    I lived at a Barrett and stokley property for 2 years. During these 2 years I have seen at least 4 major office changes and at least 3- 4 Property managers. Obvious red flags! While the most office recent staff is probably one of the better in terms of customer service, in my experience with a situation that escalated to corporate office, it showed that this million/billion company doesn't care about residents. Brief synopsis on issue and mgmt/corporates stance: I was left financially responsible and was paying $300-$400 mo for a 1bd electricity bill for a malfunctioning furnace part...during the frigid winter months. In other words I was paying for heat and not receiving it. Maintenance response- they neglected to inspect the furnace. They Came out multiple times and couldn't find problem. They told me to basically accept the fact because I live above garages I should expect my furnance not to keep up with demands. Excuse me, like what type of management answer is that??? Last year...heat worked just fine(kinda. it actually worked too well because there was a malfunction causing heat to get up to 90 in apt though it was set on 75 max) Anyways They offered a space heater. Which would only cause my bill to rise. I declined and requested a third party vendor. He was much older than property techs and he found the problem within 20 mins. I escalated this issue to corporate requesting some type of reimbursement/credit Corporate response - aka some cookie cuter responses. "we value your feedback" "sorry your experience didn't meet expectations. " this ain't McDonald's and I pay way more than $5 on rent and utilities! They offered me a $100 gift card. I was offered more the last time there was a malfunction and my bills were much higher this year than last. They are simply not concerned about the burden , financially and physically I occurred for their negligence. They also aren't consistent Corporate decisions counteracted the work being done a local level. I think office staff did a way better job with trying to rectify vs corporate. Maintenance needs more training and support. I'm still not understanding why they did not inspect the furnace for a work order that clearly states improper heating issues. My experience with corporate has weighted my overall experience a great deal reflecting in my score rating. Guest Parking is practically nonexistent.

    My family and I lived at a Barrett & Stokely apartment complex called the Pointe located in Hilliard Ohio from 2019 until September 2023 My experience with Barrett & Stokely is a most disturbing one, I hope no one experiences what my family and I experienced. Here is my experience: In the last 4 years the Pointe has had 5 property managers hired by Barrett & Stokely. The latest property manager is Jessie. She started the first week of July 2023. On July 15, a letter was taped to my front door. The letter stated the Pointe would not renew our lease for a fifth year. We had to leave when our lease expired on September 11, 2023. It was not signed by anyone. I sent the following message to Jessie, the new property manager. Begin Message: My name is Joseph Tesoriero I have been a resident since 2019 and have renewed leases in 2020, 2021 and 2022. My daughter starts her Senior year at Hilliard Davidson and starts applying for colleges in August. I received an anonymous letter on my front door that the Pointe will not be renewing our lease for 2023. is this anything you are aware of? What are the reasons we are not welcome at the Pointe. Please Advise End Message A screenshot of the message is attached. After 3 attempts and 4 days at sending the above message, Jessie replied that legally she did not have to give a reason. Barrett & Stokely's decision not to renew our lease for the fifth year galvanized my family to search for a rental before my daughter started her Senior year at of high school. We had to search for a rental within the school district or my daughter would have to transfer to another school. Her plans for early enrollment to college were gone. Any chance for student financial aid is in jeopardy because you need the same address on your college application as your college acceptance. We had to find a new permanent address before we can submit college paperwork. While we searched for a new home, wondering why our lease was not renewed, Jessie moved into the vacant apartment directly below us (talk about audacity and boldness). Immediately after we moved out, Jessie moved her extended family into our apartment, directly upstairs from her. Barrett & Stokely hired Jessie as the new property manager and allowed her to move her family into the apartment we were living at for 4 years. No wonder she did not want to give us the reason. Barrett and Stokley disrupted the daily lives of my family so they could accommodate a new property manager. Barrett & Stokely does not care about their tenants. If they did not hire Jessie, we might still be living at The Pointe in Hilliard Ohio and would not have to go through the difficult process of moving. I would not recommend living at a Barrett & Stokely location.

    They can return my deposit in less than 3 months. Left July 17th they have changed refund date twice, and are now saying October 14th

    Terrible management. They have poor quality apartments and overpriced rent. Maintenance is almost impossible to get a hold of.

