So far so good! We have been here just under a month and the place is simply amazing! One word of CAUTION... THIS APARTMENT COMPLEX IS BUILT ON A HILL. Therefore, I suggest two things... 1) Have your leasing agent walk you to the interior door of the apartment you are interested in renting. You need to get a sense of where the apartment is in relation to the ground level. 2) Have your leasing agent physically show you the exterior balcony of the apartment so you can see where it is located compared to the ground level. In some areas, the second, third, and even fourth level are actually on the GROUND. Unfortunately, my partner and I (and other tenants we found out) were misled on the exact location of our unit. Nice apartments in a really great location. Walls are really thin, however, and I can actually hear when neighbors pee and flush the toilet. Can also hear the neighbors upstairs walking and wayyy too many barking dogs for an apartment complex! I'm used to living in the city, but prefer my living space to be quiet. Staff is very friendly and the apartment itself is beautiful. The amenities and common areas are kept clean. They have everything you could need: gym, pool, grilling picnic area, clubroom with billiards, a cyber cafe and conference room, and even free coffee and hot chocolate. The building is very safe with scan locks on every entry and a garage opener for residents. The neighborhood is quiet and it's right across from beautiful fourth ward park. Bonus, it has a full laundry room in the unit where most other places only had a closet for a stack set. read more

I am a dissatisfied tenant, and will never rent from another AMLI property again! I have been a resident at this property since 11/09, and would have renewed my lease again this year, until my management company decides that it is a courtesy to notify me that my lease is up in two weeks! They say that they put something on my door back in September, but I never received anything. They can send 2-3 emails a day about what's going on at the property, or put a notice on your door about putting your garbage container out to early, but they can't send notification about the renewal of the lease. They completely dropped the ball, and they are not taking any responsibility what so ever! Not only do they not send any form of notification, but when I do go to the office, they advise me that my rent is going up $167.00! Really, that is an extreme increase! Especially when my rent went up only $10.00 the year before! Now, I am stuck having to pay them a month to month rent because they don't want to take any responsibility of not notifying me about the renewal! I will also take some blame, as well, but you can't tell me that their policy is that it is not their responsibility to notify their tenant, it is only a courtesy! When AMLI took over the customer service, went down the drain. The call box stopped working for long distance numbers, the tile by the door is broke and they haven't fixed that. After a storm, I called to let them know that the drain pipe by the door was broke and was swinging back and forth and it could definitely hit someone, and it was weeks before they broke it off and allowed the other piece to hang from the building. They just had maintance, replace a light in the hallway that has been out for at least 4-5 months. You call them to tell them that someone allowed their dog to take a dump in the hall way, and they catch an attitude about that, as if it's my responsibility to pick it up, and they give me a response that it is the weekend and maintenance is not on call! I loved the location, I loved my apartment, but what I will not do, is continue to rent from someone that doesn't appreciate me as a GREAT tenant! My husband and I have been residents of AMLI Parkside for two and a half years now and we really like living here. Let me state the reasons: 1. Close proximity to really great outdoor spaces, the city, Inman Park, great restaurants, and awesome walking and biking trails. We often hop on the Beltline and get our run in for the day and when we are finished, we walk on over to one of the local restaurants. Sometimes we just chill out in the park right in our "backyard." 2. A fully equipped and clean gym, a large pool, free yoga classes, and other great perks of being a resident. There is literally no need for a gym membership. There is even a Perks program that gets us discounts around town. 3. Mostly professional and kind neighbors and I can think of several that have been here since we moved in. That seems positive to me! Some of them have even become close friends! 4. A friendly and helpful management team that goes out of their way to solve any issues. Whenever I call, they get right on it! Especially, Emily, the property manager, and Carrie!!!!! They both sometimes would just call to make sure a service was complete and they are very professional and sweet! I believe that they really care about doing their jobs right and care about the happiness of the residents. Steven and Alexa are really great, too! 5. The maintenance team works super hard! I do get the feeling that they are sometimes understaffed in this department, because they seem to bust their butts! One time our air quit in the middle of the night (like 3am) and Jose was here 20 minutes later and it wasn't even that hot. I was so appreciative of that. He works really, really hard! Let me add in a little negative here, though. There have been a couple of builder issues, like a small leak in my ceiling, the patio door not sealing property, cheap carpet, and mold forming around the shower, all of which took several attempts to fix. NOT the current teams fault, though. They keep on coming back until it is resolved and are persistent and actually do care. So, no more leaks and the door is fixed. I understand that when old residents move out, a newer, nicer carpet has been put in. The air flow in the bathroom continues to be a problem and bleach has become my friend. Again, the fault of the builder, I am sure. AMLI really attempts to fix things. Plus, that is a very short list for two and a half years! 6. Attention to safety is great. There are occasional routine checks in all apartments for fire safety involving sprinklers and alarms. I really appreciate that. Also, residents tend to look out for one another here. There are even monthly meetings open to residents regarding safety and letters sent out if anything "fishy" happens around the property or in the parking deck. We live "intown," afterall. One more security officer would be great, though. 7. Also, the apartments look nice! I love the dark wood, light fixtures, and granite counters. Very up to date and stylish! Cleanliness around the property is good most of the time. Again, we could probably use an extra person around here for that. Currently, the hallways are being routinely cleaned as well as the gym. Trash gets kind of full. I have a bit of OCD, though, literally. So, all in all a great place to live. If we don't purchase a home soon, we will most likely renew again!!! To be honest, I am extremely surprised by all of the 5 star ratings Amli Parkside has received recently. Must be first year residents... I lived in this complex for two years, and was extremely happy and relieved the day I moved out. When I first moved in, I loved my apartment and the complex - great location, great amenities, granite counter tops, lots of space, huge laundry room - a great bang for your buck! A year went by, no hassles, and they raised the rent $100. It was manageable, so I stayed on another year. And that's when things got bad. Sure, you have a gorgeous apartment, but it has ugly, industrial carpeting and is oddly shaped, leaving a lot of wasted space. A fully gated parking deck is a plus, except for when cars are stolen out of the deck on several occasions. The amenities are great, but at least one of the treadmills is always broken, and residents never clean the equipment (c'mon, man!). The on-site maintenance staff is amazing (Juan is the best employee at the complex, hands down), but the management is sub-par. I had a few incidents with entitled neighbors who would play music and video games well into the night (warning: the walls are paper thin). When contacting management to find a peaceful resolution, I was told to just call the courtesy officer every time, and they would decide if the resident was not keeping a respectful noise level (note: when I first moved in, the lease contained quiet hours, however I noticed that this had been removed from the lease for the second year). I was hopeful when placed my first three AM phone call, by the fifth my outlook for resolution seemed a little jaded, and by the twentieth-plus, I was beyond frustrated. I have several videos of Nikki Minaj blasting obscenities through my ceiling at three o'clock in the morning, and gunfire from video games blasting through my walls at four. This lasted well over sixth months, with the final resolution being the neighbor's decision to move out after the expiration of their lease. That is completely unacceptable to me, and thus made the decision easy to leave once my lease was up. Not to mention, they raised the rent another $100 if I were to renew, which is beyond absurd for the quality of the apartment, complex, and treatment by management. There are several newer complexes in the area in which you can find better quality, BRAND NEW apartments, with better amenities, walls with concrete barriers between apartments, and management that actually cares. If you work hard and enjoy coming home to relax, stay away. You're better off elsewhere. I think I'm still trying to catch up from my lack of sleep from the past nine months. I'm really afraid to say how much I love the management and staff at this Amli property for fear that everyone will be beating down their doors and the prices will all go up!! But, these people are responsive, creative, when it comes to fixing problems, and, just all around nice! We moved here from a house 2 months ago and I was sure it was going to be a real adjustment. Every issue I've had has been given attention, and, 99% of them have been resolved even when it took a little "out of the box" ingenuity. There's a new property manager this week and I think she's pretty phenomenal. Not that the rest of the office aren't just as terrific. Can't beat the location and the unit is large and liveable. read more

