Their service is horrible. Took two weeks just to get an appraisal quote. Then they tell me another 2-3 weeks for a $1150 charge. If they at least provided me a quote within a few days I could understand. Their service is terrible. They even have a link to provide a survey on their service. Horrible company. The appraiser came out, appraisal came in way low. Realized they put the wrong square footage. Put in a dispute. We were due to close the following week. They said no they will not adjust the appraisal, even though they were in the wrong. They then deemed it a "deficient" appraisal and offered to pay for a new appraisal at no charge. We didn't have time because we needed to close the following week. We asked or a refund instead, they denied a refund. How do you charge someone for work that was performed wrong? Worst customer service ever! I will give you that it's the busiest time home refinance/selling has ever been, but communicate! Was told they would only come out if we paid them more... since they are the only option in the area guess we have no choice... then they say they are going to show up... no show no contact... then repeat this again. Words cannot begin to describe my frustration with this company. I am a real estate investor/developer and property manager, so I consider myself to have a good knowledge of my local area an its property values. During a refinance, this company was responsible for the appraisal. As others have mentioned before me, this company bids out jobs, selecting not the best, not the most knowledgeable or anything in between, but the CHEAPEST bid they get. This became very apparent when I personally met the appraiser in person. She had zero local knowledge or understanding of how real estate works. Not to mention that she called me at 10:30PM on a Friday night to schedule my appointment. Long story short, there had been 12 sales in THE SAME condo building, in the last 6 months. All ranging from $345-400K. Lower prices were for lower floor units that have more noise and less views. My unit was on the top floor, end unit, best views in the building, receiving an appraisal of $325K, $30K less than a unit on the 2nd floor that closed 5 days prior to the appraisal. We tried to dispute the results, but the company stood by its appraisal/appraiser. I tried to find them on Google, but for obvious reasons they do not allow reviews. The only reason I'm giving one star is because a lower rating is not available. Appraisal Nation is the absolute worst AMC I have ever dealt with. Presently they've delayed my closing for over 3 weeks because their incompetence. If you are a broker or lender, do not use them. If you're a buyer and see that your lender is placing their order through Appraisal Nation, ask them to switch or you will risk losing your contract. Their customer service is despicable. This is the worst company that I have ever had to deal with, these appraisal's do not even close to what the actual cost is, how is this company still in business, A condo unit just sold 3 months ago for $180,000.00 and we have a balcony overlooking the water, our appraisal came in $18,000 thousand dollars lower, the appraiser was out of Alabama. This is the 2nd time that we had to use Appraisal Nation, the other time we received an appraisal for another condo that they appraised for $162,500 and we sold it the next week for $219,000.00 cash. This appraisal also had to place a rental market report on the appraisal, and he put a rental of $1100.00 a month, when I told him that units were renting for $1500.00 a month. I can say that after using this company for the first time who was. a preferred Appraisal company I would HIGHLY RECOMMEND YOU DON'T CHOOSE THEM! Consistent miss representation of appraisal assignments. Mixed communication about the appraisal being assigned. Rush fees reimbursed because they cant do the rush. Completing the Appraisal to standard (like uploading time lines) as in they didn't upload to lender until we called in and reminded them of their job the one they had already been paid for. We are a lender who got assigned Appraisal Nation as our AMC and placed a rush on an appraisal for our client. The QC department at Appraisal Nation was terrible and held up our report for over a week. In the end, we found out that the reason was because instead of typing a capital E, the appraiser accidentally put in a $ in one word. It did not effect the value at all. Instead of releasing the report so we did not miss the closing and amending the spelling error later, the QC department sent it back to the appraiser, who then had COVID and was not available for a week. The bright spot by far was Danielle P, who is in customer assistance. She really helped us to get across the finish line with the BEST service that I have ever received in any department at any AMC that I have worked with. She is a superstar and went out of her way to help to rectify this. I would rate the rest of my experience with Appraisal Nation at a 2 and my experience with Danielle P as a perfect 5/5. read more

This company was hired to do an appraisal by our loan officer. A week after getting our info, they charged $525.00 from my account. 8 days later I still had not even made initial contact to even schedule the appraisal. Our loan officer tried to contact them for 3 days with no luck. I am now awaiting a refund because they've pushed our closing date out, and we are going with a different appraiser. They hire the most incompetent appraiser's and I believe it must be a prerequisite to contract from the, They came in $100,000 low on one appraisal. One appraiser would not move a sheet of plywood to take a photo ( she told the Client t was not necessary to move it) of the water heater causing my Client to pay $75.00 for a reinspection. After speaking to AN a week has gone by and no appraisal. I had to do a lock extension and today they said they are waiting on Sterling appraisal to call them back. This is the worst company. This company would seem to be a very small operation pretending to be a big company. I tried to facilitate an appraisal and was told there is no person to call an no phone contact available. The customer service representative Danielle was less then helpful to say the least. I told her I called earlier and the other representative gave me a phone number to a live person. I am a mortgage broker and lender, and all I can say is that any deals were sent to Appraisal Nation didn't workout due to their bad report from missing pages, room images, or even the total wrong comps for the property. I don't recommend to sign up with them unless your looking to lose your deals due to their AKA SK appraisal agent; also after they subcontract the job to another local ones that don't care about anything but getting paid on the report and there is no way you can reach out to them or discuss the dispute like normal companies at AMC. read more

