exceptional doing a superb job, taking care to meet all our needs, cleaning up after themselves, and going above and beyond to make things right. read more

So I did not specifically live in a AMH home, but my friend lived in 1 in Stansbury in Mccordsville, Indiana. Their water heater pipe somehow was moved and it leaked all over the laundry room and part of the kitchen floor. AMH was called and they sent out 2 men a few days later. They tore up the whole floor. It was the fake hardwood. So everytime you walked in the house you had to make sure not to take your shoes off, due to them leaving the adhesive on the floor. They didnt replace the floor for about a month later. Everytime it rained you would see water pooling on the floor by the backdoor, and earth worms come up through the floor. If you were to shower in the guest bathroom you had to make it quick because it would leak down into the kitchen. I think I saw the maintenance people there maybe 10 times out of the 5 years they lived there, and never really fixed the big issues, just patched it up. Plus in 1 corner of the backyard they have a poison ivy bush growing. It is growing into the neighbors back yard too. It was stupid that they were charged for full payment of rent when the floor was messed up. The house they lived in is not worth it until they fix all the problems in it. They send in these people to come and fix the place up after the previous renters have left, but they dont actually fix anything. The renters after my friend left said that the place was a shit hole. Makes no sense to pay 2200 for some place like that. read more

We moved into an AMH home in July of 2026. Upon moving in, we received a letter that everything in the house was in good standing including all appliances. Several lights were not working due to an electrical wiring issue. The freezer ice maker was not working. The tub jets were not working. The bathroom toilet constantly runs which increases our water bill. There were broken shelves in the refrigerator door. We submitted our first requests and maintenance man showed up several days later. He was incapable of fixing anything even though he was here for 3 hours. He tore up paint on the wall and left screws out of the the light switch housing. He said that they were fine when he checked them which was in the email, but they were not. Some other people showed up 6 days later and were able to take care of the lights. We also received refrigerator door shelves in the mail which we installed. When it came to the tub jets and the freezer ice maker, we were told that these fall under resident responsibility. I am very disappointed in the care the company has taken with what we were guaranteed upon move in date. Based on what the email response from the maintenance request, and what other customer reviews state, I expect to be charged when I eventually move out for a problem that existed before I even signed a lease agreement. I am very disappointed that we chose AMH as part of our lives. I will leave this with a quote from their email response "Hello, This is SaNiyah with AMH Maintenance. I am reaching out to provide a follow-up regarding the service request you submitted. After review, both the tub jets and the ice dispenser fall under resident responsibility according to your lease agreement. This morning I got my move out inspection form and was shocked. They torn out the carpet in the master bedroom and installed new flooring there wasn't a thing wrong with it in fact the carpet was installed sux years ago when I moved in. The also are charging me for structal damage. I would like to know hiw i did structal damage? Take my review seriously dont rent from them. Run dont walk. They have consistently raise their prices by ridiculous amounts every year. The house market has went down dramatically in our area, and they again are trying to raise rent $300. I asked them why this is happening, and they said pricing deemed that is a good price. They need to get rid of their pricing team when they are raising rent over $600 more than the average rental equivalent. Find somewhere else to buy if you can, because they are way too overpriced and their repairs are super cheap that never lasts long. Our air-conditioning hasn't worked for 6 days at this point. During a heat wave. Inside temp has gotten up to 91 and all my fish have died. Mutiple calls to the maintenance number just Links you to an ai generated voice that tells you to call the number youre currently talking to. After 6 days we did have a third party vendor show up and say we need a whole new unit(current is 25 years old) but he cant move forward until AH4R replied and approves. Absolutely evil company. Someone needs to look into their business model of buying cheap houses that fall apart, and then charging renters for it falling apart for normal wear and tear. They're owned by State Street, so they have the money to bully and extort their renters as much as they want. At move out, they'll absolutely charge you for whatever they can, even finding $5 here and there. What they do is they know a couple hundred dollars of charges isn't worth fighting legally so they take advantage of you knowing that you'll do nothing because you can't do anything. I have been trying to call for days now to cancel my lease (It will automatically go month to month if you don't renew a full lease) and I have gotten no one to call me, text me, or email me back. They're overpriced, have shitty homes, and have no communication what so ever. When a payment doesn't go through, they don't give you a call about it - they just let it ride & hit you with an eviction. When you put automatic payments, you don't think twice about it. Any normal place would give you a call, especially with it being AUTOMATIC PAYMENTS. The homes are all renovated in the cheapest way