I've had a 5+ star experience with Red Door. They were lightning fast in securing quality tenants for my property in Fishers area. Their office requires ACH payment from tenant for rent so that cuts down on headaches in receiving monthly rent in timely manner. Really love they video the property before tenant takes possession and after they move out. Terrible customer services and excessive rent and fees. 3 bedroom posted as $2,100 most cost me $2,316 with all the "services" added that are full of crap including the forced rental policy thats worse than rental insurance and $50 a month. This is the worst management company I have ever worked with!! You must beg and plead for maintenance repairs to be completed!! Do not rent with this company if you want a house without issue!!! U can see my photos are time stamped for last year when I first moved in. They charged me for these things and they were all documented on the move in checklist. Charged me a $700 cleaning fee even though I cleaned the place before moving out. If renting with Red Door, do not expect to get most or any of your deposit back even if you leave the house cleaner than when you moved in. $700 for a 1,686 sq ft house that was already cleaned. Worst service from a property management company. AVOID THEM. You get what you pay for. Cheaper then others and poor service. They were very quick responding to our first email. After we signed the contract everyone disappeared. We received a notice that the tenants were leaving the house in a week(or so), even tho on the contract said 60 days. When we contested, they said they contacted us(both owners), but we definitely didn't receive any emails. When we asked them to resend the email, the "system they use" couldn't forward . It's with regret that I write this email to express deep concern in reference to my unfortunate experience with Red Door. The customer service left much to be desired. Red Door has been my property management company for a few years. Initially, our relationship was first class, but the past year have been beyond detestable. Issues include the following: Rachelle is the absolute worst person to deal with. From the beginning, she's been unresponsive. Though I've emailed her on numerous occasions, I've only received a response when I email the property manager and the owner but they always seem to make an excuse for her unresponsiveness. This is very unprofessional and not the type of behavior I would expect from someone who truly cares about their job or clients. When I decided to renew my lease based on my decision to sell my home, Red Door reached out to me three different times over the past months asking if I was going to renew. Each time, I told them I was not going to renew and I would be selling my home. It was Chris Knight who then sent the last email asking about me renewing my lease, my answer remained the same. I also shared with him my disappointment with having to tell him this for a third time within 60 days of the lease expiration, I was firm on not renewing, and wanted the move out date to remain. When my realtor arrived to do a walk through of the property, it was then that I learned Red Door (without my permission) extended a 1 year lease to the tenant. I didn't know if I was more irritated with the entire Red Door team dropping the ball or the fact that the tenants would be inconvenienced finding a new place to live. They were blindsided and had no knowledge of the house being listed on the market. No tenant should have to deal with such a difficult lifestyle change without sufficient notice. I will not recommend Red Door to anyone as there are better premier management companies in the Central Indiana area. I hope this review helps. read more

"I was pretty excited to leave Kirk Realty Mgmt after some very bad service and I interviewed a lot of property management companies since I myself am a property manager (outside the area). We moved over to Red Door with great expectations. Communication was great at first--then it floundered. Their handyman charged me $231 twice for minor things like replacing the electric stove burner which was outrageous. Then they charged me $279 for replacing batteries in my thermostat. Seriously, they sent someone out in March for an overtime call and charged me $75 to "teach tenant how to use thermostat" and $204 to replace the batteries after hours!!! This was a new thermostat and would have been handled by the HVAC company if they had bothered letting me know. Also I had a Home Warranty and it would have cost only $75 service call if they had only bothered to inform me. Btw, all of 10 days before this service call, we received the following email: "In an effort to improve communication and speed up the maintenance process, we have opted to upgrade the way we handle maintenance requests using a system called Property Meld. This is no cost to you and improves your ability to see what's happening with your properties. As a property owner with Red Door Property Management, you'll be able to receive updates on maintenance requests, chat directly with your property manager, and more! Property Meld is 100% free for you. Red Door Property Management has already entered your information into the Property Meld system. Property Meld will be our main source of communication for all maintenance related tasks going forward.  Should the property manager need to contact you for any reason, you will receive an email you can securely respond to (or if you wish, a text message!)" I had two properties with them and always had to double check what they were billing me for. Glad it was only one year I had to deal with this before I sold both properties. read more

