If you're buying a home and want an extremely thorough inspection, I agree that these guys will provide one. However, based on my experience, a lot of what was included in the report felt exaggerated, and some of the estimated repair costs were nowhere close to reality.
They recently inspected my home and identified multiple areas of concern that ultimately scared off a potential buyer. Afterward, I contacted multiple qualified contractors to evaluate and address those same issues. We found that many of them were relatively minor, and several contractors were genuinely surprised by the scope and estimated costs presented in the inspection report. In some cases, issues presented as potentially costing thousands of dollars ended up being fixes costing only a few hundred dollars.
I completely understand that an inspector's job is to identify potential problems and protect the buyer. My issue is with how those problems were characterized. There is a big difference between pointing out an area that should be evaluated by a professional and presenting a worst-case repair scope or cost estimate that may unnecessarily alarm a buyer--especially a first-time homebuyer.
The inspection also ran approximately 45 minutes beyond the three-hour window we had scheduled. That may sound minor, but when you've made arrangements to have kids and pets out of the house, it creates an unnecessary inconvenience.
Overall, the inspection was unquestionably thorough. Unfortunately, in my experience, it crossed the line from thorough into overkill, with several issues appearing significantly more serious and expensive in the report than they ultimately proved to be.
Based on my experience as the homeowner, I would not recommend this company, particularly to real estate agents looking for an inspector who provides a thorough but proportionate assessment of a property. read more
