Do not live here! Management is horrible and doesn't have time for residents concerns and the maintenance team is even worse! They advertise 48 hour maintenance but never respond to requests timely, you have to call and put in multiple request before maintenance actually comes out. They have come out to fix my heat during the winter and it is still blowing cold air! Neither the manager nor maintenance manager will take my call! This is ridiculous! Do yourself a favor and look elsewhere!!!! They are not only NOT professional management is not friendly nor customer focus. They will tell you anything to get you off the phone with no intention to do what they say they will do unless you call multiple times!!!! Nightmare ! 3:00 AM at NIGHT and I wrote this. It is my 4 month of no sleep schedule and not sleeping at all at nights. The person above has zero decency of the people leaving below. He just does not stop. Loud stoking and stomping noises. I have complained so many times. This apartment does not feel the pain of someone suffering from not sleeping since the past 4 months. I have gone ahead and booked reviews on AMLI BALL PARK FRISCO at all platforms. I am so disappointed and frustrated here. It does not feel good. I hate my every single day and night here. Please do not move here. The manager tried to help me by showing 200 dollars higher apartments per month which is above my budget , than this. Why am I to pay higher rents to sleep. I am being forced to do this and forced of being pushed out. I dint choose to do this. I am being pushed to do this. The nosies just do not stop. Dog-friendly and great location! If you are searching for an apartment that is dog-friendly with lots of amenities and is near everything you need, then AMLI at the Ballpark is your spot! I moved into this apartment in March from out of state and I picked it because it was close to work and dog-friendly. After living here for a few months I thought I'd break down the good and bad. 1. The Ballpark Stadium: there's usually something going on at the ballpark, even outside of baseball season, and anytime there's an event the roads can be blocked off. I changed the way I get to the apartment from DNT to avoid the frustration of blocked one-way streets, so it's a non-issue. It's something to be cognizant of though. It's surprisingly quiet, even when events are going on. The apartments are well insulated, and I have never heard my neighbor and the outside noise is minimal. I am on the 4th floor on a corner that faces the park and hotel, and I've never lost sleep because of any noise. There are fireworks most Friday and Saturday nights during the baseball season. My animals got used to it after the first weekend and it wasn't an issue, but if you have a pretty nervous pet, it's good to be aware. 2. The community: to be honest, I don't ever attend community events. I always mean to, but then I forget. I love that they exist though and getting Chick-fil-a on my way to work when I'm leaving the garage on occasion is always a pleasant surprise! The dog wash, pool and grills, and other amenities I have found to be pretty nice with no complaints. 3. Pet-Friendly: I've met so many of my neighbors and other people in the building while walking my dog and playing with him in the park outside. Most people here are so friendly and you build a great sense of community with other pet owners. The "dog-park" would be nicer if they would put a fence around so it would be enclosed, but there's so much space around the apartments, and across the street, there's a large park with a pond and lots of space to run so I don't even use the grassy patch much. 4. The elevator: Ok. This part is frustrating. There are two elevators for the whole building. One is far, and the other one is even further! I only take the elevator if I have a bunch of groceries, otherwise, I use the stairs. There's a stairwell every few apartments, so unless you just really hate stairs, it's the easier mode of travel to get to your apartment. 5. The skybox: This has been pretty great! It's open until 10 pm and it's been nice to go and watch the game the park from the lanai, or when friends come to visit we can go down there and play ping-pong or just hang out for a bit. 6. The staff: the maintenance and office staff are fantastic! They really do address issues right away and have always been so helpful. I've worked with Juanita the most and she goes above and beyond to help you out. 7. The garage: There was a month where there were back-to-back car break-ins and some crime happening. I'm not sure if it's just timing or if they actually did something to address this, but I've noticed more presence of the Frisco police and haven't heard anything in quite a few months. I'm not sure there's anything anyone can do to completely prevent this. Don't leave things in your car, keep your doors locked and don't let people into the building that you don't know. Some negatives I've read that I want to address: The dog waste. The apartment is located in a shared location with a public park. The Embassy Suites Hotel is pet-friendly, so the only dog waste the apartment could possibly be responsible for is truly inside the apartment building and maybe the dog-park area in front of the garage. There is quite a lot of poop left