We have been renting from Red Door for almost four years. It has been a terrible experience from the start. Unfortunately with the housing market what it was, we were unable to find an affordable alternative. We had a clogged kitchen sink for over a week less than 6 months after we moved in. In the last six months we have had multiple instances of water damage, all of which they don't claim responsibility. One instance we had to get a hotel room for them to complete the work, which they agreed to pay for, so that the cost of materials didn't increase. It has now been two months, and they have decided not to reimburse us because we were told to leave the furniture alone and they had to move it. Because the company they hired to replace the refrigerator (we were without a fridge for almost a month) we were stuck with a water bill of over $400, the installers did not cap the water line and it leaked all over the first floor. We have had mold under our master bedroom sink for seven months and when they finally sent someone, he said the mold was so bad they would need to replace the whole cabinet, but he couldn't do that without authorization, ok, that's understandable. We have never heard back from them about that happening and have had mold in our bathroom ever since. I am so happy that they have chosen not to renew our lease, because now I'm a homeowner! Owners beware, they don't care about your properties. They care about their bottom line and not the health and safety of their tenants. Renters BEWARE! I have never dealt with a company that is so disorganized and incompetent. You cannot trust any communication with this company, and I would hazard anyone against signing a lease with this company. We had to sign a lease with Red Door (our old property management company sold our lease to Red Door) and it has been absolutely disastrous. We signed our lease and submitted back over a month ago, but I get DAILY emails asking me to sign a lease I've already signed. No response when I email back inquiring why we are asked to sign a lease again, only a few weeks later? I called into the office, spoke to someone who said they would take care of it, and nothing has changed. Also, as a renter, whatever money the property owner owes Red Door shows up on the renters balance. Due to this, although we've never once paid rent late, my account always shows a past due balance that I do not actually owe - the homeowner does. So, I get more daily inaccurate emails from Red Door telling me I'm past due and accruing interest. Another call to the office, and again no change. As other reviewers have stated, unreliable service and unresponsive to all communications. No stars are appropriate for Red Door Property Management. read more

Be VERY careful as a prospective buyer/renter when dealing with them. I'm not sure if this company has changed hands since the lion's share of the "positive reviews" have been a long time ago, but our dealings with this company as renters have been extremely unprofessional and shady. I'm willing to wager most of these reviews are left by homeowners using this company as a third party instead of tenants renting through them. We saw a house we liked for rent on the market and applied - they happily took our money for application fees, and within 15 hours (incredibly quick!) they had sent us a generic letter of denial listing every single possible reason in existence (ranging from no credit on file, eviction filing, bankruptcy, unable to verify residence, no employment, criminal record, and my personal favorite 'OTHER REASON - PLEASE LIST HERE) - it was almost hilarious in its absurdity at how unprofessional this company was, like some lazy intern couldn't be bothered to even look at the applications that were being submitted to them - just taking the application fee money and checking all the boxes for denial. I think it goes without saying, but yes, let me clarify that my partner and I have employment, have never declared bankruptcy, do not have a criminal record, and I don't know about her but I can personally attest that I have never had an OTHER REASON - PLEASE LIST HERE. We found this puzzling since we received no notification of either of our credits were actually run. The next few days it became apparent why our application was processed so quickly - according to Zillow the same day we were denied the listing also went off the market. It's not hard to deduce that this is the kind of company that is more than happy to take other applicants' money when they already had a purchase pending and then send out a generic rejection while pocketing the easy cash. Gotta squeeze out those extra bucks any way you can, right? The worst part is as a prospective renter you are completely at the mercy of these rental companies, so if they're not willing to conduct business honestly you are left in the dark and have little recourse. Red Door Property Management seems to be one such company, and I would advise anyone in my position to look for another, more trustworthy company to rent from. I know my experience may be anecdotal but you can look at how shady this company is for yourself right now by just going to their website. They claim to have a 4.4 Google Review rating on their website header (check it yourself at https://www.reddoorrents.com/ ) but actually clicking the link to read the reviews you find out it's not a link at all, but a static .PNG image that just links back to the website. The truth is that they do not have that rating on Google reviews and in all likelihood probably just stole a snapshot of another, more successful company's reviews to try and earn goodwill that doesn't belong to them. Be very, VERY cautious when dealing with this company. Thankfully the bank sided with us and we got our money back. Long story short, they had us living in conditions where if we would've turned our heat