possible, so first day of move in we already had stuff that wasn't fixed or already coming undone. They don't care about their residents & only see dollar signs. When it came to renewing our lease, they were going to raise our rent over $500, but yet would try to rent it for a lower price. How the fuck does that make sense? This place is just a money hungry company & are scums just like the rest of rental companies. On top of all of that, even though they took last months rent up front from us, they still claimed we owed for the last month. Piece of shit company who just takes!!!!! AM4R is the WORST company to rent from, agree that someone needs to look in to their business and hold them accountable for what they do, extort you! They are very crappy houses that they cut corners to make "livable" and then make the tenant pay for literally everything. I started out paying 1250, they WILL increase the rent EVERY year 100.00 or more, I ended up leaving after they reached 1750 (house not worth that cost). They often add "fees" to your ledger (anywhere from 5-100.00), they add your utilities to your ledger without noting the break down or actual bill from the utility company (who knows if your really paying the correct amount). When I left they took my deposit and than charged me an extra 1000.00 + for light bulbs (if they do not like the brand they will charge you to replace), batteries (mine were all knew, did not need replaced but still charged). They will charge you for cleaning and painting ( I cleaned and I never painted when I moved in yet still charged even when they advertise the homes as "lived in"). I was charged 200 for cleaning the outside of the house (pressure wash..again normal weather wear). I was charged for a bath stopper, lawn care, vent cleaning and lots more! I tried fighting legally due to all the nickle and dimeing they did to me. I was told that in the state of Indiana tenant DO NOT have any rights, they know this and this is why they can get away with what they do! Also, be careful, when it comes time to move out they will NOT make it easy and will try to get as much money out of you as possible. Obviously I could not pay the ridiculous amount after moving out, did not get anything from going to court but WAS allowed to set up a payment plan....unfortunately that is an 8% interest on that too...again getting more money from a single mother of 2 trying to survive. PS. during my years there I had several months of no air conditioner in the middle of summer (temp reaching well over 100 in the home), they did NOTHING to help me and never took money of the bill for the inconvenience. I had someone try to break in the house and I was stuck paying the damages. The fence had holes in it and they refused to fix it unless it "fell over". After three months, I did it myself. We always had a difficult time getting a hold of the manager. We had numerous issues that they sent people to fix and was never done right. American Homes 4 Rent service request is very responsive when requesting maintenance done to the house. I have lived in a rental house in Fishers with my sisters for 3 years now. We have had some locations on walls and baseboards that need to be repainted but according to AH4R they only have exterior locations on rental homes. Was just disappointed because renting for 3 years the less they could do to keep the value of the house. Come touch up the paint and so the paint matches because the paint was left back in 2022 has dried up. I did some research the paint colors form Sherwin-Williams are for commercial customers only and if if I buy the mixes they would not match correctly with the existing formulas in the house. read more

I just began renting with this company and am u impressed. I moved from N.C. to IN therefore everything was online. I was sent an "inspection" report prior to move in that was basically just pictures. The weekend I moved in I discovered the outside faucet was leaking water steadily. The bathroom faucets leaked and the sprayer in kitchen didn't work. When there is an issue you have to open a request - they will send someone out to assess - then send someone back to fix. Today the tub backed up when taking a shower, then toilets backfilled and my closet flooded as it is behind the drain in the laundry room. I called an hour ago for urgent support as I can't use toilets. there is also something wrong with heating. Half house gets heat other is freezing. Could be Worse - could have bought the money pit. They obviously don't do a good job keep up with maintenance. I will never use this company again or recommend. read more

Worst decision ever . We had already put in a notice to move out in two months . AH4R had a new website for payments . I tried to make payments for 5 days using the new site and it would not take my payment . I called them and the lady on the phone at the time said they were not allowed to take payments over the phone .. She told me to try web site again tomorrow that they know there were many issues going on and if that did not work mail it Las Vegas . I asked if I would be charged for a late fee, she said I don't think so . So for the next two days I tried using the site and nothing payment would just sit there and spin . So I mailed the payment off and before they even received it I get this eviction notice that I had 14 days to get out.. I'm thinking you cannot be serious .. I called the scumbags and told them what had happen but did not matter they still refused to take my payment . So we just moved out that next weekend .. They of course took are 2k security deposit and sued us for 5k .. to this day not sure where they came up with that number. I'm 62 and to this day only place I have ever had a major issue with. This rental company is not one anyone should go through to rent a home. I was in the military for 8 years