Taking my review to YELP!!!! If you are a first time home buyer or a home buyer of any kind, please DO NOT be fooled by the 4.9 stars and reviews from this company. Please take my warning and please find another company to do your inspection and save yourself the headache of incompetience and $$$$$ of issues you will have with your home after you move in. I hired Core Inspections back in January for a home inspection for a home I was buying as my first home. I was confident because the reviews were high, but I can tell once working with them that this company is full of it. During my inspection I was supposed to get a sewer scope done. A seperate person was supposed to come out the same day I was present for my inspection to do the sewer scope and they were extrememly late, they came after the general inspector and I left so they were not instructed on where to do the sewer inspection. After, Core Inspections told me I couldn't get the sewer scope done well into my inspection period because they said there was no access, when my realor and the general inspector from core inspections said there was an access point. Problem #1. Problem #2: My incompetient inspector missed so many obvious issues during my inspection. The fridge wasn't cooling and it was missed. A drain pipe was rusted and unusable and spray painted silver, and once I moved in and used the dishwasher, the basement sounded like a waterfall because the drain pipe was completely shot, large hole and clearly covered to show there was an issue. Problem #3: My inspector did a general inspection on the roof, and since it was snowing heavy, he VERBALLY told be someone would come out and finish the roof inspection when snow cleared, when I follow up now, the company is telling me that isn't protocol??? Now, I am out of a full roof inspection when I wasn't even the one who mentioned someone coming back to finish, the inspector did. Problem #4: My inspector missed that the bathroom in the home I purchased has mold/water damage behind it, so when I got a grouting/caulking company to come restore my 1950's bathroom, I was told the bathroom needed to be completely gutted because trying to restore the caulking would result in the tiles falling off due to water damage. I've reached out to the company to discuss the things missed and I received no resolution and a passive agressive, rude, and dismissive "higher up" person telling me there is nothing that can be done. And telling me that their inspector telling me that someone coming back out to finish the roof inspection was not in protocol so the promise of a more detailed roof inspection should have never be told to me. Also, all these things happened after while being on site, I asked the inspector to throughly explain the inspection results to me, and when I was asking my questions, he cut me off and told me "Stop worrying, this house is solid, I don't see any issues". I, as a first time home buyer was trusting in Core Inspections to give me a quality inspection on my home and once I moved it I got hit with issue after issue costing me thousands, only for when I follow up to be left with no solution and funky attitude from supervisors/higher ups. You also have to sign up for a 30 day warranty on appliances and if you don't sign up on their email, they will claim no responsibility if appliances break on you in the first 30 days of you moving in, even though I had no idea I was offered this. Basically, if they inspect your house, you move in and you run into immediate issues, Core Inspections is going to give you attitude and no compensation. Their inspection was $1k as well. If you are still not swayed by my review, and you decide to pick Core Inspections for your home purchase, and you get assigned Patrick for your inspection, just know you are going into your new house with a bunch of issues. I hope this review helps people who work hard for their money, try to make big financial decisions like purchase a home, NOT to get burned by a poor home inspection. read more

Things that should have been caught by the inspector was over looked. How did you miss that there were two traps installed, or that the sink was installed in properly. I would not recommend this company to a first time home buyer. If they are working with your realtor, forget it. It is all about a check to them. I have waited seven months and really did not want to write a negative review because I hate to hurt businesses; however, ethically I feel like I have to let people know not to use Core. Though I had seen the negative reviews on yelp, I saw many positive reviews so I decided to give this company a try. Essentially, the problems that were missed during my inspection report continue. I will not go into detail about the endless amount of problems (roof, basement, etc.) but I will say that I have had numerous professionals and contractors come into my home, puzzled that particular issues were not picked up during the inspection. Almost everything on my inspection report was classified as "marginal" or "acceptable", when this was clearly not the case. Though the inspector was friendly, he was not thorough or knowledgeable. Hiring this company is the equivalent to not getting an inspection done. Again, I am not one to write reviews but please take this one seriously- I wish I would have! read more