I agree with another reviewer. Talk about gouging you with fees. It's one thing to know upfront what you're getting into but no Amli. After we had paid $425 to apply to the complex (of which $325 is non-refundable) we got a welcome letter telling us we owed a non-refundable $100 for garage remotes! Completely blindsided us! I'm amazed that there aren't any positive reviews of Amli Parkside. I am a happy resident and signed my lease for the second year in September. So you should judge for yourself before counting this place out. Honestly, you couldn't ask for a better location. If you like being near all of the in town neighborhoods and trails you can't get any better. Both the newly finished beltline and the freedom trail are a short walk away and you are close to most of the other in town neighborhoods (Inman Park, VA Highlands, Candler Park, Little Five, and so on...). The complex sits on a beautiful park. If you like to run, walk, or have a dog you couldn't ask for more. I will have trouble matching these factors when I move. To address the staff, facilities, and other comments I will say I have had an extremely positive experience with the management, leasing consultants, and service personnel. The staff and management have always been friendly, responsive, and helpful. I feel very welcomed in the leasing office and have been able to discuss comfortably any questions and issues I have had. As far as fees with leasing, I have experienced comparable situations at any large apartment management company I previously leased with. You can submit service requests online, in person, or by calling. EVERY issue I have submitted has been resolved in a timely manner. I had an issue with my microwave that took longer than usual. When I inquired the staff and management were able to give me a timeline and all answers I needed. My experience with a possible leak above me was promptly resolved. The service personnel have also been very friendly. The individual apartments are up to date and I like the style. The amenities (club room, gym, pool...) are all decorated nicely and kept clean. I didn't have a massive price increase to my lease in year two. In researching other apartments in the area, the price here is pretty much in line with others that have the same amenities. I took away one star for noise which probably isn't fair. As mentioned, the walls are really thin. I will admit I HATE base (but also think if you choose to live in an apt complex you need to avoid thumping music anyway in respect to your neighbors) and am a very light sleeper. You can hear the dogs above you and walking (if you have a heavy walker above) but I haven't found an apartment where I don't. I will say that I don't have a noise issue now (no noise disturbances!) but when I did with a previous neighbor the management and security officer addressed it appropriately which helped. I know I am wordy but that's all I have for now. I chose this Amli over the Amli Old 4th Ward down the street because I prefer this location. Overall I would DEFINITELY recommend Amli Parkside! :) read more