and have deployed. Not once did I ever believe I'd be treated the way I have by AH4R. Let alone experience such horrible living conditions. Myself and my wife are renting this infested house of mold. We were unaware of how back it was and started doing work order on the home in less then a week after moving in. My suggestion is to please READ the contract and do a physical walk through and LOOK at the home before signing anything. If you happen to rent through them record all conversations or put them on speaker so everyone around can hear and keep a log of all documents. They don't like being recorded because what they say and are doing isn't legal. Best option is to email but they will take forever to reply. If all else fails report to the BBB or the FTC. *** Check their 5 star reviews on google made by friends and family. They also email tenants a link so they will leave a 5 star review. If I could a zero rating, that is what I would do. We have rented with this company for two years now. The house we are in has had over 30 work orders and a lot of the work is still not done. 4 months on several of the work orders. We are on the second gas leak from their company fixes. Citizens shut all of the gas off to the house three days ago and the have done nothing to fix it. Ice cold showers, and we just had to drive 30 minutes to my father in law's house just to take a hot shower! Yet they have no problem collecting their rent every month. Once you've signed the contract all they care about is money. They don't care about your health. They paint over mold and cover it up. They will tack on ridiculous charges. Also any wear and tear will become the tenants responsibility once they hand you the keys. Don't have any expectations on having work orders properly repaired because everything needs to get approved through their Vegas office. Also multiple vendors will be sent out to your home. The tenant must be there. The timeframe is usually for 3-4 hours and that's if they even make it. Of course if the tenant misses the appointment AH4R will bill the tenant. DO NOT RENT HERE: We were without AC for over two weeks during a period when outside temps were 90+. The upstairs of the home - where all the bedrooms and most of the bathrooms are - was unbearable and unusable during this time. We couldn't eat, sleep, or work in the home for several days. We stayed with friends, in a hotel, etc. The contractor they hired canceled several appointments (or did not show up as promised) and then misdiagnosed the issue, which caused this whole thing to drag on for 16 days. I made my concerns known to their corporate and local office - no one cared. I could barely get them to respond. A request to speak to a supervisor was ignored. No one offered to bring us fans or a portable AC unit even though - according to a rep from their corporate office - they should have done so. We pay almost $1500/month and the most they will give us as a concession for all of this ridiculousness is $150. And this is just one of several similar maintenance issues we have had in the 6 years we have been here. Their office is a nightmare to deal with; I have had to threaten to involve the Board of Health on multiple occasions just to get a response. Most items will not be fixed quickly or correctly, and you are on your own to suffer if something major - like AC or a hot water heater - goes out. read more

They deserve Zero stars. You will NEVER get your property manager to answer their phone. You will NEVER get supervisor/higher up manager information to address issues. My house has been without hot water for over 60 hours now (Indianapolis). NO ONE even got a hold to schedule to fix it until we were already without hot water for about 40 hours (yes almost 2 days) BEFORE IT WAS SCHEDULED. My property manager failed to assist, her supervisor has NOT returned any of my emails. Business hours not listed (plus other reviews say their door is locked all the time and people can't go to their "office." I have sent emails, made phone calls, asked for help, etc... I FINALLY have someone coming to look today at 10am. 10 AM will be just about 63 hours since they were notified we did not have hot water. We have a 7 and 4 year old in the home as well. Erin Cruz is the "Senior Property Manager" in Indianapolis Indiana. No One will give me her phone number. I have emailed her twice in the past 24 hours with requests/information and she has FAILED to respond. My Property Manager is Darnella Decot and she has DONE NOTHING. Well let me change that, she has told me literally what she CAN'T do. NOT WHAT SHE CAN DO. I've been told by 5 different people that the local maintenance manager would contact me. NEVER ONCE have they reached out. This is ridiculous, their lack of communication is unacceptable and their response to maintenance is unacceptable too. Choose this rental agency for a terrible experience! After moving in I smelled urine in my entry way. I'm assuming the previous tenant had a cat. I called multiple times for a request to fix the issue. Ozonator didn't work, the "handyman" they hired replaced one piece of bottom trim, then they hired an outside company to fix it. The guy came THREE TIMES. Each time he used a different spray rather than replacing the bottom of the dry wall. "Good enough to take out the smell of dead bodies"... my as* This place is a joke. Don't trust them. I was charged $300 for a cleaning fee when I moved out. I left the place much cleaner than when I moved in. They replaced all the carpet with hardwood so my fee obviously went to improvements rather than restoring the home to its original condition. American Homes for Rent is a gang of scumbags. I hope you enjoy reading this in your weekly meetings. I've heard you talk about how important reviews are when I walked into the office one day. You'll probably just