on, we would have died from CO poisoning after BEGGING them to get our HVAC system fixed...for over two weeks... I can't say one good thing about this company. I own a property that they rented out and, once it was occupied, Red Door stopped returning my calls. The tenant also said they're unresponsive to their requests too. They only contact you when they have a maintenance issue and they see an opportunity to jack up the cost of repairs. So far I can't give them high marks, but will change my review if the situation changes. I own an upscale property in Carmel that I have rented out for the past 10+ years (it was a new home in 2000) The property had been professionally managed, but the previous management company (a large well known firm In Indy/Carmel area) had accounting issues for several years, which was a big concern I decided to try Red Door because of their low commission for placing a tenant. It took them several months to place a tenant and the one they placed is short term. I suspect because they are smaller they don't have as large of a pool of tenants to select from. In hindsight I would have been better off financially to have paid a full month's commission to get a tenant sooner Where they seem to make their money is maintenance requests from the tenant. I have been charged high fees for minor items, including changing a lightbulb and putting a loose cover back onto a thermostat. Bottom line is they seem to attract property owners with their low commission upfront but then make up the difference in responding to all (minor or even arbitrary) maintenance requests from the tenant and charging high fees to the owner Again, if the situation improves I will update my review read more

I did not have a great experience with Red Door. I own a number of properties in the Indianapolis area and had managed them myself for about 5 years. I turned them over to Red Door when I moved away from the area and things went south almost immediately. They continually ran up charges on random small repairs and made very little effort to control expenses. On the other end of the spectrum, it seemed like if a repair required more than an hour or so of work... they simply ignored it. I routinely got calls from tenants about serious issues that had been unaddressed for months on end. One tenant's front porch actually collapsed... an issue that had been reported 3 months prior. I had to watch the accounting very closely because there were regularly errors... double charging leasing fees etc. I had to patch together my taxes off of bank statements because they never did provide a consolidated year end report. They never were able to achieve full occupancy which was a strain on my budget. I placed at least one tenant for them (still got charged the $600 leasing fee). I slowly began not renewing contracts with them when houses came vacant before finally terminating our relationship summarily after about a year and a half. My impression is that they were overwhelmed and had neither the logistics nor expertise to successfully operate a property management business. Spend the money on a more professional outfit, you will end up ahead in the end. read more

We just brought our two condos in the downtown area over to management from Red Door from another struggling management company and what a difference! With the other management company, calls and emails would go unanswered but Red Door has been very responsive to everything. Terrible company. They say they take video upon move in and move out and send it to you. It is a lie! We have been with them 2 years. Asked for video after numerous charges to us that were renter caused. They were not able to provide one. They could only provide one from the previous year. Broken screens, broken mailbox, missing garbage disposal cover (really who cares about it but they charged us the owners for one).. Things that should have been taken out of security deposit. They collect rent from renters early in month but don't pay you until the 15th. Good luck getting a hold of them, they NEVER call back. Maybe they will actually email if you are lucky. When they do go in to do repairs they don't call and ask the owner for permission. $350 to fix a part on old stove. We never would have approved that. Just went ahead and fixed/replaced whatever without consulting us but quickly taking their money out of the rent. Charged us $125 to look at issue on water heater and another $150 to fix two months later. Wanted to charge us to change the air filters. That is for the renters to do! The list goes on and on. If you are a homeowner looking for a company to have your best interest in mind this is NOT the company to go with. I am the type of person who likes to write reviews on great service, rather than complaining about poor service as it sometimes seems that the reviewer has some type of grudge. In this case, I am reviewing this company because I don't want anyone who is either looking to rent a place, or an owner of a property to get involved with this horrible company. I moved to the area and wanted to rent a home for my first year before deciding where to buy. I have owned my own home for over 25 years. My realtor showed me this property, and it seemed to fit my needs. I knew something was off right from the start when the impatient boy tried to schedule a time to meet me at the house so I could move in. I was coming from out of town with my movers and their truck. The kid insisted that I make an apt. For 1pm, but I wasn't sure of the exact time we would arrive. I needed to get in earlier so that my movers could unload and get back to their home town at a reasonable hour. He was not flexible at all. Refusing to change the time...so I sat with a moving van for 21/2 hours waiting for our apt. To get