Huge thanks to Armando and the team at A.R. Engineering. We had some pretty scary structural cracks and I wasn't sure if the house was even fixable for a reasonable price. This is hands down the most disgusting contracting company in san diego. I have never been so angry with such an unprofessional and uncaring company before in my life. This companies lack of communication has caused me a hearing with the city because they never got back to me on scheduling for weeks now. Mary, who is less than helpful on getting back to me had said that she and Armando had a private conversation and claimed "I didn't have a permit" which I do. This must be one of those companies where if you don't have a million dollar job they don't give two shits about you. Mary then proceeds to tell me she is part owner of the company without any resolution but to say they thought I didn't have a permit. Armando and Mary are complete frauds and liars. I can tell you that I have utilized AR several times and they are the best there is! I am in the reverse mortgage business and often times our clients don't meet FHA requirements in terms of condition. Recently I had TWO clients I referred to AR and Mary Vallejos and Armando basically rehabbed the entire homes, packed boxes and made these FHA compliant and habitable. After there work was completed the homeowners were allowed to proceed and fund there reverse mortgage. Pay off existing liens, have brand new homes and enjoy there retirement more than ever! In mid-April, I paid $150 for Armando to come out and give me an estimate on two projects. The first project involved building a foundation for an addition to the side of my house. He took measurements, photos, and discussed how much masonry block and grading would need to be done. For the second project, I wanted an estimate for earthquake retrofitting the existing crawlspace. Again, we went into the crawlspace and discussed what would need to be done. Afterward, I wrote Armando a check for $150 and he told me he'd be getting me the estimates the following week. That was the last time they tried to contact me. I tried contacting them several times over the last two months by e-mail and phone to no avail until two weeks ago I was able to speak to Mary and she said she would look into it and that is the last I've heard from her. Armando seems like a knowledgeable guy, but I did not pay $150 to have him come over and chat with me. The reason I agreed to pay the $150 is because I needed an estimate and that is what they said they would charge me to come out and provide one. Since I was serious about the project, I unfortunately decided to pay it. I was also upfront in my initial scheduling call about what information I had and didn't have, and if that would work for them. At no point was I told they didn't have enough information, so I'm not sure why they decided to just take the $150 and not provide me a refund if they decided they didn't want the job or didn't want to provide an estimate. I gave them several opportunities over the last couple of weeks to refund me the $150, since they didn't provide service they agreed to, so here I am. read more

I am new to San Marcos area and renovating an entire home starting with heavily cracked foundations. Let me start by saying, Armando (AR Engineering) was not the first or last professional I had come to view the job, but he was by far the most knowledgeable and the best. Many others want a consult fee to come and look at the job. Armando not only took the time to come out and look at the job, he spent over an hour with me analyzing the foundations and the structural integrity of the house. He was not looking at a quick fix, but really searching for the root of the problem to rid it forever. He also helped me with vital knowledge to save money getting the job done correctly specifying the appropriate materials etc. The best part was, in the end, he was straight forward and told me that my issue was not structural and I could go about in a more cost effective way. There are many others that wanted several thousand dollars for the same information he provided free. He was a honest and a true stand up guy and I highly recommend. P.S. Mary his secretary was amazing as well. She took my initial call at 6pm while working late and gave me great information before I ever even met Armando. So if you have foundation issues, I strongly recommend you call AR Engineering first. They may save you thousands and thousands of dollars. Armando, Mary, Thank you again for all your help. Armando came over several times to look at different aspects of this very difficult canyon basement build out under an 85 year old home. He is a creative problem solver with a mastery of engineering principles and foundation work. We had a really wonderful experience with AR Engineering. We had what we thought was a cracked foundation problem. It thankfully wasn't, but Armando took the time to go through our entire property to recommend how to prevent future foundation issues by correcting the grading, adding drainage, and installing better gutters that connect to drains. We really got the sense that he's passionate about communicating how to prevent water damage and wish that we'd had him come look at the property before we bought our home. I called AR Engineering for help with an issue I thought was going to be very serious. Armando took his time inspecting my studio over and offered me solutions that I could do myself to correct the problem. Not only did he tell me what I could do to fix it, he also took his time telling me in detail what to buy and how to use it. He also knew other contractors that could do work for some other issues I was having and he told me he would contact them and get them in touch with me. He also offered a lot of advice for maintenance down the road and I appreciate him spending his time to help me out at no benefit to him. Armando of AR Engineering is as good as it gets. Extremely knowledgeable, honest and helpful. You can tell that he genuinely wants to help you with the most appropriate solution rather than simply recommend work you don't really need. He came out to my house and took time with me to look at the foundation, the walls (interior and exterior) and provide me with invaluable advice and guidance, almost like talking to a friend who just happens to be a structural engineering expert.