    We moved into an AMH home in July of 2026. Upon moving in, we received a letter that everything in…read morethe house was in good standing including all appliances. Several lights were not working due to an electrical wiring issue. The freezer ice maker was not working. The tub jets were not working. The bathroom toilet constantly runs which increases our water bill. There were broken shelves in the refrigerator door. We submitted our first requests and maintenance man showed up several days later. He was incapable of fixing anything even though he was here for 3 hours. He tore up paint on the wall and left screws out of the the light switch housing. He said that they were fine when he checked them which was in the email, but they were not. Some other people showed up 6 days later and were able to take care of the lights. We also received refrigerator door shelves in the mail which we installed. When it came to the tub jets and the freezer ice maker, we were told that these fall under resident responsibility. I am very disappointed in the care the company has taken with what we were guaranteed upon move in date. Based on what the email response from the maintenance request, and what other customer reviews state, I expect to be charged when I eventually move out for a problem that existed before I even signed a lease agreement. I am very disappointed that we chose AMH as part of our lives. I will leave this with a quote from their email response "Hello, This is SaNiyah with AMH Maintenance. I am reaching out to provide a follow-up regarding the service request you submitted. After review, both the tub jets and the ice dispenser fall under resident responsibility according to your lease agreement. As a result, these items are not maintenance-related repairs that our team would be able to address. Thank you for your understanding. If you have any questions or concerns, please contact your Resident Manager for further assistance. Best regards"

    So I did not specifically live in a AMH home, but my friend lived in 1 in Stansbury in…read moreMccordsville, Indiana. Their water heater pipe somehow was moved and it leaked all over the laundry room and part of the kitchen floor. AMH was called and they sent out 2 men a few days later. They tore up the whole floor. It was the fake hardwood. So everytime you walked in the house you had to make sure not to take your shoes off, due to them leaving the adhesive on the floor. They didnt replace the floor for about a month later. Everytime it rained you would see water pooling on the floor by the backdoor, and earth worms come up through the floor. If you were to shower in the guest bathroom you had to make it quick because it would leak down into the kitchen. I think I saw the maintenance people there maybe 10 times out of the 5 years they lived there, and never really fixed the big issues, just patched it up. Plus in 1 corner of the backyard they have a poison ivy bush growing. It is growing into the neighbors back yard too. It was stupid that they were charged for full payment of rent when the floor was messed up. The house they lived in is not worth it until they fix all the problems in it. They send in these people to come and fix the place up after the previous renters have left, but they dont actually fix anything. The renters after my friend left said that the place was a shit hole. Makes no sense to pay 2200 for some place like that.

Communication from both companies has been consistently poor. I often waited three to four weeks for basic responses, and several maintenance requests went completely unacknowledged. ZuluScape also failed to ensure renters insurance was enforced, even though it was required in the lease, and I had to push repeatedly to get this corrected. Billing problems were constant--duplicate management fees, unexplained charges, and repairs done without any notice before showing up on my statement. Most recently, we weren't informed that our tenants planned to move out, leaving us with an unexpected vacancy. And when you try to leave, they attempt to charge a $500 termination fee. In my experience, Reality Wealth Advisors and their management arm, ZuluScape, showed a consistent lack of communication, slow response times, and repeated administrative errors.

I…read morewanted to write this review on T&H Realty Services because they are deserving of the recognition. I am an out-of-state investor (I live in CA) but own property in Greenwood, IN that is managed by T&H. When my business partner and I purchased this property it was managed by a different PM who we stayed with upon acquisition. After about a year of terrible service, we decided to change PM companies. We landed with T&H. At the time of this review, we've been working with T&H approx 1.5 years. I typically handle more of the repair/maintenance issues with the property and my business partner usually handles more of the admin side of things. With a construction background, I stay connected to what R&M are being done at my properties. With that said, I've dealt with and have worked a lot with Tanya Carmen, one of T&H's PM's. Tanya is responsible for the move-out and on-boarding inspections and reports and I must say, she does an incredible job. She is very thorough and has great attention to detail. When my business partner and I purchased this property, unfortunately it wasn't very 'turn key' which has made Tanya's job much more involved getting things up to their standards. Tanya is very easy to work with, has prompt communication and just an overall great person! If you are looking for a professional PM company that cares about your property and their tenants, T&H is a sound choice. James