blame this on me since you can't take any responsibility. Here's idea... stop trying to nickel and dime your tenants and giving them the run-around every time there's an issue. Renting from American Homes 4 Rent. No water, no air. Flooded July 9th damaging the living room, dinning room, kitchen, pantry, and laundry room !! been with out water since July 12th only got approved for 3 days at a hotel at the balance $150 each night. Stated if we pay out of pocket we will be reimbursed so at our own expense. My husband was away on military duties at the time of the flood & they refused to talk to me on several times I reached out to them. I had to call my pops to come clean the water up just so I could pack some of my things. Flood happen on a Saturday didn't send anyone out to clean the water up until July 12th which was 911 restoration to come clean the water, they ripped the carpet up completely and pushed all furniture into our kitchen First Plummer quit, after doing a walk through of the damage never came back. 3 days after flood ceiling started to leak and cave in onto the furniture that they pushed into the kitchen. Still no PROPERTY MANAGER HAS REACHED OUT ONLY MAINTENANCE Plummer just now coming out today and states that all three toilets need to be replace, theres mold, and the water pressure is way over 100 and suppose to be 70, there is hard water all through out the home and mold is not safe for kids. We have three girls with asthma and all three with eczema and the hard water is irritating to the skin and showing black marks all over there bodies. I live next door to one of their properties in Texas, the tenants have voiced their complaints to me on several occasions and they are the same complaints that apparently everyone else has, they refuse to fix problems.This is a company that should have any and all licensing revoked, they are essentially SLUM LORDS! I don't know why I thought we would get our deposit back. We even had 100% NO damage on the walkthrough and spent over $700 on cleaning and landscaping before moving out, so we could secure our deposit back. Instead of not getting it back, we were charged additional fees. When questioned about these fees, Brittany W, our account manager for Indianapolis, IN, just kept sending the ledger (we had access already and understood how to read the ledger). The fees could not be explained. I was hoping they could explain each charge by date and why there were leftover fees. After charges and payments, our ledger balance showed zero for July and Aug. We gave notice on July 13th ( I believe) and were out on 8/14/22. We paid through the 14th. On the September/final ledger - we now had NEW utility charges from April, May, and June. This was an "accounting error" on their end that they previously forgot to charge us. They also tried to get us to pay for the entire month of September, even though another tenant signed on September 2nd. We had to fight to get the charges removed, but we did; this was the only thing we were successful at. It is also hard to trust anything they say, as they have admitted to accounting errors, and our ledger has changed at various points. However, we did not get back our pet rent. Which with three dogs (the only reason we rented from them) adds up. I stated that per our agreement (Section 3.D of Landlord Rules and Regulations), it was unlawful for them to charge us, as they were physically removed from the premises when we vacated the property on 08/14/22. The 30-day notice should have been sufficient. As we broke our lease agreement early, we understood we were responsible. Our account was at a zero balance as of 8/14. We were then responsible for 18 days (8.15 - 09.01). The rent for that period would average $48/per day and equal to $864.00 we would owe, and the money is taken out of the deposit of $1395.00, leaving us with $531 of deposit money. As AH4R is charging us an additional $163.95, as far as Brittany can explain the two amounts, $694.95 are all going to additional fees and utilities. How are our last month's utility charges close to this number? We weren't living there after the 14th of August, nor have our utilities ever been this high. It's an insane amount that is not and will not be explained to us. We are weighing our legal options. read more

If I could give zero stars, I would. I've rented six different houses/apartments in my 20s and 30s and this company -- specifically this Indianapolis office -- is trash. Our house had an issue almost every month for two years, often for weeks at a time until the problem was "patched", never actually fixed. In response, they treat you like garbage. They only care about your money and I'm honestly shocked they haven't been shut down. I wish I could explain every last detail of our issues and how they were handled, but it would be thousands of words. 1 notable issue (out of dozens) was a broken water heater that led to standing water coming through the ceiling. It took 10 phone calls and 3 days before anyone came out. Another 3 weeks before it was fixed, and our walls and ceilings looked terrible after. Then they charged us absurd amounts for damages on move-out. Long story short, this company is basically bank-robbing people with no regard for anyone's livelihood. I'm a kind-hearted person but now that I have moved out, I can safely say AH4R is as corrupt as they come. The manager of this office was always unable to respond or "on vacation" for the entire two years we lived in our home. I made over 200 phone calls to different assistants or property managers but could never reach the head manager. If you're looking to rent from AH4R, you would be better off burning your money and living in your car. All things considered, my roommate and I probably lost 3-4 months of our lives without hot water, AC, or a refrigerator and we were not appropriately reimbursed for any damages. This place sucks. Any issues have come up and we have to reach out to our "property manager" she is non- existent along with her supervisor. They don't return voicemails or emails. Our AC has been out for 9 days now and we have no idea when it will be fixed as we are approaching temps in the mid 90s to 100s! We have left numerous voicemails since this all started addressing the fact that I have 3 children and a dog and she does not care whatsoever. With no end in sight I contacted the Board of Health today to report. They are way overpriced, don't care about the families that they are renting to. read more

