    Cave-in/sinkhole caused by defective vent pipe missed by inspector.

    I do not recommend this inspection company. We were served with a notice from the Philadelphia Water Department last night (6 weeks after we moved into our house) for a damaged vent pipe that is causing a sinkhole in the street just below the curb. I had noticed the beginning of this sinkhole when I came for the inspection, but didn't think it was related to anything in the house. Somehow the inspector also didn't think it was worth noting even though he inspected the vent pipe drain cover a few inches away. Now we're responsible for paying thousands of dollars to have it fixed. Also, after receiving the notice, I called Core Inspection to tell them that something critical had been missed and the owner wrongly informed me that we are not responsible for anything past the curb. That may be so ABOVE the ground, but not BELOW. As a property owner in Philadelphia, you are responsible for ALL pipes outside of your home up to the water main (as shown in the diagram), some of which run under the street. Because he didn't understand this, he refused to offer any assistance or admit that his inspector missed anything of importance. ***In response to Corwin's comment below: The sewer scope inspection was neither recommended nor offered to us. Though, considering the age of the home (90 years), it should have been. Regardless, the inspector should have suspected that there might be an issue with our vent pipe since there was a cave-in only a few inches away from it, directly above where the pipes run. Furthermore, a scope was not needed to determine whether or not the pipe was cracked - the inspector from the water department simply lifted the cover off the pipe, saw that the pipe was crooked, and determined that it was cracked. Core Inspection Group failed to notice issues with the home and to advise a first-time homebuyer on some of the potential issues that a nearly century-old home might have. Also, you will see by the photos I uploaded that there is no option to choose a Sewer Scope Inspection when you are scheduling an inspection through their website and it is not listed under the services they offer. If the person who calls you to confirm the appointment doesn't recommend or offer the service to you then you wouldn't even know it is an option.

    CORWIN: "Your 1st complaint was that we were "ripping you off, for charging $15 to inspect a detached garage". The cost is actually $50 for a detached garage. According to you, our inspector stated $15.... so we honored it." -This is proof of the lack of communication in your office. In organizations information should be communicated in a manner that does not cause confusion. From the very start your office staff documented the property as having an attached garage, which was the initial cause of the issue. I specifically told them 'detached'. I was informed by someone in your office that it was coded incorrectly, after the fact. CORWIN: "Your next call to the office was that the seller believes our inspector turned off the heating system and water heater as they were working fine before we arrived (completely ridiculous and unfounded). You then called again and stated that the seller "had video of our inspector turning off the systems". As this did not make sense to me, I asked you to simply forward me the videos." - I only provided information as I received it, but I never said the videos were of the inspector because I saw the videos. you are so quick to claim innocence, All I wanted to do was get to the bottom of the issue and be done with the matter. You are confrontational and unprofessional and I regret the day I decided to use your home inspection agency. This is a shame because the inspector was actually more professional than you. CORWIN: "You then threatened legal action if I did not meet you to see the videos." - See attached for the email with the "threatened legal action". I simply wanted to resolve the issue, but you were being unreasonable. CORWIN: "We finally jumped on a video conference and I quickly discovered IT WAS ALL A LIE. You did not have a video of our team members turning off the heating system and water heater.... simply not something that we would do." -You continue to build this story off of a LIE! I NEVER said their was a video of the inspector turning something off. I said their were videos from the homeowner. I never stated what they were of the inspector. I was informed that there were videos, I did not yet know what the videos consisted of when we spoke. -In reference to the video call: You illegally recorded myself and my realtor without our knowledge. I provided an email informing you that I did not give you permission to record me (see email 7.16.20 4:44pm) If I wanted to could have filed for criminal charges. See Commonwealth v. Cline and wiretap statute. I left the issue alone and chalked it as a bad experience. Please don't press me. CORWIN: "Our lead inspector went back out the house at your request, our office manager covered multiple calls to review our findings with you and I personally fielded 4 phone calls (along with a video conference). - The calls I made were for the following reasons: 1. The home inspection report had crucial typo. It mentioned one of the major systems being defective, but in the same sentence stated it was functional at the time of inspection. ( I had to call back 2 times to have this changed) 2. The inspector informed me at the home inspection, that I would need to pay for the inspection of the detached garage, but he would take a look and add a sentence as to the result of his inspection of the garages lack of electricity. I was fine paying whatever fee, but your office never informed me of an additional fee. Which I later found was due to a error in documenting the garage was detached and not attached. The only reason the inspector went back out was because your office forgot to tell him not to go. You and I resolved that you would update the report and there wasn't an need for anyone to go back to the property. The owner didn't even know he was going back to the house. This was something that should have been taken care of by your office. (I had to call 4 times to get this corrected. I was informed the report would be updated, but you sent an email, which did not suffice). CORWIN: "Truly not sure what else we could have done. In an attempt to part ways amicably..." -I am a pretty reasonable person. Your actions and the negligence of your company is the issue. My only real problems with you is your lack of respect for me as a customer which is evident in many of your emails. Also, your inability to provide quality service to me as a customer, you illegally recording my agent and I on a video conferencing meeting, and you failing to issue a refund after stating that you would. CORWIN: "I offered that we refund the inspection fee. Somehow you found that offensive and countered with the threat of more legal action." -You offered to issue a refund and after I stated I did not want you to record me without my permission you responded by trying to add the recording issue to the liability release. Then when I gave my feedback about your service, you "rescinded" your refund offer (see image below).

I gave the company another chance for my next inspection, where a different technician completed the job in under half an hour, assuring me everything was okay. However, after moving in, I found that the water line is missing its metal lid, the HVAC system was missing a pump that caused a flood in my basement and I had to hire a plumber for drainage issues. After spending $2,300 total with "Eagle Inspection", I realized I should have invested in inspection training instead. When I contacted the company about my concerns, I was promised a callback but never received one. I wouldn't recommend this company unless you already have inspection knowledge.

He diligently went about his business checking exterior features, observing, poking, and prodding to find soft spots in the wood and taking pictures where appropriate. We continued inside, and he was just as diligent, taking time to inspect each aspect of our new home, from air/heat/electrical/plumbing/walls/oven/lighting/windows/attic/crawlspace/etc.. He performed a diligently detailed inspection of the 100+ year old home alongside my realtor, and called me immediately following to give me his high level thoughts. When I received the report, I was even more impressed. It grouped items into repair/replace, ongoing maintenance, and future improvements. He nicely incorporated technology to provide heat sensitive photos for the radiators and 360 degree photos of the whole home. Following, he's since entertained my husband and I's seemingly unending questions with grace and knowledge. Joe who was my inspector a few days ago, made sure that I was informed about all of his findings. He didn't just point them out but also educated me on why it was a finding, how to monitor the finding, and also necessary repairs/replacements to request from the seller.
