I purchased a rental property through Reality Wealth Advisors, and the issues started immediately. Their construction left glass and nails throughout the yard, and it took more than six months for their property‑management arm, ZuluScape, to address it. Communication from both companies has been consistently poor. I often waited three to four weeks for basic responses, and several maintenance requests went completely unacknowledged. ZuluScape also failed to ensure renters insurance was enforced, even though it was required in the lease, and I had to push repeatedly to get this corrected. Billing problems were constant--duplicate management fees, unexplained charges, and repairs done without any notice before showing up on my statement. Most recently, we weren't informed that our tenants planned to move out, leaving us with an unexpected vacancy. And when you try to leave, they attempt to charge a $500 termination fee. In my experience, Reality Wealth Advisors and their management arm, ZuluScape, showed a consistent lack of communication, slow response times, and repeated administrative errors. read more

The company needs to get their act together, especially the maintenance: replacing a spigot (sillcocks) outside costs $227.5, while it costs $10 to buy the part at Home Depot (i.e. labor cost for 30 minutes is 217.5). I still contact the original rep who showed me the property, he is accessible and quickly solves any maintenance concern. Currently in global pandemic and late fees were waved. I'm sorry I even have to give 1 star to leave this review. I had to file small claims against them for mold damage, due to not fixing the water leak that I reported since the day I moved in 1 year ago. They contracted the mold remediation out to a less than qualified rude company called Templeton Construction, who would show up unannounced to work on their time.. not mine. I prepaid my entire year lease and they refused to let me out of the lease or return my money. The health dept gave them several violations with specific instructions and they failed to comply. A reinspection was done and more violations were added. read more

Zuluscape dba Realty Wealth Advisors are the worst. You have to contact them multiple times a day for several days (calls, emails, maintenance requests) before someone will even call you back/talk to you. Once you actually talk to someone, it takes 1-2 weeks for them to even try to solve the issue. Maintenance is mediocre at best. Even the third party companies that they hire to fix issues have negative things to say about them. I was told my a third party that they have to keep changing their name due to their negative feedback. I should have done my homework. I do NOT recommend them. It has been a HUGE headache! read more

We have been at our house a year then they say we didn't pay enough at move in by 700$ . I've for 2 weeks tried to take care of this as it was not our mistake and we multiple times went over the numbers and brought a handful of cashier checks to sign the lease and all was good till now. I was trying to sign a long term lease of 3 or 5 years and still just keep getting the runaround. I believe christine is the persons name who is able to help us and got one phone call to her after trying daily for 2 weeks. I was supposed to get a call right back and she not only hasn't she has avoided all my calls to straighten this matter out. This is the most unprofessional business i've ever dealt with my whole life. I wish we could find an owner to rent from that appreciated a tenant that fixed things properly without bugging them. Poor due diligence as property managers - bad tenant screening (had one with a rap sheet 2+ pages long!!!), inadequate securing of the property post rental, causing additional property damage, and no follow up / comedy of errors with collections attorney in trying to recover losses. Compensation offered to me to stay on as my property manager in Indy after all this was woefully inadequate. Not recommended. read more

We have been looking at rentals and I have come to realize that Zuluscape is terrible. They refuse to answer texts, calls or emails when asked about rentals. When we finally found one we liked; there were hidden deposit fees that were not included in the listing. We are currently trying our best to weed out all the rentals so we don't have to deal with Zuluscape or any if their realtors. I also wonder if the owners of these homes know that Zuluscape and their realtors aren't that motivated to get their homes rented. read more

This company is a scam. They changed their name to zuluscape. They were our property management for almost a year. we are still affected by their unprofessional decisions. Scams, lies and everything they have done to us. I would be very carful dealing with this company or at least an employee named Mike. It's a scam, he wouldn't let me read over the lease without paying him first. I have contacted my attorney so she can contact the company that actually owns the home to report this dishonest management company. I will also be making a complaint with the BBB and all over the Internet to save others from these types of scams. These rental scams are everywhere. read more