I am a realtor in Illinois. We had a deal in which Appraisal Nation was hired to do an appraisal. Let me just tell you that in 28 years in Real Estate we never worked with a company who's appraiser have absolutely no idea of what they are doing. They use 3rd grade people who either have no experience or very little. They issue reports that are completely wrong and then to put the salt on the wound they overcharge for it. On 10/22/20, appraisal nation company sent an unprofessional, incompetent appraiser to appraise my brand new house that was just appraised 5 months prior, and market values have only INCREASED since then. He significantly undervalued the home, did not use actual comps that were recently sold next door, did not use the correct addresses, values, or include the landscaping and highly priced upgrades in the home. We disputed the report with all the accurate and correct info and he came back with an even lower value to spite us. There are 50 other homes in this development, all sold and valued at a higher price than what this appraiser valued it at. They charge high fees. Higher than industry standards. They assign out appraisals work to independent contract appraisers.So of their contractors get it and others make BIG mistakes, like wrong square footage, wrong condo information. When you point out their mistakes they refuse to admit they made a mistake and will not consider correction, even if you provide written proof they are wrong. Unethical company. I tried to place my appraisal on hold one day after inspection as our seller was not responding to repair requests. Appraisal Nation stated to our lender that the appraisal was completed. This was not the case as the appraisal arrived 10 days later. We ended up cancelling our purchase before the appraisal arrived. Their policy states that once the appraisal is on hold a 50% refund is given. Our lender was of no help and Appraisal Nation does not speak with anyone except the lender. Even one of the testimonials they put up on their website is an admission that their appraisers are inept. "I just wanted to compliment your entire staff and management team for looking into a dispute we had with an appraisal" I wonder how many clients have to request a second appraisal - or worse - lack the knowledge to properly contest a poor appraisal and just suffer with improper assignment results. Avoid them like the plague! They do not return calls to the broker, appraiser had the incorrrect zoning classification for my property. I had to send in previous appraisals to have them correct it to R-2. I have 2 SFR on the same parcel. I was already concerned because there has been no recent sales of R2 lots with 2 homes built. The appraiser Sharese Robinson only gave value to 1 SFR and zero on the second unit which is absurd and grossly inaccurate. read more

If you are selling a property and get an AOS on it with a mortgage contingency, first thing to do is ask the lender who they use for the appraisal. The experience with one of Appraisal Nation's appraisers was one of the most unprofessional experiences in my over 30 years in the real estate industry. Started out on the wrong foot and continued in that direction. Said appraiser stated that their call was going directly to my voicemail which was full which is completely false. I'm in business and if you want to make money, you make sure you can be contacted or left a message which is always the case with me or my phone. Then I was told that they contacted the owner of the property and were denied access which was completely false. As other agents, appraisers and inspectors know, you can go to the MLS and book your appointment through it just like agents do when they want to show a property. This appraiser was making things up and I verified it with the owner of the property which was vacant with all access via a lockbox. The appraiser finally got out there in their mysterious way since I never knew exactly when they would be entering the property which is the whole reason, we make appointments in this industry for safety concerns and for making sure the property is secured. The appraisal came back IMO a little undervalued and I sent the lender some additional properties that weren't used in the report that were within .2 miles of the subject house. I have no problem trying to help the cause, but this must have sent the appraiser into a tizzy. When we inquired about a health & safety repair for the flooring, the response back from the appraiser was anything but professional and as demeaning as somebody could be. We are all trying to get it right so that the buyer & seller could have a successful completion to the transaction, but I guess the email bothered this appraiser and so did my rebuttal properties to the initial report. Repairs were made one of which was a leading contractor supply product with thousands of sales. Product was installed properly and was shot down by the appraiser saying it was a tripping hazard and a complete disservice to the buyer upon their reinspection which once again was never booked using the MLS service. I guess Home Depot should have removed this product from the shelves after millions in sales since this appraiser called out a 1/8" change as a tripping hazard. I've seen bathroom thresholds with 3/4" transition changes that were never called out as a tripping hazard. I invited all involved in the transaction to come see the floors including the buyer who had no issues with the installation. Unfortunately, there was no other way to address this other than getting another appraiser on board to do a new appraisal. The owner said if lender had to use another appraiser from this company, that they will not extend the deal and I can't say that I blame them. I have read other reviews here and see a lot of common issues per the professionalism of the appraisers. My advice to real estate agents/brokers, find out who the lender is using prior to advising your clients on the execution of any AOS. If you are the buyer and see your lender placing their order on your behalf, do your research first on that appraiser and if not good, request someone else. After the fact, I did a quick check on this appraiser for reviews and found less than stellar results. And the 3 five stars reviews that I found were skewed because one was an employee, and the other was from a non-profit ran by the appraiser. I'm sure there have been plenty of success stories with appraisals via Appraisal Nation but unfortunately, my rating comes from this particular transaction which I wish I could give zero stars. read more

Do not use this company, RUN from it. Typical appraisal cost about $350 to $450 and yet they charged $665. They appraised 4 of my houses in the past and consistently came up with low value in every one of the houses, I had 14 years of exeprience as a real estate agent, 9 years as an investor and 3 years as a builder. Disputing comps with them are useless, they never admit faults or show any willingness to listen. If you ask a criminal to judge himself in the court of law and you will always find a Not Guilty verdict. not a single time that they are willing to admit faults. They charged premium pricing and yet pay less than livable wages to their appraiser and thus attract the majority of the novice appraiser who is incapable of making any reasonable adjustment. Experience and the knowledgeable appraiser will not be willing to work for less than livable wages and the is just the fact. If you do not live in a cookie cutter home with tons of sale in your neighborhood in the past six months, do not use this company.