into the house. The young man was supposed to show me around and familiarize myself with the appliances etc. none of which he did. He stayed in the kitchen the entire time and looked on his phone. Said he was waiting for a copy of the key to be delivered. I asked him about the gas fireplace, and he simply stated that he was not an electrician and he didn't know. He stated that should I chose to call for maintained, I would be charged a min. $75 home call. Other instances were putting in a maintenance request and waiting. Over 3 weeks to even get a reply from them. They never answer their phones. I was told 1 week before Christmas that I couldn't get anyone out to fix my fireplace because as the office girl Leesa said " well, it's close to the holidays, and we don't have people working!!!! Good luck if you have an emergency! Showing up unannounced and unscheduled to repair things when they did come. My refrigerator went out on a Friday. Called Friday put request in on Saturday called again on Sunday and spoke with a woman who said someone would call me right back. Called 2 more times on Monday, finally they got a hold of a maintenance co., who said they could not get out till Wednesday. Then they blatantly refused to reimburse me for all my spoiled food. If you feel this is acceptable, then this is the company for you. When I wasn't able to pay my rent online rather than by mail (and told them in advance) they charged me first a $50 late fee, and then $10 a day in addition per day until paid. They are very nasty to deal with, and Mike Taylor the owner is very condescending and arrogant. When I asked him who owned this company, he obnoxiously stated that he was, as if that was impressive to me. I told him he should be ashamed of himself. This company flies just above the legal limit of what you can and can't do and they know it, which is why they have gotten away with this kind of customer service. They have no respect for their tenants, as I have felt as if they thought of me as a sub human being. I have never been treated so viciously or disrespectful in my life. My house got sold over to there management as soon as they took over the house I had nothing but problems with them they never even introduced them selves like they I'm going too be the new land lord all they cared about was there money . The other landlords I have where great have grassy area around my house they would make sure the grass wouldn't have a issue . Now this res door rentals I had too call them hey the weeds are getting out of control this is not my responsibility my area is cut this is y'alls responsibility of the property and not ONE time did they come too to something so simply as cut the grass it's just me and my daughter there I would go out there myself and handle it my self but it's a large amount on property just ridiculous. But as soon as I was a day late on my rent already at my door with a notice too get out . Those ladies are nothing but bullies they don't care about there tenants all they care is about there money makes you very uncomfortable. I asked me dad too call them cuz I'm always at work and I can't have my phone on my told him the fix needs to be fixed he was over cutting my back yard and there was a few weeds he couldn't get too. He told my dad he's not there tenant so they don't have to do what he's asking and said that fence has been like that and that was a total lie that fence was fine until we had a crazy wind storm . And my dad kind of got loud with her cuz she was acting crazy and she said your better lower your voice before I give her a 30 day notice like What kind of landlord says that ! On top of that we had two neighbors next too us that moved out there house has been basically abandoned nobody came to clean it out the doors all wide open like these people are TRASH! Im having a baby soon so I decided to move out and I miss my house so much I did not want to move out I was living there almost 5 years . But knowing the fact they barley wanted too come cut the grass there was a few things I needed fixing the window had messed up it was basically cocked on we had another crazy storm so that broke I don't have extra money to fix that and winter is coming around the corner . Terrible company. Charged for repairs never completed, then tried to charge again for the same repair. Never answered my calls. Never returned them. I ended up firing them and going with another company. ^ months after I fired them, the tenants I had in the house moved out, trashed the place, and when I held their security deposit for repairs (that deposit didnt cover all the repairs, I had to pay some out of pocket) they flet I was wrong, went to Red Door for a letter asking about pre-existing items (that were never in question). Horrible company. I am a tenant and only because I had a fire in my home in the same neighborhood. I gave them and homeowner easiest lease of their lives because all I cared about was the location. House is supposed to be upscale but it has never been updated or painted and was filthy when delivered. Appliances are old and falling apart and the house would reduce the market value of my home and other much nicer homes in the area if sold. They are rude and disrespectful. We are treated as though they are doing us a favor while we are paying $2900 a month in rent. They blame the homeowner for all of the issuesand have told us he is very difficult. They resort to name calling, yelling and threats when you call them out on something. I have requested maintenance on ever small issue because I want it documented that we did not cause the issue. I fully expect them to try and keep my 3400 security deposit after us only being there for 5 months. They will try and blame us for issues we did not cause and were pre existing.
