It's a cheaply built condo complex, with outdated amenities. It's poorly kept up with by whoever owns the complex, the sign for the complex outside is literally cracked down the middle. Lots of bugs, people have alot of pets here so there's always poop on the ground somewhere. There is no on sight management, there's a "main" building in the front but I don't think I've ever seen anyone in it, there's a gym in there too but I asked 3 of my neighbors and nobody was given a key to access it. There is no AC and yes the apartments do get hot, don't let anyone tell you they don't. The laundry rooms can get packed sometimes but usually you'll be able to get a machine without waiting. The car port covers are falling apart. Legitimately it looks like they were built 10 years ago and just never cared for after that. I've noticed that the community here is older, so anyone in their 20s-30s who may want a community their age, this is definitely not for you. They have had roofers here for the past 2-3 months banging on peoples roofs, no warning, no heads up, nothing. Also, if anyone condo within your building has a sewage issue, plumbers will shut down the water for the entire building for hours to fix it. So be prepared for that happening here and there. That being said, it's decently priced for Southern California. You have designated parking, plenty of guest and street parking outside the complex. The condos themselves have enough room too. It's not horrible, but if management or HOA cared more and started actually fixing the place up it could be much much better. read more

Maybe it's not the best condo in the world but considering the price - it's worth it. I think it's a good starter home. Pros: - assigned carport parking. Not all condominimums have these options. - enough parking for a second car. Again, modern condos don't offer so many parking lots. - laundry facilities. Decent quality laundry machines and very close to the units. - gym. it's good to have it right next to your door. - pool and hot tub. - location. It has a great location - close to everything you need - shops, malls, beach, and restaurants. -gated. - lots of grass fields where kids and dogs can play. Not many communities can offer that. - "free water". It's included in the HOA fee, so a long shower will not hit your pocket. Cons: It's an old building that requires some investments. - gym equipment is old and some machines do not work. - you may not find additional parking after 5 pm. I think HOA should keep an eye on registered cars better. I guess some people have 3-5 cars per unit. - not heated pool. I wish the pool be heated all year round. read more

I really don't understand a lot of the reviews completely trashing the place. It's Oceanside. Oceanside is a little crusty. But I have been pretty unbothered living in my downstairs unit. Noise has been minimal, the walls actually seem pretty good at not letting through sound from neighbors unless they really go out of their way to be noisy. The HOA does feel a bit overpriced for the amenities offered though. The fitness room is lacking, so it feels like the money is for the landscaping more than anything else. Also because the HOA is completely off site, there is little sense of community and they were kind of hard to get a hold of if you need something. The HOA changes hands pretty often too, which only worsens those issues. Location is a huge plus, with it being so close to the mall, many shops, and especially WinCo so you have 24/7 access to groceries. read more

I've honestly rarely had an issue with this place. Sometimes people don't pick up their dogs poop, neighbors can be noisy, but nothing major. I've enjoyed my experience for the most part. However, their gate has a lot of issues and sometimes won't open how it should, or one wing of the gate will open and the other will close. Back in April the gate was closing on cars trying to pass through. Something was off and they had it "fixed" yet for it to do it again. This time it the left wing was closing in on my car as i was driving through, completely not sensing my car (the right wing of the gate stayed open as its supposed to) HOA is completely dodging all responsibility will not get back to me or my landlord about this issue. They claim they are not responsible for their BROKEN gate damaging my car. However they've covered damage for their carport collapsing on a car? Anyways. I enjoyed my experience for the most part but this has really put a bad taste in my mouth towards the HOA. read more

Lived there for five years and relatively quiet the last two years but the first three years I realized the place is a rundown dump. Ex con's, bikers, gang members and alot of lesbians. These used to be apartments and the people who bought them are going to get rich off the stupidity of people who would buy one.Their old and most of the owners are limited education levels when it comes to managing real estate.My landlord was a older unhappy unmarried woman who took her BS out on me when I did not pay her on the first. Legally no matter where you go you have until the fifth of every month but not with her and her drama,glad to be gone. She was the worst landlord I have ever had. The price they are selling for is ridiculous and they are ripping people off. Your better off living in a trailer park. read more