If you want a home inspection by an incompetent home inspectors then Core is the place to go! I could go on and on, but here are 3 highlights: 1. Inspector told me the furnace was electric and it was 31 years old (he got that from the serial number). I had to prove to him it was gas then showed him the receipt I got from the seller stating it was installed in 2019. 2. Inspector stated there was no central air, what he failed to realize was the HVAC was a split system. 3. I asked if the clothes dryer was gas or electric and if it vented to the outside. I got an "I don't know". I was in touch with Core stating my disaffection with the inspection and requested a refund. Well a week later the owner of the company got back to me and said he wouldn't issue a refund. He said he spoke to the inspector and the inspector said I distracted him because I had too many questions. You can't make this stuff up!!! read more

My spouse and I are in the process of purchasing our first home and decided to go with Core Inspection company for our home inspection services. Unfortunately, our experience with this company has not been great at all. The individual who conducted our home inspection did an okay job with explaining his inspection finds but overall customer service could have been much better. We were told that we would receive our inspection results by the next morning, but this was not at all the case. We received the incorrect inspection report the following day. After the company was contacted multiple times explaining this, we were then told that we would receive the correct inspection report by end of day that same day. After patiently waiting...we did not receive the report as promised by end of day. After calling again many times and leaving emails, we have not received a response or any communication since. The Core Inspection website also states that customers would receive $200 in handyman discount services, but were told to contact another company in order to figure that out. This is a huge problem and has been extremely frustrating considering paying over $800 in inspection cost and not being met with proper service. We now have to push other requirements back for our home buying process because of the unexplained delay in receiving our inspection report and not receiving any communication. The company was also informed of our frustrations. We were then just responded with, "sorry, we will do better in the future". I do not recommend this inspection company. We were served with a notice from the Philadelphia Water Department last night (6 weeks after we moved into our house) for a damaged vent pipe that is causing a sinkhole in the street just below the curb. I had noticed the beginning of this sinkhole when I came for the inspection, but didn't think it was related to anything in the house. Somehow the inspector also didn't think it was worth noting even though he inspected the vent pipe drain cover a few inches away. Now we're responsible for paying thousands of dollars to have it fixed. Also, after receiving the notice, I called Core Inspection to tell them that something critical had been missed and the owner wrongly informed me that we are not responsible for anything past the curb. That may be so ABOVE the ground, but not BELOW. As a property owner in Philadelphia, you are responsible for ALL pipes outside of your home up to the water main (as shown in the diagram), some of which run under the street. Because he didn't understand this, he refused to offer any assistance or admit that his inspector missed anything of importance. ***In response to Corwin's comment below: The sewer scope inspection was neither recommended nor offered to us. Though, considering the age of the home (90 years), it should have been. Regardless, the inspector should have suspected that there might be an issue with our vent pipe since there was a cave-in only a few inches away from it, directly above where the pipes run. Furthermore, a scope was not needed to determine whether or not the pipe was cracked - the inspector from the water department simply lifted the cover off the pipe, saw that the pipe was crooked, and determined that it was cracked. Core Inspection Group failed to notice issues with the home and to advise a first-time homebuyer on some of the potential issues that a nearly century-old home might have. Also, you will see by the photos I uploaded that there is no option to choose a Sewer Scope Inspection when you are scheduling an inspection through their website and it is not listed under the services they offer. If the person who calls you to confirm the appointment doesn't recommend or offer the service to you then you wouldn't even know it is an option. read more

Great value and job well done. The inspector was very courteous as well and helped answer the many questions we had.