    All of the photos were taken today (10/02/2024)...except the marked Future Resident photo to show…read morethe passing of time the dog poop in front of the leasing office was avoided. I was advised today that the buildings are vacuumed on Sunday and Wednesday. However, our building has only been vacuumed once in the 2 months we have lived here (and the last time was right after my husband's review). Now, I realize it is fall and leaves will be coming in the building (because I'm not an idiot), but the amount of leaves in our front entrance, up the two flights of stairs and gathering outside our apartment door is not from just the past 2 days. It has been accumulating since 8pm on September 15th (when they vacuumed last). They came in on September 17th to change the air filters (behind a locked door), but they did not clean up all the gathered dust and dirt. Since we aren't ''allowed'' in these rooms, shouldn't they be cleaned regularly as well? Given the amount of dust accumulated on the grate and bunched in the room (pictures provided), as well as all the dust and lint behind the dryer (which is a fire hazard...according to my father-who was the fire chief of Rochelle), the amount covering the bathroom fan vent and sprinklers throughout the apartment...there is no way this apartment was properly maintained before we moved in. Look at the amount of dirt and webbing accumulated on the lights outside our building. Today, I took 13 pictures of dog poop that varies from fresh to dried out. All of these pictures were taken along a paved path that should have been spotted by whomever is supposedly picking up the poop once a week. Considering the pile outside the leasing office (in front of the Future Tenant sign) taken on Thursday, September 26 and again today October 2 you would think the staff would be more mindful to showcase their property better. Now, I will mention the curtain issue again in my review because it still irks me that I alone was single out. I get the reasoning and have no problem having removed them. The thing that bothers me is that the other apartments don't have to follow the same guidelines as we were instructed. I get they don't want people to hangs things up because it could damage the wood, but you need to be consistent with your rules. Considering how the wood on my porch is rotten to the point there are gaps, I just have to hope it is more secure than I can see and the corner doesn't collapse. Judging by the repair job it appears to be fixed and painted over instead of taken care of...there's a decent amount of wood missing behind that paint. Also, there have been shady people hanging out in our parking lot the past several weeks. Three times there have been people meeting in our overflow lot that do not live in the surrounding buildings and tend to leave once they are noticed. One guy sat in his car all day and even went down by the water to take a bath. The front office has advised all tenants to call the police about situations like this or about all the pot smoking all over the property. I'm not going to call the police when this happens, because it would become obnoxious having the police here that much (and I'm not going to put myself in that sort of danger). Not to mention, do you really want the police at your complex all the time? Lastly, I realize how I sound. I'm intense because I want to live somewhere that is properly taken care of. However, considering I was advised that they do ground maintenance on a regular basis and I can verify with pictures and witnesses that they don't get done, it bothers me that the front office staff doesn't check their property all that much. If they do, then you can't suggest that I'm lying. Even if you think I am...the pictures don't. Trust me...I can start taking pictures daily to show. Check my review on Yelp for other places I've rented.

    I lived in this complex over three years ago and before it became Lake Clearwater Apartments. The…read morestaff here was really helpful, maintenance was fast in fixing problems, and the apartments are huge for the price. Excellent location close to restaurants, malls, and a movie theater. Close to 465 and grocery stores, banks, and schools. The pool is nice but I wish that it was not located in the center of the complex so that everyone can look out and see you in your bathing suit. The gym area is small, but rarely busy. Machines are fixed quickly when they do break down (which was not often when I lived there) and each machine had its own television. Overall, my favorite apartment complex in Indianapolis.

The management, maintenance, and community are top notch. I have lived in at least ten different rental communities in my adult life (I'm 32), and this one has exceeded all others by far. Apartments are beautiful, location is great no matter where you work due to access to Keystone and 465, and I have yet to experience a single maintenance issue that wasn't addressed within a day or two, if not hours. They keep the property immaculate at all times, and were stellar in doing so post-COVID. Underground parking, pet friendly, and within walking distance of plenty of places to eat, drink, get massages or nails done, etc. It's also just an Uber away from many other great Indianapolis attractions. The management staff (Katy, Mark, and Souheir) are all highly effective communicators who care about the residents, plan endless events, and know you by name. If I could stay here forever, I would! If you're looking for a place where you get the bang for your buck, (at the end of the day, it's not cheap), you get what you pay for, and then some, here at Ironworks!

It's a very easy place to live -- parking, nearby restaurants & gyms, office area, packages accepted when you are away, etc. The units themselves are modern & clean. Katy, Souheir, Mark & the entire team go out of their way to help & make you feel at home. Highly recommend!