First off-these are condo conversions. What this means is they were apartment buildings and some developer came in 2003, put new paint, carpet, countertops and appliances and sold them as condos. I unfortunately bought one. They were not built as condominiums and as such have some of the worst constructions known to the state of California. If you know about construction in California you will know the mid to late 70's through the early 90's is some of the worst. Known as the Escobar years for obvious reason. Have you ever been a motel/hotel that had thin walls? Walls that you could almost hear the next room occupants whisper? The floors and walls here in Arbor Hill are thinner, rice paper thin. You can hear your downstairs/upstairs neighbor peeing in the toilet, burping, farting, blinking. It's as if they are in the room with you! Talking at quiet levels will be heard through the floor. Watching TV with the volume at level 2 out of 100 will be heard. I can't stress how easily sound transmits through these buildings. You can hear your neighbors cat yawn, ceiling fans, light switches-if it wasn't so maddening, it would actually be unbelievable. So unless you are in a quad of units with the other 3 tenants who are gone for 12 months out of the year-you won't get any sleep or peace and quiet. God forbid you have anyone near that parties, or has friends over or watches tv. You won't be able to think. Have I stressed this point enough? It's like nothing you have ever experienced. The plumbing is rotten, the tubs often leak into other units and you will be responsible for the damage. In the summer when it's hot and everyone has their windows open is worse. The sex sounds coming from the windows would be hysterical if you didn't actually live here. It's like every 6th unit has a live sex act being broadcast. The bums-well there are a plenty. Constantly coming through the complex, doing drugs, defecating in the planters, breaking in to cars, yelling at tenants. I wouldn't let any children play outside-too many needles and broken bottles around. The laundry-if you happen to find a machine in the laundromat that works and doesn't smell like urine-you better guard it the entire time. I had laundry stolen so many times-I don't even own anything clothes worth stealing. Also, if it's in the dryer unsupervised many times they will take your stuff and throw it on the floor so they can use the dryer. Parking-each owner gets one covered spot and there are some guest spots. I can't tell you how many times I come home from work and someone is in my assigned spot. Who do you call? Not the HOA-they are non existent. You can only put a note asking they don't do it again. Management-What management? There is no on-site manager-none. Heck, there is no off site management. The HOA takes the owners money and sends out some shady landscapers once a month. Broken pipes, gates, graffiti, spent needles, all take months if ever taken care of. If you have a problem it's either never taken care of or it requires the police to be called. If this isn't enough to dissuade you from renting/owning here I don't know what is. Forget the low rent/costs-it's for a reason. I was so depressed living here. Everyday it was stressful and painful. Do your self a favor and stay away! Find a better place. read more

Horrible experience living there. I used to rent an upstairs apartment, and the floor was so weak, it shaked every time I walked, even on my tiptoes, honestly, it was terrible. Noisy neighbors outside. Lack of privacy. There's this lady in her sixties (whose name starts with D. and lives in one of the number 50s apartment, I'll not say the exact number) who keeps watching whatever everybody does, she's just a basic karen who believes that she's a HOA police, complaining about everything & everybody around her and the funny thing is that she has dogs and never picks up their poop from the grass. Another thing is that here's a strong smell of marijuana all around the complex. The dryers at the laundry room are often broten, it's just such a mess. I lived in this complex for about 2 years and they were the most uncomfortable years of my life. If you're thinking of buying or renting here, keep in mind all of this. read more