CORWIN: "Your 1st complaint was that we were "ripping you off, for charging $15 to inspect a detached garage". The cost is actually $50 for a detached garage. According to you, our inspector stated $15.... so we honored it." -This is proof of the lack of communication in your office. In organizations information should be communicated in a manner that does not cause confusion. From the very start your office staff documented the property as having an attached garage, which was the initial cause of the issue. I specifically told them 'detached'. I was informed by someone in your office that it was coded incorrectly, after the fact. CORWIN: "Your next call to the office was that the seller believes our inspector turned off the heating system and water heater as they were working fine before we arrived (completely ridiculous and unfounded). You then called again and stated that the seller "had video of our inspector turning off the systems". As this did not make sense to me, I asked you to simply forward me the videos." - I only provided information as I received it, but I never said the videos were of the inspector because I saw the videos. you are so quick to claim innocence, All I wanted to do was get to the bottom of the issue and be done with the matter. You are confrontational and unprofessional and I regret the day I decided to use your home inspection agency. This is a shame because the inspector was actually more professional than you. CORWIN: "You then threatened legal action if I did not meet you to see the videos." - See attached for the email with the "threatened legal action". I simply wanted to resolve the issue, but you were being unreasonable. CORWIN: "We finally jumped on a video conference and I quickly discovered IT WAS ALL A LIE. You did not have a video of our team members turning off the heating system and water heater.... simply not something that we would do." -You continue to build this story off of a LIE! I NEVER said their was a video of the inspector turning something off. I said their were videos from the homeowner. I never stated what they were of the inspector. I was informed that there were videos, I did not yet know what the videos consisted of when we spoke. -In reference to the video call: You illegally recorded myself and my realtor without our knowledge. I provided an email informing you that I did not give you permission to record me (see email 7.16.20 4:44pm) If I wanted to could have filed for criminal charges. See Commonwealth v. Cline and wiretap statute. I left the issue alone and chalked it as a bad experience. Please don't press me. CORWIN: "Our lead inspector went back out the house at your request, our office manager covered multiple calls to review our findings with you and I personally fielded 4 phone calls (along with a video conference). - The calls I made were for the following reasons: 1. The home inspection report had crucial typo. It mentioned one of the major systems being defective, but in the same sentence stated it was functional at the time of inspection. ( I had to call back 2 times to have this changed) 2. The inspector informed me at the home inspection, that I would need to pay for the inspection of the detached garage, but he would take a look and add a sentence as to the result of his inspection of the garages lack of electricity. I was fine paying whatever fee, but your office never informed me of an additional fee. Which I later found was due to a error in documenting the garage was detached and not attached. The only reason the inspector went back out was because your office forgot to tell him not to go. You and I resolved that you would update the report and there wasn't an need for anyone to go back to the property. The owner didn't even know he was going back to the house. This was something that should have been taken care of by your office. (I had to call 4 times to get this corrected. I was informed the report would be updated, but you sent an email, which did not suffice). CORWIN: "Truly not sure what else we could have done. In an attempt to part ways amicably..." -I am a pretty reasonable person. Your actions and the negligence of your company is the issue. My only real problems with you is your lack of respect for me as a customer which is evident in many of your emails. Also, your inability to provide quality service to me as a customer, you illegally recording my agent and I on a video conferencing meeting, and you failing to issue a refund after stating that you would. CORWIN: "I offered that we refund the inspection fee. Somehow you found that offensive and countered with the threat of more legal action." -You offered to issue a refund and after I stated I did not want you to record me without my permission you responded by trying to add the recording issue to the liability release. Then when I gave my feedback about your service, you "rescinded" your refund offer (see image below). read more