outside in the public park area I have noticed, but there's really no way to police that. Anyone can bring their dogs over there and there are many apartments and hotels in this location that use that park. Watch where you walk and it's usually cleaned up during the week by whoever is in charge of maintaining the park. I will say I live on the 4th floor so I don't have any experience with anyone being loud above me. Although, I chose the 4th floor because I've never lived in an apartment that the upstairs neighbors didn't sound like they were training a baby elephant to bowl. I don't leave very many reviews on things, but I felt like the place deserved it seeing as though I am officially a returning resident. I lived here a few years ago. I moved to a different Amli property to be closer to my job and then moved to a different Property in Frisco. There was a noticeable difference in the quality. The staff: Denise, the maintenance staff and the leasing office representatives were always welcoming, helpful and awesome. Today, I was happy to see that it doesn't appear that has changed much. I began the application and received an email from Juanita before I could even finish. She was already offering assistance if needed. Maintenance was always timely and professional during my previous stay. She called me back the next day to give an update just so I'd be in the loop. The application process was pretty straight-forward. Fill out the app online and you get pretty much instant approval. Send your last 2 check stubs and your photo ID. Goes to the assistant manager for the final approval and you're all done. Juanita explained the process ahead of time. That was helpful since I'm running short on time to give my notice for my current unit. They pay attention to details. They ensure that everything is neatly painted, vent covers and toilet seats are new and even though I like to do my own cleaning in a new apartment, the apartment was in pretty good condition upon the previous move-in. The amenities: I can't say enough about them, especially after having lived at properties with other property management groups. Valet trash, close to 121, shopping (literally across the street from the mall, Ikea and other shops), close to restaurants, the skybox where residents can go and watch the baseball games or play pingpong or just chill, the gym is top notch, the java bar/business center is great and I appreciate the elevators too. The pool is beautiful! There are outside areas to just hang out and veg. Washers and dryers are available. They have granite countertops and stainless steel finishes. I never had any issues with my car being broken into or anything being stolen. They made us aware of a few car break-ins at one point and tried to put measures in place. Seemed like a case of people forgetting to do their due diligence in some instances, like making sure to not leave valuables out in the open and make sure the doors stay locked. They're also in an area zoned for great schools. I also loved the events for residents. They frequently had some sort of resident appreciation or resident meet and greet type function going on so you can truly get to know your neighbors. I usually got my food/cupcake/drink and dashed, but the offer was still nice. They were always fun and unique. I've seen Denise out and about in the Frisco area, like picking up cupcakes from Gigi's. She still remembered me. I didn't feel like just an apartment number. Most importantly: I was not charged an arm and a leg for bogus charges upon moving out of the unit. I've been surprised by random charges that eat up my deposit. While I was charged for a few things, there was nothing crazy in there and I wasn't asked for any additional monies. Cons: I do think the units can be a little better soundproofed, but you kind of expect to hear neighbors from time to time when you live in an apartment. It just comes with the territory. Every negative review I read about this community has now come true in a matter of months. They will require you swab your dogs mouth so they can "control pet waste" which is total crap- pun intended. It's a mine field of animal waste. EVERYWHERE. This morning, I walked into the parking lot to see a car on blocks. ON BLOCKS. IN FRISCO. At least 2 security doors in every building DO NOT close, allowing anyone with ambition to walk straight into the building. The "Luxer Package Room" gives anyone access to your packages if they have a notification email for their own package, they can walk straight in and help themselves to whatever they would like. I have had packages come up missing personally as well as my neighbor. They have a MANDATORY trash charge for valet trash. The trash service just kinda comes whenever they feel like it. Good times. There is a water line near the parking garage that has been broken for over a week. Sadly there is no 0 star option. For $2 a square foot you would expect SOOOO much more than the pipe dream they sell you here. read more