I've lived at Amli Parkside for a little over 3 years and still enjoy living here. The leasing office staff are very nice and my dog loves to go and get his daily treat(s) from them. Having the high ceilings and nice appliances are a huge plus. I must say the pool has to be one of the nicest in the area and is never too crowded. There are plenty of lounge chairs so you'll always find a spot with the almost full day of sun. The location is great and you just have to be "safety smart" just as you would living at any of the other complexes in the area; that comes with the up and coming area. Maintenance staff are also really nice and respond to requests in a timely manner. Overall my experience has been a good one at Amli Parkside. read more

I really enjoy living at AMLI Parkside. The apartment is very, very pretty, and the building management does a great job to keep the individual units and common spaces in good condition. The staff at AMLI are a pleasure to interact with, and incredibly generous with their time. My husband and I have lived here for 2 1/2 years and we are very happy with our decision. The area is ideal with the beltline and Ponce City Market close by. The apartments are beautiful and the building is quiet! The amenities, like the pool, club room, and gym, are really a plus. But the greatest asset that we have found at AMLI, the thing that sets it apart from the other apartments around the area, is the staff. The staff, including maintenance and the leasing office, are top notch. They are professional, kind, and welcoming. They are genuinely great people and it comes through in their work. Juan, who works in maintenance, is quite possibly the most pleasant human being we have ever met. Derione and Nicole in the leasing office are exceptional. They always have a smile on their faces and are ready to help you out, even when you wander into the office looking for a package at exactly 6:00 p.m. (oops!). They exhibit the utmost professionalism at all times and I am really glad to have them around. read more

I have lived here going on 5 years and the maintenance staff is one of the best things about this place. Big or small the staff will fix anything most of the time the same day. They even work around my dogs so I don't have to keep them locked up for small maintenance issues. The office staff is very helpful as well. The only downside is the Aramark facility next door which is loud in the mornings. That is the only thing keeping from being five star. It is clean and they keep the pool and other amenities in great condition. read more

I've lived here since it opened... It's been ok. The property is beautiful and fairly well kept. The biggest problem I've had here is getting problems fixed. I feel like there is one every couple of months and it's like pulling teeth to get help. Most people in the office are very nice, but there is one gentleman by the name of Steven who is extremely rude. He downplays any problem and flips it back on residents. It's awful and he makes the whole team look bad! Fair warning, nice place, a little over priced, good location. I resigned once, not sure if it will happen a second. read more

I'm surprised by some of the negative reviews that I have read on here. I have lived in Amli Parkside for about four years now and couldn't imagine living anywhere else. Having the park right next to the complex is a great convenience because you see everybody walking their dogs and it's a good place for run. Also, the beltline is an easy walk from the complex and I've made many trips to Little five points from here as well. The management and staff have been really easy to work with and have always responded to any of my questions respectfully and quickly. I've never had to wait more than a day to get a service request completed. Some say the walls are paper thin, but I've never noticed any excess noise and I also feel completely safe here. Atlanta was my first major move and living in Amli Parkside had made it an incredible experience. read more

I really agree with Sharin A.! The increase in rent is crazy! Also, I am almost forced to move because I hear my neighbors above me dragging furniture, stomping, and talking on the phone at ALL times of the early early morning and night. One time I was even blamed for it!!!! I've reported it to management several times, and even to the night property officers a few times when the noise was at 2,3,4, and 4:30 am.! Guess what, there was NOTHING done about it. Whenever I reported them, it seems like the tenants purposely stomped harder and jumped up and down on the floor even more to retaliate. The management said that they would "speak" to them but "speaking" didn't work and I have been stuck with them terrorizing me for almost 15 months. I do not bother anyone, and I pay over $1400/month EVERY month and ON TIME, yet can't sleep or am awakened at 6:00am to the sound of furniture dragging over my head. I don't feel as if this is how to treat a valued resident. Anyway yes, my rent is also going up as previously stated. Why would I pay this much for a place where I can't even sleep and management can't/won't control? Let's not even begin to talk about how a month to month lease is over $2600!!!!!!!!!!!!! Maybe I will just rent from DONALD TRUMP for a cheaper rate and better satisfaction! read more