Finally moved out this dump!!!! Normally do not write reviews especially bad ones, if I don't like something I just don't go back and keep it moving-PERIOD. Please do NOT be DECEIVED. It looks good on outside but I lived here 8 years!!!!!!! Eight years!!!! Initially fell in love with the place only to realize bums that come into the complex/live there. No offense to anyone who is a decent ,classy, respectable human being who understands that when someone ask you to please be RESPECTFUL and MINDFUL of your fellow downstairs neighbor to keep it down. NOT drag it out for years and continuously harass someone and throw cigarettes on their door/patio. OK ? Instead-continue to make noise and expect someone to come babysit grown women/men and tell you when you are making noise every time ? You must be special Kind of stupid. I do NOT have time for all that NONSENSE. NOBODY does. Stolen check from under my doormat. I stopped going to laundry mat/ gym long time ago. Guy hiding in the bathroom in gym (cops were looking for him), lesbians engaging in sexual activity in the sauna room, stolen laundry stories I've heard. I wasn't affected until someone broke into my mailbox. Not sure what they were looking for, NOT your business? It got so bad they removed the blue mail bin for outgoing mail because several break ins. I was almost attacked in broad daylight in front of my kids by a guy who said he was dangerous man before he tried to swing at me. This really happened!!! My life flashed before me because I was going to run him over when he stood in front of my car still trying to attack, quick thinking ,I jumped back in car and pushed my kids in their car seats and called cops before he could do anything stupid. It's gotten worse if you like the projects then this is place for you. Ongoing homeless going inside the community, digging through dumpsters always. People are SO ghetto, noisy and loud waiting outside every-time you open/close your door, crack a window, take trash out. There was a RAT in the pool with my kids swimming! We stopped going to the pool long time ago! The walls are VERY thin! Very! SWAT team had to come and escort everyone out of their apartments because of a abused female's boyfriend wouldn't come out apartments after they put one of those gated doors on the main door. I heard her getting beat all the time. Not cool. They broke my window to rescue me in the middle of the am. I had work in the morning. I know this is a lot but my rent was affordable and my landlord's only increased one time. Don't know why I'm even wasting my breath but let me save you your money and the heartbreak of living in this HELL community I'd like to keep it 1,000 and say FIND SOMETHING BETTER CUS IT'S NOT WORTH IT!!!! I did, took me long enough but realized it isn't worth headache trying to fight for something that isn't even worth it. Issues will NOT get addressed or resolved. Worst HOA I ever dealt with. I lived here for two years as a renter. I would not move back. This is a condo complex so you won't be renting from the complex but the individual owner of your unit. I'd say it's about 50/50 owner-occupiers and renters. Pros: Parking is ok. I had a covered space for my car but not all units do. Not all condo owners also bought covered parking spots. I met renters who were surprised to learn that they didn't get one of the covered spaces so be sure to ask. There is plenty of open parking for guests and second cars. I can't really think of any other pros. I had a good landlord but I know some units are owned by some pretty shady landlord types. So ask a lot of questions before you move in. Cons: for me the biggest problem was the air conditioning. The complex has a rule of NO window units. You can only have one of those in room ACs with the big hose that vents to the outside. It's a royal pain. Those ACs are noisy and they leak. Don't buy any BS you may hear about mild Oceanside weather. These apartments get hot. The second big problem is noise and privacy. The wall and floors are thin. You will hear your neighbors and they will hear you. Also, you will smell the cigarette smoke of any neighbor who smokes. Even if they go outside the smoke will blow into your unit. For units that face the courtyard everyone can look directly into your unit. It will feel like you have 100 roommates. The "gym" is a scam. All the equipment in the "gym" room is broken. And yet some owners will advertise that the complex has a gym which is bogus. The complex does have a pool I never used it but it was popular especially with all the kids in the complex. read more

First off the inside itself is pretty nice , its the outside that myself and alot of neighbors cant stand. Its suppose to be smoke free, drug free but the cops are here busting doors all the time. The noise at night is ridiculous, the community wash facilities are always dirty and washers are always broken . You can't walk out your door without stepping on a alcohol bottle. Its a very nasty place and no matter how many times you contact HOA they dont care. The only good thing is the parking which you get one covered and can park in any visitor for no charge or problem . Its always ample parking. & also pet friendly . The rent is high for what you get but then again they allow section 8 to live here so i see why its trash .