With all the perks as one of the best apartment gyms I've seen, events put on to bring the community together, great pool, skybox to watch baseball games from, the most meaningful aspect is how the office staff goes the extra mile for the residents. Emily from the office goes well & beyond expectations. After several weeks of no pool umbrellas, she took it upon herself to get them and put out so the residents could be more comfortable enjoying the weekend at the pool. This is a 3rd week review: I got a 2br second floor unit in building 1 (out of 2) for about 1600. So far (Feb 2019) I have no noise problem, even though I am kind of noise-sensitive. My unit faces the outside street and not the stadium but I guess the stadium noise will be bad/fun depending on who you like sports. Staff are friendly and nice and are there to help you. LuxerOne room surveillance is bad. That's for sure. Though their staff are also good. That is another company handling package/parcel room at AMLI. Looked up LuxerOne on Glassdoor, for no reason, not even related to this review :) I had no pet waste issue and my neighbors are nice people. So, maybe in the past it has been bad around here but so far its good for me. read more

Well, let me start by saying. All of the staff is great and they try to help with everything they can help. This is the only positive thing I can say. Most of the negative things people are saying is pretty true. The crime was pretty bad at one point. To the point where you have to worry if your car has not been broken into when you wake up to go to work. There is absolutely no real security. They will say they have security guy from time to time but yeah, nothing real that can make a difference. Its also not 24/7. Security cameras don't work. Most of the main doors are easy to open with a little force sadly, they will keep saying they fixed it but not really. I found it unbelievable when all the crimes happened that they would say "It happens everywhere". Thats practically the security in a nutshell. Its very very expensive for the low quality apartments. I could always hear absolutely everything from both neighbors. Also was nice to wake up at 1 am just because the person upstairs from me walked around. You can hear everything. The gym is 'very pretty, good to sell for the eye' but the equipment is pretty bad in my opinion. You are better off getting much better equipment at a YouFit or something else. There is more to say, but I will say one last complain haha. There was this site in which all the people living at amli at the ballpark could sign up and talk about their experiences, if there is a complain, or maybe something positive or nice event. The amount of complains was mind blowing. It was so bad and so true that amli got rid of the page. Cause its better not to face the negativity or the truth about issues in this place. Again, the overall staff is great, but I don't think they have power to make the real changes that AMLI at the Ballpark needs. I'll start with the positives. The apartment is very nice, it's very quiet and I have a ballpark view. That's super cool. Fireworks on the weekends is cool. Opening my patio door to listen to the sounds of the game or their warmup music is cool. Pool area is nice, neighbors seem nice. Maintenance seems very quick. Basically all the things you could want in an apartment is here except for 1 thing. The office staff is inept. It's almost as if there was no training on procedures and each person just makes it up as they go. The communication and basic understanding of one tenants needs seem to be too complex for this office. The story from one agent changes from the next. And they look at you like you're the irrational one for calling out their inconsistencies. Will they own up to their comments and miscommunication? I seriously doubt it. Here's the deal, there are plenty of places that offer same type apartment for around the same price. Some are even cheaper. If you're not a baseball fan or care about the surrounding aesthetics and communication from office staff is important then do yourself a favor and check out the other properties. So many to choose from. If you have to be at this location then best of luck with the office staff. read more

I've been living here since June and haven't had any problem so far. The staff is super helpful and friendly. Very organized and communicative. Even tho this is a very peaceful and quiet community, I've noticed that there's a lot of events and activities organized by the staff that you can go to. Most of them are related to sports, health or the environment. For the apartment itself, the appliances are ok and in perfect condition. I've never heard my neighbors and I'm here most of the time. The amenities are super clean and never overcrowded. The only thing I can imagine would bother some people is that once in a while the baseball stadium would launch some fireworks. Hated living here. Super noisy and the walls are thin. Not much upkeep on site. Amenities are meh. I'd recommend looking at the apartments across the street. Better priced for better units unless you really can't go without minor league baseball being 100 feet away instead of a quarter mile. Also break ins to the garage seem like a monthly occurance at this unit, most likely because the numbnuts don't put a security guard at night and a parking garage people can easily fit through the sides read more