We moved into our home in May 2018. The location offered a wood deck, gas fireplace, ceiling fans throughout the home, and other nice amenities. We have had nothing but issue after issue since moving into this home but we continue to rent due to the proximity to work and school. 1. My 110 lbs. wife fell through the rotting wood deck within the first couple of weeks we lived here. They have refused to replace the deck and only send someone out to replace boards as they rot. 2. We found that the gas fireplace is not working and would need to be completely replaced. AH4R is not willing to update/replace this feature that they advertised prior to our rental agreement. 3. We placed several maintenance requests to have our kitchen sink fixed as it would only trickle a tiny stream of water. Finally after many months they sent a tech to replace the faucet. 4. One of the toilets needed the guts replaced because it was constantly running. They explained that the expense was less than $100 and those sorts of items are to be paid by the tenant. However, they made an exception this one time. I have never heard of this sort of treatment in a rental agreement. 5. One of the ceiling fans began to detach from its base. When the tech arrived to fix it he informed me that he will fix the issue once but, they are not fixing ceiling fans moving forward and that if it happens again they will replace the fan with a simple light fixture. 6. Our dish washing machine has began to leak. They said they will send a tech out in 1 month to address the situation. I asked why it would take a month and they explained that a leaking dish washer is not an emergency since I can wash dishes by hand. I have read a lot of other negative experiences about AH4R and now I'm mad at myself for not researching them before I signed my lease last week. Ami Bah is our "property manager" and she is rude and showed us no respect over the phone. My wife is pregnant and our heat doesn't work. They sent us a 15 question questionnaire and said they would review it and schedule a time for a technician to come look it it. It's been 3 days so far.... I have just moved into a home 2 weeks ago. I found upon moving in the ice maker and water dispenser on the refrigerator do not work so I submitted a service request. It appears with the water line connected the tube internal to the refrigerator is missing so the ice maker will not work. The maintenance team called and said this is a cosmetic issue and I would have to pay for the cost. I have lived here for 2 weeks. Avoid American Homes 4 Rent at all costs they are performing bait and switch tactics to con people. read more

I rented with American Homes for rent for 2 1/2 years unfortunately. My first experience was on my move in day and my house was still dirty, I asked are they planning on coming back and cleaning. The property manager said no it's been cleaned already. I pointed out dirt all over the floors, counter tops, and inside drawers. She said I'll see what I can do. Then when we were reviewing the lease she said they expect the tenants to clean the home on the way out. I said this home is not clean? She said and we charged the previous tenants for that. I said you can't just charge people fees, not do the work and then turn the work over to the next tenant and expect them to clean it on the way in and the way out. I signed the lease and came back to move in later that evening and the house had not been cleaned at all. First red flag. I also don't believe they serviced anything between tenants there was lots of work that needed to be done. I reported this and they supposedly scheduled a service guy to come out but he never showed up. Second red flag. Throughout my time in this home there have been many service issues that were either not taken care of at all or they were very slow to address. Here are a few examples: 1. No Hot water (5 days to address this) 2. A/C not working (2 weeks to address this, then requiring a follow up call and having to wait an additional 4 days, middle of summer HOT!) 3. Garage door opener not working in the middle of winter (3 months to repair this as well as dozens of follow up calls to remind them it was still broken) 4. Broken range burner (never fixed) 5. Water leak in the ceiling (issue at move in) (Never fixed in 2 1/2 years despite telling the maintenance guy every time I had one at the house.) 6. Toilets clog daily (very low quality low flow toilets) There are many more issues but I just wanted to highlight a few. My opinion is that this company is a large slumlord, They will raise your rent $50-100 a month every year finally forcing you to move out even if you were ok with the poor quality maintenance. ( yes, including during the pandemic) They are focused on one thing profits at your expense. BONUS: I had a friend who happened to get a maintenance job with AH4R. He told me that people at the corporate office would routinely go through the work order list and clear work orders that were not complete. He said he would follow up and try to see what happened and the system would say the Work order was closed and completed. That's why you have to call dozens of times about the same issues. read more