When purchasing a condo, I went by the great Yelp reviews in hiring Core Inspection Group with my husband. Unfortunately, it seems that despite many good reviews, in our case we didn't get the greatest of service. My husband was initially annoyed with the fact that Core did not have access to the property on the date of inspection. We told Core that the seller was giving access codes directly to inspectors, and that they would need to contact him. We called Core the day before to ensure that they got the codes, and we were told that everything was all good. On the day of inspection nobody had the codes: Core claimed that the seller did not wish to give access info until the day of the inspection, the seller claimed that Core never even called him. Unfortunately, there was a miscommunication somewhere, but had we known there was an issue with access we could have contacted the seller directly. Instead, Core more or less lied saying they had the codes when they did not, and wanted to charge us a $100 cancellation fee for their dishonesty. Ultimately Core was able to gain access and perform the inspection. I'm more annoyed with the fact that now we are moving to the new condo after purchase, it seems that Core missed a few egregious things in the inspection. First off, the inspector made extensive note of common elements of the building, including the main entrance doors and the elevator, yet somehow missed making ANY note of the door OF THE CONDO WE WERE BUYING. Guess what? The door is broken. It doesn't latch properly, and there is a crack along the inside. Straight out the gate I need to buy a new door, which is going to cost me several hundred dollars, and is something I could have attempted to get a credit from the seller on, had Core noticed it. (How do you not notice a broken front door? I mean, they key didn't even work on the bottom latch!) Secondly, it looks like there is a lot of water damage on the walls next to the water heater (which was inspected). Not sure how this was missed either. Seeing damage like this really does not instill confidence. Thirdly, I'm surprised that the inspector did not call out the state of the light in the shower, which had a missing cover. It is basically a naked bulb above a water source. That can't possibly be up to code. Unfortunately, I am disappointed with the service provided by Core. They claim a 90 day guarantee on things that were deemed acceptable in the inspection (who knows about things that SHOULD have been on the inspection but were missed like the door) but you can't get anyone from there to give you a call back to even discuss it. Missed knob and tube wiring and then refuted 3 electrical assessments I am completely frustrated with this company for their lack of diligence and inability to admit to mistakes. I hired Core to perform an inspection of a home on July 10 in West Philadelphia. I walked through the house with the inspector and my agent. He was nice, thorough, and discussed various issues including how the gas boiler might be nearing the end of its life so I should get it checked. In the report, the inspector recommended a roofer, electrician, hvac tech, and plumber to "provide a quote for necessary repairs" regarding a number of items. I've bought houses before and this is totally normal. In the case of the boiler, his specific recommendation caused me to bring in an expert to inspect the boiler (he said it was good to go after a service). However, with regard to electrical, the inspector stated, "A qualified electrician is recommended to provide a quote for necessary repairs based on the following: Multiple three pronged receptacles noted with open or missing ground This may indicate older wiring with no ground present." He did not state anything about knob and tube wiring. Contrast this with a report the same company did on a house I sold in January where they specifically noted evidence of knob and tube wiring in the report. The report summary estimated electrical work to be in the range of $925-$1200 and we went into inspection negotiation with those numbers. After negotiation, I had an electrician come in to perform an estimate. Immediately, they pointed out evidence of knob and tube exposed in the basement (with no disassembly or opening of outlet covers necessary). I then had two other electrical companies provide the same feedback. I had one take a photo of an exposed junction box in the basement and label it as evidence of knob and tube. The final cost for work to rectify the issue: $11,738.79. Upon receiving this quote, I returned to Core and notified them of their miss. Corwin Jackson (owner?) informed me that (a) they didn't miss anything, (b) the three electricians who pointed to the same exposed junction box as evidence were incorrect, and (c) they refused to compensate for their shoddy work in any way. Though I recognize that knob and tube is, technically, older wiring, there is a big different between $1,000 to fix missing grounds and $12,000 to rewire an entire house. And if inspectors are only there to tell you to hire x, y, z contractors to really find problems in a 5-day inspection window, then what purpose do they actually serve? So, my only recourse was to write this bad review in the hopes of preventing any other poor soul from using this company to perform inspections. I have all the documentation to support this complaint if anyone needs it. My real estate agent also told his company not to use this inspector in the future. You'd be better off hiring your dog. read more

Used this company twice. On the second house they misled me on several issues that were in much more disrepair than shown in the report. I used their opinion and estimates in my negotiations. Once I bought the house, every estimate from the inspection report has been astronomically lower than the inspector said. After I got estimates from the contractors, I called to complain to Core and the service person from Core simply quoted the fine print. They had no interest in helping me. They misled me on the cost of repairs and the state of the damages. read more