DONT move in here. The floors are paper thin. We have been living here for 2.5 months on a temporary lease while our home is being built. We are on the 3rd floor (there are 4). In the short time we have lived here we have had 3 different people living in the apartment above us (it's a corporate apartment), which AMLI has quite a few of. We are awoken almost every morning by non stop stomping of the person who lives above us. We have complained to the office no less than 3 times and they basically do nothing (they try to appease you by saying they will talk to the management company, but to no resolve). The floors are so thin I could even hear the person going to the bath room several times. My advice ... for the price you pay to live here, find a better option for your money! read more

The apartments are decent size for the price, However the staff can be very rude and talk down to you of course only after you give them your money. (Besides Derek he was nice) The walls are extremely thin and you can hear everything from every neighbor up and down and next-door. Roaches are a problem. My sink literally fell through the countertop and maintenance left dirty dishes and anything under the sink all over my counter and floor on top of not fixing it correctly. They also charge you insane "move out damage" fees. And it takes you about 10 minutes to open your broken mailbox. Moved into the Amli a few weeks back. Very easy move in process and Jeana was very helpful getting us all set up despite our busy schedules. This place is centrally located to all the shopping in Frisco and NW Plano. Great view of the Dr Pepper Ballpark if you're a baseball fan. The fitness facility is well kept and very decent equipment for an apt. The pool and grill area is nice and never too crowded. We like the security and cleanliness of the property. All features of apt are up to par. Seems like mostly "grown ups" live here which is nice to not have to deal with school buses and teenagers who want to party as if they're parents finally aren't home. The maintenance team is OUTSTANDING. A coupe of weeks ago my washer broke. They had it completely replaced within an hour of submitting the service ticket. Today, I submitted a ticket because my thermostat wouldn't turn on. Again, within an hour, he was here and had my thermostat working better than it had before. I moved here from Canada since 2019 Sept. This was the first apartment I saw when I was touring around Frisco (out of 6 places). I chose Amli at the ballpark based on my assessment for quality per price ratio and its proximity to stonebriar mall (walking distance). Leasing agents were very caring and helpful throughout the lease signing process. Maintenance requests are addressed promptly. All staffs are very friendly and professional. Upon finding that I would be moving up to the Frisco area, I had to start looking for an apartment for a temporary transition place. I wasn't very excited about it especially after being a homeowner the past 10 years. I also had to find a place that would accommodate my rather large puppies, two 150 lb Boerboel Mastiffs... So that narrowed my search right off the bat. I checked out a few places before I looked at the AMLI at the Ballpark. And even a couple after it. But something about this place, with it being brand spanking new, awesome staff, amazing pool, next to the mall, and really any retail shop I could think of. It was a no brainer. Would hands down recommend this place again and again. And did I mention it backs up to the Frisco Roughrider Ball park. Even has a skybox on fourth floor to view games from and, you can even reserve for your own outings. And last but not least it is about three blocks from new cowboy practice facility. Touchdown if you will... If your looking for a top notch place in the middle of everything, then do yourself a favor and check out this place. Amli at the Ballpark. Update. Nov 2014 Moved out two months prior and still had rent. Just hated living there. Once place was built, original crew left. And like that the place went down hill. Pros: beautiful units, close to malls, shopping, interstates... Cons: Have lived here since they opened and was couldn't wait to move in - now I can't get out of here fast enough. Units were constructed with very thin walls and floors and can hear every move your neighbor makes (walking, talking, sneezing, dogs barking...) Neighbors are loud and disrespectful, one neighbor party's til 4am on the weekends and management does nothing to rectify the situation. Took maintenance a month to fix my broken fridge, when the wind blows and the way this building was designed there is a horrible howling noise coming from the doorway of your apt that is just ear piercing, management is in over their head with this place when it comes to resolving issues and their only concern is filling vacant units - once you are in here, they could care less. Dog owners don't clean up after their pets which can lead to greater health concerns of fecal matter and bug infestation (management says they will fine owners but it's just all talk). My opinion is to save the future headache and aggravation of this property and look elsewhere. If you do decide to move here - PLEASE do yourself a favor and work directly with Bobby. He is the only person of value, interest or concern. He should be promptly promoted within that company and needs to be running this property. ***I give this place two thumbs down*** read more
