In our time living there we got to know other tenants very well and the consensus of opinion about management was the same across the board. Absolutely awful. Any noise complaints like dance parties/ classes directly above your unit is handled with a response close to " they are upstairs neighbors and noise will be heard, but we will talk to them and that is about all [they] can do". The results from that are absolutely nothing until they move which was our case. When trash shoots are clogged I was met with this response on several occasions " take a stick and poke it down". Packages are left by the front desk on the floor in a huge pile which are susceptible to being stolen. On many occasions important documents and packages were not received in any timely matter because of that fact. The front desk security there is an absolute joke! The front door which is supposed to have a buzzer does not work and there are many altercations with homeless people and people who are not supposed to be on the premises entering the building. On top of that the security at the front desk does absolutely nothing besides sit on their butt and watch sports on their phone or play video games on their phone. I find half the time they are outside the building having conversations with random people instead of actually doing their job. They also have a Checkin list that guests are supposed to sign into that in my entire stay there has never been filled out. In a case of emergency you won't have any information to go off of to refer to the police because of that. If I could give this apartment building a zero I would but because that is not a possibility I give it a one star.

They allowed me to move in with a zero balance. 2 months later they said I was missing my first months payment and harassed me the entire time I was there for it. They stole my first months rent. The first manager knew it and my Va rep. The next manager knew nothing about it but the owner David did. I suffer from ptsd and many other mental issues. I finally moved out at the 8 month mark. The harassment was overwhelming. They then waited until my lease was us up to charge me over $9,000. My legal counsel said some property managers do stuff like this all the time. They are crooked. Do NOT move in here. I talk to other veterans who had problems here as well. Only gave it one star because I couldn't give it no star. This was my first apartment ever and it was supposed to be a positive experience. I was so excited and yet it was ruined by dishonest people taking advantage of homeless veterans.

Temporary staff were polite at first but had no authority to resolve anything, while permanent management avoided responsibility and has been missing in action. Now I'm being threatened with a rental increase if I don't move back into the unit, even though I have been given no notice or guarantees the apartment is vermin free. Reviews about roaches and plumbing here are true -- believe them. UPDATE TO ANSWER MANAGEMENT: To be clear they told me to move in 3 times and on the second I left AN EMPTY SALAD container in the counter because I saw a roach and ran out. There is also a pic of a roach they painted over that proves they knew about this infestation before I moved in. This was a pre-existing problem. Again just shifting the blame like I mentioned. The first 3 photos are of the current state of the unit, and I've been told I must move back into it immediately or be charged extra for the temporary unit. The rest are of the very first 8 hours of living in the unit. This building may look nice and the location is great, but new residents should know that if you raise valid concerns, management will treat you as the problem rather than fix the problem. I don't understand some of the negative reviews on this page, as Carlitos was always incredibly helpful and responsive the entire time I have lived here. I am only moving now because of work, but will always hold this place dear to my heart and highly recommend it to anyone. In the 3 years that I lived here, we had very few simple maintenance needs and they were always handled next day. I loved my beautiful first LA home and lived in 2 different gorgeous units while here. I will always hold these memories close to my heart. The Facts: * Proof Ignored: I sent an email on 12/4 notifying them of my intent to vacate. I have an email from their staff on 12/16 formally confirming my Jan 6 move-out. Esteban is choosing to ignore and deny this clear evidence. * Glitched Records: Esteban Moroz is now trying to override this written confirmation by citing a glitched system document dated Dec 17th. The document he's using is broken and the dates are cut off. *Esteban is now trying to charge me for extra days I didn't live there, claiming my notice was "late." It's heartbreaking to see a place I once recommended turn into a business that wait until you move out to pretend your notice didn't happen so they can send you a bill for extra money.

There are ongoing maintenance issues that are not properly addressed, including a persistent foul odor in my unit that I've submitted multiple work orders for with no resolution. Common areas and amenities are frequently out of service--gym equipment is often broken, including the AC and a StairMaster that has been down for over a year. The clubhouse also has broken TVs and other neglected equipment. There have also been damages to my vehicle caused by security staff, which were not properly addressed or resolved. There are additional concerns about upkeep throughout the property, including rusted fencing on the rooftop that appears poorly maintained. In addition, wildlife control in the parking garage appears poorly handled, and I have personally seen multiple dead pigeons. Security is rarely helpful when issues arise, and communication from management has been inconsistent at best. Meanwhile, rent continues to increase without any noticeable improvements to the living conditions or amenities. Overall, the property no longer reflects the standards it once had under prior management.

You can really tell this is a hardworking team that takes pride in what they do and truly cares about our experience. Our apartment is beautiful, spacious, clean, and feels very modern and up to date. The layout just works so well, and it immediately felt like home. There's something really comforting about coming back to a space that feels bright, well-designed, and peaceful. We love our unit, the amenities, and the overall vibe of the community, it feels welcoming and well-kept. The location is also a huge part of why we love living here. Being in the Arts District is so much fun, there's always something to do, great restaurants everywhere, coffee shops, little boutiques, and activities all around. I especially love how close we are to Little Tokyo, it's one of my favorite places in all of LA. We can also walk into DTLA easily (Grand Central Market is only about a 20-minute walk), and there's a great grocery store nearby which makes everyday life super convenient. Security is a major problem. Homeless people regularly get into the building, go through the trash, sleep in stairwells, and sometimes act aggressively toward residents. Cars have been broken into multiple times. We are told to call an after hours security line, but they either do not answer or say no one is available. It makes many of us feel unsafe. Packages are often stolen from outside apartment doors and the mail room. The rooftop and trash rooms are dirty, and trash is not handled properly. There are frequent water and gas shut offs, sometimes with barely any notice, yet we still pay very high utility fees. Management is slow to respond and often sends copy and paste replies instead of actually fixing problems. Broken gates and doors can stay unfixed for months. On top of that, short term rentals like Airbnb have brought loud parties and more damage to common areas. The rent is extremely expensive for how many issues there are. If you are thinking about moving here, I would seriously reconsider.

The space for the price was amazing, however in my year of living here I had a LOT of major issues…read more First, I was dealing with german cockroaches the first three months of living here, either from the previous tenant, issues with the AC, or from another unit entirely. During my residency here, not only did we have the power go out for a few days with no end in sight but also had the AC go out for a whole week due to a project they were doing. On top of this, I had issues with my dishwasher constantly, a window was broken and needed to be fixed, and I had issues with my shower randomly turning freezing cold every 15 minutes. Also, the second elevator only works maybe a third of the time you're living there. To top it all off, i did not receive my security deposit back due to general deep cleaning and painting which technically counts as wear and tear. The leasing office never compensated anyone in the building for any of the above inconveniences. If any of this sounds like fun to deal with, then for sure rent here. But I highly advise against it. Note: parking is also detached from the building in DTLA and is $300 a month.

I denied a virtual tour and was instead offered pictures in lieu of a virtual tour. Sara, then only sent me images showing a partial unit. I requested, multiple times, for additional images of the remainder of the unit. She refused. I then reached out to Sara set up an in person tour or if I could just do a walk in. She said to go through her for an appointment. I gave my availability. No response until the following day giving me 2 hours to drop what I was doing to go view the unit. I couldn't make it. I then reach out this week trying to set up an appointment to tour the unit in person. Sara, then advises that the unit I would like is no longer available. Sara offered no alternatives and didn't see interested in helping. So, if you want to tour this beautiful history building for your next home avoid her at all costs. Work with someone else.