I would stay away, just run and do not look back, 0 attention to detail by the owner -- Inspection Date 08/22/2019, Inspector Name Corwin Jackson (the owner) and Core Inspection Group missed 4 large issues: - A large crack in the foundation, going horizontal - Basement missing ALL waterlines (inspection states copper lines, even images show missing after it was pointed out) - Missed an active oil tank (wrote inactive/abandoned oil tank) - Stated I had a gas HVAC, when it was oil base heating After contacting the owner, he stated that this property was in bad shape and that I should expect these issues, deal with it..... Whoa, yup! -- ONE YEAR LATER, after getting a lawyer involved with proof by 3rd parties of the issues, Corwin Jackson (the owner) said he can refund me just the inspection cost, which right there shows acceptance in wrong doing. NOTE: when you get services with Core Inspection Group, you sign a contract with them that states you can receive, ONLY, up to 3x of the inspection fee paid, for incorrect/poor report performance. Because he didn't know how to turn on the faucet. Must have been his 1st day on the job. He explained what it was he was checking and why. He answered all of my question and made a few recommendations that I believe will be helpful. I had an inspection with Core scheduled for 10 am. I arrived at the house at 9:40 am, trying to be early. Well, I pulled up and saw a man already on my roof, doing his work. When he came down he introduced himself as Mike from Core. Gave me the run down of the things he'd be doing and the tools he'd be using to complete the inspection. He was explained things as he did them, without me asking. He got the job done in perfect timing but i didn't feel like he rushed or cut any corners at all. Core Inspection Group recently did an inspection for my first home and it went perfectly. Dan, was a great assistance and he was extremely thorough. He explained everything that he found, took detailed pictures and answered all of the questions that I had. Dan did not feel uncomfortable with me hovering around him and asking a million questions. The inspection report was completed within a day and sent to me immediately. Dan let me know that if I had any questions that I could call or email him at any time. Core Inspection Group and Dan were such a great help and a pleasure to work with, especially since it is my first house. If we ever decide to sell or purchase another house in the future, we will hands down call Dan and Core Inspection Group. read more

Summary: After promising the inspection would be done in a week, it took Corwin almost a month to send the report, even though he knew it was a time sensitive issue due to upcoming surgery. After a month of waiting for the information, Corwin waited a whole day before calling and asking for the money, and also shared my personal cell and email with other companies. ~~ A contractor did severe damage to my third floor and I asked Corwin to come out and give me an estimate on how much it would cost to repair. I told him I needed it fairly quickly as I was having major surgery in a month and we needed to file in court against the contractor beforehand. He came out on a Saturday and said he'd have to me by Thursday. Thursday arrives - nothing. I was told I'd have it by the end of the week. Nothing. Then I was told I'd have it right after Christmas. Nope. I finally said to Sarah (I think) who answered the phone that if he didn't want to do it, just tell me and I'd find someone else. She talked to Corwin and he swore he'd have to me the Friday after New Year's. Nope. It's January 7 and I just received the inspection report. We had to file last week, we couldn't wait any longer. I have surgery in two days. What am I supposed to do with this now? He also shared my email and phone number with other companies because now I'm getting calls about helping with my moving expenses. They told me Corwin gave them my information. After waiting a month to send the inspection, Corwin waited just a day to call and tell me I owed him $425. No apology for taking almost a month, and for promising over and over and over again when it would arrive and then bailing. Really, that's all I was looking for. When I said I was upset that it was so late and that I couldn't really use this information now, he got angry and said he never promised an exact date and hung up the phone. Look, I get that it was a complicated job, but if you don't want to do it, say so. He took a girl who was in a bad situation and made her life harder. I didn't need this right now. read more

The professionalism is amazing, the reports are thorough and easy to read and understand, and he and his staff are always available to answer any questions. I waited a bit of time before writing this review because I wanted to see how things would pan out. I used this company to inspect my first investment property in November. During the inspection, the inspector mentioned that he did not have the right equipment to inspect my roof due to the roof height (although they were made aware in advance that it's a triplex). I contacted Core in January after my close to see if someone could come back out with the right equipment to inspect the roof and was told they could get someone back out the week of 1/27/20. The week came and went and I did not hear from anyone. I called them several times and was told someone would be calling me back by the end of the day to assist me. Finally, today 2/11/20, I called them again and was told that it was pretty much nothing they could do and I'd have to get a roofing company out to the house. That's not the problem. The problem I have is the customer service. I spoke with two different receptionist who gave me two different answers. Both receptionist said they'd be giving my information to their manager (who I assume to be the owner) so that he could give me a call. I am still waiting for that call. Completely unacceptable. Core has inspected properties for my family on multiple occasions and came highly recommended. I'm disappointed in my experience and will likely not use them in the future. Shortly after our inspection and subsequent closing , we experienced a substantial roof leak less than a week after the inspection of this new home. There were substantial defects in the rooftop deck roofing material from mechanical damage from the builder including several visible holes in the roof material that were overlooked by the inspector despite taking 5 hours to complete the inspection. These were not discovered by the inspector at the time of inspection but quickly discovered by me as an untrained individual after the roof began to leak. The roof deck was covered with wood tiles, but these were easy to lift up and should have been examined. There were also smaller defects in the home that were missed by the inspector. I reached out to Core Inspection Group after all of this happened to see if they would be willing to re-inspect the home given these material oversights but received no communication. I'd strongly advise others to seek a more detailed inspector for their home purchases to avoid the difficult situation we had been in. read more