I am only giving them one star because I have to give them something but I don't even feel like they deserve a half of a store if I could I will give them a negative 10 Stars I would not suggest anybody to ever deal with these people to go find a place for you or your family to live these people have taken my money and move me into a mold field dump I moved in and never noticed that there was black mold that have been spray-painted until three months later when the house started leaking in three different spaces the first League was in my office that I use for a hair studio so it ruined a lot of products as well as there is mold all over the ceiling the second was by my hot water heater gladly they fix that it took them a few days we didn't have any hot water for a while but they did fix that then there was the leak in my bedroom ceiling then never stops leaking we have gotten rained on several times we have rearranged our furniture in the room several times we have to keep moving things and keep a bucket for water collections on our floor the ceiling has started to cave and I can stick my finger through it and the floor is so wet that it's like walking through a swamp you have no choice but to get up and put shoes on if you have to go to the bathroom in the middle of the night or anywhere else there is water coming out of my ceiling light bulb in my closet and only thing they did was spray paint around that to cover up the water stains as well as the mold and the ceiling in my room they just put a tarp over the roof so we have been cold for the last 3 months I have multiple sclerosis and I have been back and forth to the hospital sick more times just since I've moved in this house than I have my whole illness I hate this house I absolutely hate zuluscape and I hate who's ever bright idea it was to think that this was a livable I have went as far as to call the health department and got them involved and zuluscape tries to lie to them and says they can't fix things because I won't let them in the house well I do have a job I do have a life and it is not required of me to sit around and wait till some dumb chump contractors to decide to call me or to pop up and besides that it's the roof leaking not nothing else so why won't they start on the outside and fix that first before they keep banging down my door or expecting me to take time off of my day and work to sit at home and wait on them all day.. I lived in a house for 2 years, for the first 6 months there was nothing but issues, from water leaking from the upstairs bathroom to the downstairs bathroom to a toilet that they wouldn't replace that clogged and overflowed if you dared put even a square of toilet paper in it. Beyond that there were drafts due to the old windows and poor seals on the door. It took them 3 weeks to replace the a/c unit during the hottest part of the summer. We finally got out. Not only did they keep our entire security deposit, they are charging $1300 to repaint, $300 to clean the carpet, $300 to clean (which we did before we returned the keys), $75 for light bulbs, $75 for toilet seats... I'm sorry but there were no bulbs out when we returned the key, the toilet seats were not broken, and I don't know where they buy their lightbulbs, but they don't cost $75 anywhere I would buy them and they didn't have any bulbs to replace. They are gouging at the end of a lease for services that should be performed between tenants anyway. There are a lot of 5 star reviews for Mike, but he is only 1 part of the process. If you move in to a Zuluscape property be prepared to get screwed over when you move out. I would leave a negative star if I could for services and the move out gouging attempts! read more

I would give zero stars if it was an option. My family and I were in one of zuluscapes rentals. We paid rent on time and never caused any problems. We ended up buying a house. We got our lease end date of September 30th. The new tenants of the rental were set to move in October 13th. October 23rd we received the disposition letter with what we had been charged. When we moved out we had a professional cleaner come in and clean the house, from top to bottom. We filled in nail holes and touched up paint. We cleaned the carpets. We replaced blinds. The inspector for the company even entered the home and told the company everything looked great with the place and it was ready to be moved into. A day or two after our lease end date my husband was contacted by the company telling us we needed to pay until the 12th because they made an agreement with the new tenants about not moving in until the 13th. (Are you kidding me?!) My husband told them nicely that our leased ended the 30th of September and asked how we could possibly be held reliable for that. The landlord said never mind and we didn't hear from them until the disposition letter. Once we received the disposition letter we had the option to write a letter back to the company if we did not agree with the charges. We did this. Wrote the letter and sent it two days after receiving the disposition letter on the 23rd. To this day we have not heard back from anyone in the company about the charges or a response to our disagreement letter. Starting yesterday, December 11th we have received two phone calls from collections about the balance that was due on the disposition letter. We did our part of returning our letter because we didn't feel the charges were fair. Why couldn't this company be professional and return a response in regard to our letter? This company screwed us out of our entire deposit and trying to get another 500 dollars from us. It is complete bullshit the way they have screwed us over and how they do not follow their procedures. I will be sure to turn people away from this company and I would never recommend this company to anyone! Not to mention we could not get anything repaired in the home while we were living there. There we leaks that we reported and we could not use the garage on the house for the last two or three months we lived there. read more