Within 6 months of being in the house we had 3 severe leaks which has since cost us thousands. The inspector went through the house quickly, missing a ton of red flags. I'm truly dissatisfied with the service I received at Core Inspection Group. I asked to get a condo inspected. They said they had access to the apartment and everything was all set for Tuesday over voicemail. When the inspector Patrick showed up, we waited 20 minutes for access from the owner, despite the office ladies joyously announcing that we were all set. And to make matters worse, they started calling me telling me that I would be charged a $100 cancellation fee. We did eventually get access and then I found out that they had not pre-arranged for access to the roof to check the air conditioner. Definitely a shame because Patrick the inspector himself was professional, kind, and competent. The team supporting him, not so much. Update: 9/27/18 I reached out to Erin about the status of my report and she dropped the bomb that her inspector lost the signed inspection agreement form, thus being the reason I haven't received a report yet. Oh joy! Update 10/2/2018: In response to Corwin's response, please note that you misquoted me, see above, I did not misspell lost. So, then when Erin said on the phone, "he doesn't have it" what exactly did she mean then? Also Corwin, when Erin said you'd call me, why didn't you leave me a voicemail, I suspect you didn't call me at all. You're full of excuses, all of them pathetic, but I suspect you'll have one for this as well. I find it very telling that instead of manning up and saying yes we made some errors in communicating and we fell short of your expectations, we're sorry, how can we make it right, you try to make excuses. read more

As a first time home-buyer, they not only pointed out things that were wrong with my prospective property but also took the time to explain why it was wrong and what could be done to fix it. I had Pat do my home inspection. I'm a first time home buyer and he asked multiple times if we had addressed all of my concerns. He climbed into a basement crawl spaces to look for termite damage. He took the time to explain what he noticed throughout the house and showed me pictures of the roof at the time of inspection. I met him with my realtor present and he was on time. He also provided a guide to home ownership at the end of the inspection. It was very informative. read more

I recently had an inspection for a condo I am buying. Chris was my inspector and did a great job. He arrived early, was very professional and taught me some things (when to have the furnace, AC, water heater replaced and serviced and how to replace the heating filter). He did a very thorough job, even taking pictures that were included in the write up. His report was 16 pages long and was very thorough. He did add things that he labeled as defective that he didn't mention during the inspection itself. I wish he had said something about those things (pipes and electrical). Aside from that, he was great and I would highly recommend him for your inspection. read more

I was skeptical about leaving this review, but when I thought about my experience, I realized it would be a disservice to anyone who was considering Core Inspection Group. I am a first-time homebuyer here, already nervous enough about the process, and was hoping to have an honest and helpful inspection, especially because it cost me over $1,000. Core Inspection Group came out to do an inspection on a house that me and my partner had put an offer in on; the first issue arose when they knew it was a 3-story house, and only came with a 2-story ladder. There was a deck from the second story to the roof, and instead of using the ladder from the deck to access the roof, the inspector claimed that someone with a drone would come out the next day. We explained that we needed their report by Monday (our contingency period and 4 days away). When Monday came around, no report came back. We were able to extend our contingency period, a week goes by, and again NO REPORT. Instead, the company tells me and my partner that their employee who knows how to work the drone is on vacation, and that if we wanted him to come out we would have to just pay more money. At that point our second contingency period past, and it was too late. When my partner and I called to discuss the situation, they offered us $55. Honestly could not have been more disappointed. DO NOT USE. read more

He was knowledgeable about everything we came across and told us what was necessary to fix right away and what could wait. Core Inspection Group missed long standing water and termite damage in my home, while also providing me the wrong report for our closing. She connected me with Leslie who scheduled the appointment and walked me through everything over the phone. Kieran was our inspector. He crushed it for us.
